"Zouk. I mean you look at his effectiveness against graduates. Made seventy percent of his first serves was twenty seven of thirty on first-serve points in the match nine of thirteen on second serve points so again. He's thirty six of forty three only lost seven points on serve throughout the duration of the entire match. That's freaking nuts and look casper soup another guy who only six feet tall but very alejandro davidovich fokina e davi go fanny in his athleticism. The word that comes to mind is just spring. He's a good athlete. He's gonna track down that extra ball in the corner. He the ball is going to explode off of his strings. His first serve is absolutely a weapon. You look for casper zouk over his last fifty two weeks. This is a guy who has had a ton of success onto or you look overall. Where's he at. In terms of his record. Casper zouk thirty three and nine in his last fifty two weeks onto or now you expand that to twenty nineteen he seventy and twenty eight overall in his last two seasons seven itf titles in eight total finals. Of course unlike Evan furnace looked for casper. Zoo he already has a semi-final at a challenger level under his belt made the semifinals. in calgary. last year he knocked off asheq pospisil in three sets. We all know when onto have a very successful. Indoor hardcourt season was in the midst. I should say of a very successful indoor hardcourt season when he lost that match in calgary but yeah for zouk seven titles in eight finals like everyone gets angry because fa doesn't win enough in finals. Casper's zook is winning and finals and again nine tara. Seven ten in his career and challenger matches. That's not great but it's not horrible.

"Owner and so the revenue stream get split up in that way it's kind of a three way split so and you know the variables involved in boy with details but that's it and one of the other things that's really important and it's one of the ways that what that we take a lot of risk out of the project or out of the portfolio or the fun is we only go in two locations while that ninety nine point five percent of the time we're going into locations with existing. Atm's in place so we know that locations going to deliver We know looking over the last three to five years a history we know exactly how many transactions that location has delivered so. There's no gas work like we're going into this thing. It's kind of like looking at t twelve in an apartment building. Your you wanna see the twelve months history. We're getting a couple years where the history and knowing exactly how many how many transactions that location has delivered what we can expect going forward. They be doing to try to enhance the use of that particular. Atm that's already been established like Talk do you have anybody. That's like a logistics person. it says. Hey i know you seven. Elevens are putting them here but wouldn't it be better if they were here and then do you do anything to draw the eye towards that particular. Atm by clearing out space or putting atm signs for tj. Gli somewhere the you get into that kind of strategy also with this great questions So yes so we do. Not you know we. We don't get stuck in the back into the story we get we get put in a prime location right up close to the front where you can easily see it. The other thing is The atm's that we're putting out there on the street. They have a digital topper. It's like a video topper on top of the machine. It's standalone unit. It's not part of the atm machine. It's got its own. It's got its own infrastructure but we can deliver marketing messages..

"An and just going back to what you mentioned. They're always say look. You're getting hit with a big tax bill. That's your fine in or your penalty from the government for not doing what the government wants you to do. Why do you. Why do they put all those things in the tax bill to allow you to Offset your tax liability while they wanted directors those funds those dollars to where they want him to go. You mentioned uzi. Ozeki areas or oc funds to build up low income areas. They they want that. So they're rewarding you for doing what they want you to do. So if you're ended up with a big tax bill at the end of the year you didn't do what the government wants you to do and that's your fine or penalty so come back to your question about. Atm's what we do is is we take. So there's two ways you can use this so you could come in and take a hundred percent. Bonus depreciation and you could offset some other income that you're making some capital gains some depreciation recapture the things you can do with that depreciation But if you do nothing if you just get the damned do you sit there. And let them do their thing. They cash flow. And what happens is the depreciation from your purchase of the atm's will offset the cash flow will offset the tax liability on the.

"With one hundred percent bonus depreciation so i could you quickly explain that bona sure. So let's say you sell an asset for profit and now you take that money and you purchase an asset that one hundred percent bonus depreciation so let's And we can you know. We'll talk about how the how the atm business works later. But let's say you invest one hundred and four thousand dollars in a unit of atm's and you get a hundred and you get a first year one hundred percent bonus depreciation you can write off that whole hundred and four thousand dollar investment and so if you've got one hundred thousand dollars in profit you can take the investment on the one side of atm's offset the capital gains and the other side nerves. It has to fit. What's going on in. This is not a one-size-fits-all fit with what's going on in your global picture and you gotta do some planet with your cpa number one. You should have a really good. Cpa on your team that that that isn't afraid to get creative and think outside the box and really strategic on this stuff because that's what that's all it is it strategy and so right now this time of the year in december fourth quarter in specifically december by the are talking about. Well you know. What do i have. How much income did i make on the passive income side. How much income did i make on the on the active income side. What did i sell this year. And so we're kind of putting together this global picture of okay. I need so much in depreciation on the active side so much on appreciation on the on the passive side. And that's how you get control your tax liability by getting together with your cpa. Get strategic on what you're doing going forward and then you using things like bonus depreciation captive insurance You know just just use using all those tools in the toe box to get yourself in position where you're not ended up paying thirty seven percent tax and you know went and you were talking about this earlier bruce about how you can stock and how you can build your cashless. I wouldn't say.

"Looking for opportunities to invest for cash flow. Something we talk about all the time here at the money advantage. This conversation is going to be really interesting to you. Because we're talking to dave zuck. It must send your name correctly. Yes okay just wanted to double check and make sure david zuck of the real asset investor. It's going to be a real treat to have him on the show today. Dave welcome to the show. Hey thanks for having me on your show looking forward to it awesome. Will we are going to talk about a lot of things because your experience runs the gamut from multifamily apartments self storage and really interestingly. Atm machine investing probably something. That has never crossed the radar. Who's listening unless you've met david duke or heard of him somewhere else. So today you're interested in investing cashflow in real assets. This conversation is going to be really eye-opening and insightful for you so we'll just go ahead and jump right into the conversation. We're normally talking about things that will help you be able to use private banking in a way that is going to stack your investments and increase your cash flow increase your stability and your trajectory in your path towards creating time and money freedom. And that's what we're gonna be all about discussing today and bruce. Thank you so much for being with us on this conversation as well. I'll let you talk before. I introduce dave officially sure you know. I think that when we bring on guests like dave it really Should open line said to that. Cash flow is the thing that is most important going into the future. Even if we don't talk about retirement we talk about. Just you know setting your life up so that you don't even think about retiring but you know even if you do about retiring people think about building this big pile of money and that big pile of money does nothing for you unless it produces cashflow and you know. There's a lot of worries about that about that. Big cash a big pile of cash will if you actually invest in cash flowing assets than what you can spend his at cash flow. You can't spend a big pile of money without actually taking that pile and making it smaller and smaller and smaller. And that's what people fear when they have a big pile of money so everybody listened today if he's going to light you some new concepts That we're going to share with.

"We want to make sure we start the show. By telling you that it Zook to leave your house and even I'd left my house today. So how bad are things going to get is December the month that we're going to look back on and say that was clearly the worst month we had with Cove it no doubt about it. Oh, I think so. I mean, you know the old saying it's always darkest before the dawn. I mean, that's what we're looking at a December because we will have a hot doesn't matter. What interventions happened at this point, it doesn't matter if you shut all the bars and make the restaurants to go back to just take out right now, we'll still have the hospital crisis because it Z turn the length of time that it takes to have an effect. Is weak because this virus has an incubation period. It takes a while for people to get sick enough to need the hospital there in the hospital for 23 weeks, So so we will have the hospital crisis. And what is that? Like when the don part of that is the vaccine? What is the hospital crisis Look like we're gonna people waiting outside in a bed or we have parking lots with people waiting in their car. Me. What is it actually look like in Arizona. Yeah, so Ah, Lot of it is more subtle than that. So, for example, you could have somebody that shows up in an emergency department with some respiratory symptoms that put them at real risk, and normally they would be given General. They be sent upstairs to a general ward floor but instead get sent home. Okay, That's an example of the kind of things that are probably already happened. Hey, we're example. Someone in the ICU who would normally be kept in the General ward for for a couple days, but then just get sent home. See what I mean. Yeah. What, like, you know, I see the you know, because I do a lot of research. I love numbers and Dad and I go nationwide. Not just here and I look and I think to myself so how the occupancy rate on average for a hospital to really to function where they're, you know, they've got some money. They're not starving. It's usually that 70% range. About the ICU beds like what is that normally at on any given day? It's just It's really seasonal in Arizona. We have a very seasonal hospital system. And so the low point is always doing in July, which served us well during our summer crisis. And the high point for use your in a year out is late December and the whole month of January..

"Know the Carnegie's Vanderbilt's you know they knew okay. I've got more money than anybody I need to give it away you okay. Bill Gates knows that but. Certain people won't mention. Don't know that. Think if I have a pile of money bigger than anyone else. Than that makes me a better person that's more important and. A lot of primitive people think the same way they they liked the idea of having a king or somebody better than that Oh. Yeah. Basically to make them better than the immigrant. there. Yeah. You have a better king than you do. Yeah and it's a kind of master servant mentality that. The world is built on. You know well, I. See I think that that's the the Animal Kinda pack mentality. You know I'm a pack of lions and I I hate the animal. Line is never going to try to help out the envelope and give the envelopes rose. Antelope. Is the poor emigrant and I'm the rich American. You know. So I know that's A. Nasty analogy. That is kind of out back but I think. You can be in a place that you think is totally foreign. And imagine that you could live there too is like a key. Like, could you ever see yourself being happy living in a slum in Mumbai? And I think. Most people can't you know I honestly, I can't either. But when I was there I was you know able to go inside those kind of slum hutments and Amazed that they're like immaculate. Perfectly clean. They're perfectly organized. itself hot made of Cow Dung you know with A. Roof made out of leaves and it has popper pots in their lineup perfectly space wash the perfect that organized you know, and there's a certain pride in living in. You know and. I. Think Religion has a lot to do with it. You know in the Hindu religion being a poor person. Doesn't mean you're a loser doesn't mean you're bad means God. Put you here. And God sees you and God respects you. But you know in America if you don't have money. You're considered to be failure because we live in a capitalist society that. That you didn't try. It's all about how hard you work but right but poor people work just as hard as with people I, think probably a lot harder you know. That idea off I work hard I'll get rich is also rap. So, Alison you took time to look into other. You know of other perspectives thinking on that type of subject you know what I mean. Do you do you take time to to Kinda see? I don't know like there are some some good parts of capitalist. Told US and again, I'm just making. Like. Sweeping statements right. Having done the research. And I? Don't I'm not saying capitalism. is terrible but I feel like capitalism is the best way to sustain the planet. So today right now. Or maybe it's a mix of capitalism and socialism. People. We put these labels on things just to simplify them right now because we can't really process complex things at once. So we just put a label and say, well, you're a socialist that's bad ruin. Yeah. You think about what is socialism is about caring for other people who was that bad. Why why's being a liberal and and like helping people and caring about people who have less than you wise. Is that a bad thing you know but it's just we invite like nursery school I feel like we're have operating in seventh grade. Not. Talented Like our politicians use terms like good guys bad guys. So yeah, not. Telephone Greater. That's a good guy. That's a bad guy. But you know the world is a level of world organization. We still use terms like the is in. Bad guys. That is just roy embarrassed. I think we can do a little better. Education thing. Kinda comes in and again. Like you said, it's not about good guys bad I. I honestly don't try to think of it as two party system or. Two different perspectives or anything it's just like we need to open up children to the idea of these other concepts like. You know it is dangerous to send a bunch of kids over to India or something. But if they were to do that experience that they would get from, that would be in Saint Old we'll talk NC actually. Maybe one closing point another person. In India on on an Mahindra and Mahindra, corporation is massive. It's it's sort of like. General Electric Procter, and Gamble in General Motors. All. And so on and Mahindra, he's the he's the head. He's the CEO and my business partner knew him and he actually wanted to work with us. I designed to house his daughter and so we're sitting here dinner and he's straight across from me billionaire. Probably I don't know and again I don't have the facts, but probably the top twenty, twenty five. Businessmen in the world sitting right there and he says so. You're from Ohio. And also come from Mennonite. Background. No very very American kind of farm. pacifist. Beliefs. Actually another one of the working for us was a quaker Oh and. So on and looks any says, well, you know you U. N.. G. O. J. was the quaker I think you boys you know you you can be really successful in India because your background. You know 'cause he's saying you know I'm I'm head of them. You know one of the biggest corporations in the world we have people that come to see us all the time and either they kind of break into two categories and you know from Harvard there from. Iran massive corporations all over the world and they come to India and they're either the other are horrified by poverty the want to fix it. Immediately. We gotta do this this. Let's get rid of it. You know. Or they kind of enjoy being the elite aristocracy of. Century and he's like divide into two but you guys you kind of blend in. You don't try to fix it. You don't because you realize it can't. You can't just come out either a billion poor people. We're going to give them all televisions and then it's gone. So we don't try to fix it but we also kind of see the problem but he was saying you guys can kind of work within the system. And I thought that was just. Kind of interesting. Point of view which I think kind of comes back and he was able to see that in new. Yeah. Yeah and he he could. He could see that that you know this other guy and I were kind of. He was saying, how is it that you're you? You blend in your successful you can go to a job I and you know you can talk to people. You you know you look like a free term outer space to them. You know you you you kind of feel like you belong here. You live here you get on a bus and you go across town and you can get on a train and and you can actually live in Mumbai and enjoy it. You know and I thought it was interesting. I took it as a compliment. Dusty now because I think I felt. Very accepted on very. prideful to come. As. During the area of outsourcing. And and you know I was an ex pat and ex pat means like you know you're from another country but you're living here only for business. You know in the experts are kind of snooty people and I'd meet some one guy when have dinner and he's Oh I just I just can't get these people work You know I was so offended and You know typically that time like outsourcing foreign Labor Labor was cheaper and I said well, I'm actually opposite. "Our office was in kind of a slum area and just because he had bought a warehouse. But a lot of these kids you know this is a a neighborhood where people don't really leave the neighborhood Roy other living in a hut. Talking about the. Their families. Yeah. Go. Anywhere. They live in Mumbai can't get that exotic. Don't get on airplanes. They don't fly places them. They see this crazy man walking down the street in little children with screen like scream out. Loud. Like I'm a really like Elliott outer? Space. But. They were also excited. 'cause I would smile at them. And Just. Interesting. Traveling around India and the first thing people always say is you look like some Hollywood actor a first thing I mean it was either John Malkovich very popular at the time. And actually one guy in a hotel was he ran into Oh my God John Malkovich is here everywhere. and. You realize being on the other side of things that you know a bald man with a big nose will. That's John Malkovich the. World they know that looks like. The other comparison Bruce Willis on I always I was preferred Bruce Willis. The other Michael. Stipe. Rem. Yet again, bald guy big nose will you must be him. You know 'cause all all white guys like running right inverse races. Yes. Oh well. In a way. I must've been crazy. And I realized like. I could feel comfortable being like the freak from outer space you know, and then you can feel comfortable doing that. But I I realized I can belong. Anywhere. Like. Egotistical. But I think. I mean, how do I fit into an afternoon? It's something you decide yourself like somebody else's I'm GonNa say oh. Yeah you. Know I just comes from internal the you know like the uncomfortable with. Being inside? Yeah. Looking for the dog and he's right under my seat. Should. Be. So so yeah just one more point. In India I like we had some of the most amazing clients my my business partner, his wife, very prominent family. Her sister had married the Cricket Commissioner. Like, cricket is like more. Important in politics. said. Like the Kirk hit commissioner has more influence than the prime minister. But they had. You know they knew incredible. Mulches people in India famous Bollywood actor. Amir Khan he's probably one of the most famous actors in world. We don't know him over here. But Bollywood movies, Indian movies, all of. All of Asia. Is probably has a bigger distribution assured than Hollywood movies are most of the world watches Indian films because they're cheaper. And? Culture dance routines and. That whole industry, the music industry is set up with film industry and so the film soundtrack becomes the big release of the year and everyone listens to it, and so the film's always have massive singing and dancing. Part of the entertainment Reno. What's his name Con-. Yeah did you get to to meet him? Well, I did and he is such A. Beyond like iconic, you know he has a huge Mercedes and he would be in the back seat and I would ride in the front seat and if we stopped and anyone recognizing the car would be covered like. No if you came to the office, no one could know he was there. My partner. Driving. You know you'd have a thousand people mobbing if they found out, he was there. He's like. But you know kids would look at the car and they think a bodyguard. You know riding in the big Mercedes driving through no villages somebody rural India, somebody big must be in there. You know back when are all tinted? So they see was but but also he was a super nice guy really. Even. Yeah. Yeah. I mean he we went over to lunch at his apartment and he served a very simple rice and dall kind of lentils and rice, and he looked at me and said, do you need silverware can't like you know 'cause we're trying to? Like your Oh, no. No like because actually I didn't know how the eating with your hands. wiz Is the traditional. Way of eating and I remember you said points more friendly. So warmer. And you know from our perspective we think it's Kinda primitive and it's actually from their perspective or they think like eating with pieces of metal is kind of like surgical. Yeah, really disconnected you're saying the culture over there is all about that human connection and not even just like you know talking conversational connection but also like even touching and sharing and laser totally and I think that dinner served by his staff and and but it was on a coffee table we all sit on the floor you know lakes crossed and. You know my partner he was saying, you know this is a really special thing like we're we're being invited into like the kind of family. This is like being invited into the the back rooms of the family where you're really close. You don't do this for business associates. This is for clothes translate brawled his buddies here we'll in that goes along with our we were talking about there's not really a lot of chances could sense they don't move out of their house, they all live with their family. There's not a big networking opportunity that they take advantage over anything. You know it's not like they're making friends here and moving I do that. They make friends through their kids getting married right in. You in that family. Yeah. Actually that I was I was of pulled into the family rear you know and actually the clients that have had. Just. Another point about like the Indian relationships. Once you're in, you're kind of in for life they're like, okay. But now you're part of our family. Deal. that. This soom will, that's that's forever right even I mean you still. We're very we're still good friends I. Class I worked with initially. You know like when when you stay with them, they walk you out to the street and they wait until the car pulls away and they wave. Like is is just that kind of human connection is is very much a part of their lives definitely end just to kind of protocol in. Good manners. You always suck. Yeah. Yeah. It's just a very. Warm and loving culture. You know the thing is if you're a tourist, you're out on the street, you don't see that. You don't feel it. I think you know people go to Indian all dot it was dirty and crazy and Wants to the dirty McDonald's. Because you. And if you're just a tourist out on the street, you don't you don't see what's. Down on the floor in the living room with somebody in someone's home Until I just you know I think that experience being there. Also. PERSPECT-. Yeah, injuring opening and just seeing Western culture from the eastern perspective. Open a lot to you know what you really have to have in life what we think you have to have. So. Much of what you said like ninety percent of the people over there. Are Part of the lower class. Yeah. Well Yeah. Exactly. The middle class in India is very small. The upper classes tiny upper-class has a ton of money. And the vast majority. Don't you know and? We were just talking about how what? Can you fix that? Can you change that those? Those are huge questions that I Can't even begin to. Talk about much. I think you know that's just what we're touching on. Can everyone..

"And uncles are all teachers that would total an academic. Background year you know and school was always like a fun thing. And just one point I want to talk a little bit just high school. Athens high? School. I think it's about a thousand students maybe two, three, hundred in my senior class. And there was one school for the whole Athens county there's one school. And so every. You, know demographic every economic background everyone is in the same place on school. So there's no, there's no upper lower. There's no private school. It's just I'm voting. Yes. Yeah and it kind of you know it's just a real mix `Bout Ohio's a absences college town. So a lot of. Basically, the school I'd say half of it you know kids, their parents were professors and then half were not and it's also you know southern Ohio's rural Appalachia you now it was the coal mine. Area. Depression really some harsh economic conditions for a lot of kids, and so some kids had had money and kind of intellectual parents and other kids might have had parents who are unemployed. You know they didn't have all the same stuff we're in same school. And I, think, that was a real. Play. Well, I. As. I grew older. My my college career is sort of non linear I listed five university. So get into that but but within the high school I mean it's like like I mean feel to a certain extent. I had a little bit of that. But it was also Lebanon. you know a very small town Ohio. So is mostly white kids that were. Middle class upper or middle basically but it wasn't that big like said like the intellectual versus like. Athens the, country yeah. I think again, in terms of diversity I think it might have been diverse economically not in terms of race shirt. You know they were as I. Recall I remember to black students in my high school experience, yeah and one Jewish family. Of course all this should be you know this is just from memory. I haven't. Checked. But I you know and they were part of the. Agriculture they've never ostracized. There were very popular kids circa. And so it wasn't but they were always accepted. You know the girl was very I. Think she was a cheerleader and. So the town of the lease from my knowledge. But again, this is from the point of high school student idea what actually was like dude one black white high school and can imagine. So I'm saying, yeah, I'm sure it was fine but I'm sure also wasn't fine. But yeah the just I think the mix of students from you know someone on to be you know world famous. So I think that's interesting that I'm not famous at all but one architect Maya Lin or she won the Vietnam. Use Mathis went to Athens high school. Her father was the dean of the College of Fine Arts. So my mom was a student of his and mom knew her mom my sister went to high school with Maya's brother I've actually never met my I stood inches some point because I, I followed her career. So closely and we've never met but I I know what her house looks like a know where she's from. But I guess my point being is that she's mentioned her background in Athens Ohio as having a big impact on her life. Roy. Her father was a ceramic artist and she says, he made the plates in the dish wear the we ate off. My mom did the exact same things? So some day I hope to meet my land. Onto College? Was it that same? Did you did you find that college ended up being just as fun as you head imagine? For those. Not. I think you know I I. Started off college. You know with an idea of what I thought I wanted to do I. Was wanted to be an architect there was. Actually. Lucky. There was no question. It was never a choice between two or three things that was one thing. From Day One. Because it came from those tree houses. So. I started college actually in Arizona Arizona. State. For the first year my grandfather lived there. My mom had grown up in Phoenix. and to me, that was really exotic going to go off somewhere exciting Arizona State Got There in the program. Really wasn't what I thought it would be. In A. Summary came home I went to Ou for that summer and then went to University of Cincinnati. For a year and a half, and then Cincinnati has an internship program. I insurance ship was to southern California. House. The job. Taggers and I just to say I loved Cincinnati kind. The whole world opened up it's a fantastic art school and just meeting a kids from all over. and. But then the second year you know starting to get a little more I guess business oriented and. Wasn't as creative in exciting as it had been first year. That first internship was in Newport beach. California. I managed to find a little beach house on bobble islands. and. You what? Like Twenty Hours Long Twenty? Yeah and to have a little place in California as an Ohio Kit that's May. Let's all. End, it's funny that I just looked in the paper basically renting a bedroom from brother and sister they own the house. Next door in another house. And rent was affordable but you know everyone in my office was like. Just showed up from Ohio and you have a beach house happen but. I think again, maybe some of that has to do. With that kind of. I don't say confidence but just not no fear of will, why can't I live on the beach in a Beach House and? I remember that was my first impression California and I think the kind of there's a little snootiness you know this was my roommates who own the house you know they're their friends you know extremely wealthy all porsches in sailboats and. But I've realized that could kind of hang out with them and I was really you know we could have dinner together and I was the. Kind of farm kid from Ohio. What they always saw me but immediate like it's actually my father was the director of the symphony conducted the orchestra and he did all the operas and actually I can sing opera Italian. And they were like, Oh, wow. So you're not just a farmer from. Not, even I don't want to just farmer because that's not a bad thing either exact, but but I remember saying largest comes with that snootiness. Well, yeah does a that point actually I remember had a university of Cincinnati sticker on my car. Also, I should say, I, think, in hindsight I was kind of a spoiled kid. Like. You. Know I loving family two parents I wanted to car I gotta Car I WANNA go to school in California. Okay. Sure. Not everyone gets that source you but I remember I had a sticker on my car and I thought in my Ohio license plate. Driving through Newport beach and I thought some kids were laughing at me. 'cause they're like, you know it just it would kind of stick out definitely you know and I was yeah, I was kind of like. Jose upset but I was embarrassed. Even, stick out in Ohio like Columbus. Shit you know these.
