Well i got time like it's a whole thing and i don't even know i i can't tell you how complicated seemed to me and it was like oh and then you can do this and they can do thing on the. I'm like okay. Yeah so your kids are going to have composition notebooks. And then i'm gonna let them have computers but that's it. I'm going to hand them pay. No the only thing is i said if someone has to miss it because of covert or something then. I'll work with it but everybody else. I'm not having it attendance policy. But if you don't show up that's on you. Yeah like because. I must say stuff during the class. It's on the exam. Law school in law at duke. I don't know what they do. There's no attendance policy but the professors. And i think this is what you should do. The professor say if you don't come things i say are going to be on the final. I went to every class except one. There was one class. I went to it was eight thirty. Am and i just couldn't do it. And i missed a lot when we got time to the final. It was my third year. I thought i'm gonna not do well on this. It was corporations. Because i didn't care what was actually my second year so like i never went and i. I was really worried about the final. But i had to study group chris. Perry and the other kids name. Forget john something and we studied for every class and we studied and they let me see. The notes from class came time for the final. I did better than most of the highest grade in the class and when it was over the professor came up to me was jim cox. He's on tv all the time every time. He's like the corporate professor in america whenever there's corporate malfeasance. He's always on tv and he came up to. You did a great job. Great job on the final. Have you ever thought about tutoring in this area. And i was like no. I have not and he goes good answer because i know you never came. He did say that he did. He said but i'm impressed. Because what i was thinking is if all the students banded together one person could go each day and record the class here with everybody. No i'm not no they gotta come. It's one o'clock in the afternoon. They can wake up. It's one it's one day a week. One o'clock in the afternoon and i'm going to be interesting ryan. What if you see somebody out there on their phone while you're giving this they will put it up very interesting. Listen this'll be a fun class but people got pay attention. If i'm having a couple of drinks at home and i get the buying stuff is the instagram ads of mentioned this before instagram. The ads when you go through your stories on instagram tend to be perfect like they know exactly what you want or something that would be you or whatever. I always find myself buying something. On their sweatshirt. I bought that denim jacket a couple of years ago right instagram. I just stupid stuff. That i'm on but yeah this weekend. You know what it was was we had the the all the lead up to the party and then we had nothing after that plan genus. Naked sister was here for three weeks. She went home. So that was bum and gene out. It's almost like we have to do something this weekend. Now these plans fell through. And then all of a sudden. I see we're in the cone of a hurricane. Yeah my be a rough weather weekend. Ori- lead drink a lot. No yeah it's fine and by the way we're bringing summer over there too so i have to. That's going to be interesting six week old baby. I think you'll be fine. I should've been so good though. You'll be fine. But i just got to keep an eye. On his frigate hurricanes we gotta get back home with not in chop or the hampton fire island so only boat back and what i saw as like it was way very eastern tip of the island. Yeah but then the winds can get everything going though. Still i mean if you have like if thirty forty mile an hour winds out on that bay. That's no good. There's no traveling so even that even though it's not too damaging if you're thinking about to your house or whatever else but if you're over at fire island you're not getting home with that unless you wanna really wanna. There's no bridge known that you have to take a boat there now. There is a bridge. Well there yeah but not where we are. You'd have to have like a four wheel drive vehicle to go over all the sand to get to where you're going and even then it's like it's an issue there a road for emergencies dumb center of the island that that they do have some vehicles. I i mean it's not the situation you want to be. Let's just put that way. You'd everybody takes boats. Nobody's driving around. Let's go to kevin in parsippany. What's going on kevin. What's up fellas. Hey man i heard you guys talking about drunk. Likes to call him so Years ago i used to get drunk and a couple of weeks later would answer my door and have packages from sports memorabilia so Just frame of reference. They've they've removed £80 million Of concrete and other rubble. From that site. So In a sense, that particular situation is winding down. The next step is, what are we going to do so something like this doesn't happen again so all across Florida in particular, because that's where this happened, but really all across the country. You've got government starting to think about whether they need to increase the frequency of inspections for buildings and other methods to try to Basically to try to identify risks before something like this happens. So like in Florida. One of the counties in Florida. Volusia County. The chairman of that, county said. You know, every two years, bridges are inspected. But right now you can put up a high rise building on the coast. And it is inspected when it's done and never again. So obviously in that county they're thinking about putting in some requirements for additional inspections. Periodically. One of the ideas is, uh, you have a new building. It gets inspected when it's done. 10. Years later, there's another mandatory inspection and then If everything is completely cool, you might be done for a while, but if you find anything, then you'd be reinspected again soon thereafter. Because there's already a ripple effect. From this Condo collapse. Okay, that was the Champlain Tower south that collapsed and it was a 40 year old building. Think about that. That building was a brand new building. When many, many many of us were alive. It's not some 150 year old building that we're talking about. It was built basically in the modern era. So there's um There's a condo complex called Crushed View Towers in North Miami Beach. That has been completely evacuated and none of the residents can go back because they found some things that need to be fixed. And I guess They were big enough that you had to evacuate the building to do the repairs and they didn't want anybody going in there until the stuff was fixed. Now. Coastal Coastal buildings have a problem that you don't really have in the rest of the country, and that is the salt water. The sea air full of salt that degrades concrete. It can make the rebar rust. In your building. You also have the problem in Florida of the storms all the time. You know? Obviously every year. You have from zero to, uh, you know, a relatively small number of storm incidents hitting the coast of Florida. But If you go back 40 years over the last 40 years. There's not one inch Of the Florida coastline. That wasn't hit by at least one storm in the last 40 years, and obviously, some parts of it have been hit repeatedly. Now up until the eighties, up until the eighties. They barely had any building codes. There's this long time. Um, there's a guy whose whole career is repairing old buildings, and he said, Man back back before the eighties, you could build whatever you want it, however you want whatever was the cheapest way to build a building. That's what you could do, and nobody cared. In the eighties, they started to put in some building code. But even those coach now are coming under fresh scrutiny because maybe they're not. Severe enough. Maybe that's the wrong word. Not severe. Maybe, you know, maybe they're not strong enough The code requirements. So everybody scrambling to put in re certification rules. You can't just build a building, especially a tall building. On a coastline, especially you can't do it and never, ever revisit whether the thing is structurally sound. You just You can't do it, and I think it's not good. That's never gonna happen again. Here in l. A are are equivalent of their tropical storms, hurricanes and constant salt air Assaulting their buildings are equivalent is, of course. Earthquake readiness. So we have our own issues with when was it? When was the building built? The farther back. You go in time, the less um earthquake. Safe. The buildings are But even here we have issues of I mean, if you live in a condo building if you live in a 40 50 year old condo building Who who is coming around to make sure it's still safe. So it's something we do need to reckon with. Because you know what I mean. Look, generally speaking, building buildings is a money making enterprise. Okay, if if, if it were a super risky endeavor. I know sometimes people start developments and it all goes to hell, and they end up losing their shirt. But generally speaking, it's a profitable thing to build. Condo buildings, apartment buildings, office buildings if it wasn't There wouldn't be a building being built on every available lot in Southern California. So the problem is now we realize you got to bring in a strong system of periodic inspections and re certifications to counterbalance the profit motive. We're discussing hurricanes and hurricane season and let's get to some of the different aspects of these storms from storm surge to wind speeds to rainfall to hurricanes, which can develop, especially in those outer bands that make their way through different regions. When a hurricane is approaching. Why would that kind of severe weather be present within this larger? Stump. Yes. So basically what happens? It's tornadoes and hurricanes are basically spun up Buddha. Basically when you have these strong winds, um when the strong winds typically airplane over the ocean, one thing counter land, the frictional effects of that will help to try to spin up some of the tornadoes. Often the tornadoes with hurricanes are fairly weak, but you can get stronger hurricanes and you have to even maybe an EF three can cause significant levels of damage. And, um, like you said, they can often be entitled bands and, unfortunately, hard to be able to know. You know, Dave in advance how many tornadoes The storm is going to spin up, But that can be another potential threat. Morally, when I think of the biggest threat from hurricanes, obviously the number one threat Everyone always thinks about is the wind obviously have to win because you have a hurricane. But you also have the storm surge, which will effectively the, um the the increase in the water level driven by the fact that you have the strong winds. Um and then you also have the rainfall which can obviously be Potentially the worst dish impact from from a hurricane, especially at the slow moving hurricane or hurricane attracting over an area with a lot of photography that can force more rain out of the storm as well. So there's a variety of different threats the hurricane poses and obviously, with the wind threat, you have the predominant winds associated with the hurricane. But then you can get even stronger winds and some of these tornadoes we saw some without so we saw a lot with by that as well. So that's another potential threat with hurricanes. Now over at Colorado State University, you put out predictions for each hurricane season. What are we looking at? This year? We've already seen again a very active season so far, a record setting season, right? That's correct. Yes, we have the earliest 15 Storm on record with Alpha, Um and normally early seasons gone. Activity doesn't really relate well with the rest if he's an activity for maybe just because you have budgets forms early on. Doesn't necessarily say much. But if you get storm activity forming, and that's what we call it. The deep tropics will say, south of the Tropic of Cancer so really in the tropics, and they're especially tracking in the places like the Eastern Caribbean. If you look, historically, we've had storms there in June and July. They've been very, very active hurricane seasons and typically You know, we hurricane season starts you first. But a lot of the stuff you get early on, tend to form a little bit higher latitudes, maybe more in the Gulf of Mexico. You don't necessarily get many storms in the eastern intentional Atlantic until you get into August when the environment tends to be much more conducive. So if you get these early Using storm activity that tends to be a harbinger of a very, potentially very active season. So that's one of the reasons what the seasonal forecast that we put out that the forecasted actually come up. I'm a bit. Um, we're not forecasting a total of 20 named storms. Nine hurricanes and four major hurricanes. We've already had five storms, Um and then 11 hurricane being also so 15 additional storms, eight additional hurricanes and four additional major hurricanes. Taking a look back at the past couple of years. Have we seen an increase in the amount of storms that are forming, including the amount of major hurricanes that are being produced and and also there seems to be this issue of rapid intensification where storms just get real strong as they approached the coastline. Is that new and different or is that something that we have seen at other points in history? Yeah. So with the Atlantic we certainly have seen more major hurricane since around 1995. You go back to 19 seventies 1994. The Atlantic was quite a bit quieter. Now. If you go back prior to that, From like the mid 19 twenties to late 19 sixties, the Atlantic was much more active.

We've got a lot of different storm's going think it's going to be an active summer sore. You ready for that now. Ready can mean a lot of different things. If you're in a area where you've got hurricane coming. Maybe you need to have that generator. She you can power up and if you're down for a week or two you've got power to to run that you've got enough fuel. You get generator. You keep that food fresh. Maybe even the house cool. If you've got a big enough one and the same goes out on the west coast you know rocky mountains west because with fire season you're gonna see a lot more power outages and rolling blackouts. You're going to see more of that. I mean hack we just about. We're running out of power out here just in the pacific northwest because we had a huge wave. We could have been out of power for awhile so you would have wanted to have of course water you would of course wanted to have a backup power system but think about this. Are you ready for all that. Your house now has gone up one hundred thousand dollars. Lumber prices gone through the roof. Could you build your house today for what you haven't insured for. You even have the right insurance. Give something that's gonna cover a flutter hurricane or earthquake where out there make sure you got that dialed in a lot of this is going to come down to your survival in comfort though. You have all that stuff ready to go. Because as i watch these this storm go up and down the The side of florida it's gonna cruise up into the northeast. That's gonna affect a lot of people and in florida. Even though this is a fairly minor stored compared to others. it could be a few days of people. Don't have power you know. We lost cheese and the last number. I saw here in portland with our heat. Wave hundred seven people. That's a lot of people that died from high temperatures. So are you ready for that the next time that comes around so that's just my thoughts for the day here on trying to keep everybody safe and making sure you're prepared for the next time. Something bad happens out there. you know. we'll have windstorms here. Our last windstorm. This year we had wind and ice. We did have is we. We didn't have power five days. I burn through a boatload of fuel because my generator did great. Did awesome kept the lights on in. The house kept the house warm. That ice storm took down trees. Power lines like a windstorm would and i thought i had enough fuel fuel for about forty hours but i had to go out and get a whole other round a few again in the power came on just as i was coming back with another. You know twelve and a half gallons of fuel. So i was burned through that fuel trying to keep my house pirate album. Make sure got that. That's the key to that success now. I know there's a lot of prep is out there that listen to the show and there's other people out there that are going to say you need to have a month with food you do. Have this need to have that yes. I agree but most people aren't going to put a month of food away. They're gonna put a week away. Maybe two weeks you know there comes a point where you need to make sure that you've got the right stuff there and a lot of people can't afford are having a hard time putting food on the table dow little on bank and away some expensive stuff that can be Stored for a little bit. So make sure you've got that dialed in and waters. The key guys water first aid. You have a good first aid kit you know. Make sure you've got an action plan. If there's an earthquake do you have everything ready to go. Do you have that. Do you know how to turn the gas off. What happens in the power goes off. What happens when your water goes away. Just make sure you've got taken care of our guys will stay safe out there.
