"About what to do to get in the holiday spirit. What are you doing? Or maybe there's something going on near you that you want to share with us, 31 to 91 7200. Got this sent to me on Twitter. Someone shared a picture of a store in the West loop. And it is a picture inside of a really beautiful Christmas tree. All lit up and next to it is a kind of Ah, fake Mary Mayor Laurel, Lori Lightfoot, and she's wearing her Christmas Santa hat, and she's got her mask on, and she's standing there with limited stern eyes and Notebook and basically saying, Hey, celebrate, but not too much. So that's that's the image. Thank you for sharing that. Let's talk to Dennis Rodkin. Far as I'm concerned, the best there is when it comes to covering residential real estate, and he's a crane's. Of course. Hey, there's a story today, and the headline is 2020 has been very good to And there are so few ways you could actually feel that sentence. But here the way it goes is 2020 has been very good to this suburbs real estate market, pointing out in many other stories that ah lot of suburbs have fared very well in terms of home valuations. This year. I guess there is a least one good thing to come from it, I suppose is people like this are the way we live is changing, and what we're looking for in our home is also changing as we spend so much time. They're Dennis. Thanks for joining the show. Guyana and thank you for that introduction. I feel I'm flattered. Thank you. I follow your I don't think I ever told you this, but I follow everything you've got out there because I mostly just feels like you got the finger on the pulse before. Most people even have any idea what's going on. And so thank you for doing what you're doing and being so good at it. Okay, So this one This one Dennis talks about the first thing you put talk about the area is Villa Park and you're saying just a few days after putting the first sale sign up, it's under contract, and it's just going like that. What's going on in Villa Park? You know, Villa Park is a really interesting story. A lot of suburbs are doing very well. There are a lot of parts of the city but more suburbs doing very, very well on home sales this year, Villa Park is popping homes are selling in an average of about 43 days. Compared to 70 days last year. 70 days is pretty fast, 43 is is remarkable and again, there have been several examples of homes and selling 235 days they sell over the asking price. That's the sort of thing we usually we were seeing when the market was really hot in the West loop when it's been very hot in Roscoe Village. Places like that one real estate agent referred to Villa Park is usually a very sweet pea place, and I think Hey, This is my hometown. Be careful there, Dennis. Be very good is my hometown. And yes, it It's booming. It really is booming. Let me tell you, my my nephew just sold his house in less than two days. A nice ranch in Villa Park. Oh, yeah, myself in my story, or he could be, I don't know, but it's crazy because it Villa Park is centered in a bunch of, you know, high interest areas like Oprah kins, Dale Elmhurst, and here's Little Villa Park with Lombard next to it, And those are the two affordable towns in the area, and that's where young people go because you know, it's it's beautiful. There's a prairie path. You know a lot of parks. It's It's a beautiful little tone. I think you just explained it pretty well. Didn't you have something? That's why people go there? I'm sorry. I even called I'm sorry. I'm very proud of you. Stand by for a second. I have a follow up question for Mary. So it's Near everything, and you've got him. It's near Oak Brook. It's yes. Near the malls is Yorktown. Oh, Brooke, right there. And you're You know the train. It's exactly west of Chicago. You know, 20 miles Mm hmm. Says promotion. According to your article, Dennis I learned something for most of the 20th century was essentially Villa Park was oval Teens Company town and you've got lots of different kinds of houses. They're not all the same. You got a lot of trees, and it's just what's not to love. Yeah, and I so what's really happening this year? What's really driving it up? Mary mentioned affordability compared to towns around it. One thing that is happening this year is that interest rates which have been Dropping and dropping and dropping over the course of several years have been epically low This year. They're down. They had 2.7% this week, and some of some people might remember paying 18% in the 19 eighties. This is this is remarkable and what it's doing is it's converting a lot of renters in the homeowners because it's cheaper to own It's suggesting that if I you know if I need more room, we both need offices because we're both working at home or or we need a classroom space. Then it's affordable for me to move up. And so if I'm sensitive to interest rates if I'm somebody buying in the, say 252 $400,000 range I'm sensitive to interest rates. I want to get as much as I can for the money I've got so they go toe. Both. Many of them go to Villa Park because, like, she said, really cute houses. Fun things to do like the prairie path. There's a place called fuel and Cream. There's a brewery on D. It's just It's close to the city. It's close to shopping. It's it's a really It's been very interesting to see a pop like this house is selling fast. So what, Actually when I started out by saying it was described to me as sleepy, we were talking about the real estate market. The real estate market in Villa Park has been had been pretty sleepy. But if that was the case, then its eyes are wide open right now. I mean houses selling really fast prices are up, which isn't a positive for everybody. But it is if you're a seller. On Can I just say? I hope my husband is not listening right now, because he wants to sell our house. He wants to downsize. And so we could sell our house boom like that, Like, I hope he's not listening because I don't want to move right now. Well, you're not helping Mary. You're not helping, but I would stay in the area, but I didn't. I don't want to downsize. I'm not ready. You want space? Yeah, it has come to visit. Dennis. Could we move on from Villa Park? Mary, can we move on from Villa Park for Justin? Okay, fine. I'm sorry. Just why would you want a couple more things in here with limited time with Dennis? Hey, Dennis, You're also been pointing out. Just there are a lot of hot housing pockets all over the city and suburbs. One of your most recent articles also spotlights these suburban housing markets are booming. Can you go through a little of that with us, please? Well, yeah, there are a couple of them to that air really going crazy are bearing the bearing scenario all the Barrington's North Barrington, Lake Barrington, etcetera and Lake Forest,.

So good apt to have it's a good site to go to for news. I saw Marty Hughes is report last night about the results sort of a summary of where All of the states are in the electoral counts and on the vote recounting and on their website. Got a nice little summary to state by state. If you're kind of wondering where things are We're downtown Chicago. It's beautiful here. You know we're not supposed to go outside so that we don't spread covert. But I think if you stayed in your car, this would be a good time to travel through the city because It just looks beautiful. It's not that crowded on the roads right now. And there are some architectural wonders. Plus the city's put up the lights. It looks like Christmas. Nobody came. Greg Randall is a managing principal. A G R E C architects and some of his work is nicely on display in the city. Greg, you're on WGN radio. Hello. Hi, John. Thanks. Thanks very much for having me. Yeah, Let's talk a little bit about what G r E C has been doing. You guys are big in the West loop, right? Oh, yeah, We've actually have done quite a bit of work in the West loop. As we all know, it's kind of a neighborhood Western market area has kind of been transforming for some time, and we've been very fortunate as a firm to be part of that. Evolution in transition and a lot of our projects where Chicago based design firm G R E C works all over the country and internationally as well. Andrea really try to focus our work and our efforts on experiential architecture in place making and so working in the West Loop. Give us a great opportunity to really sort of impact that neighborhood with a number of different residential communities. Hospitality projects. Is there a lot of places where people gather whether it's the word whether it's to play whether it's to relax, socialize with friends, etcetera. Andre. We're really excited about the impacts we've been able to contribute to in that neighborhood. For sure there was maybe there still is the idea that will create a building or or community. That you can live in, but also eating and shopping. In some ways, the corncob towers were supposed to be a version of that a city within itself. There's a building on the south extension of the Chicago River. That sort of mimics that is that a viable view of living in cities today. It's xcar. Tilly is an interesting point of view. And that definitely was sort of on trends in sort of in the sixties, but certainly bringing together all of those elements of persons experience or their life lifestyle into sort of one place, But we find that You know, humans are curious creatures they need to explore. So providing those things near each other and associating them somehow is definitely very important, but pretty model in sort of one box, I guess to say, um, isn't necessarily with the way we look at things anymore. We really encourage people got the community support things. Well, then, would you say the West Loop is this sort of hybrid of that then? Or an extension of that right? It's not all in that building, but that sure is a hot neighborhood. It's got residential. It's got restaurants has got entertainment. So it is. It is all in that space anyway. And it's certainly very, very walkable, right? I mean, there are you know you have a choice of restaurants. You have your choices of places to go for entertainment to interact with other folks. And some of those things actually occur, You know, sort of problem back at home. And, you know, Jerry see created the number of buildings one being Uh, the port at 8 45 West Madison, where we have integrated into that building. You know some retail but also a lot of social space is a lot of interactive spaces where many folks are currently working at home. And even before the pandemic, lot of folks, you know, we're able to work from home. Whether that's in their own individual unit or in the out, you know, external support spaces that we like to put into our projects that allow people to do some of those additional activities either in and around their residence itself. Yeah, I don't know if those first versions of this kind of living we were thinking about anticipated that are had that sort of Common space idea, But that sure seems to be a smart idea. Now what? What? Absolutely what's the what's the near term or mid term for a business like yours with the whole world changing about where we live in work? Are you changing the way you think about these places, or are we going to recover and you'll be in the same place all along? Yeah, I would say that. I think my answer and J. R C J actor has evolved over this pandemic. I think initially we spent a lot of time We do a lot of commercial interior space that works workplace as well. And so we spent a good amount of time sort of being Working on our white papers and thought leadership as it relates to have is the work environment change, and I think many people that maybe some folks that don't agree with this, but I think over time Um It's going to probably be our human nature to return to normal. It won't look exactly the same. I don't think it will be as Um I have to say that, you know, sort of unsocial ized. If you will. I think people need to be together. They need interacting they need to create in groups and not sort of remotely electronically. You have something in mind? Yeah. I wonder about normalcy? I hope Yeah, but I wonder, too, though. I mean, do you have a sort of sneak peek into the evolution of that? So there's going to be out of no shields or air filtration systems or touchless environments? What do you What do you think will be the next sort of twist on this? Yeah, I think those does will probably be new standards. You know, if if we think back of historically about the interior office space, it used to be what we call status Plan where everybody got a private office. Everybody, depending upon your stature within the firm, right, you get maybe you get corner office, but you would have support staff sort of in the center of the building. Everybody had a cubicle or everybody had a hard walled office. And then that evolved into what we would call the open plan admit not many officers work this way. Now. Even law firms, which are traditionally What we call status Planes have really opened up to kind of come out into a communal work place where people work. Shoulder to shoulder to a certain degree in the office environment, So I don't see that going back to the hard wall tube. I don't see that coming back to the private office. By the way. Do you see all the things that you mentioned? Um, you know, shields between desks and a across from desks being smart about planning those break out or amenity spaces and social spaces. Like cafeterias or meeting rooms and things like that. Well, um, probably increased the amount of square friends per person than in a typical office. Um, but also creating wider I aways. Um, you know, having Seven installation stations. Certainly improving in North Eric quality is a very big was, well. Newer buildings have that opportunity to adapt quickly to that as well. So air changes air prevarication, etcetera. Probably the way we should have been living all along. But the market wasn't demanding it. So would have seemed a little hyper. If we had.
