"Or whatever it is so before you go briefly stated. Can you tell us a little bit. You've had such a really interesting career and there's so many women who are in stem fields. Who as i understand you trained as a software engineer but at the same time you actually became an executive and was an executive most of your career and so talk about that transition and how you got from point eight and then how you got to hp where you are now the health product development collaborative. Well i liked advancing in my career. And so i started moving in to managerial roles fairly early on in in. My career actually didn't anticipate. When i started in college that i would end up in a career in the technical field. I had the good fortune to take a class in the early days in computer science and i liked it and i was really encouraged by the professor to go into that field but i was headed for a a different career the beginning of college and then i got very into this and became a software engineer and then got into more also the through management the hardware and other elements of what we used to call the computer industry so i wanted to advance in my career and so moved into managerial roles and i realized that one thing i liked about manager a roles was the opportunity to influence decision making and so i started to focus in on just my own development mice skills and learning more about the different managerial capacities. And so i. I decided i'd get an mba. I did that. And then that sort of led me into a decision to work on my doctorate at harvard. Business school which got interrupted by going back into the computing industry. I had an amazing opportunity to work on some at that time really outstanding new development. That was moving us to the next generation of high performance computing. We've gone way beyond that now. But it was exciting to be involved with the development of what was really breakthrough technology for high performance computing. That enabled some of the early breakthroughs in genomics climate science. And some of this. Because we didn't have the computational capacity to do the amount of calculations took too long and now they're orders of magnitude beyond where that was which was in the nineties and so it's exciting to see that progression but it was seized that opportunity to get to. Yeah that's good. that's great. How did you get to healthy. health products well after avenue a career in management reactive. I out twenty years. And then i decided that i would like to go back to working on projects that made a difference and so i decided to stop that corporate and i thought you know. I've learned a lot that i think can be useful to others and so i made a decision to stop doing that and set up a consultancy and that led into one of the projects that i ended up doing. Another shadow to my sister gail vittori. She's been involved in this work for much longer than i have and she said you know. I think it would be interesting for us to take a look at this area. Where i work i in green building and whether what you know how to do could be helpful here. I think it could be. And so when i heard that i decided to take her up on that. I lot of confidence in her judgment. And i started looking into it and some projects came along and that one thing led to another and one of those projects developed into this initiative and then about six years ago the board of directors asked whether i would be willing to come on board in and actually run it..

"You're making and so you have the color you know you have. The performance characteristics other aspects of that that are available were available but when we go back ten fifteen years ago a lot of the information that we were beginning to understand we need to know to really zoom in on human environmental health wasn't available so what was available. Is something called the safety data sheet in those days. It was called a material safety data sheet. But it's changed names like like your podcast gonna change names. James names along the way but this was a document that was originally designed to deal with occupational exposures by occupational safety and health administration and so i'll product manufacturers have to provide a certain amount of this information while we began to learn fifteen twenty years ago. Is that that amount of information. And the specificity of it was really not enough to home in on some of the really difficult human and environmental health problems that people see and are starting to be understood or correlated perhaps with the presence of certain chemicals in of course this is a complex field to work in so you know the league between the presence of a particular substance and a health. Problem is a complex one but this is all coming from the standpoint of saying that's true and it would still be good to know what those chemicals are because as we learn more about those associations if we knew what the chemicals were then that future knowledge that we're gaining about the human environmental health information can then be understood about the products. Well it can also help their medical care. You know. I mean if you are all that information to know that knowing what the chemicals are is a useful thing to work on and so that's what we set out to do and say well a certain amount of that information snow today and is not saying that necessarily that is causality or anything. I understand but but if somebody has a mean we know we know that. Voc's volatile organic compounds have created asthma and other allergic reactions. And things like that for example so if somebody comes into your medical office with.

I think the first thing i want to ask you is when you heard about the collapse of the surf side building. What did you think about in addition to Compassion for the human loss. But where did the building executive brain and you go. Well i mean first of all obviously our hearts went out to all of those affected and you know the absolute trauma of an event like that and immediately. My thoughts went to the issues that you have raised in your introduction so the components of these buildings and what we know about them and as you said the hp open standard is an innovation that we have brought into the industry of the building industry starting about ten years ago so that at least one of the elements of this doesn't answer all the questions that that you phrase but it is really focused on one key component. Which is the chemical composition of building products and health information about those. How do those chemical constituents of building product interact with or fact human and wore environmental health. And what what do we know about that now. This is an evolving field. What we're trying to do is create a standard methodology that enables manufacturers easily to report that information people like architects designers and others who select.

"For the first twenty minutes. The fatigue from the day before was so much that vittori could only talk directly to it. Using what dr. Schuler called adaptive the first twenty minutes. I was like just focusing on dunphy. The bane of the legs because they were painful for the day before but as vittoria circled the track she began to pull on stronger mental strategies ones. That didn't try to fight the pain but instead ignore it by filling her mind with distractions. She sing along to the music. Blaring on the speakers is really not good live music. It's like this ca- music. She counted laps I got in around the sixty sixty four laps. It's weird but you have about everything except that you're writing if you think you're writing and you realize that you have to write for the hour. It's too stressful. So you think about everything like but not riding. She compared how she was feeling to a training remembering days. That felt far worse. So i just said to myself let. Let's go through these bad day. I as i am used to that. And she focused on why she was here at all suffering so intensely. She wanted to do something big with in honor of her father. I sometimes i shouted is named during the ride just to to plus for for for for motivation for. I always think that we were riding into on that bike but just because of this and because of her failure the previous day the pain itself felt different this time in her first attempt in twenty seven. Pm pain had told her to stop to give up. She ignored it then. Fought it as best. She could but ultimately succumbed to and the day before she hadn't even been able to convince her legs to go to that super painful place but this time payments speed payment a world record and having done something big with this fatigue is good because we are trying to make a world record so if you feel fatigue is not something to be scared in. It's not something that suggests you to quit but something that you have to To love most of the time the last twenty minutes are the hardest part of the hour but this time as the clock wound down the sped up she flew around the track finishing the hour at forty kilometers seven years a new world record. I was like pushing out there and are there. I didn't feel any more pain after. It's it's weird to say but we are enjoying that last twenty minutes.

We were having on what's the topic? We cover some great great topics on underneath. The main headline is here. Here are the ten most common mistakes that homeowners make when selling today's market. And of course, we want to show them how to avoid those mistakes. Yes. Yes. Making sure that we're we we don't have those mistakes will allow for less frustration through. Can actually make a difference of thousands and thousands of somebody's pocket and bottom line, if they're if they're really paying attention to the embracing this first one was not hiring a proven professional. We know in a hot market that. Sometimes that's tempting people think that they don't need the help. So they want to save some money. I used to have a saying with my kids that sometimes kids shortcuts are long cuts when things don't when they crash and they don't work out. So good. So the second one was procrastination. Most folks think that the best time to sell us during springtime or summer, and it's really not. I mean, it's not a bad time to sell. I'm not saying it's bad time. But I'm saying right now there's less than Vittori than there will be at the time. Yes, there's more activity springtime sometime when things are green and grassy and growing and so forth. But instead of not having anybody else on your block with their home for sale. Like, would you probably see right now, you're going to see a few homes for sale and people have more choices. When people have more choices, the prices, don't go up. They typically go down number three. Number three, presenting your home properly. We learned that it doesn't matter. How busy you are right carrying? Yes. Stuff. It all in the closet. The closet. Yeah. So you must live like your home is going to be showing everyday. I remember living in your home. Remember this now living in your home and having your home on the market two different worlds is it's like the moon and the earth. Okay. Two different worlds. Totally you the sooner you adapt that reality that I'm living here. A malady here on homes on the market, the sooner that you can get past exit. Remember the longer home sits on the market, the less. You're going to get four. That's why that's so important. Everybody mistake number four, go ahead. Poor photos. Yes. Making sure that you have really good photography, and you're not using your cellphone for those pictures. Right. Make sure that everything. Yes. You know, trying to save the dollar so making sure that you have really good photos is key pricing your home incorrectly. So making sure that the home is priced exactly what it needs to be another assumption is because the markets hot people think they can just put a number on there. And that's not how it works. You've got to pay attention to the comparables because you know, it doesn't matter. What yourself for it's still got to appraise mosaic situation. Yeah. And I can't wait to talk about that more. Maybe in a different show. You know, all about. On here. Get into it. You know? Yes. We definitely wanted to them once in a while just to show. No. I'm just kidding. I always try to tell my second most important person in my life next to my wife because we want money. Kids kids that away right up there because we want we really want them to work with if at all possible and not that not that are knowing them or be nice to them matters automatically. They still have to justify the numbers, but I always respond to appraisers because of they're always looking for good, but praise your we'll do their homework to see were there any circumstances in that in that experience that caused that home to appraise for maybe a little more a little less or whatever. So absolutely, absolutely. Oh that was our fifth fifth fifth. Absolutely. So we're we're done with those are, right. So let's get started and talk about the sixth mistake. What is that one money? This is really a common went out there. And for those agents out there that are listening that are experienced I know, you know, better than this. But some of the newer agents, don't, and this is the main reason we want to share this. Of course is for the sellers that are thinking, oh my goodness. Somebody who just made off Ron our home. That's why they're willing to pay what we're looking for. But all they've got to do is sell their home. First. We never want to go along with that idea carry on because we don't we don't want to do that. Because we're literally putting our eggs in somebody else's basket. We're putting our expectations are future and something we're not really familiar with. I mean, especially if they're next door neighbor to us. We we have the same agent. Okay. Maybe we can work through that. But nine times out of ten ninety nine times out of one hundred taking a contingent offer contingent upon the cell of another home is not a good idea is what we're talking about here. Okay. Because you are you're homeless contingent now, and when a home is contingent animal s you're going to lose some of the of the, showings. That's just the way it is. Okay. Now a lot of. More again, more experienced agents aren't even going to show that home even though it says is contingent upon of the home because they're not going to take the chance. Because in some cases that buyer is able to still move forward if they get bumped, and you don't want to put your your buyer in a in a home that they can have is is is the mindset there. So don't don't do it. This. You're not going to get the number a number of showings. You don't know how? Well, they're priced. You don't know their circumstances. You don't know how how serious their motivation as of of selling and all that hinges on them selling their home. So they can buy yours. It doesn't matter. What they're now. There's one caveat to that. Okay. Real quickly. And that is an I have seen. I've I've utilized this tool before and that is simply providing a large enough deposit non-refundable nonrefundable. Okay. So when when counting I bought a home a couple of years ago, it was a retiring couple. We wanted to make sure they knew solid and so forth. And this was before you inform me that I couldn't buy a home. And we didn't know. You really got to talk to your lender. I I learned that lesson. So we'll talk about that sometime. How do you? How do you sell homes for all the all the time? And I know that you could buy something. But anyway, where was the heading with that? Yeah. You were talking about, you know, the importance of you know, the contingency upon sale. So I put that five thousand dollars down refundable yon refundable, only to find out that I really wasn't ready to buy a home because of a credit issue because of a late pay. Investment property. And, but, but my point is that is one time that it is the that is probably makes sense because the worst let's say the worst case happens. They don't sell their home. They back out of the deal. You've got five thousand dollars nonrefundable that bell pick up a couple of payments. Anyhow, that's kind of have to look off off the market for a few months. So you wanna make sure you got enough. Proceeds to to pay to cover that. Yeah. A lot of families think they have to make a contingent, and they don't know that there's other options even from a financial standpoint that we could look at bridge loans. Right. We can look at ways where you know, we can pull some of the money out or the equity out of their current property to put down and kind of bridge them over as they are taking the time to sell their house. So that is one option. Yeah. There's there's a lot of great products that are out there that allow for that. So you can you and I can get around the concern that the seller may have with it being a contingent upon sale. He no offer now with that being said, you know, you do have to be comfortable and prepare to have multiple payments right for period of time. And usually when I set this up, I'm thinking two steps ahead. And we're pulling enough money out to satisfy all payments for that buffer period as well. It's not just for the money for the down payment. But also to make sure that you're not gonna have any concerns, you know, with making that payment every single month until your house sells. Right.
