This is one time you don't get voicemail. They're all back in their office For this one hour. We have a captive audience of loan officers. And you know when you call them you don't get voicemail. You don't get his secretary. All the loan officers are in there, and every single one of them will give you their name and their cell phone number. So that when you hang up from them if you want to call them back today, tomorrow, the next day when you get home when you have some time you're sitting there with a cup of coffee and you have some more questions. You have a direct line to them. They're 800 number is 321. 5555. I'm trying to tell you about programs that I don't talk about much on the radio, and I'm going to talk about this one real quick. And I know most of you have heard this advertised on the T V. It's called the reverse mortgage. Now the reverse mortgage is not for everyone. First of all, you have to be over 62 years of age. So it's for for people that are over 62. And what it is, is there's no qualifications for it. All you do is the program works like this. I'll give you an example. My my Aunt, Virginia, she lived in Florida in Tampa. And she showed about $70,000 on her house. The house was worth 2 20. Her husband died and she and she was living in the house. And it was worth about 2. 20 she Oh 70 grand. Will the 70 grand was costing her almost $800 a month. All she had to live on was the Social Security check of 1500 bucks a month. And she called me in tears. And she said, Bill, I don't think I can afford to pay in this house and living here. I said Well, and she told me that our payment was $800 a month and she makes social Security is only 1500. And I said, and so you have only $700 left. And she said, Yeah, I with that $700. It's for food, My gas and electric my phone bill, she said. I have nothing left at the end of the month. Nothing at all. And I said, Okay, so we did a reverse mortgage for her. There's no qualifying. So I mean credit wasn't the best at all. But the credit didn't matter. Okay. The credit doesn't matter. They can give you because you're not going to make a payment. What they're going to do is they're going to give you about 65% of what The house is worth. So you and you don't lose the house. The house is still yours. They just facing alone on the appraised value. So the house appraised for 2 20. 65% is about 140,000. And she only owed 70. So they gave her the other $70,000. And for the rest of her life she can as long as she lives in that house. She doesn't make a mortgage payment now What happens is the interest is added to the loan every month, but you don't care because you're never going to have to make a mortgage payment. And the house. Then it gave her 70 grand and she was able to get somebody to do the yard Somebody to fix the pool because the pool was a mess, somebody to fix the garage door. It was broken and she could hire people to do that, because she had 70 grand. And she doesn't have a mortgage payment for the rest of her life as long as she lives in that house. So so, so now she can live on her Social security check of 1500 bucks. It is a terrific program for some people. You know if you have enough money coming in that you don't need the reverse mortgage will then is fine, but it works for so many people. And if you're not 62 years of age, that's okay. But you have an old aunt or uncle or parents that are of over 62 that are struggling to keep to make their house payment. This is the way they keep the house. They take the equity out of it up to 65% and for the rest of their life as long as they live in the house. She was 70 years old when I did this loan for her, and she lived just a year and a half ago until she was 85 years old. And she was able to stay in the house in the house that you know that she's lived in with her husband. She was able to live in that house after he died, and she had enough money to live on. It is a terrific program. If you want to get more information about it called the office. You have all of the loan officers in their, um Even Chuck is in there. Bill I try to go over there like once a week, but she really needs some help, and I need to hire people to go in and take care of her for several hours a day. But I don't have a lot of money and she doesn't have any money. So they did a very, very small gauge and they gave him 65 that they gave her, not him. They gave her 65% of the value of the house and the house was $400,000. And so 65 say, 65%, but they have their own calculations. The and it gave him gave him about $250,000. Alone and she never has to make a payment. But now she had $250,000 in her hand, and she has no mortgage payment. And now he could afford to hire people to go in there and take care of her. Because now he she has $250,000 and she and he can afford to pay people to go in for three hours a day, And then he would go in on the you know the fourth day, and then they would go in for three days. And but now he had the money to take care of her and let her live in her house. So the reverse mortgage is very unique. And it's not for everyone. The person has to be at least 62 years of age. Interest rates have fallen into the twos. I can't believe it, but I'll tell you something. You know most people and it depends on how well I say most people, but many people want to just reduce their mortgage payment. And let me give you some parameters. Almost everybody should refinance if your interest rate is three and 783 and 3/4 or higher. So many people are still in the force because you know the fours where was a perfectly good interest rate just a year ago. I mean, that's that's where we were, and we did a lot of refinancing. People be bored people down to into the 4th 4% for the quarter three and seven eight's. Well, if you could drop your interest rate by a whole percent. That's the first thing if you could drop your interest rate by a whole percent, and you can, if you Richard straight now is at three and 3/4 3 and 78 Or higher, you could bring it down a whole percent. Here's the second part to it. If you alone amount is at least $200,000. And I say that because you wanna have a substantial amount of savings. Why Because when you refinance, you have closing costs and you know, it's basically the title working the appraisal on the credit report, But I'm a normal alone. Let's say 2 50 You're closing costs are going to be about $2500 plus the appraisal being another 4 50 So you're going to be almost three grand. Well, if you could get your if you can change your mortgage payment by over 200 bucks a month, so that you're going to get back your closing costs in a year or less. I just did one the other day. And they owed 2 25 And they were at 4%. And we lower them down. And his payment was dropping $274 a month, $274 so he's going to get back his closing costs in 10 months. Okay. Now he's got the rest of the 30 years and he's making good on that. But if your loan amount is so small that you're only saving, let's say 60 bucks. You know, 60 bucks of 60 bucks. But 60 bucks. It's going to take you four years just to get back your closing cost money that they added into your loan. So you want to be able to get that money back in less than a year? So anyone who has a three and 3/4 3 and 7/8 or higher? And their loan amount is 200,000. Absolutely. You can save yourself some good money on I mean, decent money, you know, between 2 53 $100,300 a month. That's certainly worth it, and I'll tell you a lot of people instead of doing that. This one guy gave him the option and he's thinking about it. He could change his. He's been in the house four years, so he still has 26 more years to go on his mortgage. His payment would drop $274 a month. Or he could go down to a 20 year loan, and his payment would say almost exactly almost to the penny exactly the same. And he cuts off six years on paying his mortgage. So there's no right or wrong to that. It depends on the person What are you looking for? Does the $274 a month savings really help you right now? Lore. If you're okay with your payment, But now you can change your loan down to 20 year alone. Or if you've been in the house nine years and you still have what 21 more years to go. Many people can change it to a 15 year loan and keep their payment the same. That's so you know, that's called early retirement. You're never gonna have another shot of this. This is the time to do it. I'm telling you, this is the time. You know, I'm hoping if everything goes right, and there's no massive disruption anywhere. We should be able to hold these interest rates. I'm hoping for August and September as we get into October in that election, your guess is as good as mine. But for the next two months If you're going to do anything, this is the time to do it. You're not gonna have it. I'm certainly not gonna have it in my lifetime. It's a very strange for these interest rates to be in the twos. The twos, you know if you get a two and 3/4 interest rate 17 years from now, you're still gonna have two and 3/4 interest rate. I'm telling you, it doesn't get any better than this. So if you're thinking about doing that you have all of the loan officers of the company. In the office again. They want no money from here. They're they're just to answer your questions. There's no obligation on your part. You give them a call.
