Las Vegas they were in more deep talks with Henderson Nevada which is outside of Las Vegas those talks seem to have a collapse there last discussed anything back in February now that I'm back still talking other Arizona areas but what we have now coming out of Henderson is the diamond backs sixty seven page a wish list or desires are here's what we want and what they're looking for Monica is really what a lot of other teams want now when they develop stadiums they want to develop businesses around the stadium because that's where the money is right I was a little a one big buildings they went shopping they want retail they want restaurants and they can't really do that downtown chase field sits on about twenty five acres they might be able to find if the city works within ten or fifteen more acres around there but that's not enough to create really kind of a kierland style shopping experience that they can develop and ran out and eventually sell for hopefully million for that there might have millions or hundreds of millions of dollars I think maybe their expectations need to come down just a little bit because we are dealing with a significant part of the downtown area in Phoenix and for the diamond backs to just pick up and leave and go someplace else you would have an empty spot that is massive it is very big and I don't think that the city the county can fill that with enough activities or events in order to make it feasible to stay there you'd be surprised to know I think that they wouldn't keep the stadium there I think they would sell at their developers who are already interested in that area and there's that this new law that the the federal government pass and and press from past called forget what it's called opportunity zones with tax rezone the redress that guess what chase field in opportunities interesting though I wonder what if the Diamondbacks were to leave yep yeah pursuant to this wish was that they won which you mentioned they would be able to get everything they want if they stayed in downtown Phoenix so they leave go somewhere else build their stadium and then they turn around create a company to buy chase field yep and then down and re develop it for I don't know something else I would be surprised if that's what happened but steam they from a fan perspective what they also want is a smaller stadium taste field right now the retractable roof with lots of parking which would be nice to yeah although we probably still have to pay thirty there are forty dollars for parking on a course and then we'll have a lot of shops and restaurants like you mentioned a big a big area kinda like makes me think of Westgate right you can go out there you go to the games you can hit the restaurants and and you can go to the restaurants and the movie theaters in the stores without having to buy a ticket to go to the game yeah they want even more than whiskey they won I I've seen this out in Atlanta now and I I think with the D. backs wanted to go over to one of the Indian community such a off of the one of on your Scottsdale and just get a ton of land they want and like forty five to seventy acres and in addition to the shops and restaurants they want condos they won office towers that's what they have in Atlanta now they have large powers right outside it's like they built a new town with the ball park as its to retro fit chase field what you can you can make it what you can do it you can keep the shell and then rebuild it in songs you can make it smaller more intimate you can make it look better you can put a different better roof on it there's a lot you can do to make that stadium better and introduce what new stadium for doing around the country and have a downtown which I think is important so the certified they can re use the land it's a great asset downtown downtown is growing so fast and use down there there's people there all this really changed a lot it's unbelievable why offices there and I'll tell you it used to be you go home at five o'clock it's a ghost town yeah the game yes not anymore even when there's no game people are down there I think people so if they don't stay in downtown Phoenix you mentioned that there some developers that are already interested in the property and wit what they but the developers probably knock it down into three eight okay so I don't I don't know I mean I have no way right I don't speculate yeah of course we we don't have any inside information here five acres in downtown Phoenix and they would provide an opportunity for them to do towers or hotel or shopping they could do anything they want and if they were to go somewhere else meaning the Diamondbacks go somewhere else in the county we're really talking the reservation or someplace like that because where would you find that big of an area yeah I don't you're right I mean that's the question is is open area out in Gilbert AZ or or but I think with the coyotes you kind of see if you access to freeways maybe that works I wonder if they could somehow come up with a partnership say with the Phoenix rising who has what I call their pop up stadium or pop up field around there and I you know if you could put up a fence Hey anyone used truck in a truck okay when it comes to doing some intricate like a swimming pool that needs to withstand the test of time you've got to be sure to get the right contractor so. they need an office. you're really looking for somebody who's been in business for a good period time not somebody who's got so many years of experience but somebody who has actually been in business. with the same name for a good period of time normally I'm looking for a minimum of five years and why do I pick five years because. most companies that fail. fail in the first five years. so. you got that out of the way check with the BBB and not that there that I'm I'm using that as a gospel to to tell me yes or no do you somebody but what I'm looking for is on answered complaints you are they really taking care of business check with referrals you're looking for somebody that you're looking for customers who they've done work for and what you're looking for is yes the pool came out looking great now we had that three week period of time where they didn't come out and work you looking to see that they stayed working on the pool the whole time. are you can check with suppliers and vendors things like that if you want but understand there is no license contractors in Texas yep plumbing electrical air conditioning those are but license for contractors themselves now so you'll you'll want to be very careful because your pool does require electrical work being done it does require plumbing work being done and things like that so make sure that they're using. people who are approved for doing that type of work beyond that. go out and see a pool if you can make sure it's what you're looking for and my last piece of advice. make sure you use the upper end parts. the biggest thing the biggest problem I see with swimming pools all time is we go with the cheapest contractors who use the cheapest parts. and we get breaks in the pipes and different things like that that cause leaks those leaks wreak havoc with your home and the surrounding area other than that pools great lots of work to keep keep keep up with it and stuff but were people complain about chemicals all the time properly.
