Five Willis Towers worth of office space is empty in downtown Chicago

"Chicago as a record amount of unused office space 21.4 million square feet. That's enough empty office space to fill about five Willis Towers and the Tribune reports. It could be even more in the coming years. Last year ended with 15.5% of downtown office space unleased, according to the commercial real estate firm CVR E that is up from close to 13% a year earlier, and the vacancy rate could climb to 18% by the end of next year. They've been slumps like that in the past, but no modern day precedent for what happens after a pandemic. Large sections of unwanted office space could drag down businesses like restaurants, bars and shops. Bob Kessler,

Food Waste + Poop = Electricity

"Everybody Emily Kwong here. Filling in for Mattie WHO's out training for thumb were competition today our story comes from NPR correspondent. Alison opry the. Hey there emily. Hey Alison so what you got for us. Well why don't we start with a pop quiz. What do you say? I thrive in. Quick pressure. Go on do you know how much of the food supply in the. US never makes it to our mouths. Ten percent thirty two Orley percents. Thirty to forty percents is the estimate in fact folks at the. USDA the US Department of Agriculture estimate that you could fill the Willis Tower in Chicago goes big skyscraper every year forty four times the amount of food that goes to waste that is staggering. Food waste is this huge problem and on top hopping being a massive waste when food ends up in a landfill. It rots and a lot of methane is released and methane is a greenhouse gas which is a huge contributor attributed. Climate jets right. It traps heat in the atmosphere and methane is over twenty times more potent than carbon dioxide in terms of its warming the impact in fact a recent report from the United Nations found that up to ten percent of all human made greenhouse gas emissions are actually linked to food waste. I humans we're just we're just the worst you know but we're also kind of good at coming up with solutions for Demar species. Okay sure well to solve this problem. Some farmers farmers and Massachusetts are taking all of that methane making food waste and turning it into energy actually making electricity to power nearly fifteen hundred here at homes. Wow that's pretty amazing. And to make that energy these farmers or combining that food waste with something else that can be a big source of methane especially on big big farms. I'll give you a hint. It stinks Oh cow poop. That's right and it's stored in these big pits and cow. POOP can release a a lot of methane as well. So you're saying that farmers have found a way to take to methane sources food waste and manure and turn it into energy. That's right to methane source is is one stone so today on the show we had to Massachusetts to get a closer look at how some dairy farmers are turning tons of cow. POOP and truckloads food waste into Green Energy Alison. I suspect this is going to get messy but I was thinking more like two parallel line from our colleague. Dan Charles. We're GONNA get a whiff of the future. Okay Allison before we get into how these farmers are doing this a host talk about. Why is it just about methane and the environment? Well I mean. I'm sure a lot of farmers do care about the environment but really times are tough for dairy farmers is out there. I mean many farmers are looking for ways to diversify their incomes. They've gotten very efficient at doing what they do. Producing milk perhaps to efficient. And that makes it tough have to be in business so my name is Peter Melnick and I'm a fourth generation dairy farmer in Deerfield Massachusetts. I visited Peter's farm late last year. He's one of a handful of farmers in Massachusetts converting wasted food and manure into electricity. He has essentially turned part of his family farm. Fire into this mini power plant. Well and he says they're saving about one hundred thousand dollars a year by producing energy a hundred thousand dollars a year. That's huge savings. Yeah Okay so how. How does this waste to energy process actually work so a key piece of equipment on the MELNYK farm? Is this ANAEROBIC digesters. adjuster fun name. What is an ANAEROBIC digesters? So it was basically a big sealed tank and when the food waste in the manure are put into the tank and heated. All all of this biomass is broken down. By the little organisms the bacteria and a methane bio gas is produced from this big mixture. That's right and and the digest that he has on his arm has a tank that can hold about a million gallon of what is basically a big organic waste Brownie. Yes and then as methane is released it rises to the top of a bubble shaped dome recapture the gas in that bubble and then we suck it into a generator. It's about the size of your car. And that engine run on methane instead of diesel or gasoline and that in turn is turning big generator which is then creating one megawatt. The water is one mega law a lot of electricity. Well to put this in context. This operation power is not only his farm in his home but a lot more. We only use about ten percent of what we make in the rescue. It's fed onto the grid and it's almost enough to do fifteen hundred homes. That is a huge output. Oh put energy fifteen hundred homes and you mentioned that Peter is mixing food waste in with the manure. Why is he adding food? Waste too well the more you add to the digested the more volume you have. The more electricity can make so that manure may not produce enough to make the economics of the digestive system work out you need scale right. So Peters not not only using this manure he's also processing millions of pounds of food waste from across the Boston area food that is spoiled or surplus also a lot of waste products from food production facilities around the state traditionally all this would end up in a landfill but instead it is to his farm we presently take in about a hundred hundred ton which is about three tractor trailer loads every day. WHOA that is a huge amount of food waste? I watched it. It's amazing I mean these trucks and and it's just piped in to this big hit where then ends up in the digest. Her gets waste from the local creamery. Waste from a local brewery rury local juice plant and then another big source for him is waste from whole foods. The grocery chain seventeen of their stores in Massachusetts participate dissipate There's a woman at whole foods Karen Franchet. She showed us how it all works. We do have items that we can't sal either because they're spoiled vitamins. That are bruised that we might not be able to sell so what she showed us when we visited. Is this big industrial Masher. This was at the whole foods roots in Shrewsbury Massachusetts. It basically gobbles up everything that would be wasted and you can imagine. There's everything from bones. We put fish in there. Um Vegetables You can have dry items like rice or grains so it really becomes kind of a liquefied food ways liquefied show. Yeah Okay and what happens next. Wow so the slurry is loaded into the tank of a truck. It heads to Peter's farm and then it goes right into the digest or anything anything that ends up going to landfill or incineration costs us more money. That is the most expensive way to get rid of waste on our source so this is cheaper for whole foods. That's right it is and also I should point out in Massachusetts. Grocery stores and food producers aren't allowed to send this organic waste to landfills anymore. The estate passed a law back in two thousand fourteen that restricts this it applies to all businesses the generate over a ton of organic. Waste a week. Wow so there's incentive for supermarkets like foods to participate in something like that exactly. Okay let's go back to our farm for a minute. Can any farmer get in on this. Like how did Peter get his digest her. Well here's how it works. The digesters are built and run by a company called Vanguard Renewables Vanguard pays farmers a fee for the use of their land and and also gives them free electricity to power their farms and houses. Right now there are five digesters spread out across the state the CEO. Oh of Vanguard Renewables Jon Hansen says he hopes that this whole operation expands. There's more than enough food waste in Massachusetts to feed all of our I five digesters plus many more allison. Do you get the sense that this is something that can be realistically expanded. You know I think it really depends on the right mix of policies as an incentives. That's what Massachusetts put in place. They passed the commercial food material disposal band. They had a series of grants. I mean this is a new approach so I think we'd have have to look to see. Would we have some kind of federal policy or other state policies to promote this handsome and told me he's really inspired by what's happened in Europe where he says there's more than seventeen eight thousand digesters so we saw what was happening in Europe where anaerobic digestion is extremely widespread across the United States. We don't have that incentive incentive program. We don't have the federal energy policy or any federal benefits. Fran rubel digestion. We are at the cusp. We're at the early days. We've finally got the economics onyx to work. And when I spoke to Peter Melnick about this the farmer he says he really agrees as the price of milk has really been flat. The digesters for is just been A home run for us in that sense. It's made us more sustainable environmentally but also economically as well Alison thank you so much for taking us to Massachusetts where this kind of amazing chain of suppliers and energy makers exists now. I know where to send all my extra cow manure and food waste. Oh my pleasure. It was really a great story to report.

"Developed. WGN radio's daily conversation about the life of business and the business of life. This is the opening bell with Steve advantage on seven twenty WGN. Good morning everyone. Welcome to the program today is Tuesday September the eighteenth five eleven in the morning. And here we are again. Another addition of the opening bell and another business day getting underway. Thank you for being with us this morning. Lots to cover this morning. You heard there in the opening montage space x selecting a passenger for its rocket to go to the moon last night. We found out the name of the new astronaut forty two year old billionaire from Jap Japan, you Sokha, Maza Maza wa he is an art collector and entrepreneur who's forty two years old signed up to go on that first ride on the B F are the big falcon rocket to the moon. Lots of hurdles to get through before a human. Let alone a civilian gets on a rocket and goes to the moon, but exciting nonetheless, we've got a great show for you this morning Willis tower has unveiled what's called catalog sort of neighborhood of its own with dining shopping, fitness entertainment, other stuff, we're going to be talking with someone about that this morning. The portfolio director at e q office overseeing the Willis tower project will be your David Moore. We'll bring him in just a moment. Charlie here this morning a little bit later in the program. Tim Roach will be here. He's the lender. Talk about small business lending trends that'll be at about five forty this morning. But first, let's hit the WGN associated big market desk to find some numbers. Dow futures look like they'll be positive as we head to the opening bell this morning. Dow futures up fifty seven points. Nasdaq futures are up about a third s and p futures are up about a quarter. Later this morning heading eight thirty Chicago time around the world a world in London markets are up by a fraction in Germany up by more than a quarter in France of by more than a third and in Asia this morning markets have generally in positive territory as well with the Nikkei in Japan more than a percent almost a percent half. And that's about three hundred twenty five points. The hang sang is up about a half a percent. The Shanghai is up almost two percent and oil is trading at about sixty nine eighty nine of barrel, which is up about ninety eight cents. So lots of numbers there from the early morning markets that will keep you posted on through the morning. A couple of stories before we get going here. This morning shine. China says it will take countermeasures to President Trump's decision to raise tariffs on two hundred billion dollars worth of Chinese imports. And an American business group is warning that downward spiral will happen. Now. If this trade battle moves forward. The commerce ministry has given. No details of what China's response will be to the US tariffs imposed yesterday by the president that take effect again on September twenty fourth the fight over Chinese technology is at the center of this Beijing previously released a sixty billion dollar list of goods for retaliation Trump administration announced the tariffs on some five thousand Chinese made goods that will start at ten percent beginning on Monday, the European Union's. Antitrust watchdog is investigating whether automakers BMW dime lawyer and Volkswagen colluded to limit delay development and roll out of car emission control systems. The EU commission says this morning that it's received information that BMW Volkswagen and VW units Audi and Porsche held meetings to discuss clean technologies aimed at limiting car. Emissions of front and center this morning. We begin with catalog, and you development, three hundred thousand square foot development at Willis. Tower that will house dining shopping entertainment. It's actually big enough to be considered its own neighborhood. We're happy to have with us. David more this morning. He's the s VP portfolio director e office and overseeing the so Willard Willis tower project. Good morning. Welcome to the opening bell. Good morning. Steve. Thanks for having me on. This is pretty cool. We're looking at some of the renderings of this and going through this this morning. Why this development why catalog is the name? Yeah. So the United start with the ladder. So the the name catalog is really a nod to Sears in the history of kind of mass mailing and the development of the catalog in Chicago in in kind of really a period of time. When Sears is really the leader an innovator set the nog to that history. And you know, what we're doing here. I think you hit it spot on when you introduced it. It's really creating neighborhood. So what we see right now. As an office owner, so each office buildings across the country. And and it's really it's all about town in in trying to help office, tenants, you find and retain and kind of inspired that talent creating a neighborhood, basically taking the scale of Willis tower, which is always been there, and and the bones which have been there since the early seventies and really trying to reinvigorate it and breathe some new life into it create this new urban destination that that the loop work really wants today, and that's part of the two it's not just for Willis tower. It's for the entire neighborhood this development, like something like this again, the size and scale of it is pretty substantial could really change the whole character of that area. Couldn't it could it couldn't. And I think we, you know, I think it will look at it today were already well under construction, and you can see the steel going up around there. And there's already a lot of buzz in a lot of a lot of interest is given just given what? You can see. But once you will be done here in the first phase in the middle of two thousand nineteen and you really will see this this compare this brand new destination now that people are gonna flock tune right now, it's you know, it's the south end of Wacker drive. Very prestigious location close to transit close to a lot of the best things of the loop. But if you think about where you go to get your lunch, or where you go for after work to get drinks or food or whatever services you might need. There's not a lot of options. So or worry we saw that at an opportunity we should. But how do we address those needs and really really helps serve our customer. That's that's what we're doing right now. When do you expect to see people in this using it on a daily basis when it's calm when it's complete one is the date for that. The final completion will be early twenty twenty. It's a face project. So it's it's a multi your face project. The in may of two thousand nine hundred we'll have the brand new entry on Wacker drive in all the new street. Frontage kind of along. Wacker drive will will start to deliver. Then the bulk of catalog it's gonna deliver later in two thousand eighteen so late third quarter early fourth quarter of two thousand eighteen is when you really start to see it opened in all the new retail destination available for for people to enjoy David hang on with us. We're gonna continue with David more this morning at eq- office. We're talking about the Willis tower catalog project. We'll get into some more of the details of what is planned there with David as our conversation continues. But first at five eighteen we need to take a quick break update. Traffic.

"To jump off the Hancock building, which was the only one we got the night on they because I wanted to jump the handcock and land in a park, and the park was next to a building called water tower place and water tower place. I believe we're an adjacent building has a children's children's hospital there, and they wouldn't even let helicopters land for the children's hospital there. Just for some reason. Anti-noise Uber. Yeah. And I've had the Hancock building would have been cool because it's actually not sheer and that just, you know, it would have been, yeah, visual. Get a good start. Well, you you would you if you if a knucklehead jumped off there in his tennis shoes in his business suit, he's landed in the street. He's not hitting the Bill. Okay. But it still is sheer. Okay. Good new? Yes, so angle, but still not vertical. This is actually right. So there was that. And then and there was a fly by on handcock that got denied, but everything else went through and those were. Flying down Wacker drive with the Willis tower on your left. A sharp left around Trump Tower and down the river, and then another one passed Aon centre with the huge park. I can't think of it on our right and into we opened near a building called aqua and landed in a park of drought by condominium buildings, and then the culminating one was a line that it I didn't see it the first time I went on top of the Sears tower. But the second or third, I spotted it and it it not only matched the director's vision perfectly, but it. It was a bold line that would withstand the test for time of time in this board of wingstop jumping and auto. Nobody is ever been up there. Anybody even noticed it. But when I first showed Mike and John on Andy, Andy, Andy will do anything, but they said, well, why we haven't coming off here and this was a corner of the building where you're out on the Iraq, like ninety degree corner, protruding, ninety degree corner, and you have to step off and and you're going to enter ninety degree v of architecture geometric architecture. Oh, so if you look at this table and then imagine you know to to chairs like that. Yep, but they're down here. So you're jumping off into this awhile, ninety feet down your in a world of buildings. The windows are right there. Because you it's going out like that. So and you're, it's. Counterintuitive because you are heading straight towards where you cannot go a bunch of tall buildings and a bunch of dense streets and nowhere to land and nowhere to fly. So you have to go off that way and turn around and come then around another building, call three, eleven Wacker drive, essentially an estrin estern, but a proper rest or not like a little weaving. Turn to ninety degree turns which is a lot to manage in a wings. I mean, that's gonna be tough for people to. I get you to major energy in your speed, low velocity on your first turn again with, and yeah, and below the ninety degree below the v. is allege. There's more architecture down there. So you know it was it was it was down there. It was seven hundred feet down. Yeah, but in an SA expert, it's at least visual. Yeah, your diving towards it a seven hundred foot ledge you know it and. The the guys gave it the moniker suicide corner. It was the one thing that made us all really Dervis. And so I picked a rehearsal which they. Obliged? Yeah, incentives to Switzerland on a paid rehearsal with the helicopter. And that was believe it or not. Fun and shocking? Yeah, we, we found a cliff that. Was thirteen hundred and seventy five feet yellow shin, which are familiar with my first wing SU base jump in the valley. Yep. So we trained yellow ocean and we because we figured all right, we need to take five ways off yellow ocean. Yeah, and the first time we did that was like, okay, this is this is scary as hell, and we're going to add a whole bunch of other components to this. Yeah, so we try and on this thirteen or seventy five foot cliff..

"Of times, it's just how is, that building standing up and Woody mentioned the latest building that's right. There at the river junk Shen it's one fifty north riverside and it's got this skinny little footprint the designers gets partners who were here. In Chicago they said in one of these programs a year, ago the site designed the building they had this little skinny place to have the footprint goes up four stories than it. Fans out. Two three times that with goes up. Fifty stories and it's just staggering. Looks like a tuning fork which it's called one fifty north riverside and it's right at the junction, of the river, at the south west. Part of it and when you what I take people out on my crews and we're going. Through the. Junction and they see the shape of, it and it's it's like. A ballerina standing on point and? Then it's going up fifty stories they're just stunned by how it stands. Up, and it does that with amazing structural engineering and a little secret that we. Share that. In, order to keep the building from, swaying too much when it's really windy they have there's a fancy name for it but they basically have. A big swimming pool filled with water Water on the top floor so there's the wind blows the building one way the water sloshes back the other way Homa, and it makes the building move less. Overall in the wind the you know the structure no this is absolutely true the structural engineers are the magicians who make possible the designs that the architects develop so along the river and when you go out, onto lake, what is the building that you've, talked about five thousand times and you're still most astonished by Well that is definitely one of them sure and you know I it's sort of a classic that the Willis tower. Excuse me originally the Sears tower there was just so much innovation in being able to build that tall that Bill that tall back in the mid. Seventies that nobody. Had, thought of. Doing before. So, we talk about how that was made possible and aqua is always a. Pleaser just because of its sinuous. Balconies and sort of the random shape of each of. Those balconies people just and it looks like a waterfall going down the side because the windows are sort of does and the coolest thing about aqua which we've, mentioned a, couple of, times, now is the architects. Name is genie gang and Jeannie gang is a woman she and yes well that's unusual I believe well, it definitely she is one of the, leading architects in the world today she happens? To be a woman she's practicing here in Chicago And she's just always has a unique inspiration for her different buildings aqua, she will tell you was inspired. By. Geologic formations on, the, upper Great Lakes that she remembered was sort of, horizontal rocks and, water cascading over them and each of her buildings is unique and just a delight to look at well I truly wish we had more time but we're out of it so..
