John Bachman: Confrontational Journalism Is Like Dessert
"I tell people it's like dessert. That stuff that confrontational stuff, The Real Housewives style approach to journalism, people love it. And it rates very well. But afterwards, the audience is always kind of asking themselves, what did I get from that? And it's like a sugar high, you get from eating a dessert before you actually eat the meal. And so, you know, you want, you need a media. You need to be, you need to have your elected officials scared of certain people showing up at their house to hold them accountable. That's the way the system is supposed to work. But what we have nowadays is nobody's really nobody really fears the media like they should. As dangerous as they are, there is not that mutual respect that can, especially in local news that can keep the car dealers accountable and make sure they're not running scams on folks. And that was one of the things that really why I wanted to do this was investigative journalism, consumer, advocacy, those types of things, and that whole part of the business is just following by the wayside. It's just car accidents and murders and I don't live in Atlanta. I don't follow the local news as much as I used to, but ever since WSB sold, it's not the same. It doesn't seem like it's the same,

Of the temple on the line and we are taking your calls at 40487207 50. That's four Oh, 487207 50. There are three ways Priscilla to get rid of the debt that you have to qualify. Um, let's start with We may not get through them all in this segment because this is short segment that what is the first way that you qualify? For debt reduction or relief. Actually, thank you so much for that question. Belinda, When we look to see how debt can be absolved, there are three qualifiers that we look at to determine whether or not a person Is eligible to have their debt of job. The first one is that we look to see whether or not that person is between 0 to 200% of the federal poverty level, so they first must meet that criteria. Secondly, we look to see whether or not the person pays 5% of their growth income and third we looked to see about the insolvency. And that looks at the ratio between, uh, the liabilities. The total liabilities versus the total asset that a person may have. So as you can see, there's three different levels of three different qualifiers that we use. To determine whether or not a person is eligible to have their debt. A balance. Okay, Now you have been around as a nonprofit for seven years. And how much debt have you absolved? Um Families of this far. We went down approximately five billion in medical debt so that I can tell you the severity, uh of medical debt and as a relation with a B That's billion with a B. Wow. That really affects total of three million families, three million families, five million families, three million families, $5 billion and debt. I think they'll thing in New York City. The passport is a Q R code. What seems a lot easier to me than actually just producing that stupid card, which by the way, This is ridiculous. It'll be just slightly too large to put in your wallet. Now. You know, you gotta just for tonight. No. Are you allowed to fold and spindle? I grew up in a world where you did not fold. Well, let's her to the mark Arab Show last night at WSB Radio Atlanta Journal Constitutes reporter Christian Boone breaks the news that Todd County Golf Course shooting suspect Brian Rodan was no stranger to two of his three victims. The question most people have been asking is how did these people get together? And the guy from California and Kansas get together with a 23 year old from here and what was going on? So this sort of, you know, answers that question that has been looming over this case. Now this has nothing to do with golf pro Jean Ciller, who was an unfortunate victim at the wrong place at the wrong time, witnessing a crime to the victims. Who were from out of state, not not not the golf pro Jean Sylar, but the two of the victims knew the killer and they had a prior relationship with centered around, um, cannabis and the relationship to Henry Valdez Senate around cannabis. The other victims 76 year old Paul Pearson. We don't know quite what Paul Pearson's role was. We just We're told that he was Affiliated with him as well. And but that Vowed, incidentally, had done business before with rodent. How did police get to this point making these connections searching for a motive? WSB legal analyst Phil Holloway connecting some of the likely dots. If you think about it like this, they're going backwards. They're taking Each of the the known persons which in this case where the three victims, uh but specifically the two that were bound and gag and they're working backwards. The truck, of course, was owned and registered to one of them. That person has a name, and that's that way They can figure out who that person is. And they can start contacting relatives, friends, acquaintances, and then they can look at the electronic communications. They can look at email. They can look at phone records, and that's probably start tying people together. And at some point if, as Christian Boone's a J C is now reporting if this, Mr Valdez, uh, and the the defendant in this case Had some connection to each other in the cannabis trade, then it would make logical sense to me, Scott that there would be some communications. Maybe cell phones, texts, emails. Some type of communication between Mr Valdez has been In Rhode it so I think that Had to guess the police just sort of worked their way backwards until they developed that connection. I think the takeaway is that it's pretty tough to see housing prices go down a lot over the next couple of years. If you want to protect yourself against Inflation. And you're worried about a product inflating owned the companies that make the products that inflate as an example. If you're worried about Hamburg inflation, what do you do You buy a hamburger company or you own that. If you want to worry about oil prices going up, you buy your own oil companies or oil oil producers, so that is and there's very few things that we can find in the world that are better hedge against inflation. When it comes to stock the same thing with housing. If you worry about housing prices go up in my opinion, now is not the time to be selling a house to go rent to wait for a housing correction. Just too many fundamental tail winds that are pointing towards higher housing prices. I do not think we're going to see another housing surge in prices like we just saw were at a 14% year over year. Rise in housing prices around the United States in aggregate. That means some places are in the 7 to 10 range in some places are in the 20 to 30% range, all within a year. It's the most. That's the biggest jump. For the housing industry we've seen since Case Shiller has been keeping track who's since the 19 eighties. The biggest outsized move we've ever seen. I don't think you're going to see it again. I think we see We get back to what we would we would think of as a more normal housing environment, which is a nice hedge against inflation. On average, over time, housing grows around 2% above inflations of inflation's to not not strange to see housing rise at about four Total. Inflation at one non incumbency housing rights total of three And where we are in this world today, Inflation is probably going to be a little higher than we've seen over the past decade because there's so much money sloshing around the economic system. But take the big macro trends of of under supply of homes. Five million to six million homes shy of where we should be for equilibrium. We have worked from home. We will now go from 7% that went to 70% now back to trying to find that's during Covid in the lockdowns. Now we're gonna get back to a more moving forward. Here's what most companies are going to do and most companies Are going to be some sort of hybrid. I think the Google model is a really good way to think of around what most companies are going to do. And this is in most industries, The 2016 2020% totally in the office. 20% totally from home. The other 60% of America will probably be on some sort of hybrid schedule where you're in the office 2 to 3 days a week and you work from home.

I'm going to the teacher's lounge. I'll be back in 20 minutes. I trust you'll be on your best behavior, and then he'd walk out and we'd all go to E. J's desk and be like all right, E J.
