Well, I told you I would jump in today and talk a bit about appraisals and let me take a moment now and discuss what is an appraisal. An appraisal is not a competitive market analysis. An appraisal is a man or woman goes to a property measures. The four corners of the property looks at the condition of the kitchen, the bathrooms. In the size of land and all the potential value and its use, and they come up with a fair market value for that, based upon what has already sold and settled You could imagine how that would pose a problem for a homeowner who gets seven offers on their property and sells it for above the asking price right? Because An appraiser would come in after the contract is accepted and would determine the fair market value based upon previous sales. And maybe not on the current market climate and the direction of where things are going. I'm experiencing two different economies between different appraisers, meaning I have some appraisers in one case for a house that I put on the market for $960,000 in August, and we just settled it last week, four million and $92,000 more than the asking price. I was highly concerned that the appraiser would not give the proper value for this home because the highest comparable of the home of the square footage was south of a million dollars. And so I had the buyer wave the appraisal contingency, meaning that if it didn't praise for less that they would have to come up with the difference between the appraised price in the sales price. And on top of that they're 20% down. Based upon the appraised value, they would have had to do that if it hadn't appraised. But the appraiser came in at a million and 26,000. I was pretty shocked by that, because it was such a leap. Upwards in pricing. In other cases, we might have three or four offers. And if no one has the capability of waving the appraisal, I might see an appraiser. And I personally will meet the appraiser at my listing and will guide the appraiser to understand the value of the property so that I don't have an issue. When there's no appraisal waiver. Fortunately, we've been able to get through the entirety of this year, with the exception of sales in February, when appraisers for whatever reason, I seem to have lost their minds and we had two appraisals come in short that we went ahead and appealed. And one was $90,000 short. We made an appeal, and they brought the appraised value up to the sale price. We got out of that The other one was just $5000 less in the sales price. Anyway. What does this all mean to you? Here's the deal. You don't want to sell your home. You don't want to get multiple contracts. If your fortune to get that and then have the appraiser blow to contract up a week and have our two weeks later because they don't see the value. You will find it impossible to build the kind of immediate attention and momentum in pricing that you get when you first go on the market if the appraisal blows things up for you a couple weeks later. So recognized the importance for a listing agent to make sure that the appraisal contingency is handled and handled well. Let's flip this conversation to the buy side. Buyers are struggling right now because of the lack of inventory. It's so difficult. I have a wonderful, wonderful buyer that I'm working with. She is a very, very sweet person. She sold her townhouse with me. In August. We built a 60 Day went back through the end of October. And we have found a couple of homes that would would have worked, But we were not able to secure those houses because of competition. She's selling in the 3 50 range buying in the 5 50 ranged in the 3 50 ranges pretty hot, but not like the 5 50 single family range. The first is To remove the home inspection contingency. She has to get a mortgage and the property does have to appraise for at least most of what the purchase offer is. But on appraisal and alone commitment where they may be required. A home inspection is not required to be a part of a contract. Still, my buyer wants to be sure that she doesn't buy home that has a serious defect. And I'm going to protect her by getting her into the property before the offers are presented to the owner. I'm going to get her in there, and I'm gonna have a home inspector there to do a walk around. Walk around a little different walk around is a $250 inspection, with no notes. Essentially all the same inspection is done. But the home inspectors not stopping writing things down instead of a Ford a half hour inspection. It's a two hour inspection, and ultimately the buyer's going to know whether there's any major deficiencies in the home or not before she makes her offer. So that's the first thing that we did. We did a pre inspection The second thing is, we escalated the sale price. So the properties listed for $530,000 in order to try to win We saw the value. I believe the value in that property is up to $553,000. And that's what I recommended that we do was Offer the 5 30. But agree to increase that offer by $5000 increments up to $553,000 folks. I was in middle school when President Clinton in gotten and I was living in Sacramento California and despite being all the way across the country I remember being kind of obsessed with the news and and I started reading Newsweek. All the time and reading commentary on this and it's part of the reason. I decided to become a journalist very weird. My name is Mariah delinquent and I cover national education issues for the Washington Post so I was really curious to know how students were processing this impeachment because the students of today are the members of Congress tomorrow and so the way that they process this. It's going to shape their view but it could also shape our lives lives. I went to two different high schools. One Wilson High School in the District of Columbia in northwest. Obviously the district is a very liberal place where the vast vast majority of the voters supported Hillary Clinton plus reminders homerun in. What were they breaking into the water? Tolerant Wilson I observed an advanced placement government class US which was one of my favorite classes in high school and the teacher had them do some really interesting things. She had them analyze political cartoons. She had them compare hair past and present impeachments and then she basically deputized them and said you're going to be a members of the judiciary committee the jury for lives pieces. You remember. Did the committee themselves actually breaking office breath who allegedly hired right. And you're going to decide whether we should impeach the president so she looked at Johnson's at Nixon at Clinton and a at trump so breaking out once an impeachment inquiry. I'm not sure that is. Why was it lost for president? Trump is really of partisanship. Johnson was impeached Nixon. Nixon obviously was not. He resigned before he could be impeached. Clinton we know is impeach trump. We know today and so she wanted to know what articles articles of impeachment. which you bring against these presidents and then she had them vote vote to to saying not abacus this trial so she was empowering them she was making them the lawmakers to make these decisions? How can start impeachment? I process but I also went to poets and county outside of Richmond. Virginia which is a county that went seventy percent for trump. I went to another government class. Las where I found a broader mix of views and opinions on. This does in a way to be a very political thing that they're doing is only your left in. His turns was the point of the teaching. If there's only a you're GONNA do a lot as your doggy because I really was interested in getting the lens from two different parts of the country. Even though these places are just a couple of hours ars apart politically. They are diametric opposites inevitably all of the discussions devolved into the president. The thing is the EH could it. It'd be consider them spending all this money on these investigations. It away as a political bill. Could that be considered using taxpayer money. Sure absolutely right. We actually saw some somewhat tense but lively debates over the meanings of some of these terms. What is an impeachable offense? Whether impeachment is inherently political article or not the students were really getting to the deep philosophical questions around impeachment. I mean in my opinion it should be able to us because we're affected by letter in the House and Senate are still getting. Hey this I they say you know. These high school classrooms are one of the remaining places where people with completely differing differing viewpoints who have sort of a baseline respect for one another are engaging in a way that we just don't really see in many other places so you know these are students that don't know each other as Democrats or Republicans liberal and conservative. They know each other as like oh she's does. ROTC or we. We played football together. So the faultlines. Don't follow along political lines. I think we're more prone particularly in the capital to see people as Republicans publicans and Democrats before we see them in other terms.
