So there's not she's not referring to Jews having that. She saying that I should not be expected to have that. She's not even referring she's referring to congress people. She's referring to herself as a congress person. Here. It is here is the tweet. Our democracy is built on debate congresswoman, she's responding to need Alaui. She's not implying that Jews have this dual Egypt's because let's face it as Paul Wadden Walden points out for decades. Now. The vast majority of Jews in this country are critical of Israel. That the the most amount of support in terms of citizenry in this country comes from Christian evangelical 's and plenty of Jews in Israel are also critic trivial, but in the context of Americans, she's not even talking about actual citizens are average citizens. She's talking about congress people. And when she talks about signing, a pledge how many people listening to me now in this emailer. "Hi, thanks for having me. Yeah. So the series is such a cool idea. Kevin. You're just watching the first season yesterday. I watched the first episode of the second season. And the way the show is set up is that there's expert interviews in the present. But in the show that's the past. Because then there's fictionalized I mean, obviously fictionalized versions of people setting up a society on Mars in what the mid twentieth century. I think it's just twenty thirties. Maybe early twenty forty s but yeah, it's kind of a hybrid show. There's the fiction side, and then the nonfiction side, and I'm on the nonfiction side. Yeah. Really cool things about it is that they compare things that we're doing on earth now, and how those sort of inform how society might start on Mars. So in the first episode they're talking to people. That work on an oil rig the northernmost oil rig and the planet. So it's like what you do when you're in an extreme environment, and you need to extract resources. And then they compare that to what astronauts and potentially industry will do on Mars in the twenty thirties and forties. Yeah. I mean, I had nothing to do with the creative side. So when they were interviewing the I could kind of start to figure out the things that we're going to happen in season two because they're like, oh, we want to ask you questions about this. Now, what if this happened this one something like this to happen? I'm like, yeah. And so it's kind of interesting I got some sneaky spoilers to season two back when they were interviewing me. So I would love to hear a little bit about your research about how you have this kind of your hobby, and you've always been into space, but how you become an expert on this. What do you do to find the stuff out? I'm always quick to point out. I'm an enthusiast not an expert. I now an expert. I mean in the same way that you know, if you're really into cars, if your gear head, you can see a picture of a car and say, oh, yeah. That's an eighteen thirty seven Chevy. But it doesn't mean that knows how to build one. Right. Right. So I mean, the scientists who dedicate their life to this stuff. Those are the experts. I'm a guy who just is really into it. And I guess I don't know. It's like any other hobby. It's whatever you're into your passionate about you're willing to put a lot of time and effort into learning about whether it's gardening or seventeenth century, literature or space. Yeah. What you're did. You write the Martian or what years were you writing that? I started writing it in two thousand nine and finished around twenty twelve. Yeah. So I was to say so since then now you've been working on the series that's four or five years past when you finish writing the book how much has the technologies that say the producers are asking you about advanced since what you were looking into the book. Well, the technologies themselves have an advanced that much, but our knowledge of Mars has advanced quite a lot like a lot of people think. Oh, yeah. Mars is out there. Scientists know about it. They wanna study the rocks a little bit more. But no, they're earning. Huge things about Mars. They never knew before like when I wrote the Martian, for instance, it was presumed. It was just common assumption in scientific community. That Mars was aired that it was just a barren desert, and that there might be some water at the polls. But that's it. And so my beloved Mark Wadden has to do all this clever stuff to create water. So that he can grow crops, and he like pull the hydrogen out of fuel that was leftover from the descent module, and then mix it with axon to make water and yet yadda, yadda, yadda. And he blows himself up a little bit..

"Your host Adam Wadden and today it's my pleasure to be speaking with James clear as gone. James. Thanks for having me. Yeah. So for anyone who's Nafa millier with you or your work, do you mind briefly introducing yourself and talking a little bit about what you do? Sure. So I've been writing about habits and behavior change and the science of improvement in performance for last seven years now. And I read James clear dot com. That website gets over a million visitors a month now and about four hundred thousand people on the weekly newsletter. My main focus is on being a bridge between academic and scientific research and practical application daily life. So you know, I find scientific ideas interesting in their own right, like many people, but I'm particularly interested in how we can apply them. Knowledge is only useful when when it's when it's used in applied. So to that end, most of my writing focuses on storytelling to try to deepen the connection with the reader and give them a clear. Insight into what the scientific application looks like in daily life. And then I back it up with evidence and research. In addition to the writing, I also run a course called the habits kademi we've had about ten thousand students go through there. So I've learned a lot about how have its work in the real world and how to make positive change through my work with with those clients. And then I also do some consulting with different organizations, fortune five hundred companies. Couple of professional sports teams remain use my work, and so occasionally do consulting. You're speaking south as well, although that's less than focus for me. 'cause I'm more interested on the scale of the course of writing. That's awesome. Man. Yeah, actually, I got introduced to your work last year. I attended the craft and commerce conference that convert kit hells and you gave a keynote there that was by far my favorite talk of the conference. So that kinda got me into checking on your website and reading a lot of your articles. Stuff and really thinking about, you know, some of the things that you talk about it and how I can apply to sort of my own life to try. And you know, just make improvements overall. So I thought it'd be really fascinating to to have you on the show and talk about some of this the stuff into see if there's anything that kind of the audience can take away to sort of improve themselves and their ability to kind of design better habits and succeed, a kind of implementing those habits. That's great. Thanks. I appreciate the compliment on the tacos funded to the conference, and I'm glad that you enjoyed it. Yeah, it was really good. So maybe the best place to start kind of at the most simple level, I think me personally, I've been working for myself now for the last couple years and it's really magnified my sort of attention on actually accomplishing the things that I said to do in making positive change in my goal setting and inhabits stuff when you're not working for somebody else in someone else's kind of telling you. What you need to get done every day. It becomes a lot more important to to be kinda planning that stuff for yourself and making sure that year doesn't go by without feeling like you actually accomplished anything meaningful that year. So I'd be interested in maybe starting with talking about the idea of just goal setting overall, maybe and what some of the mistakes people make a with goal setting are well. So I just to kind of echo your statements there. I, you know, I've been self employed for over seven years now. I feel like the first two years. I really struggled to like figure it all out and kinda like hold myself countable and learn how to build some of those habits. And some of this is just like basic productivity and learning how to manage yourself. But especially when you're, you know, for me those first years, I didn't have like a separate office now..

The Dirty Little Secret Of Non-Performing Notes

"I want. To know what investors generally overlook To win looking at NPL's but if you can give me a little bit of a breakdown of what an n. p. l. is when a nonperforming note is that would be helpful and then we. Can talk a little bit about what's overlooked Certainly so many banks now that volume to the dwindled and are. No longer cranking from firehoses have restructured how they market. Either REO assets or pre foreclosure assets and marketing a pre foreclosure assets has become much more popular meaning somebody's, defaulted they're over forty five days delinquent and typically closer to a year delinquent by the. Time they go into an MP l. sale so, the banks will bundle those in. Many instances and sell them to an investor who thinks that on average they can. Make fifty to sixty percent of those loans reform through some sort of modification so to have an appetite for not, performing loans there's a legal component to it. There's a financial analysis based on unpaid balanced versus what the property values should be and then you have to consider all this position strategies be modding the loan doing cash for keys in the victim taking the property In. And and allowing the person to become a renter as opposed to the owner occupant and then also taking the property and flipping if that becomes an exit strategy so. NPR's are really popular I think that more and more investors want, to do them the hardest part is gonna find banks and services that. Are interested in selling them as one offs so there's. Still a lot of mystery there you gotta find some folks that have deep pockets that will aggregate those portfolios, and Ben separate them down and sell them individually so you can't just go to an. Individual seller and say hey you know John or, Sally or Susan Zalmi your note. And it doesn't matter if it's performing I'm sure there is a much better way. To do that do you have any any acquisition strategies behind that or is it just relationship driven and you gotta, know some banks You. Know it it's not like that anymore and there are organizations out there that have aggregated groups of. Note buyers so they have their own built-in. Portfolios it's almost like a club people come to Expos and trade notes with each other by portfolio sell portfolios it's a real. Easy game to get into provided you find some of the, more, reputable places, to start prices like Eddie speeds note school. Or no expo there's lots and lots. Of resources out there for people who want to get into. The game and don't really understand how the prophet will work for them but are very interested in trying it out Totally. Agreed huge fan of huge fan of notes what's the one way maybe one or two or three ways to avoid getting taken advantage of in that world, because it's definitely a very tough world sometimes It is honestly the underlying note regardless of your disposition strategy? Is fairly inconsequential provided you've measured at. Least two things and? Even just to the hypothetical how likely are you to modify the note and how badly damaged is the property to where your versus Physician is no and provided you built yourself the margin there on both sides you can take anyway
