Most of the time and again, this is just looking at you know other stats and of course, just looking at what? Transpires sort of on a regular monthly basis and I just posted this a few days ago so it shouldn't be new. January. For example forty, five, fifty, March seventy, nine, hundred April. Twenty nine, hundred, June eighty, seven, hundred. So it's gone up obviously since. It's doubled every month two, four, eight and this month eleven thousand sold stories in the Toronto area so. It's fair to say that things have again sort of gotten back on track for lotteries. It's now obviously these are general stats as well as average home prices are now up sixteen point nine percent from a year ago there up to nine, forty, three, seven, ten. So almost a million. Low rise obviously, our the are leading the trend with overall prices jumping the most in Durham region. Celebrating souls there last month Orangeville and South Simcoe County. Now, the best part about dealing with me is that instead of worrying about. Who you're going to choose and who you're going to have. We are going to give the ability and the privilege of marketing your property. You don't have to think about that. They'll thank you. Yeah. It's awesome to have you. I mean, I know every time we've talked or I've I've just more and more intrigued by what you do. Because I, know you're not like you're not all over social media. You know you're not. You're but entire, I've just like I am. So I wish before I left. California could've stop by and really excited that chat about your. Your your insight into your system and how before we get into that I'm curious to like and I like getting into this for especially for people who have who see things in such an expansive way. But what was your gateway into coaching like what got you interested in it, and then what were some really big milestones in changing the way that you thought about your process? Yeah I, you know quick Reader's Digest version is. A pretty good athlete grown up back East right and had scholarship offers and was fortunate enough when I was in. Eighth Grade. To walk in the YMCA, fine little dungeon part where all the tough guys athletes working out in in. There was a level five Olympic lifting coach, and saw me with my little fitness books working out and said Hey kid Chimera. I WANNA teach you how to really train and while I was in eighth grade I started training with. Professional, athletes Olympic, athletes learning how to snatch clean squad sprint hurdles. Everything. So was a amazing experience for young kid be pulled into that kind of culture right away. Top properly. And then after. Know went into finance world business world is kinda miserable, but I was always getting fathers and guys played college football with call me when Scotty? Knew so much about this stuff. Helped me, I got a contract or my kids to a scholarship, teach him and I was doing it on the side and just fell in love with it and started growing in saw business opportunity, and then got called sportsmed guy in Toronto like the work I was doing and went up there and started running its clinic work with NHL guys in Canadian Olympians and stuff like that. It just grew from there kind of an organic way of. Loving it as a young young kid. Being, lucky to have someone mentor me and saw how it changed my life, and then fell into coaching. I feel like you're not the. For, some reason the finance and I didn't like it, and then again, the sports perform I. I've heard that story before I. Don't Mac Shakers on here had that too, and I feel like I've heard others. Maybe I do feel like that that like systems kinda thinking or do you think there's any thinking and finance that is helpful for sports is just make quincy dental you are. I think it's I think it's for competitors. We'll always WANNA look at measures of success. And that's kind of a natural thing. Until you realize I work, I work hard to get something and I realized I. Don't like it when I get here, that might not be success but I think finance is a challenging. Competitive. And and you know with detail and all these little nuances you can take and I think that attracts people to feel they wanna feel successful right, and then you realize you're sit in front of a computer all day long. Yeah. I. Can totally see that. Makes that makes sense I. You're speaking of success to ask the first thing. It's official question. I had and I just I guess, I, felt like starting with this rather than jumping right into the six lanes but. What is success in sport mean to you or? Yeah. So. What it used to meet. Right. So we all have these objectives and goals right, and we think that success when we meet that, we're going to be successful when feel successful yet, what happens when you need it? How long does they last for me? It lasts maybe five minutes and then I'm spending the next stuff in saying, okay. GotTa, start grinding now for the school and realizing that my daily experience wasn't great. So, success for me sport or any endeavor is your daily optimize experience that's sustainable over time. So if you're an athlete of Your Business Guy, whatever it is, if you're living your dream, you're loving your days, you're making a contribution feeling fulfilled. Ben. That's success to me. And so that's how I look at it when I get an athlete that. Wants to scholarship, but he's loving the training loving where he isn't high school having great teammates. Great relationships performing on the field. Every day is not future. You know obsessed all the time that successful to me. That makes sense with the process, right? Like. So often we just look at this. What's the goal? Win The Akron serve get the scholarship, but then, but then what I mean. Eventually it just. Eventually. There's think an emptiness. I mean, it's Nice Scholarships for sure. But at some point you get to the top and. Maybe realize you're on the wrong ladder something, but it's Where I've dealt with the most Olympic athletes after an Olympic year while they struggle. Mightily, they struggle with purpose with focus with what it all means. Up the disappointment of even if they got a medal, did feel as good as they thought. But the daily optimal experience their love in their life in the training or joining, they're enjoying the relationships are building that seems to be sustainable

If you tips for the transition surviving the transition well I think I had to make sure I didn't get. Involved or helicopter around her social life because for me when I realized, it was that the most important thing is that socially she feels anchored. Yeah. All this concern about. This class that class her grades teaching did it, and actually at that stage is entirely secondary. It's about her making friends because that's the only thing for my daughter that she was concerned about. Her nerves came from. Will I make any friends because you didn't know anybody at hunters to to you know what I mean. And so I got on board with her to just focus on that and not be don't talk about. Other stuff. "Many. Small Business Owners after a few months of being in business already to investing in paid advertising, you're a new company new business a new brand, and you want to get your name out there. You want to start bringing in new customers and long-term marketing like content marketing Seo may take some time to start seeing some traffic. So many people are left with the question. Hey, should I start learning how to run my own facebook? ADS or instagram ads or Google search and cut out the middle man or woman and go ahead and start spending money on. It's a lot of people say, Hey, I'm spending money on the ads themselves I can put my whole budget into the ads themselves. Instead of you know having to pay somebody do it and a lot of cases it's not super inexpensive to hire somebody to run your paid ads many firms will take a percentage. Of your spend to save, for example, you spend two thousand dollars on ads this month, the want to charge you twenty to thirty percent of your spend. So we're talking about two to three hundred dollars may seeming significant the start. But as you start spending, you know five, ten, twenty, thousand dollars on as is not uncommon. It gets a little pricey. So I wanNA share with you a little bit about the experiences I've had in our. Businesses. is my own ads I've hire people do ads for us. I've kind of done something in between as well. I I want to say that when I started to run my own ads, I had to actually take a full course on how to run facebook ads I started with facebook This is even before instagram was out, I pay five hundred dollars for the course it took me about three weeks to finish the course. Even then it took me maybe about a good solid two months to start running high converting ads in the beginning you spend a little bit of money because you know what you're doing. You're still kind of. You're trying to find the audience all that kind of stuff you're a Newbie, but once I started to get it it was starting to convert and I was You know making good return on investment for the ants. The problem was is that in order for me to optimize dads to improve them to continue to come up new copy in new ads constantly, it was taking a lot of my time. I would say it would take about three to five hours a week. So from there I moved on to hiring somebody to take care of my advertising. This particular firm was taking a flat fee of two thousand dollars. Now, this was back in two thousand fifteen. So I would imagine prices being much higher now I actually no, because I've kind of shop Toronto a little bit and the going rate for. A flat fee is around three thousand and those are really rare by the way getting a flat fee contractor a flat fee agency to run your ads for flat feet and not kind of run based on your spent most agencies will charge you like I said a percentage of your spent twenty thirty percent of how much you spend on ads. "When the METOO movement caught fire in two thousand seventeen. The loudest demands centered on calling out offenders and seeing them prosecuted. But metoo founder Toronto Burke has been clear that mass incarceration is not the solution. Today's guest. Dr. Eliza Ackerman agrees. Prison doesn't work. The fact of the matter is only three percent of people who commit rape will adversity a day behind bars. And, the process of going through the criminal justice system is incredibly incredibly harmful for survivors. They are disbelieved, they are victimized again. Their entire sexual history is put on display in the courts. So knowing all of that we are looking for something that actually decreases harm. decreases, violence increases, empathy decreases recidivism, and that's what we find with restorative justice. Dr Ackermann is a criminal justice professor at California State University at Fullerton where she specializes in research on sexual violence and sex crimes policy. She's also a pioneer in her field of resolving sexual violence through a process called restorative justice. So ordinarily, our legal system response to criminal behavior with three questions. Questions what law was broken, who broke it, and what punishment is warranted. But restorative justice asks who was harmed, what are the needs and responsibilities of everyone affected and how can everyone involved collectively repair the harm that was done. Basically, it's all about healing survivors, communities, and offenders today. Eliza is guiding us through the restorative justice approach to sexual violence. Would it feels like for survivors and why it's a promising path toward preventing sex crimes in the first place all to find out? How can we do me to without prisons? Harvey Weinstein in an orange, jumpsuit has come to symbolize me to era justice, but the movement's original vision resonates far more with transformative and restorative justice approaches. Right. So toward the end of last week's part one. On feminism and mass incarceration prison abolitionist. My Shinwari told us about the transformative justice model that model aims to resolve harm without creating additional harm and without involving the legal system at all restorative justice shares that goal, but it can be put into practice both. And outside the system, what it entails is creating safe spaces. For. Survivors and for people who have caused harm to talk about the impacts that sexual harm has had, and it gives the survivor, a safe space to talk about really the very intimate aspects of sexual violence and the aftermath of that. It allows the survivor to ask questions of people who have caused harm. It also allows those people who have caused harm to ask questions at gives them insight about the behavior Dave engaged in that they would never get. From being processed through the criminal justice system, the term restorative justice was coined in nineteen, seventy, seven by prison psychologist, Albert igla-s, but its core principles come directly from indigenous forms of conflict resolution like sentencing circles and peacemaking courts most. Restorative justice programs focused on youth offenders and family welfare cases. But in recent years, experts like Eliza have started applying it to adult cases involving sexual violence for a number of practical reasons. Yeah. Many survivors don't trust police to properly handle their claims and many know their perpetrators and don't necessarily want to face them in a criminal trial plus evidence suggests that the restorative justice approach is both more empowering for survivors that going through a criminal trial and that it's a more effective method for perpetrators to actually learn their lesson and not re-offend. COMES BECAUSE? People. See as soft. Right they see you've done something wrong. You need to do the time for it. But Harsh Punishment Austin to anything to reduce harm to anybody, and if you ask the men that I have worked with what they would rather do face may or face another survivor, sit in a prison south, they will tell you prison cell every time. So I think once people understand that restorative justice is not soft. And, that it's actually much much more difficult to do. Maybe they'll get on board.

"No one knows if that is going to be the solution yet where all crossing our fingers and listening to the people again and in the front lines that are telling us to be a social to to practice social distancing to not have community gatherings to just keep the people that you care for. Keep the community. You care for safe. Okay my history with if you don't know me but my history in Toronto real estate is pretty solid. I've been doing this since the year. Two thousand I've gone through all the existing situations that have happened including SARS and the financial crisis. I'm a couple little blips here and there during all of those times. I made sure that everyone that was with me was properly taken care of God. Good advice and sometimes I have to tell them. It's not time so today I'm telling you today tomorrow probably next week. It's not the right time if you're trying to somehow salvage situation because you're very concerned about it. You need to know all the details. Okay just because someone will list. Your property doesn't mean it's the right thing to do so just do me a favor if there's someone you care for if it's you I mean you feel you've heard me now. Anybody can go ahead and do anything they want. There's absolutely never gonna be any way for me to stop someone from making a mistake I've walked away from as much as three million dollar listing before. This is the time to sit down and talk and plan what you might do if that is something that has to be done. If it's an urgent thing I'll tell you about some solutions that you might not be aware of if it's a money crunch or if there's something else going on ideal with the stuff all the time and I've dealt with every conceivable scenario the last thing you want right now is someone telling you. It's a good idea to have a bunch of people come through your property when there shouldn't be people in your property. If you'RE GONNA sell your house you would almost want to know that you know the the pandemic has lifted and the the order for you know no no gatherings and open houses and all that stuff is done. Are there ways doing this without letting people into your property there are? It's tricky might again. It might end up. You might end up hurting more than you think. And there's a lot of things that can go wrong. There are so many elements in the chain right now. That are very insecure. Like there's a lot of turbulence all through the process and I'm talking about from the mortgage side from the insurance side of things. There's a lot of gray area going on right now. So you don't want to do this because someone you know is telling you to do it without giving you the option not to so if the person you're speaking to hasn't suggested that you shouldn't do it. I think that's why we need to talk. I WanNa make sure that you know why you shouldn't do it. And make sure I give you every possible. Good reason to think about being a good human right now and discussing what the plan will be when it is time to do things and there's always gonna be over. The years is always going to be a right time this right now. This isn't the right time. Okay this is the time again to for us to talk. I'm doing that a lot this week. I want for everybody that saying which is not my saying sort of psalms. Psalms this up I want for you. I want you to be healthy. I want you to of course do well. When is time to make a move whether it's buying or selling again? All that stuff is going to go back to normal eventually when it does. And when I t when I'm telling you it's safe to sort of go back into the wild then Hopefully you'll be ready at that time and you'll be presenting a a much more responsible situation again rather than sort of getting into a position where you know your bringing in a lot of random people. If it's if you're allowing showings in the way that most listings do. You're in a position where you're creating you know again. Large group gatherings there's going to be a potentially. Let's say twenty people if they were to come in right now which again. You'RE NOT GONNA get a lot of people coming in right now when there is an order to stay home. It's like it's beyond serious. Now there's actually a quarantine order in effect for those who've traveled here back to Ontario. It's this is no joke so during this time. This is the time to talk time to throw some ideas together again. Work on the success plan work on dealing with the issues of turbulence knowing what they could be doing what can go wrong. Not everyone's going to give you that list because they just they don't have it ready to go. It's not something that they all do I do. I'll be going over with you all the things that can go wrong normally plus all the things that can go wrong right now in most people. "I'm going to take you back because you can tell by the music. I'm GONNA take you back to nineteen o nine and tell you a little bit about a very amazing building and this is what. I'm going to be doing here to give you an idea of how great it's going to be when we actually connect and you do get the full story because this is just. GonNa be a little bit of a story to give you some idea of everything that you need to know. But there's a lot more that you'll hear from me and you'll only hear from me when we're in the same room and of course you know connecting together on on what you're going to be doing whatever that may be so. Podcast show linked that you'll see right on the website. CaN'T MISS IT. So let take you back to nineteen O nine in. May of Nineteen Oh nine. Licensed commissioners reduce the number of establishments allowed to sell liquor by forty one in radical step against drinking also in Toronto that year. Toronto's Thomas Invents five pin bowling. Not sure if you knew that another interesting fact about Toronto at that time actually this is Saint Catharines in November of that year. We had a very very interesting meeting there in Saint Catharines that some of you may not have attended and he didn't know about but a visiting British doctor brought the theories of Sigmund Freud to Canada and the medical fraternity here was in shock. Ernest Jones a young Welsh. Psychiatrist delivered a lecture today. In November nineteen hundred nine where he summarized the views of Freud and lustrous say the reactions involved a lot of gasps and much more so that kind of brings you back to where this all sort of started with the Candy Factory as you know it. This building was built in nineteen o nine without knowing the his tree of these places that you go to buy or sell in. You can't possibly know the value. It's just doesn't make sense to not know the history. So that's what this is all about. This building has five stories. It's two hundred and fifty thousand square feet large and it's been once. It was converted in the year. Two thousand it was converted into one hundred twenty one loss having been through many of these loss over the years having sold several of them as well. I'll tell you right now that behind each door. There is an entirely new story book behind each door that you should know about again before you ever stepped foot into one yourself. You WanNa know the stories of these places you WanNa know the the inside information you want to know what was going on here at a different time during the sixties is when the CD Candy Factory. Became sort of what this building was named after. And that's when they made those rockets and visit if you'll see if you join me for one of my storyteller tours at the candy factory. One of the things I talk about is exactly that the those rocket candies that. You're used to see them at Halloween. That's what they're from so they were there from approximately nineteen sixty three to nine thousand nine hundred ninety eight okay. It's really important that you understand the difference between a hard loft and a soft law. This would be considered a hard loft okay and there are eight elements very important elements that you have to know about. I'm GonNa tell you a few now and I'll tell you the rest when we connect on tour but what you have to have for a true hard loft to be. The case is there has to be brick. There has to be would usually post and beam. There has to be some metal and there has to be concrete. Then there's a couple of more things that have to be in the equation and again you'll find out about all of those when you join me for a tour of this building depending on when there's any availability depending on when what type of property you're looking for. I'll always make sure that you see the right kind of property for you may or may not be this building when we talk and you tell me what you're looking for Very often what I'll do is I'll say. Oh yeah that sounds like this other building or it sounds like something here and the best part about the way I work is. It doesn't matter which doors are open or which doors are closed. Because I've been meeting with these people I've been talking to these owners. I know a lot of them will reach out to me as well after this podcast. I've always got some connections of someone in the building that may or may not be actively for sale. They might be interested in moving but it might not be until someone presents themselves a very serious buyer and very often. What I've done in the past with lofts in particular is brought the buyer to the owner not to a cellar just owner that I believe might have been interested in that situation. I've done it a bunch of time. Sometimes sellers will say yes and sometimes no but either way. I WanNa make sure that if you mentioned the me a certain type of property that you're with me on these tours that you're connected with me now way in advance long before you make a move and make sure that you really know all of the things about the law stitcher GonNa get into. Do Not make the mistake of going. In and just going by the cut and paste information you might see on the web. There's so many of those world they've got the same over and over information about these places but there's not really that story behind each door especially in a building this being in one of the what I would call the top five lofts in Toronto easily. "Going on all around us is a pandemic that many are not prepared for many are not prepared for anything that would throw them off for more than a few weeks and we are. We are in this right now. And it's hard to say when things are going to level out and I hope they do as they have in the past and having been there for those of you that were going through the difficult times and had to make important decisions during this time It's something that I've done before and I'm certainly here for but the other part I wanNA do right now with this stage that I've built is I wanNA make sure that I'm sharing it with you especially those of you. Who Need it the most so the first thing I wanNA talk about is I've been compiling a list of resources so Everything to do with locally of course for Toronto Ontario specifically some of them are Canada wide and some of them are Canada and the US. So I've tried to put together as comprehensive list as possible of local resources programs. That are in place to assist those of you going through hard times links to critical Services that small businesses will need because right now whether or not. It's something that anyone was again thinking that might happen ever Right now many small business owners or having to learn to walk all over again so some have to immediately adapt to an online presence. Some have to change what they do entirely to make their business plans work. So if this was a weakened experiments I think it actually wouldn't be such a bad thing and hopefully it's Again only going to help Going forward as we work towards healing but for now There's a lot of turbulence going on so the first thing I've done is I get I want to make this podcast channel available to those of you? Who Need a voice? Who have been there for me at the absolute darkest hours and at the most lights. And you were there the whole time and always supportive. Those of you. Who are those people are automatically going to be the first people I take care of? So that's that's who I am. I next is a podcast because for me. This medium is something that I never would have imagined would have put me on a stage where I have had now over. Twenty six thousand of you. Listen to my stories and the stories I've told others and many of those were stories from other people that were just really interesting to me that I thought I should share. I'm going to keep doing that. I think it's important. To keep you guys inform entertain and all that good stuff through these hard times number three storyteller this story this chapter of the book for a lot of people. I mean depending on how long you've been around for I've been doing real estate since two thousand the year two thousand so during that time. I've had a lot of Exposure to what things have happened in the markets and I've kept entire notebooks and I'm looking at them right now on what I did before during and what I did after things like the SARS pandemic things like the financial crisis And what I learned for me. It's always about even at the darkest hours I've reminded myself to say. What is this teaching me because the last thing you WanNa do is sort of you know? Look at a terrible situation and think you know there's nothing at all you can learn from this more than anything. I wish you all health. I wish you all well. Please stay away from other people right now. Keep your social distances. Try to stay home if you can. I'm a big believer in the concept of do not let your immune system get any weaker if it is weak and if you are compromised please make sure and protect yourself but for those of you. Who aren't you are actually part of the solution. Those of you who are healthy and who are staying healthy and horrible to fight the virus. I believe that's where the cure is. GonNa come from. That's how science works is the if the antibodies are created in the host. Then I believe that's how a solution will be found than older stuff. That's in trial so hopefully it'll be again. It'll be a flu shot. You get at your Doctor Office. I hope in a month that would be a dream. Come true and we can go back to life. I think we're all going to appreciate the little things a lot more. I'm still going to be giving you good advice if you need it expert advice and making sure that you have In place a recession proof planning system. And that's something that I developed way back when this happened before and people were starting to worry especially about you know what happens next and all this kind of stuff all these worst case scenarios and. I've tried to help people understand if that happens. What options do you have in? One of those options is to ensure that you do not rely on one income. If I'm going to say anything at all right now that I hope sticks with you. It's going to be that if you were relying on one income right now you may not have an income and that could be a very dangerous thing so from today on. I want you to think about what you can do to create an income for every expense. So if you've got renter a mortgage you need an income for that. Then that could be your job if you've got Food expenses which we all do. You need an income for that. If you've got you know utilities you need an income for that so you need to figure out going forward several incomes and whatever that might be whatever you're good at whatever you can do on the side you might need to again adapt to what could happen again so that it never feels the way it does because I've been again enough at enough points in my career early on especially where you just don't know if you could get any lower and you promise yourself you'll never let that happen again and that happens enough to me in my business where I've created additional protections along the way and I want you to start thinking that way to right now is the best time because you will not forget how you feel. I suggest writing your notes down keeping a notebook like I did And you'll go back to it and see that again. It was something that again you learn from. "So at this very early time in my career I was getting all sorts of people calling me and emailing me that I had met before asking me. What do we do like what happens if there is something you know major happens if there's a major you know catastrophe or if there's a major disaster late this what happens in their case to their properties because of course for a lot of people they are invested? In some cases all in in their real estate in some cases is just one of their holdings but for a lot of people with several properties into several of you. That are listening. That might be in this case. You were asking me for advice. And that's the one thing I want to make sure that you are doing right now is that you are not going to some random source especially online of all places and looking for opinions because that will make your head popoff. There wasn't that option in two thousand and three thankfully. So things were a little bit more rational. What I created at that time has been in place for me since then and what I what I called it then and what I call it now is the Toronto Slash. Gte Real Estate Portfolio Protection Program. What I did back then was created a protocol and a way of sort of keeping track of things for you. That was a little bit more hands on certainly a lot more irregular than the usual quarterly. Hello how you doing you know. Here's where your property value is Most of my clients enjoy getting. No some people don't want to know But my theory has always been an and you guys who've known me for a long time understand what I'm going to say here is if you if you check your bank balance every week or two you should be at least checking your real estate bank balance every quarter. It just makes sense. I'm not saying the check every week. But right now as things are unfolding and this one this particular Kovic Nineteen Corona Virus. Seems to be a lot more invasive than what we been through before so this is going to. I believe require a lot more in understanding as to how it might affect all of us. And there's nobody excluded from that list so I WanNa make sure that you guys are in a position where I'm able to help you now. The only way and this is all from past experience so I know what I'm talking about here. This is not. This is not a drill. Keep telling people that. This is not a drill. You can't you. Don't warm up to this kind of stuff. You have to be able to handle the turbulence and you have to have someone in the pilot's seat who is used to the turbulence that's who I am. That's what I have become very good at over the years with my thousands of hours of flight time. Especially in turbulent times going through being a realtor in two thousand three not easing going through a realtor going through two thousand eight financial crisis as a realtor. Also not easy to be something where you had to be able to understand how to maneuver through the storms and through the difficult times. Help everyone in that plane. Which is every single one of you. That's working with me But you have to be in the plane with me you have to be you have to be with with me on the system early which means now so after you've heard this podcast or even now make sure that you've reached out to me. This is a big thing for those of you with a lot of money in your real estate you do not want to take a risk on this part you should know you should already be on this system by the way but if you aren't yet consider this the day that you started the key decision making is where the value is going to be all from week to week during the turbulent markets during the times of crisis again. Because I've been through them before even if you've been with me since two thousand three when this happened it's only gotten better as far as like how to understand how to protect yourself and how to shield yourself from further damage. And that's really what it comes. Down to a leader removes fear. I'll keep saying that. And it's not the first time I've set up but right now I'm saying a lot. A leader removes fear and helps you get through these difficult times and whatever it is that concerns you right now especially because there's stuff that's out of your control stuff that's in your control that's part of you know when we meet and when we talk right now we're doing a lot of talking a lot of phone calls a lot of conversations like that are happening with people sometimes some. I've never met Part OF THAT FIRST CONVERSATION. I had with a lot of you especially right now which I've again had a little bit of time to practice over the last seventeen years Of being you know from the two thousand and three you know SARS thing to now is to explain how There is a list of things but fifteen things are so Half of those things you can control the other half you can't it's just there's just been no changing that regardless of what's happening now what will happen in the decade. What happened twenty years or whatever it is or was there are certain things that will be universal that you can control some things you can't and so the things that you can control are the things that you need to make sure that you are aware of of course this being on top of your equity position your property values whatever you WanNa call. It is something that you should be doing with me anyway. So you should be on my you know my property protection alerts anyways to make sure that you are getting you know the right type of information so make sure that you are again clicking on the button on my website and making sure that your registering for that and we can take it from there and hopefully make sure that you're in a good position and that you are safe throughout this whole thing and that's what's most important is that you and your family you're safe. "I've been doing everything I can to check in as many of you as possible that I have been close to Friends clients family people. I've just randomly run into over the years. I think aside from no-one expecting this to happen the importance of understanding what to do. And what the priorities are is is very important right upfront. So what I'm asking. Everyone that's listening to do is to just check in with those you know could be a client. That doesn't have many other people in their lives. I and I'm talking about if you own a small business in you have clients and you have a way to connect with them which you you should all be doing right now. Just human kindness. That's I think the first thing and it it just. It's just so upsetting to me that during this time where you're supposed to be benefiting or or not benefiting but you're supposed to be Adding some sort of you know adding some help adding some protection adding some Some kindness justice an ear. Sometimes just listening to people is set a VAT. I still see realtors around Toronto and I'm pretty sure outside of it still doing open houses when you have a disease that spreads within one meter or less and you put twenty people in a room. It is not in good. You are literally stirring the virus. You're making it's stronger. I want you to do me a favor right now. Is the time to protect. Your community is the time to be there for people time to help calm. Some people help to remove fear. That's all I can think of doing right now. And that's all I've done before so I'll say this first part. Is that if you see anybody doing an open house in your area. I would like you to make sure you take a picture that sign and remember. Who are the people who are trying to help you? And who are the people who are profiting from the situation in terms of adding more danger to your street? If if there's one happening on your street today you should put a stop to it. You should not allow this to happen and again if you're a seller right now thinking this is okay. You clearly. Don't care about any of the people in that neighborhood and nor does the agent for proceeding with it. It's just the way I feel but I know there's a lot of others that I'm talking to today Over the last few days we've had to make adapt. We've had to adapt to the situation. That's what you do when you care about people so what I did yesterday is I did a fully virtual property podcast tour where I brought a lot of you through. I had almost two dozen of you. Listen yesterday so that to me is a very successful Saturday. I've reached out to you You were able to listen on your devices and nothing bad happened after that. We didn't add to this again. Terrible situation so let me go back a little bit as well and I'll take you back with me to two thousand and three I had just become an agent in late. Two thousand my first ever sale was November. Eight th two thousand have it in front of me here in my podcast studio I have reminders of where I came from. And what I've done over the years so two thousands when I started Two Thousand and one was my first full year still learning two thousand two again getting there. It takes a few years in some cases again. I I I did not come into this business with with any contacts in real estate whatsoever was all built from scratch two thousand three rolls along and we have the SARS epidemic. Okay so first of all. Let me say the disclaimer. That needs to be said. It is not the same as what we're dealing with now. I understand that it's it was less however at the beginning before anyone knew what was going on the level of fear and again I can. I can literally I can remember how I felt to me was the same for a lot of you. Who WERE HERE IN TORONTO? You're also thinking you know what's going to happen next. Is this something that you know. We're going to have to be worried about because it was also listed as a pandemic.

There's also underlying opportunities in each Area because of the fact that there may or may not be as many people or there might be more people in some segments of the market each one is going to have to be calculated individual. So you're going to have to figure out which one again works best for you Which which You know which element applies to you most and again to be able to distinguish between advice. Which is what you'll get from me versus opinion or something that again might sell ad space because as you can tell there is no ad space sold here. The people that are promoting or helping me promote my website are supporters of my podcast clients of mine and they do not pay to be here and I don't get any money from them. I simply want to support their businesses. And make sure I get the word out for them Whether it's their business or their bands or Their causes it's It's really sort of a you know. We know it's is now a pandemic so as I've done before and even though you might not have heard me before I've been part of a lot of ups and downs a lot of changes in our landscape. I've been in Toronto real estate since the year. Two Thousand and prior to that born and raised in Toronto Morni- SCARBOROUGH STAYED IN TORONTO. My whole life. So I've kept a very good close tab on our city and during the last twenty years specifically I've kept very close tabs on what has made our city tick and what has Also affected our city in negative ways. So my hope over the next little while is to actually bring you A different style of reporting now. I heard someone refer to CNN as Corona Virus News Network. that's not really accurate because it really is Whatever the civic topic of the time is is the one you'll see on the media and again it's Business so in many cases fear. Fear sells ads space. I've always sort of reminded people that so that they don't Get too distracted in their goals. Some of you Back in two thousand and eight. Some of you may even be listening. Change your direction as a result of the Financial Crisis of that time. That wasn't nearly as serious as this. But some of you decided to sit it out and as a result Many of you could not jump back in because of the fact that Things moved along far too quickly Even after three or four years for you to catch up so what I WANNA do is basically put it in the context of balance. And make sure that you guys are in a position where when you're discussing the different elements of of this very serious outbreak. I want you to have some balance in terms of how it affects you. Being ready for this market starts today. Spring is the peak sold season. I'm going to repeat it again. In case the Recording is a bit blurry spring is the sole season. Okay I can tell you just from the buildup that's been happening up to this point. Combine INTEREST RATES COMBINED. Low inventory every area specific. So obviously when we do your report which is customized a custom. Podcast report is done for each every evaluation. That's done via my my my my front page. If you click on the gold envelope it'll take your right to where you need to be. Where many others have clicked gotten their gold envelopes and soon after gotten their big novelty checks as their celebration for their sold and I love being part of that same. Whatever way I can be. But there's also something that you don't know that's going on and that is not every buyer now not every buyer that is out there. Bidding is actually qualify to bid. Now let me explain why there's two bidders on a property one of the bidders owns property and they're in a position to they're in a position to make a purchase however they own a property that they have to sell before giving their financing truly in place so yes they come. They came in with a clean offer. Just like the other people did however and this is the big however this is still pending on them. Selley so what I've done differently and what I'm doing differently right now with my own buyers is they're coming to the table with full sold properties meaning sold and closed and that is a huge difference. The offers can be very much identical. Let's say there's two bidders they're both bidding on a property the bid a million dollars one of them has sold and clubs so they've been paid the reason I bring this up right now and you're probably going to know where I'm going with. This is that in times of uncertainty especially times like this where the stock market is up inside. What he's a lot of people are relying on those funds to clubs and they really don't have them. It's not the same as the clients like I have right now. Who have earned their seat at the table. In the sense where they've sold their properties closed and have the cash ready to go. That makes such a big difference. When I'm selling your properties I'm doing everything possible to attract that type of buyer the only way you can truly attract that type of buyer is to actually have them so. I don't think I can prove that I have and the other party. Is You guys asked Smart Sellers? You also want someone at the helm who cares about this stuff like I do. This is one of the many details. I lose sleep over not really loosely. But I think about a lot when I'm preparing your listings getting your grand openings ready because of the weather right now the ten degrees outside all I can think about is. Can't wait to get my twenty twenty edition of my mobile ice cream cart slash refreshment cart slash Margarita Cart sometimes for special occasions especial clients and of course Champagne Cart. That accompanies me at my grand openings. I'm getting some custom work done on it right now. I've got a few ideas and it's going to look like something out of museum by the time I'm done but I I really WanNa make pop this year more than more than before even though I've been able to over the years Stopped traffic on streets and Have people waiting around the House Via lineups because it's it's really important that no matter how I do my events and no matter how much fun I make them Even more so now because of corona virus issues. I'm being extremely cautious about how showings occur. And how Grand? Openings are far superior to the idea of an open house as in leading a bunch of random strangers into your house that have not been screened or I did and just let them right in. I know this happens every week because I see it happen. And it's not. It's not the way it should be. There's a better way the way I do it far. Better way so remember. There's a bit of caution right now. In a in a couple of different ways but spring is the peak sold seizes. Do not blow it. Do not be do not have the nicest house on the block for sale and have no one no about it. That has become such a pain in my when it comes to really amazing houses places. I've seen places I walk by. Sometimes I've even known the people and instead of going with my far superior method of being featured on my podcast on my world stage they decided to go with a much smaller possible potential audience. I've got twenty five thousand plus verify total plays of my shows. There's not gonna be hardly anyone who's going to be able to compete with that. I just I can't tell you that I can't. I can't tell you you're going to find anyone that's better at exposing your property to the world on cross the world and making sure that you are right up there on that stage with me so make sure that you're on this list because once I get past a certain number each month you guys are going to be moved to the next month. I don't WanNa have to do that. So make sure that you're one of the people on this month less than the if. I can squeeze you guys in the weekends or getting filled up so I'm into Week Day grand openings which is totally fine and they work just as well but definitely Make sure that we're connecting because again it's a countdown now about ten days or so until spring begins but it already has and if you are serious about selling series about breaking a sold record and serious about getting the best results. "Today in the year. Twenty twenty the last sixty days have been filled with some amazing meetings. Phone calls presentations discussion approvals. And rejections up some of the most amazing listings that are coming to the market this year. Everything changed for me. It's been twenty years now that I've been helping people tell their stories figure out what's special about each property and really be able to focus one thousand percent of my energy on those stories and nothing else when those stories are being told. That's the reason why I've met with so many of you. Some of you have made the grade aged and you are on the list. Is it time to be on the market? Yes the general answer. No general answer is not yet. Yes you've seen houses on the Marcus. So far that's fine. It's not time yes. It's been the perfect time to meet with you to discuss what some of you have in mind as far as your plans go to craft a plan to prepare and most importantly to have your story ready to go. I bring up the example of how a movies really how blockbuster movie is released versus. How a movie? That goes straight to video when back when movies went straight to video. I think it happens faster now. The difference now is the blockbuster. Marketing Begins Sometimes years before the movie came out. The story boards the plans. The discussions the meetings behind the scenes those all happening for months months before sometimes years. That's exactly the same way my stories told I've met with many of you.
