"This is national native news. I'm Antonio Gonzales Arizona Governor Doug ducey announced Tuesday. He signed a proclamation to recognize October Twelfth Twenty Twenty as indigenous Peoples Day on the Federal Columbus Holiday Emma Gibson. With Arizona public media has more the proclamation came after state Senator James Sita Pash Loci, and a youth led advocacy group Indigenous Peoples Initiative called for the change. Dylan Baca the group's president who is White Mountain Apache and Navajo says indigenous. Peoples Day acknowledges accurate account of Christopher Columbus's violent legacy. This holiday is significant for me because it works to try to eliminate the stereotypes in stigmatisms associated with indigenous peoples and Tribes Paschall K. called on Governor Ducey in. June. During President Donald. Trump's visit to Phoenix to establish the state holiday using his executive powers. She now says she will introduce a bill to permanently changed the holiday in the twenty twenty one legislative session. For National Native News I'm Gibson the Navajo nation is returning to fifty seven weekend lockdowns. Stay at home orders due to a rise in positive covid nineteen cases on and near the reservation. Tuesday's announcement comes a day after top infectious disease expert Dr Anthony Fauci praised the tribe for lowering numbers crediting the tribe strict covid nineteen measures which were enforced for. Months some of the orders including the fifty seven hour curfew were eased. But during virtual town Tuesday Navajo nation. President Jonathan Nez had a stern message for residents to stay vigilant Nez, a cluster of forty or more positive cases traced back to travel and spreading the virus during social gatherings which are restricted on Navajo land, and so we're going to have to. Slow everything down we're GONNA have to stay at home orders because we don't know how far. This has gone out in. Contact, with other people, the new cases were reported in Arizona and new. Mexico the tribes also asking residents to avoid areas in Utah, considered hot spots for the virus. NATO advocates encouraged young people to engage in the voting process on national voter registration day. Barb Hartselle works with the LAS, Vegas Indian Center on the native vote she talked about investing in native youth by using traditional teachings and connecting them with issues native youth face today, really taking like arc additional routes in how we carry ourselves in is important to us and being able to invest in our youth in meeting them where they're at and letting really understand though it seems so big and so massive or maybe. It doesn't seem important at all. It really does determine a lot of things like it really determined just how far come from grandmothers and mothers generations to wear. We'll go with their next generation. Hartselle took part in a national congress of American Indians virtual gathering, Tuesday along with tribal leaders and native women in office. "I don't even know who that voice is, like. I don't know that guy. I thought it was. You know, It's not like I can talk that fast like a micro machines. Guy was. We're in studio with fun. Amy from the market is just crazy right now. Crazy lot of a lot of stuff going on right now. And what I'm hearing from some people. Is there having AH, hard time getting refinances pushed through because either their lenders are too busy or their lenders don't want to do riff eyes because they want to focus on just purchases, which you have the balance of being able to do both of them. Somebody wants to buy a home. You can help them. But who is right now is the candidate for a re fi. We have a lot of Katie our listeners that may not be aware they've been hearing about rates so low. Well, guess what. There. That little er Yeah, they're together. They're lower and they're now paying you to lend you money. But listen to the show and should consider texting the word fun 2411 and 92 3 because They might be a candidate for a re fire or six months ago, They tried to get a refi, and it wasn't a good deal for them. And it might be a good deal for them now. So anyone who has not re fight in the last six months very oh Tex Short for 11 92 3 Because you know, like we've spoken about before. Ah, lot of criteria would would make someone eligible whether you're going from F h A to conventional of your dropping PM I if you're dropping your raids and a real A popular idea right now is pulling cash out of your home. And a lot of people are pulling cash out to buy other properties. Because the market is so hot there paying off debt. I'm you know these air equity levels that we haven't seen since you know the boom in 2010 and was saying that I do not think that this is leading towards what I'm sorry, 2006. I apologize. This is not leading towards what 2010 wass because you know what we're doing all the right things for the correct amount of appreciation. You know the loan programs you still have to qualify for which was one of the major problems back in the day that you could get a loan is long Poles. I'm an appraisers are really being heavily monitored right now to make sure the values are staying in check. I'm so you know, I think this is just such an exciting Healthy time. Tio do anything real estate related, Whether it's refinance purchase sell. Andi do need more sellers because we have so many buyers that are looking for homes, and I know you guys have talked about that quite a bit. But if you are looking to potentially cell, maybe a rental property or something we highly recommend looking into that well, you mentioned you mentioned the timing. You know if you haven't refined in the last six months because For my wife and I. You re fight us about a year ago and saved us like 3 400 bucks a month, and we just re fight again last week, because, well, the interest rates keep getting lower. But we'd love to have you have a conversation with fun Amy about exploring all of your options when it comes down to refinancing or buying a home. All you got to do is text the word fun. 2411 92 3. That's fun. 2411 92 3 So What I hear a lot from our listeners about you, Amy is that they just really enjoyed number one. How fun you are. And number two. What they what they learn from you, and so That being said. I have people that say, you know, I'm thinking about selling, Maybe in about a year or two with rates, how they are. Should I refinance and then I said, Well, Talk to Amy about that? Because she's going to have a discussion with you about break even point. So I wanted you to talk about that Just a little bit so that we can inform some of our listeners on that. Yes. So what I tell people you know if their future plans might hold is the future is not here yet. So you may decide to not sell like plans can change in an instant. So you know if you have a situation that it might save you some money right now, and what rain is talking about. Break even point is What point your costs, you know, are offset by your savings. So on a typical refinance, we like to see your break even point. Outside of you know what your plans might be to be less than two years? Definitely less than three years. So what that means is if let's say your payments going down by $100 a month on dure. Total Closing costs are $2400. Well, 24 months is your break even point. So that means just just oh, about two years you are going, Tio. Safe from the refinance all savings you paid off whatever cost that you incurred during the refinance, So if your goal is to sell in a year, then we would have to make sure that there was either a no cost option or That that goal. It's fluid because you know there's really not a lot of benefit. If you're going to refinance and incurred cost just to sell it in a year because you won't make up the money that you slept, But perhaps you're doing a cash out refinancing. And there's something you want to buy something up in the White Mountains, which the recon group could have right now, but good, but that is a completely different situation. I'm talking stick, but I'm staying with you. If everybody's got a unique situation, we'll want A little bit more about that. But we do want to let you know how to reach fun. Amy or you got to do is text the word fun. 2411 92 3. That's fun to 411. 93 wouldn't get into the different scenarios in the different options, but one of the things That our listeners need to know. And so many of our listeners have learned over the years is if it at the end of the day if it doesn't make sense for our listener to refinance and the break even point is not there and you're You're going to tell him and just say Hey, listen, you are because you're not just trying to hit quotas like our police officers up there in the White Mountains. I've gotten several full. That does sound like it's your fault. You didn't budget for that, did you, buddy? Full disclosure. They are some wonderful human beings and I have deserved every ticket that I have received. You're not trying to hit quotas here. It's a matter of what and it's always you know, with what you do and what we did. The recon group is always with it's always what's in the best interest off the air listener. Absolutely. I will talk someone out of doing alone. More often than I will talk him into doing it. It really does need to make sense for the big picture. I'm like, for instance, you know you can go online. Do an application with one of these You know, big box pain and well, not even though you will lend you money dot com and you will get a quote and they really feel that people only focus on interest rates. So let's say you'll get I've heard recently People have been quoting a 1.99% rate on a 30 year fixed. Whoa! That sounds amazing. It cost them $12,000 to get that 1.99. So you know at some point, unless you're going to be, you know, that's that's like 100. Months of recapture or break. Even so, I mean, almost 10 years before you start benefiting from what the cost What with the cost of that rate, So you know, I analyze all of those items with you and, you know, just try to figure out a really great balance between your goals and your timeline. Your interest rate your cost, You know, just making sure that it really, really make sense. I'm not going to just quote you rate and really not have any consideration for what it's going to cost you or if it's going to meet your goals. All right, go ahead and text the word fun 2411 in 92 3, even if you are sitting on a quote from a big box, bank or online service or just another lender, and you want a second opinion. A second pair of eyes on it. Regardless fun. Amy is your resource when it comes down to refinances in obtaining.

"Up to the White Mountains there. But, you know that's not going to last forever. And how we utilize and how we save. And how we manage our water is, what really here in Arizona really best out of all places on the planet. We're placed that water, the desert's more critical. We can grow more life and live with more beautiful life. You know, based on how we allies water, so it's really the key. I mean, this is a beautiful state with our climate and it's great that we have some golden than their hills. But the most the second most valuable asset the number one most valuable asset, here's the people but behind the people the next. Biggest asset is water and somehow it managed. It's critical you. It's so much more beneficial to our plans to put it on properly. So when we're watering plants, we wanna deep water that pushes the salts away, because our water does sometimes have more salt, and then the roots and the plants go deeper, and then they can use less water. We lose less to evaporate, and so lots of different theories, and there will get right to the phones first color, the morning, we have Mr. Dennis. Different studio today. So I had a slide over the phones. Denison tempe. Good morning Dennis. Good morning. How are you, sir? I'm doing fine question. How do you get rid of crabgrass? Well, there are pretty good sprays for crabgrass than this special crab gas killers, and they're very selective. They're not gonna kill remember to grass and the only thing you have to be a little careful of it is volatile using this time of year. So when you're spraying it you wanna spray it early in the morning, not when the winds blowing, but most of them are going to work pretty well, but aside from that mechanically. It's really tough, you know competes so well, and it just hard to kill so you really have to use a chemical spray on it. Okay. All right. Time to plant fescue grass. Well, if you lived in Las Vegas, Tucson and be right now, but fetchy grass here in Phoenix, I've never really seen a lot of great lawns with fescue here does fantastic in Tucson does fantastic in Las Vegas. But here in the valley, just seems to be a little too hot in the summer for it. Okay. How about under under trees? Does it work? Well, they're not especially I mean, you'd be better off with Qendra. Okay. Saying august. But if you want to grow some Saint Augustine you could do that. You could plant that now as well. Okay. All right. Oh, great. Okay. All right. Well, thank you very much. Have a good weekend. Happy Memorial Day. Bye bye. Oh, let's see next up. We've got Rick and Mesa. Good morning, Rick. Morning, sir. How are you today? How are you? Great. Thank you. I have a question about husky cherry red tomatoes. Okay. And we have a problem with the, the leaves are all Brown, and crispy on the on all the extremities of plants. There's still green good leaves down lower. But every everything up high just starts getting Brown and crispy, and I was wondering what I'm doing. Wrong sounds like to be rookie. Have put too much fertilizer on. Too much. You might have a bird with nitrogen, and I don't know that, that plants can recover this year. It may I kinda doubt. It said the one thing you could try to do to cure, it's to leaks the fertilizer out of the soil. What type of fertilizer of used? That I don't know. I'm calling for my wife and I don't have that she probably put too much fertilizer on, whoever the person fertilizing was, so what you wanted to try to lead the fertilizer plant. So if you can just water around the pots or in the ground, they are in pot okay that's gonna make it easier to Leach. So just water them three or four times. And let the water run through the pots all the same day that should Leach out, most the fertilizer, and then stand back and wait three or four days and see if they start to pop out new buds and grow. It's the perfect we normally have weather now that the speak on. But there's certainly a chance right now for them to come back out. And so I would try to leave some very heavily. Would I have you talked about is Makoto in the past and different things? And I have that is that something that would be better used in here as far as flow released an excellent fertilizer for any kind of thing growing any container, and I would certainly recommend it, but not now. I mean now eliminate the nitrogen, so we want to lead it out. But no normal plant food to grow with Oz. Makoto containers is very easy to use. Okay. I'll make sure well next season or whatever. That's still. We still have nice tomatoes, you might still try another another round. Who knows? He may never get one hundred this year. I don't know whether it's been whether it's very much, but yeah, usually it'd be too late. Thanks, rick. All right. Bye-bye. For some reason, you do want to try more tomatoes, this time of year. What I would really recommend Pearson. Pearson's. We'll take the heat better and then almost and the other. The other thing is just regular giant cherries. Sweet one hundreds in those three varieties will take the heat better lasts longer into the summer, and who knows we may have the summer that just doesn't get so hot wouldn't plan on it, though..

"But if you're if they're back lit if the sun is shining behind your subjects you need these the shade white balance because now the. Light shining on your subjects face is actually the blue sky, and they they are technically in in open shade right now. And so there's all these little. Minutia about white balance that that can catch you up. If you if you don't pay attention. Anything a lot of people say, well, I'm shooting Cam Ross doesn't make a difference. Yeah. But again, if you're not shooting wrong, and you're shooting J peg it makes a world of difference. And like you said, it's it's good to put it in or to set. It the way you're said. And then what you're looking at it in the computer at the White Mountains, totally off than you know, exactly who big sure I adjust this white Balan. Yeah. Now one way to fix it one way to fix it. In camera is by using different devices one of the devices you recommend the passport. I do. I like the the x right colored checker passport. It's it's a good tool for for creating custom white balance or using enough writer for those that don't know it explain what it so it's just a little it's just a little case. A little plastic case that slim like like the size of passport clicks open. And then it's got these color swatches in it, and it's got a gray swatch, and you can take a picture of that. And then and then we back on your computer. You can just click with the white balance tool and get get the right white balance off of that or you can use it while you're shooting to create a custom white balance inside your camera or you can even use it to create a custom profile if you're if you really wanna get serious, but it's a cool tool. But I mean, there's plenty of times when I don't have that. And and I use a white piece of paper to to get away balance or as a white tablecloth at an event, or I use a white shirt that somebody's wearing sometimes the whites of the eyes or or teeth can work not if you might teeth you'll end up with like a blue picture..

"Our localising renewable energy to make up for lost generation from nuclear power plants but you're basically throwing all your money and energy into running in place so we are going to be far behind our shortterm commitments for the club for the international climate agreement are voluntary targets basically you just can't do even the modest things that we want to do with plants retiring unless you make hard decisions like this it's a hard decision right there is a long history here that we grapple with on this podcast i'm from new hampshire and i understand why it's potentially so damaging for people to see a transmission line go through the white mountains and this line of course has now evolved in a lot of it's going to be under grounded and her stand why people are opposed to it but there are some just deep unsettling tradeoffs that we need to make in order to make up for these nuclear retirements and to expand our renewable energy goals and i i just think it this is the perfect encapsulation of that series of decisions ever gonna need to make over the coming years well this was the statute that was passed in the massachusetts legislature that will that really set it up this way were hydro was included that it was a large rfp that it was not meant for a smaller resources generally can a lead you to think why don't we make sure that all of our policies are much more integrated with larger and smaller facilities but this was the way the statute was written so i don't i don't think there was much of a choice and in what kinds of projects we're going to be proposed with this i also think you're broader point stephen is that i would go one step further and macy's say that we had talked earlier ball bill mckibben article about how we need to be on a warfooting around this switchover to clean energy and i think when you're on a warfooting you look at everything that seville.
