"With his first met home run, Let's go for it. Four game sweep today. Weather permitting, starting at noon, Yankees with another loss of the Blue Jays and Gideon in Florida. Boba shed homered off Chad Green to lead off the ninth inning. TORONTO 15 to 4 Aaron judge two home runs in the loss of the Yanks had only four other hits on the 18 hits in the three game series. There's baserunning mistake's Aaron Boone's team five and seven. When you're not banging, you got to do little things really well and let's catch the ball run the bases. We know Eventually we are gonna way are going to start banging. Um You know, I've done a confidence in our guys and can't wait to see them turn the corner. Canada Has More New COVID Cases per Capita Than U.S.

"Cases of covert per capita than the United States. Of course, that country's population is only a fraction of ours. In fact, there are more people in California than in Canada. But it is really a dire situation for our neighbor to the North. Canada is one of the only countries in the world with significant outbreaks of three variants. At the same time, the UK, Brazilian and South African versions. The vaccine rollout just can't keep up. It's so bad that the CDC said earlier this month. Even fully vaccinated Americans should not travel to Canada. We're going to talk about all this now with Adam Miller. He's a senior health writer with the CBC and he's joining us from Toronto. Hi. Hi. Thanks for having me Well. It certainly is shocking to most of us to hear what's happening in your country. What is happening? What's driving this third wave? Yeah, that's a great question. Um You know, we've gotten off to a slow start with our vaccination roll out just because of the fact that candidate doesn't really have a domestic manufacturing capacity here. So all of our vaccines to date have come from other countries like India and the Europe and we're obviously gotten some AstraZeneca vaccines from the U. S is well recently, so We don't have that built in capacity to manufacture our own vaccines yet we're hoping to build that up now and in the coming years, But it's not something that we can really draw on right now. So we're really hoping that the U. S will. Open up. It's vaccine supply. But the priority, of course, is U. S citizens And we totally understand that. And I think the prime minister here understands that but hopefully down the road we get to a point where even you know some of the drug companies in the U. S. Will be able to give us more shipments because we're really at the kind of Whim of whatever they decide, because, like I said, we don't have any domestic manufacturing capacity is it that you don't have the capacity or they just made the decision not to

"Ooh my name. Is alyssa woods. Toronto and a policy analyst higher education. I think that the pandemic and especially in toronto kind of endless lockdowns and abandoned close it. Really drains everything meaning and that can be really hard. I think for some the. I've been sober for almost three years and I think when when things get drain draining that's when the little voice in my head says everything is meaningless anyways. Why not just pick up a drink. And i'm lucky envio grateful. They haven't gotten to that point yet but has been whispering away sometimes especially on days. I felt really low and it's really difficult to just kind of get through the day couple of weeks maybe a month ago and i had just kind of had this like weeks long stretch of very light. Low grade no low-frequency depression. It was just kind of always. There never like overwhelming. And i was just a day where i guess all the pressure that had built up like needed to get released at. Was i just working away at my desk. I always am and and i just got an email that was like a total normal email from from this person and i don't know it just it. It hits something it'd be and i cried for the first time in years. It was just a work email. It was an email that i got from someone. And i just read it as you do when you're in a mood. I read injected all sorts of like tone and emotion into it and of course. It wasn't that at all but i got up and i went. I got into bed and just cried for another fifteen twenty minutes. My boyfriend called me. And i picked up the face time because he works in retail and so he was out of the house in anti facetime. He's never seen me cry inside time and i was like i've not done crying. I'm gonna call you back and minute and like put the phone down. And later that night he came over. You know he was just like well. What's wrong answer. We come up with was like everything like everything just felt so hard. I just felt.

Little Known Wealth Building Secrets for Ontario Buyers in the 2020s

"Today's episode is going to be specifically about the five little known wealth. Builder secrets that every first time buyer should know specially now in the twenty twenties in the decade of the podcast. As i call it so and these five little known wealth builders are going to obviously be you know important for all of you. Not just those of you who are first time buyers but even many of you who own property. I want you to sort of adapt this system into how you guys think about. Just planning for your future really. What i'm trying to do is trying to imagine you. And i in the future and basically say how is you know. How are the decisions that we make today. Going to be Going to affect us and twenty twenty five and twenty thirty twenty forty one of the very shocking statistics that i've read and i believe this is true. Is that rents in ontario. And mrs this this was a A very you know very very well respected economists. that wrote this reports had had Estimate that by the year twenty forty rents in toronto. Could d in the four thousand a month range. Now unless you're in the rental market and you and you've handled Properties were you rented over the last twenty years You may or may not believe it but someone who's rented properties out And handled obviously many of my clients properties. This is not that far off simply because in the two thousands early two thousands but the average rental was a thousand something that was pretty pretty straightforward thousand. Fifteen hundred whatever Twenty ten twenty twenty things jumped out so obviously you know fifteen hundred to two thousand so basically by twenty twenty Two thousand a month ish is not that far off. You'll you'll you'll probably know you might even be one of the people paying that much per month in rent

Los Angeles Lakers Defeat Toronto Raptors

"Is the Lakers Nation live postgame show in your Lakers just picked up a much-needed win against the Toronto Raptors dominant performance. The three pointers finally start to fall in love to see that the game got a little bit Scrappy we're going to talk about what happened there dentist router what's going on some, you know a little bit of a confrontation with Coach Frank Vogel all kinds of stuff to dive into tonight joining me is Matt Peralta from lakersnation.com Matt, so nice to be able to come out here and talk about a win especially given the the current situation. The Lakers are in in the Stanley Cup. Yeah, I'm happy we need wins right now. We we need to take them. However, we get them Toronto was one of the games I scheduled that was scheduled. I was like, oh the Lakers should probably win this one especially since they're so short-handed that came out and did just that so, you know, I feel pretty good that we're treading water and that's all you know. I said going into this game that just like the game against the Sacramento Kings because this was a winnable game that inherently makes it a must begin because frankly the Lakers are going to have games where they just don't have the Firepower to keep up with some of these other teams. For example, we saw that against the Clippers the other day but tonight being a winnable game. They had to come out approach it as a must-win and I feel like they did the energy on both ends of the floor the execution and was on a different level and that was so great to see to see them step up coming off that loss to the Clippers. I was really pleased with what we saw will get into all the different players because there were so many guys tonight. Like I'm already having trouble. Yeah figuring out who the next man up award is going to go to and not because like on Sunday, we're there just wage. Many options tonight there were two there's too many options. There's so many guys we could give this to Yeah, you you heard the the players talk after the blowout loss of the Clippers that they needed emphasized ball movement and mad movement. I think you saw a lot of that in the first half especially the first quarter where they just decided to blow the doors off the Raptors by shooting. Well from Beyond The Arc it was really impressive to see if

"San mateo. Welcome to judaism unbounded so great to have you. Thank you very much in this book. You talk a lot about what you call the original bible. Could you tell us a little bit about what that original bible is what you mean by when it when it was written. What is this original bible that you're finding within the bible as we know it what i mean by that is that it's missing the first story from the logically that was written down and then every subsequent story was built upon it So that's what i mean by. The original wide will probably more accurately the original original torah. Tell us a little more about what that means to sort of. Open up a version of the bible that we have which is to say. I don't know the unoriginal early like another version. And what is that like archaeology task. Like where you're sort of a us. Rq because it seems like digging. It's like you're you're looking through layers and the second question who cares. They're a great sentence or two in your book. So one person wrote the bible or twenty five people wrote the bible like so what we have a thing like. What is it. What are the ramifications if multiple people wrote this or if there was an original source or not. I liked the comparison an archaeology. You know it's a productive one. Because i 'cause the way i look at the at the toronto especially is that it's like sediment that cruise i think of layers as opposed to sources posted documents And there's one basic story and then every subsequent author added their own layer

Clippers hit 19 3s, beat Bucks 129-105

"The clippers had a real good showing against the milwaukee bucks clip raining down threes resembling that squad. That got out to the hot start. They had a quick giant as the west number one seat earlier this year. They've won six in a row but no one is going to believe them until the playoffs but they do have all the parts. Even though a lot of them are sitting out. Paul george out of this game. Patrick beverley out of this game. Rajon rondo to this game. They're starting backward in this jackson. And luke kennard had a combined eleven threes. What happens when beverly comes back. Does he go into the starting lineup. Does canard come out more of a ball. Who has been impressing. Good problems for tyler. No problems for the clippers serge ibaka. His fashion stays on point as it did with the toronto raptors. Yes he does fashion. He does art as surge. Said with that bucket. I'd like to give report cards. Also what grades? He was the question. What grade? Did you give out the key trades in the MBA? Now there's on. Lee won a plus trade at the deadline. There's only one trade here that rises to the A plus level, and that's the Clippers. The Clippers get an A plus the bulls get I'm I give the Bulls of B. For their trade, the heat and the Celtics. I'm going. See, I'm going to see on that. And I'm gonna be the devil's advocate guy with the Nuggets. I'm not like the mainstream basketball media was not overly impressed with the Nuggets trace. "Got chris ryan who Is on the back end of one of the biggest pump. Fakes of the season Kyle lowry is stained. Put in toronto for the time being and that means that he is not going to the hometown. Sixers guys will share a hometown. How do you feel right now. That cao lowry is staying. Put and all that stuff that we heard that the sixers were going to go after him. The lakers were going. After miami was in the mix there was so many teams in the mix for kyle lowry. What do you feel that. He is not going to your hometown. We also got kyle lowry crying on camera last night waving goodbye to toronto aka tampa so this is a very strange story. They orchestrated this whole thing to make you feel like this was an inevitability. I was never really that confident that we were going to get lower that the sixers were gonna get larry for as much as i would love to see him. Return nova graduate high school basketball legend. That the sixers windows being a compressed a little bit by the media not to blame the media for anything which we are a part of. But i do think that the media ruins podcast right now after everything that we have gone through right now are you are you. All i'm saying is that like it doesn't all have to happen today. And i think what the the move that they did make by acquiring george hill for basically for tony bradley and like some some. Some add-ons is like exactly the move that they needed to make if they weren't going to get lower they got some outside shooting. Got somebody who could probably close games with the steph. Curry ben simmons tobias harris. Joel embiid lineup. Assuming everybody's healthy here's the thing. Logan everybody in sixers is feeling really good about the sixers right now. There's a job here. Beaten up the west coast without embiid. So i i'm not. I'm not that upset about it.

Los Angeles Lakers, Philadelphia 76ers, Miami Heat Remain Engaged In Kyle Lowry Talks

"Today's trade deadline. Now do seven hours away outs. Lawn of the name watching closely. We're watching closely as kyle lowry. Look so listen won't is reporting that the lakers are actually asleep routine to get him in the east to get him out there with the lakers in the east though it appears it's the sixers and maybe the miami heat in that mix. So here's kyle lowry on. What likely was his last game with toronto last night it was kind of weird tonight and not knowing what the next step would be just with. You know understanding that there's things that could possibly be done On the front of me and then other guys in our team and normalization. So it's kind of weird. I'll be honest with you but you know it was. It was great to get a win. it was great. It felt good to be out there. And you know i. It would have been of course. Of course it would have been crazy or if it was in toronto. I'm assuming i i would. I would think but It was it was different tonight for sure. I mean who knows what's going to happen like i'm not knows what's going to happen but it's definitely for sure different. All right we got crisper sar joining us now for sorry good morning which contender would benefit most from adding kyle lowry. You said the three philadelphia. Miami and the lakers less. Toss out miami. Because with or without kyle lowry. They're not winning the east much less the nba finals. They're just they would improve. No doubt were not enough. They wouldn't be good enough all right. So i'm tossing him out. I'll go to the west. The lakers this would be huge because in addition to bringing a championship pedigree more leadership. Defense toughness kyle lowry. Bring three point shooting. And they're lacking in that their twenty second in the league in three point percentage twenty-fifth if three point tips. He's any thirty nine percent or seven threes a game in toronto this year. Dennis schroder playing well but only hitting thirty two percent of his three point attempts so lowery would really feel a need for the lakers.

Pittsburgh Houseplant Merchant Blossoms During Pandemic

"Now. This is a really cool story today. Two weeks ago we focused this episode this segment around a guy known as plant influence sir. The plant influence up toronto. And naturally we try to space topics out of bit When i was looking at all the notes for upcoming throwback thursday segments. I saw that this one was about plants i was like. Oh that's cool but let's let's push the plants back just so we're not like all plants all the time. But when i listened to the interview with abby some parts of which you'll hear in a moment. I realized she had a really good story that i just didn't want to wait for you to here. So this is the month plants. Apparently and after years of being part time abby opened her shop in january twenty twenty she opened a retail shop in pittsburgh and naturally was quite worried. Because you may recall. January twenty twenty was the last normal month of life for most of us especially anyone who is a public facing kind of business like a new retail shop but in her case she really ended up turning things around so she's got a great update along with some helpful lessons. You always hear this thing about you. Know find your niche and chief and mentioned sat in her by. She's like yeah. You always hear this thing but it's so important in a crowded space and she actually was able to find a good one so it's always good to look and say okay. Not just find your niche. But how does one do that. What are specific examples of people that have done that because that will perhaps allow somebody else to think. Okay what is what is my thing. Not just my broad area. But what is my specific plant expertise. Am i going to be the plant. Influence her going to be abby from pittsburgh or am i going to be myself. You know the best answer is probably to be yourself. But how can you make that marketable anyway enough about me. I learned a lot from abbey's interview. So let's hear some highlights from her. And i'll be back at the end to wrap it up. My name. is abby calcio knee from pittsburgh pennsylvania and i own jericho plant co which was previously featured in episode eighty three. I started back in twenty eighteen. I was working a full time corporate job in the supply chain in finance world and just wanted to do something in my free time on my own with something that i love which was plants. So i started in online houseplant shop. You can hear more about in that previous episode. And i did that for about a year and then in two thousand nineteen. Whenever we recorded that last episode i was just branching out into doing local pop up shops around town and finally getting my hands. what in selling in person instead of just online and having my husband come and help me because i needed extra help because they were doing so well Yeah it was. Just you know. A pretty stereotypical side-hustle just kind of finding time wherever you can find it so once. The lockdown happened in pennsylvania It was also very uncertain. And we no one really knew what to do however my space and the warehouse i open in pennsylvania technically allowed to stay open. Because i'm an ecommerce company. So i was actually set up pretty well for covid and the lockdown was already set up to ship customers their orders. And that's exactly what i did so honestly i don't know if i would have grown as much as i had twenty twenty. My first technical big year in business had it not been for people really wanting to have plants in their home so that they were all stuck at home and finding my business especially here locally. I was shocked at the amount of people who are willing to pay for shipping. And i was sending it to miles away because they could leave their homes. So i all my inventory was already on the website. I've still have that same shop. Affi- store that i had for the last two years so i was really set up for success. Actually which was incredible and then just sort of went with the flow for the rest of the year. Like i'm sure every other business owner has has done and i continued pop up shops where possible and doing sidewalk shops. So that was also a great way for me to advertise and shop. Affi- put in place a curbside pickup option into their interface. So from may onwards. That's how i've made most of my money as people buying online and picking up on my warehouse here in pittsburgh and i still ship across the country and that's still a great avenue for for revenue for me. I was fortunate enough to hit one hundred k. And revenue by november of twenty twenty which. I didn't expect to happen at all. I was very happy with that. It was sort of a struggle of mine. What's i kind of got to see. How the hub. Year risk going in terms of hitting six figures in nine months in a business essentially started the pandemic i. I'm pretty happy with the growth. That i've had and continue to see going into twenty twenty one one of the biggest challenges that actually any house plant or plants seller in general husband. Basing is a plant shortage across the entire country This is both in seeds and outdoor plants. I think demand is skyrocketed this year. Which i've obviously benefited from. However that's led to incredible shortages at the growers in florida and on top of that they are also dealing with the repercussions from fad hurricanes in the past five or ten years because the plant supply chain. It takes so long if you go to a store and buy a five foot tall tree just think of how many years it took for that plant ticket that large and if a thrower gets its inventory wiped out or damage that can be years of sales that are taken away from them. So my advice to you in. If you're looking to get into any sort of plant business would be to find your niche differentiate. Yourself and i know that is sometimes just something you hear about and you know marketing class or whatever but in a saturated market like online plant. Sales are or you know. Even locally you're competing with other plants stores florists and garden centers and lowe's and home depot You really have to differentiate yourself so. I focused my entire websites on helping beginners. Find their plants. Just sort of like a questionnaire like form type of thing you can go through my website and then everything is kept nice and simple on the product pages to really just get people started with house plants one of the biggest surprises and benefits. I am getting out of starting my own business is so i do the retail side and the wholesale side and retail to make people happy every single day by giving them plants which is so much fun and talking to everybody is so much fun but what i didn't know i would enjoy so much is talking to my wholesale clients and getting to know other people who are running businesses. Because they're in it with me. They no one else knows unless they're nba arena there few fighting the same fight. You are like the struggles. Of how am i gonna pay rent this month. All right my heating bill was really high. What can i do to reduce that. And and how. Am i going to get inventory and a consistent schedule talking about those problems and helping other business owners and learning from other business owners spend such a wonderful benefit of. It's sort of like your own little. Nba i feel like without having to pay all the money for an mba.

"Continued with eight hundred. Eight thousand seven hundred and sixty six sold stories reported in november. So there was that many souls that happen overall. Now it's important that you look at every segment. When i do this. I make sure that you guys understand that. This is about your area in general but your address specifically is the only way to know for sure how any of this effects you. But i'm going to go over all the main things for you guys to know Let's you know of course again how it may have possibly affected your property value as of right now. So let's start off with the detached segment What we're looking at there is a nineteen point three percent increase in the four one. Six eight thirty three percent increase in in sales in the ninety five now the prices and this is this is again some incredible numbers for for november in general but Anytime of the year for that matter in the four one six the average detached is now one point four seven so that's up eight point seven percent nine five so if you've got a nine five in front of your phone number please. Number one listened closely number two had right over to real estate podcast show dot com right now and get your personalized report. You're gonna want to see it and if you're serious about selling or your ready to sell don't don't make the mistake of calling anybody else. Make sure you talk to me. I i wanna make sure that your property gets the podcast at deserves. Yes with every single one of my listings. Your house your condo your loft gets a podcast and you need to have that. It's so important that your story be told especially now. You don't wanna be taken in the arrests on this. So the detached prices in the nine zero five are up. Nineteen point two percent to an average of one point one two percent only basically almost one point one three percent. That's pretty oss. So you guys with those properties out there you realize now that a lot of people are making the move outside of the city. They're looking for more space selling the condo hotel in the city home and moving out to the nine zero five so you can't take the risk of just having a A merely local exposure. You want something that's really really big and that's the one good thing about me. Is that when you're connected with me. What were wherever you are in the nine five. You are going to be first and foremost right on my podcast. First of all and you're going to be getting all the state of the art marketing. That i do which is all going to be part of what you are going to be doing the cell and you do not want to be wasting your marketing budget. That you're you're gonna hire a real turn you're gonna pay them anyways so you wanna get the most out of that you don't want to just get your bare dollar value. You wanna get ten times that value. I wanna make sure that when you talk to me you'll see how that works and how that translates and how that ends up becoming such a great soul story as was one of the many soul stories. I've helped people in the nine five with over the last twenty years so now let's go to the semi detached home so semi's were up thirty six percent so that's not bad. That's not too bad either. Nothing two four one. Six area semi's in the nine zero five up thirty two point seven percent in terms of sales price. Wise eight point seven percent is the is the four one six so up to one point one six and in the semi detached nine zero five those are also sixteen percent so those are up to eight hundred and sixteen thousand three sixty seven so those are some really really good numbers there and the last two are townhouses and condo apartment so count. The townhouses did pretty good. They were up twenty four percent in four one. Six up thirty three percent nine. Zero five prices are up seven point three percents and in the four one six to eight nineteen seventy five to and prices are up nine zero five area up. Fourteen point nine percent to seven twenty nine five five seven that's townhouses. The last category is condo apartments. So this is the only area. Condo apartments include lofts as well so condo. Apartments are down approximately point eight percent in terms of sales that have been done In terms of four one six in terms of sales in the nine five they are up twenty three point three percent and that's condo. Apartments and average prices are down three percent so they're actually from down three percent at six forty two eight nine zero five condos are actually up. Four point eight percents. So they're up to five thirty three nine eighty four. so there's lots of numbers here to review An obviously again. As i always said to all my clients when i'm reviewing these numbers with you guys Is want you to be on the inside. Track of everything. That's going on in terms of property sales and in terms of how they affect you directly because really the bottom line is they. They have to affect they. You have to know how they affect you specifically in your area in your type of property. Some of you are doing phenomenally. Well some of you in the nine five have no idea. How great how What's your property. Value truly is so you can't take the risk of leaving at the chance anymore. So make sure that you are listed with me. The are selling with me. Nine of the especially in the nine. Oh five four one six of course but nine five especially so real estate podcast show dot com and to get right onto the list. You can just sign right up Right there it's right on the front page. I get to you get you started or you can connect with me to get the process going and make sure that you take full advantage of this because as you found out during this year this is not something that necessarily was planned to happen and it could go back to just average prices. You know in in in just a little while. Nobody knows so if you want to take advantage of this right now. Let's let's let's get together. Let's talk and let's figure out a strategy that's going to work for you. I really think it's important. And if those of you with homes and detached homes and semi's and condos lofts in toronto are are looking to make that change. There's a specific order that you should be using to do this. Don't just go by the standard of finding something and then selling doesn't quite work that way anymore. You really wanna make sure that you follow my specific on this so that you don't have any deals falling through that your home doesn't hold up the you know the your home sale doesn't hold up your next purchase because it can have some of the stuff you don't see some some of the sophist behind the scenes I'm happy to say that. None of my clients this year suffered any Delays or or or or issues in terms of their closing so. I wanna make sure that you guys are in that same positions. Well thanks for tuning in as always..

"So for a lot of reasons. I'm recommending that if you have the opportunity which you do right now to buy a home that was built in again basically just like approximately this this under twenty years old. In a very established area for under one point, five million, which is what this one is listed for its listed at one point two five right now. This has been sort of the showcase week and you still have a few more days to have a look added I. Really WanNa. Make sure that you guys get your opportunity to get your realtors on the phone. I. Don't care how you do it. Make sure that you check this place out. There is everything that you're going to need, and then some here's a few of the features obviously. Not just three bedrooms, but one of the bedrooms, the master bedroom, for example, is a nineteen foot wide bedroom. It is huge, it's two rooms, but it's basically one. Massive master bedroom? Retreat. High ceilings right throughout these amazing skylights throughout the House that just give all this natural light everything you could ever want. On top of that, this home actually has the option for an in-law sweet potential meaning that if you wish to use it for that, you can go ahead and do that whatever you wish the basement can be. Made into part of the house meaning that it can be connected through the inside or it can be made it can be it can remain as a separate area that is only accessible by another door. So it really is up to you going forward obviously, whatever it is that you want to do with the house if you do have extended family. This home is going to be the answer for you simply because if you put yourselves and your extended family into a property. And you're able to own it. You are going to be in such a better position in the next ten twenty years. There's no doubt in my mind that rents will keep going up I. I have no doubt in my mind and there's actual. Evidence there's actual reports on this done by again not me but other people who a lot more about this stuff than I do and they're predicting by twenty forty that rents in Toronto could be approximately four thousand dollars a month. Now, I'll tell you something that you should probably know. A lot of rentals in this area right now, home rental semi-detached home rental smaller homes than this are renting for over three thousand a month. So it might not even be twenty forty, it might be twenty thirty might be twenty, twenty five where rents are going to be. Again just because of the lack of supply and the fact that there's not enough being built to to accommodate the city. So if you are thinking of having a property in the city, if you're looking for a place where you can grow rather than just by a place, that's good for right now. Over the years, I've always told people just try to find a place that will fit you and maybe one other person. But now I'm telling you maybe you should fit place that at find a place that fits you and maybe. You know a place where your kids for example could grow up and possibly live in if there's a unit like this one here where there's a seven hundred square foot lower level, which is just phenomenal with a little area for an office in there right now, there's over about about five or six hundred square feet of bedroom, and also a sitting room in the basement like a rec room area that is eighteen feet wide eighteen feet wide..

"Show dot. com is the channel. It's where you guys get all the inside scoop on what's going on in. Toronto in the GTA Ainun real estate matters internationally as well. So I try to cover a little bit everything, but mostly it's of course Toronto GTA and I've got some big news to share with you guys today. So obviously the last few months has been probably nothing close to record breaking or anywhere close to capacity for what's been going on in real estate. It's been in some cases going back to April. It was one of the slowest months in a long time and sales were down. July. Stats are just out today. July was a record breaking month for Toronto Real Estate. There was eleven thousand and eighty one homes that changed hands eleven thousand eighty one homes that changed hands. Most of the time and again, this is just looking at you know other stats and of course, just looking at what? Transpires sort of on a regular monthly basis and I just posted this a few days ago so it shouldn't be new. January. For example forty, five, fifty, March seventy, nine, hundred April. Twenty nine, hundred, June eighty, seven, hundred. So it's gone up obviously since. It's doubled every month two, four, eight and this month eleven thousand sold stories in the Toronto area so. It's fair to say that things have again sort of gotten back on track for lotteries. It's now obviously these are general stats as well as average home prices are now up sixteen point nine percent from a year ago there up to nine, forty, three, seven, ten. So almost a million. Low rise obviously, our the are leading the trend with overall prices jumping the most in Durham region. Celebrating souls there last month Orangeville and South Simcoe County. Now, the best part about dealing with me is that instead of worrying about. Who you're going to choose and who you're going to have. We are going to give the ability and the privilege of marketing your property. You don't have to think about that. Anymore. real-estate podcast show dot com is where you want your property featured wherever your property is across. Canada. Even in the states anywhere that you have a property in the world I can it here I can make sure that it gets heard about the story told and that you understand what? So many of my clients have understood over the last twenty years. Value must exceed cost. This is something you don't hear from very many realtors and there's a reason for it because they don't think about it. The same way I do know one I don't think anyone does. Creating the value for your property whether it's your condo whether it's your house on the Danforth whether it's a mansion in Forest Hill or Rosedale I don't care where it is. If there's no value, there's no story being told in his whole different problem that's going to happen as a result of that. So you don't want to be in that position where your not being able to Make sure that your property is in the best possible positioning for when it does hit the market. So you won't that story being told by the right people by the right person in fact, I want you choosing your storyteller, your soul storyteller even before. You choose your realtor and that's I think the big difference with me. So obviously, the bulk of the sales was detached homes over five thousand of those and the other the next segment from there was condos and Lofts, and there was twenty, four hundred of those soul. So if you own any of those kinds of properties if you're thinking about finding out where your property value sits, simply click on the link here in the ANCHOR DOT FM backslash Toronto Real Estate If you're listening to this from here, you'll see the link here. If you WANNA go to my twitter account is there as well. Twitter dot com slash realty podcast or INSTAGRAM DOT COM backslash real estate podcast show either one. You'll be able to get the link there where you can get your home value and figure out where you're sitting now and decide what you're going to do next. So once again. Cheers to all of you who've uh sold a property in July and I'm definitely making sure that all the ones that I've helped celebrating with some good champagne and. Sometimes, if we can, you know set it up. A nice meal somewhere. So the whole thing if if possible but mostly I wanna make sure that your experience is as good as it possibly can be and with me wherever your properties being sold I'll make sure that I work directly with the top realtor in that area, which is all part of how the referral program works. If it's outside of Toronto GTE and if it's in, it's within the area that's going to be all me and you will have one hundred percent plus of Every effort that I will put in to make sure your property gets the. "Good afternoon and happy candidate to hall of you listening in Canada and across the world, and there's a lot of us around the world right now and hopefully all of you are celebrating with us here in Canada. Tragically hip playing on the patio, some cold beer some barbecue. Don't need much else We're not really doing the usual big events in Canada this year, but you know what it's okay. There's a a lot of reasons to be grateful for what we are able to do. So hopefully you're enjoying your day and. Relaxing a little bit. So today's podcast is one that's been. A regular topic on my show, but obviously has be also sort of taken over the local news, and that is the suburbs outside of Toronto are booming. Things are going on across the GTA from Halton region up to York region where things are just getting sizzling right over to Durham region Now over the twenty years that I've been. Handling Properties in all these areas including Toronto. I've been really focused on making sure that you guys on the outskirts, so if you're listening and you live in Halton region, if you live in Peel region if you live in York, region or durum region. What you want to make sure you're doing right now because you don't get a second shot at this. You want to make sure that your listing is being seen. And talked about. By the highest level of potential buyers now there is a lot of buyers. There are a lot of buyers for that matter that are moving from the downtown core into these areas on the outskirts, because of a variety of reasons, a lot of them have to do with just the fact that. There's enough change that's happened in the system where a lot of people, their new reality is the ability to work from home, and for many who are in a self-employed position, which is only traditionally twenty five percent of the population. Many of them realized that. WHY WOULD YOU WANNA?.

"Every one of the healthcare helpers for out there right now. And have always been. Amazing at helping people. But specifically. The ones at Michael Garron hospital. But I've had personal experience with. Over many years. So I'm just going to share my story and of course I. Understand that story the will vary from person to person. So. What I'm trying to do with this podcast is have real stories. Being shared, and this is about everything to do with this community. And this. Hospital formerly known as Toronto East General. Has a lot to do with how art community comes together. In my case, both my children were born there. So, we have a very very close connection to that hospital. As part of who we are every time we pass by, we mentioned it to the kids. Still, do to this day. That's that's where you were born and we point out the room. And for our first child. We actually have to spend a week there. Due to some complications. And it gave me a very good Front look. Back then. How the hospital operates, and how the nurses and the doctors and the patients sort of? Co Exist within the community that is the hospital because. The reality of it is the hospital for many people is their prime community. And that's something that. I didn't really understand at first. Is that for some people? This is their primaries home. For some people they. visit there often for treatments. But. What it does and what it's done for me over the years including right up to the most recent story which share with you today. Is that. It is the best way to get a cross section of who exactly. Calls the neighborhood their home. So, it gives a really good. sort of cross reference everybody that's in the area. But what it does. Is it sort of?.

If you WANNA be there I'll also be able to show you well. If you like that property, whichever one that is there's a similar one. You know a few blocks over in this neighborhood. Maybe you might WANNA consider and that's really. Really, the important part about doing the walking tours with me. Out of town move. And have that security fund. following which is for me one of the best parts. About helping you guys who have been. Working so hard and I speak to so many of you each week. that have. been working hard every week as much as you can to pay down your mortgage. some of you are really close to zero point. But. It's not even about that because. Just being. A homeowner condo owner. Many of you again have been. "I'm going to take you back because you can tell by the music. I'm GONNA take you back to nineteen o nine and tell you a little bit about a very amazing building and this is what. I'm going to be doing here to give you an idea of how great it's going to be when we actually connect and you do get the full story because this is just. GonNa be a little bit of a story to give you some idea of everything that you need to know. But there's a lot more that you'll hear from me and you'll only hear from me when we're in the same room and of course you know connecting together on on what you're going to be doing whatever that may be so. I hope you enjoy this in any questions at all. You know you can reach me at real estate. Podcast SHOW DOT com. And you'll see this podcast in the new Toronto Loft. Podcast show linked that you'll see right on the website. CaN'T MISS IT. So let take you back to nineteen O nine in. May of Nineteen Oh nine. Licensed commissioners reduce the number of establishments allowed to sell liquor by forty one in radical step against drinking also in Toronto that year. Toronto's Thomas Invents five pin bowling. Not sure if you knew that another interesting fact about Toronto at that time actually this is Saint Catharines in November of that year. We had a very very interesting meeting there in Saint Catharines that some of you may not have attended and he didn't know about but a visiting British doctor brought the theories of Sigmund Freud to Canada and the medical fraternity here was in shock. Ernest Jones a young Welsh. Psychiatrist delivered a lecture today. In November nineteen hundred nine where he summarized the views of Freud and lustrous say the reactions involved a lot of gasps and much more so that kind of brings you back to where this all sort of started with the Candy Factory as you know it. This building was built in nineteen o nine without knowing the his tree of these places that you go to buy or sell in. You can't possibly know the value. It's just doesn't make sense to not know the history. So that's what this is all about. This building has five stories. It's two hundred and fifty thousand square feet large and it's been once. It was converted in the year. Two thousand it was converted into one hundred twenty one loss having been through many of these loss over the years having sold several of them as well. I'll tell you right now that behind each door. There is an entirely new story book behind each door that you should know about again before you ever stepped foot into one yourself. You WanNa know the stories of these places you WanNa know the the inside information you want to know what was going on here at a different time during the sixties is when the CD Candy Factory. Became sort of what this building was named after. And that's when they made those rockets and visit if you'll see if you join me for one of my storyteller tours at the candy factory. One of the things I talk about is exactly that the those rocket candies that. You're used to see them at Halloween. That's what they're from so they were there from approximately nineteen sixty three to nine thousand nine hundred ninety eight okay. It's really important that you understand the difference between a hard loft and a soft law. This would be considered a hard loft okay and there are eight elements very important elements that you have to know about. I'm GonNa tell you a few now and I'll tell you the rest when we connect on tour but what you have to have for a true hard loft to be. The case is there has to be brick. There has to be would usually post and beam. There has to be some metal and there has to be concrete. Then there's a couple of more things that have to be in the equation and again you'll find out about all of those when you join me for a tour of this building depending on when there's any availability depending on when what type of property you're looking for. I'll always make sure that you see the right kind of property for you may or may not be this building when we talk and you tell me what you're looking for Very often what I'll do is I'll say. Oh yeah that sounds like this other building or it sounds like something here and the best part about the way I work is. It doesn't matter which doors are open or which doors are closed. Because I've been meeting with these people I've been talking to these owners. I know a lot of them will reach out to me as well after this podcast. I've always got some connections of someone in the building that may or may not be actively for sale. They might be interested in moving but it might not be until someone presents themselves a very serious buyer and very often. What I've done in the past with lofts in particular is brought the buyer to the owner not to a cellar just owner that I believe might have been interested in that situation. I've done it a bunch of time. Sometimes sellers will say yes and sometimes no but either way. I WanNa make sure that if you mentioned the me a certain type of property that you're with me on these tours that you're connected with me now way in advance long before you make a move and make sure that you really know all of the things about the law stitcher GonNa get into. Do Not make the mistake of going. In and just going by the cut and paste information you might see on the web. There's so many of those world they've got the same over and over information about these places but there's not really that story behind each door especially in a building this being in one of the what I would call the top five lofts in Toronto easily. Thanks for tuning. In for all the details you can possibly need about the building about any available units. Either here or coming up or making sure that you're on the alerts for this building which is absolutely critical whether you own there. Or buying their or even renting. You WanNa make sure that you're on my customize invitation based alerts for this particular loft so you'll know within seven hundred meters of the front door when we meet at that front door within seven hundred meters of course within within the building the UNICENTER. There you want to know exactly when something comes up and you want to be made available you want you want this to be available to you when they come up because very often when they come up they may not be around for. Very Long. So you've gotta be able to again. Be Part of this cutting edge technology that I've got in place for my clients and it's an invitation only situation so you have to make sure you're connected with me to get your invites and get all set up for it and I promise you you won't go back to the other way of finding out later that your dream. Loft was sold while you were away for the weekend or something like that. I've had those calls happen. That's why I've instituted. I get a new system. That's gotten only better over the years. Thank you everyone for listening. Hope you enjoyed this walk back into time to nineteen O nine right up to obviously just one hundred one years later. Which is the year two thousand twenty one number and hopefully whatever you're you're listening to To this podcast. You'll connect with me to get all the latest information everything I can possibly tell you that you need to know about the building everything possible before you make any decisions on what to do whether you're selling whether you're buying or whether you're renting thanks for listening..

"So at this very early time in my career I was getting all sorts of people calling me and emailing me that I had met before asking me. What do we do like what happens if there is something you know major happens if there's a major you know catastrophe or if there's a major disaster late this what happens in their case to their properties because of course for a lot of people they are invested? In some cases all in in their real estate in some cases is just one of their holdings but for a lot of people with several properties into several of you. That are listening. That might be in this case. You were asking me for advice. And that's the one thing I want to make sure that you are doing right now is that you are not going to some random source especially online of all places and looking for opinions because that will make your head popoff. There wasn't that option in two thousand and three thankfully. So things were a little bit more rational. What I created at that time has been in place for me since then and what I what I called it then and what I call it now is the Toronto Slash. Gte Real Estate Portfolio Protection Program. What I did back then was created a protocol and a way of sort of keeping track of things for you. That was a little bit more hands on certainly a lot more irregular than the usual quarterly. Hello how you doing you know. Here's where your property value is Most of my clients enjoy getting. No some people don't want to know But my theory has always been an and you guys who've known me for a long time understand what I'm going to say here is if you if you check your bank balance every week or two you should be at least checking your real estate bank balance every quarter. It just makes sense. I'm not saying the check every week. But right now as things are unfolding and this one this particular Kovic Nineteen Corona Virus. Seems to be a lot more invasive than what we been through before so this is going to. I believe require a lot more in understanding as to how it might affect all of us. And there's nobody excluded from that list so I WanNa make sure that you guys are in a position where I'm able to help you now. The only way and this is all from past experience so I know what I'm talking about here. This is not. This is not a drill. Keep telling people that. This is not a drill. You can't you. Don't warm up to this kind of stuff. You have to be able to handle the turbulence and you have to have someone in the pilot's seat who is used to the turbulence that's who I am. That's what I have become very good at over the years with my thousands of hours of flight time. Especially in turbulent times going through being a realtor in two thousand three not easing going through a realtor going through two thousand eight financial crisis as a realtor. Also not easy to be something where you had to be able to understand how to maneuver through the storms and through the difficult times. Help everyone in that plane. Which is every single one of you. That's working with me But you have to be in the plane with me you have to be you have to be with with me on the system early which means now so after you've heard this podcast or even now make sure that you've reached out to me. You can go right to my web. Page and click on the button to sign up for the property that the portfolio protection program in the portfolio aspect of it is because for some of you over the years you've gone from having a property to having a portfolio meaning you've got four five or six units and that's what you have now and again. I'm telling you to you know be I'm not. I'm not at all telling you to worry in the long term but for some of you who are in a position where you might all more than you want or that you were thinking again getting rid of a property anyways for some of You. The weekly alerts. You're going to be getting from me when you're signed on with me when you're you know again when you're when you're a full member with me it's going to make a big difference and this isn't GonNa cost you anything. This literally is just what it's always been for me. Which is the the loyalty. The you know the being being there for you guys when you need me And of course you know me being the choice you you choose one. It's time for you to actually make that move so having a having a listing agreement signed is only. It's just a matter of the the beam prepared for when the dates and prices. Those are always flexible so but it helps me. Stay on top of what you have your complete and current equity position of all your properties. I can make sure that you get that now. And you're alerted all activity near you and I have automated system to make it even easier so I've actually have For every single one of your properties I will be making sure that you get alerts of all the activities so that you're not falling behind. This is a big thing for those of you with a lot of money in your real estate you do not want to take a risk on this part you should know you should already be on this system by the way but if you aren't yet consider this the day that you started the key decision making is where the value is going to be all from week to week during the turbulent markets during the times of crisis again. Because I've been through them before even if you've been with me since two thousand three when this happened it's only gotten better as far as like how to understand how to protect yourself and how to shield yourself from further damage. Antonino went to you know went to lands to know went to you know go up and altitudes to to know window to make important decisions and make sure that you are going to land safely. And that's really what it comes. Down to a leader removes fear. I'll keep saying that. And it's not the first time I've set up but right now I'm saying a lot. A leader removes fear and helps you get through these difficult times and whatever it is that concerns you right now especially because there's stuff that's out of your control stuff that's in your control that's part of you know when we meet and when we talk right now we're doing a lot of talking a lot of phone calls a lot of conversations like that are happening with people sometimes some. I've never met Part OF THAT FIRST CONVERSATION. I had with a lot of you especially right now which I've again had a little bit of time to practice over the last seventeen years Of being you know from the two thousand and three you know SARS thing to now is to explain how There is a list of things but fifteen things are so Half of those things you can control the other half you can't it's just there's just been no changing that regardless of what's happening now what will happen in the decade. What happened twenty years or whatever it is or was there are certain things that will be universal that you can control some things you can't and so the things that you can control are the things that you need to make sure that you are aware of of course this being on top of your equity position your property values whatever you WanNa call. It is something that you should be doing with me anyway. So you should be on my you know my property protection alerts anyways to make sure that you are getting you know the right type of information so make sure that you are again clicking on the button on my website and making sure that your registering for that and we can take it from there and hopefully make sure that you're in a good position and that you are safe throughout this whole thing and that's what's most important is that you and your family you're safe. You're staying away from open houses and hopefully none of you are going to them any waste because a lot of times it's just you just showing up and your fish in a barrel. You're literally getting a sales pitch from someone who's hoping that you're not working with anybody. And sometimes it goes bad from there so skip all that connect with me. Now make sure that we're in touch and let's let's do some good things together. Let me help you let me make sure that your again in the right position to make decisions whether that includes Liquidating or includes you know this the Holt? And that's that's really what we sort of you know. Break it down to his. What's the what's the right time right? Now what's what's the right thing to do right now for you and for a lot of you Right now it's too soon to tell but soon if anything changes were that isn't the were. Another answer is clear then. I'll make sure that you know about it. Okay thanks for tuning in have a great day..

"I've been doing everything I can to check in as many of you as possible that I have been close to Friends clients family people. I've just randomly run into over the years. I think aside from no-one expecting this to happen the importance of understanding what to do. And what the priorities are is is very important right upfront. So what I'm asking. Everyone that's listening to do is to just check in with those you know could be a client. That doesn't have many other people in their lives. I and I'm talking about if you own a small business in you have clients and you have a way to connect with them which you you should all be doing right now. Just human kindness. That's I think the first thing and it it just. It's just so upsetting to me that during this time where you're supposed to be benefiting or or not benefiting but you're supposed to be Adding some sort of you know adding some help adding some protection adding some Some kindness justice an ear. Sometimes just listening to people is set a VAT. I still see realtors around Toronto and I'm pretty sure outside of it still doing open houses when you have a disease that spreads within one meter or less and you put twenty people in a room. It is not in good. You are literally stirring the virus. You're making it's stronger. I want you to do me a favor right now. Is the time to protect. Your community is the time to be there for people time to help calm. Some people help to remove fear. That's all I can think of doing right now. And that's all I've done before so I'll say this first part. Is that if you see anybody doing an open house in your area. I would like you to make sure you take a picture that sign and remember. Who are the people who are trying to help you? And who are the people who are profiting from the situation in terms of adding more danger to your street? If if there's one happening on your street today you should put a stop to it. You should not allow this to happen and again if you're a seller right now thinking this is okay. You clearly. Don't care about any of the people in that neighborhood and nor does the agent for proceeding with it. It's just the way I feel but I know there's a lot of others that I'm talking to today Over the last few days we've had to make adapt. We've had to adapt to the situation. That's what you do when you care about people so what I did yesterday is I did a fully virtual property podcast tour where I brought a lot of you through. I had almost two dozen of you. Listen yesterday so that to me is a very successful Saturday. I've reached out to you You were able to listen on your devices and nothing bad happened after that. We didn't add to this again. Terrible situation so let me go back a little bit as well and I'll take you back with me to two thousand and three I had just become an agent in late. Two thousand my first ever sale was November. Eight th two thousand have it in front of me here in my podcast studio I have reminders of where I came from. And what I've done over the years so two thousands when I started Two Thousand and one was my first full year still learning two thousand two again getting there. It takes a few years in some cases again. I I I did not come into this business with with any contacts in real estate whatsoever was all built from scratch two thousand three rolls along and we have the SARS epidemic. Okay so first of all. Let me say the disclaimer. That needs to be said. It is not the same as what we're dealing with now. I understand that it's it was less however at the beginning before anyone knew what was going on the level of fear and again I can. I can literally I can remember how I felt to me was the same for a lot of you. Who WERE HERE IN TORONTO? You're also thinking you know what's going to happen next. Is this something that you know. We're going to have to be worried about because it was also listed as a pandemic.

"See. There's also underlying opportunities in each Area because of the fact that there may or may not be as many people or there might be more people in some segments of the market each one is going to have to be calculated individual. So you're going to have to figure out which one again works best for you Which which You know which element applies to you most and again to be able to distinguish between advice. Which is what you'll get from me versus opinion or something that again might sell ad space because as you can tell there is no ad space sold here. The people that are promoting or helping me promote my website are supporters of my podcast clients of mine and they do not pay to be here and I don't get any money from them. I simply want to support their businesses. And make sure I get the word out for them Whether it's their business or their bands or Their causes it's It's really sort of a you know. You know support each other situation which is sort of how I work in general so stay tuned in. I urge you not to panic. I want you to focus on the idea of responding versus reacting. I wish you all well. I hope that you don't have anyone you know affected by this That that that you know and I know that's not the case in some countries it's It's a lot You know it's a lot to handle so I do hope that this is something that will be solved. And we'll be remedied soon and Hopefully we'll be able to look back at this as we have with other You know world issues from the SARS Event which again I understand was much less Impactful than this one is. It seems I don't know all the details of that but I do want to make sure that you're getting some degree of calm and the right information for me and of course it. We've had along the way I'll make sure you get through it and I'll make sure that you're aware of the other external factors that some aren't prepared for for example. How financing changes? How specific you need to be about the kind of buyers that that you allow to buy your property. It's not as easy as it was two weeks ago. Definitely is changed in that respect. The good news is I've been there. I know what's going on and I can make sure and keep you in the proper position in terms of being informed and being very direct about when important decisions needs to be made about your properties it will vary depending on where your property is kind of property. It is how much you paid how much you've got sitting in there and if you need that money back for a lot of you who've been Planning to Cash in especially for the spring. "Show DOT com Wednesday march eleventh had approximately noon the World Health Organization has declared that the Colbert Nineteen Corona viruses. We know it's is now a pandemic so as I've done before and even though you might not have heard me before I've been part of a lot of ups and downs a lot of changes in our landscape. I've been in Toronto real estate since the year. Two Thousand and prior to that born and raised in Toronto Morni- SCARBOROUGH STAYED IN TORONTO. My whole life. So I've kept a very good close tab on our city and during the last twenty years specifically I've kept very close tabs on what has made our city tick and what has Also affected our city in negative ways. So my hope over the next little while is to actually bring you A different style of reporting now. I heard someone refer to CNN as Corona Virus News Network. that's not really accurate because it really is Whatever the civic topic of the time is is the one you'll see on the media and again it's Business so in many cases fear. Fear sells ads space. I've always sort of reminded people that so that they don't Get too distracted in their goals. Some of you Back in two thousand and eight. Some of you may even be listening. Change your direction as a result of the Financial Crisis of that time. That wasn't nearly as serious as this. But some of you decided to sit it out and as a result Many of you could not jump back in because of the fact that Things moved along far too quickly Even after three or four years for you to catch up so what I WANNA do is basically put it in the context of balance. And make sure that you guys are in a position where when you're discussing the different elements of of this very serious outbreak. I want you to have some balance in terms of how it affects you. How it affects you locally. I know that from a standpoint of your stocks and I'm GonNa be having Some really amazing special guest. Join me to help explain this. And they're going to be sort of Added onto this podcast. And you're going to hear from people who know a lot more about these specific topics than I do And these are specific topics that affect each of you Individually and the main reason. I WanNa make sure that it's coming from Again just a a regular small business owner in Toronto and if you are in this area or if you're in the Toronto Gte then This will affect you but More importantly I just wanted to make sure that you are in a position where your distinguishing between opinions and advice the opinions you're going to hear especially online and from perhaps people who don't have your best intentions will not be accurate. Some of them will be fear based and some of them will be designed to Have you react that way so I would rather that you be in a position? Where instead of reacting I want you to distinguish between reaction reaction and response is a big difference between those two so as of today I want you to focus on the responding to the issues that are happening. Obviously some of which move affect you some of which will affect your area and from the standpoint of your property that you own some of that will affect you as well so my job is going to keep is basically going to be to keep you level and keep you understanding what's going on with that in respect to each of you because it does vary each specific one of you whether you're a buyer you're thinking of buying you've been saving for years and you were planning to buy. I want you to go ahead anyways and there's a reason for that. I'll explain more of that in a in a conversation with you individually those of you with property and you're thinking of selling I want you to also continue with your path and there's a reason for that as well because there are underlying everything that's out there that you.

"Toronto real estate filtered this is not a road sound soundtrack. This is a real road. Sound behind me. I'm on the road. Which is how my particular career works is. I'm just in between clients right now. Just some incredible people this morning Shared some of the information about the share with you. But I'm telling you right now. Being ready for this market starts today. Spring is the peak sold season. I'm going to repeat it again. In case the Recording is a bit blurry spring is the sole season. Okay I can tell you just from the buildup that's been happening up to this point. Combine INTEREST RATES COMBINED. Low inventory every area specific. So obviously when we do your report which is customized a custom. Podcast report is done for each every evaluation. That's done via my my my my front page. If you click on the gold envelope it'll take your right to where you need to be. Where many others have clicked gotten their gold envelopes and soon after gotten their big novelty checks as their celebration for their sold and I love being part of that same. Whatever way I can be. But there's also something that you don't know that's going on and that is not every buyer now not every buyer that is out there. Bidding is actually qualify to bid. Now let me explain why there's two bidders on a property one of the bidders owns property and they're in a position to they're in a position to make a purchase however they own a property that they have to sell before giving their financing truly in place so yes they come. They came in with a clean offer. Just like the other people did however and this is the big however this is still pending on them. Selley so what I've done differently and what I'm doing differently right now with my own buyers is they're coming to the table with full sold properties meaning sold and closed and that is a huge difference. The offers can be very much identical. Let's say there's two bidders they're both bidding on a property the bid a million dollars one of them has sold and clubs so they've been paid the reason I bring this up right now and you're probably going to know where I'm going with. This is that in times of uncertainty especially times like this where the stock market is up inside. What he's a lot of people are relying on those funds to clubs and they really don't have them. It's not the same as the clients like I have right now. Who have earned their seat at the table. In the sense where they've sold their properties closed and have the cash ready to go. That makes such a big difference. When I'm selling your properties I'm doing everything possible to attract that type of buyer the only way you can truly attract that type of buyer is to actually have them so. I don't think I can prove that I have and the other party. Is You guys asked Smart Sellers? You also want someone at the helm who cares about this stuff like I do. This is one of the many details. I lose sleep over not really loosely. But I think about a lot when I'm preparing your listings getting your grand openings ready because of the weather right now the ten degrees outside all I can think about is. Can't wait to get my twenty twenty edition of my mobile ice cream cart slash refreshment cart slash Margarita Cart sometimes for special occasions especial clients and of course Champagne Cart. That accompanies me at my grand openings. I'm getting some custom work done on it right now. I've got a few ideas and it's going to look like something out of museum by the time I'm done but I I really WanNa make pop this year more than more than before even though I've been able to over the years Stopped traffic on streets and Have people waiting around the House Via lineups because it's it's really important that no matter how I do my events and no matter how much fun I make them Even more so now because of corona virus issues. I'm being extremely cautious about how showings occur. And how Grand? Openings are far superior to the idea of an open house as in leading a bunch of random strangers into your house that have not been screened or I did and just let them right in. I know this happens every week because I see it happen. And it's not. It's not the way it should be. There's a better way the way I do it far. Better way so remember. There's a bit of caution right now. In a in a couple of different ways but spring is the peak sold seizes. Do not blow it. Do not be do not have the nicest house on the block for sale and have no one no about it. That has become such a pain in my when it comes to really amazing houses places. I've seen places I walk by. Sometimes I've even known the people and instead of going with my far superior method of being featured on my podcast on my world stage they decided to go with a much smaller possible potential audience. I've got twenty five thousand plus verify total plays of my shows. There's not gonna be hardly anyone who's going to be able to compete with that. I just I can't tell you that I can't. I can't tell you you're going to find anyone that's better at exposing your property to the world on cross the world and making sure that you are right up there on that stage with me so make sure that you're on this list because once I get past a certain number each month you guys are going to be moved to the next month. I don't WanNa have to do that. So make sure that you're one of the people on this month less than the if. I can squeeze you guys in the weekends or getting filled up so I'm into Week Day grand openings which is totally fine and they work just as well but definitely Make sure that we're connecting because again it's a countdown now about ten days or so until spring begins but it already has and if you are serious about selling series about breaking a sold record and serious about getting the best results. Let's make sure we talked today. you can reach me at any time through real estate podcast show DOT com. And you'll see everything there you need to To To have a chore disposal to begin the process..

"Today in the year. Twenty twenty the last sixty days have been filled with some amazing meetings. Phone calls presentations discussion approvals. And rejections up some of the most amazing listings that are coming to the market this year. Everything changed for me. It's been twenty years now that I've been helping people tell their stories figure out what's special about each property and really be able to focus one thousand percent of my energy on those stories and nothing else when those stories are being told. That's the reason why I've met with so many of you. Some of you have made the grade aged and you are on the list. Is it time to be on the market? Yes the general answer. No general answer is not yet. Yes you've seen houses on the Marcus. So far that's fine. It's not time yes. It's been the perfect time to meet with you to discuss what some of you have in mind as far as your plans go to craft a plan to prepare and most importantly to have your story ready to go. I bring up the example of how a movies really how blockbuster movie is released versus. How a movie? That goes straight to video when back when movies went straight to video. I think it happens faster now. The difference now is the blockbuster. Marketing Begins Sometimes years before the movie came out. The story boards the plans. The discussions the meetings behind the scenes those all happening for months months before sometimes years. That's exactly the same way my stories told I've met with many of you. I've only chosen a few and I'm only going to be choosing one hundred listings to work with this year in Toronto the GPA. And what you want is you. WanNa be part of that system you do. I'm not choosing every single one because not every single one has a story to share if you think yours does make sure that you've connected with me and I'll see if it's a racist let's talk to..
