Obviously what you have to fully understand as a seller now if you are a smart seller. You're the kind of person that wants to dig in and learn from what's going on right now. You don't just want to sort of take a risk on a making a move with again. Just joe blow. Who dropped off a postcard or knock on your door which. Pittsburgh Houseplant Merchant Blossoms During Pandemic
"Now. This is a really cool story today. Two weeks ago we focused this episode this segment around a guy known as plant influence sir. The plant influence up toronto. And naturally we try to space topics out of bit When i was looking at all the notes for upcoming throwback thursday segments. I saw that this one was about plants i was like. Oh that's cool but let's let's push the plants back just so we're not like all plants all the time. But when i listened to the interview with abby some parts of which you'll hear in a moment. I realized she had a really good story that i just didn't want to wait for you to here. So this is the month plants. Apparently and after years of being part time abby opened her shop in january twenty twenty she opened a retail shop in pittsburgh and naturally was quite worried. Because you may recall. January twenty twenty was the last normal month of life for most of us especially anyone who is a public facing kind of business like a new retail shop but in her case she really ended up turning things around so she's got a great update along with some helpful lessons. You always hear this thing about you. Know find your niche and chief and mentioned sat in her by. She's like yeah. You always hear this thing but it's so important in a crowded space and she actually was able to find a good one so it's always good to look and say okay. Not just find your niche. But how does one do that. What are specific examples of people that have done that because that will perhaps allow somebody else to think. Okay what is what is my thing. Not just my broad area. But what is my specific plant expertise. Am i going to be the plant. Influence her going to be abby from pittsburgh or am i going to be myself. You know the best answer is probably to be yourself. But how can you make that marketable anyway enough about me. I learned a lot from abbey's interview. So let's hear some highlights from her. And i'll be back at the end to wrap it up. My name. is abby calcio knee from pittsburgh pennsylvania and i own jericho plant co which was previously featured in episode eighty three. I started back in twenty eighteen. I was working a full time corporate job in the supply chain in finance world and just wanted to do something in my free time on my own with something that i love which was plants. So i started in online houseplant shop. You can hear more about in that previous episode. And i did that for about a year and then in two thousand nineteen. Whenever we recorded that last episode i was just branching out into doing local pop up shops around town and finally getting my hands. what in selling in person instead of just online and having my husband come and help me because i needed extra help because they were doing so well Yeah it was. Just you know. A pretty stereotypical side-hustle just kind of finding time wherever you can find it so once. The lockdown happened in pennsylvania It was also very uncertain. And we no one really knew what to do however my space and the warehouse i open in pennsylvania technically allowed to stay open. Because i'm an ecommerce company. So i was actually set up pretty well for covid and the lockdown was already set up to ship customers their orders. And that's exactly what i did so honestly i don't know if i would have grown as much as i had twenty twenty. My first technical big year in business had it not been for people really wanting to have plants in their home so that they were all stuck at home and finding my business especially here locally. I was shocked at the amount of people who are willing to pay for shipping. And i was sending it to miles away because they could leave their homes. So i all my inventory was already on the website. I've still have that same shop. Affi- store that i had for the last two years so i was really set up for success. Actually which was incredible and then just sort of went with the flow for the rest of the year. Like i'm sure every other business owner has has done and i continued pop up shops where possible and doing sidewalk shops. So that was also a great way for me to advertise and shop. Affi- put in place a curbside pickup option into their interface. So from may onwards. That's how i've made most of my money as people buying online and picking up on my warehouse here in pittsburgh and i still ship across the country and that's still a great avenue for for revenue for me. I was fortunate enough to hit one hundred k. And revenue by november of twenty twenty which. I didn't expect to happen at all. I was very happy with that. It was sort of a struggle of mine. What's i kind of got to see. How the hub. Year risk going in terms of hitting six figures in nine months in a business essentially started the pandemic i. I'm pretty happy with the growth. That i've had and continue to see going into twenty twenty one one of the biggest challenges that actually any house plant or plants seller in general husband. Basing is a plant shortage across the entire country This is both in seeds and outdoor plants. I think demand is skyrocketed this year. Which i've obviously benefited from. However that's led to incredible shortages at the growers in florida and on top of that they are also dealing with the repercussions from fad hurricanes in the past five or ten years because the plant supply chain. It takes so long if you go to a store and buy a five foot tall tree just think of how many years it took for that plant ticket that large and if a thrower gets its inventory wiped out or damage that can be years of sales that are taken away from them. So my advice to you in. If you're looking to get into any sort of plant business would be to find your niche differentiate. Yourself and i know that is sometimes just something you hear about and you know marketing class or whatever but in a saturated market like online plant. Sales are or you know. Even locally you're competing with other plants stores florists and garden centers and lowe's and home depot You really have to differentiate yourself so. I focused my entire websites on helping beginners. Find their plants. Just sort of like a questionnaire like form type of thing you can go through my website and then everything is kept nice and simple on the product pages to really just get people started with house plants one of the biggest surprises and benefits. I am getting out of starting my own business is so i do the retail side and the wholesale side and retail to make people happy every single day by giving them plants which is so much fun and talking to everybody is so much fun but what i didn't know i would enjoy so much is talking to my wholesale clients and getting to know other people who are running businesses. Because they're in it with me. They no one else knows unless they're nba arena there few fighting the same fight. You are like the struggles. Of how am i gonna pay rent this month. All right my heating bill was really high. What can i do to reduce that. And and how. Am i going to get inventory and a consistent schedule talking about those problems and helping other business owners and learning from other business owners spend such a wonderful benefit of. I actually saw an astrologer a month ago with a seven arlen session not yet to take a bunch of breaks and she told me that When i was born my father was having his saturn return so he was going for law was really released of inches bow. And i wasn't expecting although it is actually think repeal early tol there's this pause it kind of look at me like seriously you we'll hear about it. We start every episode with what we call the warm up here on the show. You know it well. Can you please tell everyone listening. Who you are where you live and what this cool job is that you have absolutely so. My name is victoria. See geese. I was warning raised in toronto ontario canada. So many big city girl. Right over here. I always have it in always will be right now. I live in ottawa ontario. Canada are lovely beautiful finalists nation's capital just about two years ago. I moved here. So i've been living here since the spring of two thousand and nineteen non small town but definitely not as huge overbearing as toronto. So i kind of went to paul it a midsize city not too big not too saul. Guess right. I am proud alumnus of university of toronto where i received my honors bachelor of arts degree in english history and filming two thousand eleven and also proud alumnus of the university of windsor in windsor ontario. Where i received my juris doctor law degree out winds rely and i am aware i was called to the ontario bar in two thousand sixteen. And i've been working as a lawyer ever since right now. I am proudly working in the advertising and products regulatory group at dowling wwl g. canada l. key a large multinational law firm. We have offices really all across the world. And i am currently working out of the office here in ottawa ontario canada. It's so interesting because when you first post it and you said. I'm a food lawyer in my mind. I'm like okay. She goes to court in defense of like broccoli and bucatini goes like defense these foods. I don't know what against but that's the cartoon image. I had in my mind which i realize is not correct. Don't worry you break down a little bit more. I know you just kind of explained top level but give us a scenario of an example of what you're doing who are you defending. Who are your clients. And who are you kind of. I always imagined layers are fighting which i know is all of them. But who are you fighting for. And who are you fighting against louis. So it's actually really interesting. You should say that my job is not a job on. And i actually. I listened to the first on the job series episode. This season. I know you will. You will be talking to somebody. Who i think is really like a trial attorney. Kind of like getting really into the weeds there. We don't go to court. At least we hope never talk award for it Really for us it's side. It's a matter of ensuring regulatory compliance for all of these companies. And they're so. Let me give you an example. A client who is like a big. Let's say like snack. Company will send us a proposed labelled. Let's say it's a label for. They want to release like a brand new chocolate chip cookie on the market. They'll send us a label and they'll say this is our label maka. Let us know what it is that the authority problems with It like what we need to do in order to be playing that sort of thing so essentially the the. What's your walking in the grocery store you pass by a a basic. Is you picked up the box. You look at the label at some point in time in all likelihood somebody whether it's regulatory lawyer or a regulatory compliance works in regulatory compliance has read out late all and either told a food and beverage company that they have to change it or die. There's a certain risk with making a certain statement on a label. Anything and everything that is on that particular food label probably has a roll around it especially here in canada. Things are quite highly regulated. A so firewall wall. Send us a copy of a label. We need to review it for compliance. And i mean we nice. Every single thing about these product labels down to like interest tax table down to be ingredient. This what are the ingredients. Are you allowed to have these ingredients in the product. And if there's a particular ingredient that has that's not allowed to be in a product up to a certain level. Are they excessive this level. Where are they putting their nets. T. statement so those of insect ninety liters or ten grams or one and a half ounce how does it look on the label of the way that it looks on a food. Label has eroded Why where is there. Ingredients statement whereas the nutrition All of these matters. And that is literally what i do. I will get us label for a grand products. And i will have to date and pick it apart and what's hostage is grocery shopping fun for you. Are you like. I'm at work now hilarious. I love loud grocery shopping. I mean i. I could spend hours hours out of Link so an. And i mean like everywhere my my husband and i went to italy. Who read before. I started working at outline so this would have been in two thousand nineteen. He wanted to go to like about that again and he wanted to go to like museums and i just bar square walking around understanding like international food labels like before i started this job like what are what are they intricacies of these food labels and how big difference when i started especially when i started working on my husband we hated rivers resolving with because i would i would just spend hours in the grocery store just like labels and looking at new products and it's interesting though because it kind of ends up being pretty good opportunity to kind of understand where different companies are going in terms of food so you know what are the new and emerging products. That are coming out dr getting a lot of traction on and we talked to a lot of guests on i think. Is it star. Starlight us tonight issue now. She's amazing. I love all representatives and that a lot of people ask questions on about like. Oh what does it mean what is cheeto mean or what is like up spam based food or you know what is all of this stuff about like oatmeal oatmeal mill. What almond milk and all this other kind of milk all that stuff. I like to kind of keep my eye on those kinds of products because the claims that they're making for products like by In canada especially are are all regulated. And we have to make sure that that these that were kind of in tune to these new emerging product so that we can sort of adviser daily in is.

"Continued with eight hundred. Eight thousand seven hundred and sixty six sold stories reported in november. So there was that many souls that happen overall. Now it's important that you look at every segment. When i do this. I make sure that you guys understand that. This is about your area in general but your address specifically is the only way to know for sure how any of this effects you. But i'm going to go over all the main things for you guys to know Let's you know of course again how it may have possibly affected your property value as of right now. So let's start off with the detached segment What we're looking at there is a nineteen point three percent increase in the four one. Six eight thirty three percent increase in in sales in the ninety five now the prices and this is this is again some incredible numbers for for november in general but Anytime of the year for that matter in the four one six the average detached is now one point four seven so that's up eight point seven percent nine five so if you've got a nine five in front of your phone number please. Number one listened closely number two had right over to real estate podcast show dot com right now and get your personalized report. You're gonna want to see it and if you're serious about selling or your ready to sell don't don't make the mistake of calling anybody else. Make sure you talk to me. They're looking for more space selling the condo hotel in the city home and moving out to the nine zero five so you can't take the risk of just having a A merely local exposure. You want something that's really really big and that's the one good thing about me. Is that when you're connected with me. What were wherever you are in the nine five. You are going to be first and foremost right on my podcast. First of all and you're going to be getting all the state of the art marketing. That i do which is all going to be part of what you are going to be doing the cell and you do not want to be wasting your marketing budget. That you're you're gonna hire a real turn you're gonna pay them anyways so you wanna get the most out of that you don't want to just get your bare dollar value. You wanna get ten times that value. I wanna make sure that when you talk to me you'll see how that works and how that translates and how that ends up becoming such a great soul story as was one of the many soul stories. I've helped people in the nine five with over the last twenty years so now let's go to the semi detached home so semi's were up thirty six percent so that's not bad. That's not too bad either. Nothing two four one. Six area semi's in the nine zero five up thirty two point seven percent in terms of sales price. Wise eight point seven percent is the is the four one six so up to one point one six and in the semi detached nine zero five those are also sixteen percent so those are up to eight hundred and sixteen thousand three sixty seven so those are some really really good numbers there and the last two are townhouses and condo apartment so count. The townhouses did pretty good. They were up twenty four percent in four one. Six up thirty three percent nine. Zero five prices are up seven point three percents and in the four one six to eight nineteen seventy five to and prices are up nine zero five area up. Fourteen point nine percent to seven twenty nine five five seven that's townhouses. The last category is condo apartments. So this is the only area. Condo apartments include lofts as well so condo. Apartments are down approximately point eight percent in terms of sales that have been done In terms of four one six in terms of sales in the nine five they are up twenty three point three percent and that's condo. Apartments and average prices are down three percent so they're actually from down three percent at six forty two eight nine zero five condos are actually up. Four point eight percents. So they're up to five thirty three nine eighty four. so there's lots of numbers here to review An obviously again. As i always said to all my clients when i'm reviewing these numbers with you guys Is want you to be on the inside. Track of everything. That's going on in terms of property sales and in terms of how they affect you directly because really the bottom line is they. They have to affect they. You have to know how they affect you specifically in your area in your type of property. Some of you are doing phenomenally. Well some of you in the nine five have no idea. How great how What's your property. Value truly is so you can't take the risk of leaving at the chance anymore. So make sure that you are listed with me. The are selling with me. "So for a lot of reasons. I'm recommending that if you have the opportunity which you do right now to buy a home that was built in again basically just like approximately this this under twenty years old. In a very established area for under one point, five million, which is what this one is listed for its listed at one point two five right now. This has been sort of the showcase week and you still have a few more days to have a look added I. Really WanNa. Make sure that you guys get your opportunity to get your realtors on the phone. I. Don't care how you do it. Make sure that you check this place out. There is everything that you're going to need, and then some here's a few of the features obviously. Not just three bedrooms, but one of the bedrooms, the master bedroom, for example, is a nineteen foot wide bedroom. It is huge, it's two rooms, but it's basically one. Massive master bedroom? Retreat. High ceilings right throughout these amazing skylights throughout the House that just give all this natural light everything you could ever want. On top of that, this home actually has the option for an in-law sweet potential meaning that if you wish to use it for that, you can go ahead and do that whatever you wish the basement can be. Made into part of the house meaning that it can be connected through the inside or it can be made it can be it can remain as a separate area that is only accessible by another door. So it really is up to you going forward obviously, whatever it is that you want to do with the house if you do have extended family. This home is going to be the answer for you simply because if you put yourselves and your extended family into a property. And you're able to own it. You are going to be in such a better position in the next ten twenty years. There's no doubt in my mind that rents will keep going up I. I have no doubt in my mind and there's actual. Evidence there's actual reports on this done by again not me but other people who a lot more about this stuff than I do and they're predicting by twenty forty that rents in Toronto could be approximately four thousand dollars a month. Now, I'll tell you something that you should probably know. A lot of rentals in this area right now, home rental semi-detached home rental smaller homes than this are renting for over three thousand a month. So it might not even be twenty forty, it might be twenty thirty might be twenty, twenty five where rents are going to be. Again just because of the lack of supply and the fact that there's not enough being built to to accommodate the city. So if you are thinking of having a property in the city, if you're looking for a place where you can grow rather than just by a place, that's good for right now. Over the years, I've always told people just try to find a place that will fit you and maybe one other person. But now I'm telling you maybe you should fit place that at find a place that fits you and maybe. You know a place where your kids for example could grow up and possibly live in if there's a unit like this one here where there's a seven hundred square foot lower level, which is just phenomenal with a little area for an office in there right now, there's over about about five or six hundred square feet of bedroom, and also a sitting room in the basement like a rec room area that is eighteen feet wide eighteen feet wide..

So I try to cover a little bit everything, but mostly it's of course Toronto GTA and I've got some big news to share with you guys today. So obviously the last few months has been probably nothing close to record breaking or anywhere close to capacity for what's been going on in real estate. It's been in some cases going back to April. It was one of the slowest months in a long time and sales were down. July. Stats are just out today. July was a record breaking month for Toronto Real Estate. There was eleven thousand and eighty one homes that changed hands eleven thousand eighty one homes that changed hands. Most of the time and again, this is just looking at you know other stats and of course, just looking at what? Transpires sort of on a regular monthly basis and I just posted this a few days ago so it shouldn't be new. January. For example forty, five, fifty, March seventy, nine, hundred April. Twenty nine, hundred, June eighty, seven, hundred. So it's gone up obviously since. It's doubled every month two, four, eight and this month eleven thousand sold stories in the Toronto area so. It's fair to say that things have again sort of gotten back on track for lotteries. It's now obviously these are general stats as well as average home prices are now up sixteen point nine percent from a year ago there up to nine, forty, three, seven, ten. So almost a million. Low rise obviously, our the are leading the trend with overall prices jumping the most in Durham region. Celebrating souls there last month Orangeville and South Simcoe County. Now, the best part about dealing with me is that instead of worrying about. Who you're going to choose and who you're going to have. We are going to give the ability and the privilege of marketing your property. You don't have to think about that. I've been really focused on making sure that you guys on the outskirts, so if you're listening and you live in Halton region, if you live in Peel region if you live in York, region or durum region. But I've had personal experience with. Over many years. So I'm just going to share my story and of course I. Understand that story the will vary from person to person. So. What I'm trying to do with this podcast is have real stories. Being shared, and this is about everything to do with this community. And this. Hospital formerly known as Toronto East General. Has a lot to do with how art community comes together. In my case, both my children were born there. So, we have a very very close connection to that hospital. As part of who we are every time we pass by, we mentioned it to the kids. Still, do to this day. That's that's where you were born and we point out the room. And for our first child. We actually have to spend a week there. Due to some complications. And it gave me a very good Front look. Back then. How the hospital operates, and how the nurses and the doctors and the patients sort of? Co Exist within the community that is the hospital because. The reality of it is the hospital for many people is their prime community. And that's something that. I didn't really understand at first. Is that for some people? This is their primaries home. For some people they. visit there often for treatments. But. What it does and what it's done for me over the years including right up to the most recent story which share with you today. Is that. It is the best way to get a cross section of who exactly. Calls the neighborhood their home. So, it gives a really good. sort of cross reference everybody that's in the area. But what it does. I'm going to be doing here to give you an idea of how great it's going to be when we actually connect and you do get the full story because this is just. GonNa be a little bit of a story to give you some idea of everything that you need to know. But there's a lot more that you'll hear from me and you'll only hear from me when we're in the same room and of course you know connecting together on on what you're going to be doing whatever that may be so. Licensed commissioners reduce the number of establishments allowed to sell liquor by forty one in radical step against drinking also in Toronto that year. Toronto's Thomas Invents five pin bowling. Not sure if you knew that another interesting fact about Toronto at that time actually this is Saint Catharines in November of that year. We had a very very interesting meeting there in Saint Catharines that some of you may not have attended and he didn't know about but a visiting British doctor brought the theories of Sigmund Freud to Canada and the medical fraternity here was in shock. Ernest Jones a young Welsh. Psychiatrist delivered a lecture today. In November nineteen hundred nine where he summarized the views of Freud and lustrous say the reactions involved a lot of gasps and much more so that kind of brings you back to where this all sort of started with the Candy Factory as you know it. This building was built in nineteen o nine without knowing the his tree of these places that you go to buy or sell in. You can't possibly know the value. It's just doesn't make sense to not know the history. So that's what this is all about. This building has five stories. It's two hundred and fifty thousand square feet large and it's been once. It was converted in the year. Two thousand it was converted into one hundred twenty one loss having been through many of these loss over the years having sold several of them as well. I'll tell you right now that behind each door. There is an entirely new story book behind each door that you should know about again before you ever stepped foot into one yourself. You WanNa know the stories of these places you WanNa know the the inside information you want to know what was going on here at a different time during the sixties is when the CD Candy Factory. Became sort of what this building was named after. And that's when they made those rockets and visit if you'll see if you join me for one of my storyteller tours at the candy factory. One of the things I talk about is exactly that the those rocket candies that. You're used to see them at Halloween. That's what they're from so they were there from approximately nineteen sixty three to nine thousand nine hundred ninety eight okay. It's really important that you understand the difference between a hard loft and a soft law. This would be considered a hard loft okay and there are eight elements very important elements that you have to know about. I'm GonNa tell you a few now and I'll tell you the rest when we connect on tour but what you have to have for a true hard loft to be. The case is there has to be brick. There has to be would usually post and beam. There has to be some metal and there has to be concrete. Then there's a couple of more things that have to be in the equation and again you'll find out about all of those when you join me for a tour of this building depending on when there's any availability depending on when what type of property you're looking for. I'll always make sure that you see the right kind of property for you may or may not be this building when we talk and you tell me what you're looking for Very often what I'll do is I'll say. Oh yeah that sounds like this other building or it sounds like something here and the best part about the way I work is. It doesn't matter which doors are open or which doors are closed. Because I've been meeting with these people I've been talking to these owners. I know a lot of them will reach out to me as well after this podcast. I've always got some connections of someone in the building that may or may not be actively for sale. They might be interested in moving but it might not be until someone presents themselves a very serious buyer and very often. What I've done in the past with lofts in particular is brought the buyer to the owner not to a cellar just owner that I believe might have been interested in that situation. I've done it a bunch of time. Sometimes sellers will say yes and sometimes no but either way. I WanNa make sure that if you mentioned the me a certain type of property that you're with me on these tours that you're connected with me now way in advance long before you make a move and make sure that you really know all of the things about the law stitcher GonNa get into. "So at this very early time in my career I was getting all sorts of people calling me and emailing me that I had met before asking me. What do we do like what happens if there is something you know major happens if there's a major you know catastrophe or if there's a major disaster late this what happens in their case to their properties because of course for a lot of people they are invested? In some cases all in in their real estate in some cases is just one of their holdings but for a lot of people with several properties into several of you. That are listening. That might be in this case. You were asking me for advice. And that's the one thing I want to make sure that you are doing right now is that you are not going to some random source especially online of all places and looking for opinions because that will make your head popoff. There wasn't that option in two thousand and three thankfully. So things were a little bit more rational. What I created at that time has been in place for me since then and what I what I called it then and what I call it now is the Toronto Slash. Gte Real Estate Portfolio Protection Program. What I did back then was created a protocol and a way of sort of keeping track of things for you. That was a little bit more hands on certainly a lot more irregular than the usual quarterly. No some people don't want to know But my theory has always been an and you guys who've known me for a long time understand what I'm going to say here is if you if you check your bank balance every week or two you should be at least checking your real estate bank balance every quarter. Seems to be a lot more invasive than what we been through before so this is going to. I believe require a lot more in understanding as to how it might affect all of us. The only way and this is all from past experience so I know what I'm talking about here. This is not. This is not a drill. Keep telling people that. This is not a drill. You can't you. Don't warm up to this kind of stuff. You have to be able to handle the turbulence and you have to have someone in the pilot's seat who is used to the turbulence that's who I am. That's what I have become very good at over the years with my thousands of hours of flight time. Especially in turbulent times going through being a realtor in two thousand three not easing going through a realtor going through two thousand eight financial crisis as a realtor. Also not easy to be something where you had to be able to understand how to maneuver through the storms and through the difficult times. Help everyone in that plane. Which is every single one of you. What happened twenty years or whatever it is or was there are certain things that will be universal that you can control some things you can't and so the things that you can control are the things that you need to make sure that you are aware of of course this being on top of your equity position your property values whatever you WanNa call. It is something that you should be doing with me anyway. "I've been doing everything I can to check in as many of you as possible that I have been close to Friends clients family people. I've just randomly run into over the years. I think aside from no-one expecting this to happen the importance of understanding what to do. And what the priorities are is is very important right upfront. So what I'm asking. Everyone that's listening to do is to just check in with those you know could be a client. That doesn't have many other people in their lives. I and I'm talking about if you own a small business in you have clients and you have a way to connect with them which you you should all be doing right now. Just human kindness. That's I think the first thing and it it just. It's just so upsetting to me that during this time where you're supposed to be benefiting or or not benefiting but you're supposed to be Adding some sort of you know adding some help adding some protection adding some Some kindness justice an ear. Sometimes just listening to people is set a VAT. I still see realtors around Toronto and I'm pretty sure outside of it still doing open houses when you have a disease that spreads within one meter or less and you put twenty people in a room. It is not in good. You are literally stirring the virus. You're making it's stronger. I want you to do me a favor right now. Is the time to protect. Your community is the time to be there for people time to help calm. Some people help to remove fear. That's all I can think of doing right now. And that's all I've done before so I'll say this first part. Is that if you see anybody doing an open house in your area. I would like you to make sure you take a picture that sign and remember. Who are the people who are trying to help you? And who are the people who are profiting from the situation in terms of adding more danger to your street? If if there's one happening on your street today you should put a stop to it. You should not allow this to happen and again if you're a seller right now thinking this is okay. You clearly. Don't care about any of the people in that neighborhood and nor does the agent for proceeding with it. It's just the way I feel but I know there's a lot of others that I'm talking to today Over the last few days we've had to make adapt. We've had to adapt to the situation. That's what you do when you care about people so what I did yesterday is I did a fully virtual property podcast tour where I brought a lot of you through. I had almost two dozen of you. Listen yesterday so that to me is a very successful Saturday. I've reached out to you You were able to listen on your devices and nothing bad happened after that. We didn't add to this again. Terrible situation so let me go back a little bit as well and I'll take you back with me to two thousand and three I had just become an agent in late. Two thousand my first ever sale was November. Eight th two thousand have it in front of me here in my podcast studio I have reminders of where I came from. And what I've done over the years so two thousands when I started Two Thousand and one was my first full year still learning two thousand two again getting there. It takes a few years in some cases again. I I I did not come into this business with with any contacts in real estate whatsoever was all built from scratch two thousand three rolls along and we have the SARS epidemic. Okay so first of all. Let me say the disclaimer. That needs to be said. It is not the same as what we're dealing with now. I understand that it's it was less however at the beginning before anyone knew what was going on the level of fear and again I can. There's also underlying opportunities in each Area because of the fact that there may or may not be as many people or there might be more people in some segments of the market each one is going to have to be calculated individual. We know it's is now a pandemic so as I've done before and even though you might not have heard me before I've been part of a lot of ups and downs a lot of changes in our landscape. I've been in Toronto real estate since the year. Two Thousand and prior to that born and raised in Toronto Morni- SCARBOROUGH STAYED IN TORONTO. My whole life. So I've kept a very good close tab on our city and during the last twenty years specifically I've kept very close tabs on what has made our city tick and what has Also affected our city in negative ways. So my hope over the next little while is to actually bring you A different style of reporting now. I heard someone refer to CNN as Corona Virus News Network. that's not really accurate because it really is Whatever the civic topic of the time is is the one you'll see on the media and again it's Business so in many cases fear. Fear sells ads space. I've always sort of reminded people that so that they don't Get too distracted in their goals. Some of you Back in two thousand and eight. Some of you may even be listening. Change your direction as a result of the Financial Crisis of that time. That wasn't nearly as serious as this. But some of you decided to sit it out and as a result Many of you could not jump back in because of the fact that Things moved along far too quickly Even after three or four years for you to catch up so what I WANNA do is basically put it in the context of balance. And make sure that you guys are in a position where when you're discussing the different elements of of this very serious outbreak. I want you to have some balance in terms of how it affects you. How it affects you locally. I know that from a standpoint of your stocks and I'm GonNa be having Some really amazing special guest. Join me to help explain this. Being ready for this market starts today. Spring is the peak sold season. I'm going to repeat it again. In case the Recording is a bit blurry spring is the sole season. Okay I can tell you just from the buildup that's been happening up to this point. Combine INTEREST RATES COMBINED. Low inventory every area specific. So obviously when we do your report which is customized a custom. Podcast report is done for each every evaluation. That's done via my my my my front page. If you click on the gold envelope it'll take your right to where you need to be. Where many others have clicked gotten their gold envelopes and soon after gotten their big novelty checks as their celebration for their sold and I love being part of that same. Whatever way I can be. But there's also something that you don't know that's going on and that is not every buyer now not every buyer that is out there. Bidding is actually qualify to bid. Now let me explain why there's two bidders on a property one of the bidders owns property and they're in a position to they're in a position to make a purchase however they own a property that they have to sell before giving their financing truly in place so yes they come. They came in with a clean offer. Just like the other people did however and this is the big however this is still pending on them. Selley so what I've done differently and what I'm doing differently right now with my own buyers is they're coming to the table with full sold properties meaning sold and closed and that is a huge difference. The offers can be very much identical. Let's say there's two bidders they're both bidding on a property the bid a million dollars one of them has sold and clubs so they've been paid the reason I bring this up right now and you're probably going to know where I'm going with. This is that in times of uncertainty especially times like this where the stock market is up inside. What he's a lot of people are relying on those funds to clubs and they really don't have them. It's not the same as the clients like I have right now. Who have earned their seat at the table. In the sense where they've sold their properties closed and have the cash ready to go. That makes such a big difference. When I'm selling your properties I'm doing everything possible to attract that type of buyer the only way you can truly attract that type of buyer is to actually have them so. I know this happens every week because I see it happen. And it's not. It's not the way it should be. There's a better way the way I do it far. Better way so remember. There's a bit of caution right now. In a in a couple of different ways but spring is the peak sold seizes. Do not blow it. Do not be do not have the nicest house on the block for sale and have no one no about it. That has become such a pain in my when it comes to really amazing houses places. I've seen places I walk by. Sometimes I've even known the people and instead of going with my far superior method of being featured on my podcast on my world stage they decided to go with a much smaller possible potential audience. I've got twenty five thousand plus verify total plays of my shows. There's not gonna be hardly anyone who's going to be able to compete with that. I just I can't tell you that I can't. I can't tell you you're going to find anyone that's better at exposing your property to the world on cross the world and making sure that you are right up there on that stage with me so make sure that you're on this list because once I get past a certain number each month you guys are going to be moved to the next month. I don't WanNa have to do that. So make sure that you're one of the people on this month less than the if. "Today in the year. Twenty twenty the last sixty days have been filled with some amazing meetings. Phone calls presentations discussion approvals. And rejections up some of the most amazing listings that are coming to the market this year. Everything changed for me. It's been twenty years now that I've been helping people tell their stories figure out what's special about each property and really be able to focus one thousand percent of my energy on those stories and nothing else when those stories are being told. That's the reason why I've met with so many of you. Some of you have made the grade aged and you are on the list. Is it time to be on the market? Yes the general answer. No general answer is not yet. Yes you've seen houses on the Marcus. So far that's fine. It's not time yes. It's been the perfect time to meet with you to discuss what some of you have in mind as far as your plans go to craft a plan to prepare and most importantly to have your story ready to go. I bring up the example of how a movies really how blockbuster movie is released versus. How a movie? That goes straight to video when back when movies went straight to video. I think it happens faster now. The difference now is the blockbuster. Marketing Begins Sometimes years before the movie came out. The story boards the plans.
