"I've heard a lot of sort of anecdotal evidence and people talking about how people are moving to the suburbs and been some numbers that have come in, and we've seen that there is. People are moving in making moves during the pandemic, Whether it's because of their downsizing or their upsizing or the I need more space. They need less space. They need more outdoor space. I keep hearing that. If you say I need a little more outdoor space, they were shut in so much and fewer places to go to in this environment that we need. You know, it's more outdoor space. They are the largest independent moving and storage company has just put out some data, they said. There's a 44% increase in non government job booked household moves during the pandemic and what's happening here in our area there is they're having some stories about how the suburbs are hot in the North Shore has certainly increased in it. Some Ability to attract buyers. But you're you're also seeing something else about what's happening in the city, which areas there hot in which areas are not so hot. Mike Kaufman is joining us. Good afternoon. You know I saw this and this is the first report this data I saw about the city and how it's doing here. Interesting. It's talking about how the downtown district's 60601 zip code in particular covering the loop, the northern part of the loop and the Let's see the Streeterville area. Also, they've got a ton of inventory coming on the market, and that means people are trying to sell. That's true just for your listeners. Education. A normal market is somewhere between a five months and six month inventory. That means that markets in equilibrium there's a right Balance of buyers and sellers. If it's less than five month inventory, then it would be considered a seller's market where you know you listed. It'll go pretty quick and cellars get top dollar. If it's more than a six month inventory, it's considered a buyer's market. Because in our industry, we used that lingo and the average consumer doesn't really know from a buyer seller's market, but its inventory levels they determine a lot. OK, so when you look at I want with city first we could go to the suburbs. Secondly, you do see the downtown Zip code 606 the one in the Streeterville area. That's got a lot of inventory meeting people want to sell. I'm not sure where they're going. I don't know that we have that data right now. But you are seeing about eight months upon eight month inventory, which means It's greater than six months. It's a buyer's market right now in Streeterville downtown, and then you look at others of codes. This was interesting to be fascinated to me because there's very low inventory in other city zip codes, much lower than you'd see 3.1 months of inventory in Logan Square, Bucktown, Andersonville Rogers Park in Albany Park, Lincoln Park and Lakeview also Where there aren't that many homes to look at. So it shows that what does that tell you? Well, I also want to tell you the West Loop. It's still doing great. I mean, if you look at the market times from a year ago to now Market times are lower. Things are moving. We didn't because they're moving. Well, you know the million dollars under market Still moving pretty pretty briskly. I find out $123 Million market is having some trouble, especially like in Lincoln Park. A lot of homes for sale and they produce their price is a couple of times. So that tells me that the market isn't there. It's a really great time. It's a good time to buy. If you're a consumer But, you know, Thea, the question is where these people go when they sell, and I could only tell you for my personal experiences from talking to my clients. They had three of them are moving out of state and two of them are moving to the north suburbs. Your city city. People that you're selling? Yeah. Okay, Andi, you know, you hear that in New York? You're hearing that that the people are leaving for the suburbs, and that kind of thing, I suppose, is there's this underlying thread to you hear from people who, with your working remotely? You can pretty much work anywhere right? So people are saying, where's my ideal location was before I really wanted to be close to where I work to cut down my commute time. That was a choice. A lot of people made. And that's not as that is important right now. Well, if their families that they're also thinking about schools and and again I just go with the data, and I'm gonna give you objective numbers now from the Chicago Association of Realtors these Air fax a year ago. In northern Cook County places like cattle worth, Winnetka. Lincoln. What? These were all Buyersmarket Kennel worth one from an 18 month inventory toe a 10 month inventory Lincoln would want from a seven month inventory to appoint a half month inventory. Northbrook went from seven to about 5.5 and when that cat went from 8.6, which is a complete buyer's market to 4.3. It's a seller's market. And just because I tend to look up the staff before I do my showing up recently up in the Lake County in Deerfield, which the market was around 6.5 month inventory year ago, it's 4.2. It's a seller's market. Now Highland Park in Lake Force had a lot of problems. The last three or four years is, they say in marketing perception is reality. Highland Park had a 10.3 month inventory there down to 4.5 4.7. Right now it's a It's a seller's market Late force. They've had a really hard time. There were 14.8 months. Well, maybe the worst of the north suburbs there down to 7.3. They cut it by half. I mean, I know this is always hard to tell is this is off flight to bigger homes or people Ask your bigger homes. In most cases. I think they're moving north. For one thing, more more space and also better schools. They look, I recently had some showings in on Paige and Burridge and Hinsdale. They didn't move his lunch in Oprah Rich at about 11.9 month inventory year ago. They're down to about 86, which is good, but still a buyersmarket. Hinsdale wasn't about 11 month inventory a year ago. 77 so they've had some improvement, but more people went north, then West Are you? Are you surprised to see? I was surprised. Frankly, when this came out this was using the Midwest real estate data listing says you talk about sheer numbers and data, and it kind of looked at zip codes and neighborhoods. And it said yes, Homebuyers were looking to the suburbs. But then the fact that you had these city neighborhoods thriving with really very few options. I mean, like you say, if you look at inventory, you look at how much is available for you to look at down to three months in Andersonville and Rogers Park. And a and a remember a lot of people. Their jobs are here, and they're just not going to move and they also still they believe in the city. So some of these people that laugh it, especially from the gold Coast and high rises, some of them had families. They needed more space. And they were there on the edge of my going to stay in the city or go to the suburbs. And you know, we've had events in the last six months between Kobe And unrest downtown. It kind of put people over the edge and those people have. Yeah, and one of the of course, that that's another factor to and when people are seeing that there's a lot of sort of if there's looting a riding in their neighbourhood, and they're seeing that that that that's going to influence behaviors.

Or whatever. The I don't even mean, the you're not necessarily. Getting down to something more real in yourself. One of your argument is that meditation isn't gonna fix all of your problems that other things namely psychotherapy are also really important, my psychotherapy might not fix all of your problems. Either argue that these books you had a quote in one of your earlier books, and I don't know if it's from you or somebody else that psychotherapy can bring you understanding without relief. Yeah. That's familiar. Yeah. I know I know indeed. If we are only saying that that's that's from Winnetka. That's when I remember, so, but you have a little bit of a contrarian streak in you about the current mindfulness revolution that it's not the only thing the only modality we should be reaching four. Can you just say more about that? Because I feel like it will build upon the discussion we've been having well in the in the Buddhist way of thinking, and including to Buddhist psychology. And so on mindfulness is an introductory practice. You know, it's like it's like the way into examining the self so to to take mindfulness away from that context and presented here in the west as a complete thing in and of itself. It seems to me clearly like we're short changing people. So I'm all for like I've been involved in this from the beginning of mindfulness coming into a western psychology. I'm all for it. It's been it's enormously helpful for lots and lots of people. But the tendency is to you know, like with Prozac when Prozac came everyone wanted to take Prozac because they thought, oh, this is the thing. That's the magic thing that's gonna make me feel better. And some people Prozac really worked for them. You know, like nothing else ever ever had before. And then for lots of people presented nothing just gave them side effects or did nothing at all. So the hunger for like, the one thing that's going to, you know, fix everything leads a lot of people to mindfulness because it's new, and there's a lot of it has a lot of charisma for the moment. And inevitably people are going to be disappointed because it can't to you know, to try to overwork it is just going to be frustrating for for lots of people. So I'm foreseeing that coming which is why I'm, you know, cautious about there's a real tendency in my field the field of psychotherapy for young therapists in training to want to learn to be a mindfulness based therapist, and that they come into it wanting to do that they spend their graduate school learning to do that. And and they never. Learn anything from the whole tradition of psycho dynamic psychotherapy like that's just like over with. So then they're going to be dealing with people. And in intense interpersonal situations, and they're not gonna have the wisdom of psychotherapy to turn to to help to help deal with these the, you know, more intense kinds of disturbances that that healthy people. Have you know? So I could really see as your I could really here as you're speaking that that what a big influence you've had on me because I knew right at the beginning of my meditation career, and I think that's inevitably what led me to take the sort of ten percent, happier route. And also, you know, when people ask me, you know, I I try to be very careful to say like, I don't think I'm not a meditation supremacist. You know, then I don't think it's the king. Of all modalities. I think you we know there are a bunch of things that work when it comes to mental wellbeing. They include medication psychotherapy getting enough sleep exercise, positive relationships, meaningful work diet. And so we should be reaching for all these things..

"And usually make the right move no and that's you know that's what the whole fucking thing is i i think i've talked about this on this podcast before when i was like eighteen or nineteen i was living in riverside had a girlfriend who lived out here with her parents in winnetka like out near like encino in one night after school i was driving to her house and it was like two o'clock in the morning and i was driving up the one oh one freeway right near the bar him exit and where it's just you go pat where you're going pass the hollywood bowl and it's just a straightaway uphill and i'm in the middle lane and there's a semi truck up ahead and the slow lane and all of a sudden car just buzzes pass me probably going eighty miles an hour in the slowing super fast and just does not even hit his brakes just runs right into the the back of the semi truck and i keep driving i was eighteen i didn't know what to do i was like what do i do there were no cell phones there were no cellphones i use like and then i got to my girlfriend's house and then for literally for weeks after that i was like i wonder if that guy is dead i wonder what happened and i felt so much guilt that to this day if i ever see an accident i pull over immediately i none of it's like a little fender bender and there's people out arguing like if i say yes i know what you're saying years later.
