"Five seventy LA's sports four run bottom of the ninth for LA and route to that win. Speaking of baseball, MLB got a new format to allow starters for the all star game. It's been put into place voting began Tuesday with the primary phase ESPN insider, Jeff passan. Well, now that baseball has gotten rid of the hanging Chad system where you punched cards at the ballpark, it has become totally online, and before this announcement yesterday, which was really coda fide during the offseason MLB had one phase of voting. They announced every week who some of the best players were who the, the highest vote-getters were, and at the end that was it but what they wanted to do. Here was really trying to drum up some more social media activity. I think baseball looks at the way that the NBA operates and to some extent the NFL and there's a little bit of jealousy going. On there. And they, they wanna have their cake in this situation and feel like having that twenty eight hour frenzy at the end of it really is going to drum up some hype for the all star game in during a dead period sports. Otherwise fair, that makes sense baseball is known as something that is very, let's say, retro when it comes to getting people interested, but they were the primary just does not seem like smart PR league. That's already seen our cake and how they operate. Why would you wanna do that in terms of trying to get people more interested in Madrid as opposed to the past? Can I be honest? I actually sort of appreciate the fact that they're making it election like and, and that, that they're they're delineating between these different phases. And they're saying, hey, if you want to get your player your favorite player among the final three, which is how this is going to work, you better get out and vote during the primary, and, and at the end they're, they're going to reset the vote completely they're going to be three players. Every position in each league including designated hitter in the American League. And they're gonna pick seventeen players but not a whole lot has really changed. I mean the pictures are still being chosen by the players. The reserves are being chosen by the players in the managers. I think the idea is just to try and get a little more excitement around all serve owning. And we'll see if that actually happens the players and the guys in the clubhouse in the dugouts feel about this is just another formality, or is this actually changed anything until say they are they are, they are one massive like okay? They want to get their all star bonus. That's pretty much what it comes out. ESPN Jeff passion baseball. Meanwhile announcing it Landa will host the twenty twenty one all star game. It'll be the third one for Atlanta nineteen seventy two Fulton County stadium in two thousand the mid summer classic was held at Turner field. "I mean, I don't look at oracle. I guess I was gonna call eighteen to your packbell. I don't look at that as being an outdated stadium though in or or anything that is going to be skimping on any of the amenities. Now think about this. All right. New Yankee Stadium opened in two thousand nine. Two point three billion. Now that Steinbrenner money though, I mean, you can't compare the Yankees or anything it was two point three billion to build an open air stadium. But that's in New York versus three hundred and fifty seven million in San Francisco, but you can't compare New York and San Francisco, can you why not? I mean, San Francisco is a reward city. They've got some crazy tax rates. You're you're talking about maybe the most legendary brand in all the major league baseball in one of the most prestigious brain. But we're not talking. We're talking about a building right building. But you're also looking at incorporating things historically with the Yankees that you don't think about incorporating with the giants. Well, they had a move the monuments. I mean, I I don't I don't look at the San Francisco Giants as. I mean, I could see where the Yankees the Yankees spend money just to spend money. So why wouldn't they spend money on their stadium? When they've got it still only so much money that you can spend on building for example, SunTrust park. Atlanta. All right opened. Two years ago. Six hundred and five hundred million. And that's what I don't. I don't understand Atlanta at all. I I will not understand Atlanta's. Building return and Turner field was like ninety four ninety one woman was Turner field Turner field opened in ninety seven ninety seven. It was renovated. In twenty seventeen even though it was closed in two thousand sixteen. I got costs two hundred nine million dollars to build. And you'll get Turner field and then SunTrust park. And I wonder I don't know, man. Turner field. Looks nicer. Atlanta. You didn't even know right up grade to a newer model. You don't go backwards and quality you downgraded in buildings. Get. Hopefully, better traffic. I don't know. I've only been to the Atlanta airport. So I can't speak on the city of Atlanta like where it's at or anything like that. So city field also opened in two thousand nine okay. I'm on my my beloved target field. I'll get to that one next. Okay. All right city field. Eight hundred and fifty million New York, they're going to spend more money for things. Also, just cost more. Yeah. Eight hundred and fifty million in two thousand nine six hundred twenty two million in Atlanta. So it is. It was interesting target field. Where they don't have a dollar value on the one that doesn't have a dollar value on five hundred and fifty five million opened in two thousand ten. Nance cheaper to build a Minnesota than it is to build in queens. Really an apparently it's cheaper to build a Minnesota. Then it's the building Atlanta. Hey because you look at the pictures at target field gonna pictures of SunTrust field. That take a target field. Target fields a nice, I'll take you up to target field during the summertime that that I'm down with that. I'll take it looks nice. I'd I'd like to go there. I know people, and we gotta go up to New York because I got to take Citi field and Yankee Stadium. You take me a city field Yankee Stadium will take you to target field deal done road trip..

We are here each and every week for you at the same time talking to the biggest names in sports will avenue, and I are here each and every day Michael Barr. Sometimes takes off like he's doing this week crossing stuff off the wife's to do list, a low Michael Barr today, we're talking with Atlanta Braves president Derek Schiller, and Derek there was a lot of public money that went into the park a couple of hundred million dollars. Like it is around the country. That was very controversial. Now, there were two years in give us a sense of how that's working out. Yeah. Have you heard from the tea party? So so this is actually where I think our project kind of breaks that that whole mold of where professional sports facilities have been. And what I think is going to hopefully, be the new paradigm for sports facilities moving forward. Which is traditionally again the team's only looked at the sports facility has as what they were developing what they were investing. And so in our case, we did do a public private partnership with in fact, a municipality happened to be Cobb County, which is the area of town that this falls into been great partners. But they they in essence helped fund just the ballpark itself. But what we also then did was had a promised to them that we were going to do a significant development in association with the ballpark at the same time in the rest of that acreage that we just talked was their money incumbent upon that investment in the surrounding area. So contractually it wasn't because of the. Contract was only tied specifically to venue itself. But it was are. And what I mean by that is we were going to do it. And we set out the very first shovels in the dirt contemplated us building both being the SunTrust park as well as the development, which ultimately represents about one point five million square feet of space. We're chatting with Derek Schiller. President of the Atlanta Braves now did the traditional bond market force that to happen. Or were you looking at different ways at financing the project. You know, we looked at all sorts of different ways, we've been studying this this concept of what we do for the future of the brace for a long time. You know, our venue just just for background where we came from Turner field was built for the Olympic Games. So it was built primarily without public money. And it was retrofitted with a baseball stadium. Ultimately in mind, but it was at first in Olympic stadium. And so it had a number of things that I'll call value engineered into the facility that made sure that it wasn't necessarily a long-term. Look at the facade. Right. They're all things that were done for those two weeks three weeks during the Olympic Games. One of the things that we really struggled with right as if we were to stay there. What would we be able to do? What would we have to do to the facility to make sure that it worked for us for the next twenty years thirty years and the problem when you get into it is the the the model of how you kinda fun. That means that you have to look at ways, and what we ultimately looked out with what could we do in a development in association with that that got us thinking about this whole project to begin with ultimately, we weren't able to reach an agreement with the city of Atlanta and the municipality right there. And so we started looking at other places, right? And that ultimately brought us to Cobb County. Aaa bond rated county a very affluent part of Atlanta. But also very diverse. In fact, our specific sub Mark is one of.
