Disease important is the cause of nearly eighteen million lives lost each year. The sad fact is that a large number of these deaths are preventable. Why because the development of the majority of risk factors for heart disease can be avoided. The good news is that we can reduce risk for heart disease through our diet. We have found that eating one cup per day or vegetables like lettuce. Beetroot and spinach can significantly reduce the risk of heart disease. We analyze data from over fifty. Three thousand participants of the danish died cancer and health. Study over a twenty three year period. We evaluated the died followed by participants focusing on vegetable nitrate intake against health outcomes related to the hot. We found that participants who followed a nitrate rich vegetable diet. Had about a two and a half millimeter. Mercury lower systolic blood pressure and a twelve to twenty six percent lower risk of heart disease compared to participants consuming less nitrate rich vegetables and other key finding was at one cup of leafy green vegetables was enough to reach the optimal levels of nitrate calculated at fifty nine milligrams per day. I don't remember not drinking like we just drank. That's what our family to and then You know the eighties and there is a lot of cocaine but what happened At some point well. I had stopped in cocaine for while because it was getting bad and it was about to lose my job and then four years later. My mom got really sick with Cancer and i met this guy and he did co. can you know one thing led to another next thing. I knew we were smoking crack and That was bad and within for my mom died. I got very depressed. That really brought me to my knees. And i spent four years just smoking crack. Twenty four seven lost my job. Obviously lost. Everything owned went to jail for shoplifting. Several times which turns out to be a felony if you do it enough

O. have these days because we've got some crazy bill Marr more apocalyptic stop and rob Reiner more apocalyptic stuff they've got I mean if you're a Democrat I don't know why you just don't get into a tub and do a Frankie five angels on yourself it if you believe what these people are telling you about the coronavirus about global warming about melting ice caps but the poor polar bears yeah you know about what al gore's says if you believe what these people say about trump and Russia I just don't know why life would be worth living may I I relish every hour of every day it's the greatest but we're living through some examine you people are crazy your Democrats but other we're living through some really great times economically got got this flu thing going around keep your ear to the ground on that we got Russia's going to grocery stores there because it's like I was in the grocery store was on Saturday I think and I I I said to that nice check out lady who I I talked to all the time neighborhood store so it looks like there's a hurricane coming and and I'd say news media generated hurricane Victoria texted me yesterday her parents were at the Costco and the shelves have been stripped bare of bottled water of toilet paper of rice you know but products that you might be if there were if like the German army were coming the kind of things you might buy because the Democrats have got everyone whipped up into a crazy frenzy I mentioned last week only briefly that my best girl and I were at a at an establishment and dining establishment last week and we sat at the bar which we like to do and ordered a couple of cheese burgers it was happy hour and I got a bud light and my best girl did not and this guy came in and sat next to us about my age and that he was trying to figure out how to work his phone and get on to the wifi and so I helped him a little and showed him how to get on to the wifi and everything was fine and then he started he was he was visibly stressed and he started talking to me like we know each other and we didn't but that's fine I mean that's good and except that when he started talking to me he was just rolling his eyes and he was clearly traumatized and he said you know I gotta tell you these times are the most to look at something on his phone it's the bearer of all bad news and and he said this is just because it's so terrible it's so horrible he said the shaking his head he said yeah this is worse than World War two he said he said to me this is worse than World War two and I said well you know a hundred million people were killed in about seven years of World War two is probably not as bad as World War two and he said kind of insistent this is worse than World War two as it is sent and I didn't want to I I don't go around getting in political debates with people on me I do this for a living I would be kind of a bust men's holiday as they used to say but I'd say you don't have a nice day and went back to minding my own business but he's struggling as fifty cent is he's convinced that whatever we're going through now is worse than World War two big because he didn't know anything about World War two or the twentieth century or history or or anything but they've all been traumatized themselves they've whipped themselves into a frenzy and their panties are in a wedge and they're just they're in a terrible place these people they've driven themselves crazy other party has driven them crazy and it's really in large part because this is all I digress because bill Maher says that god trump is going to declare martial law and then rob Reiner said that it's the end of days and we're all gonna die if trump is reelected there'll be no worlds left I mean honestly it's apocalyptic stuff let's get back to Chris Matthews because there is that crazy man of the moment anyway Mattias last night is that you know you know what I'm going to party and what's what's the matter with that but after conversations M. second problem in in your case the third problem there's a third problem third promise you're not used to run and talents and you get burned if you if you don't learn how to be very fair but be someone's gonna occupy even one of the units and so your buyer is all ways an investor investors are always trying to buy wholesale so traditionally duplexes triplexes quads have not gone up as fast as the same price range of single family house because the buying market is not a retail buying markets wholesale buying market it's so you may not get in order to thousand dollar five hundred thousand dollar tri plex quad plex is not going to go up as much as I of the of the equivalent price range home in a better neighborhood or good neighborhood and so that's that's your downsides the tenants next door number two you gotta learn how to handle and be a good landlord Hamilton and some work with runners in a in a fair way where they have dignity but where they pay you or they leave and you get a bill to do that without home by being kind but firm extremely firm and extremely kind and that it's a process to get to where your confidence level is there that you can do that and then the third thing is the buyer is a wholesale buyers so they don't appreciate quite as much all that said it's okay to do it as long as you understand all of that and you think it's it's what you want to do you're desperate to be in that business I have never done that and I've owned a whole bunch of real estate but I've never lived in a property that I rented at.
