"Half of twenty twenty one so we are now in the month of july. So it's an important time to actually look back and see exactly what's been going on And how all the sold stories in your area actually affect you directly. So whether you're in oakville or richmond hill whether ajax or markham whether your in oshawa orangeville doesn't matter where you are. What's what what matters the most is that you are in a position where you have some knowledge of what's going on in your area and you're always sort of again up to date on this stuff. It doesn't make sense to me for anybody with any degree of homo pride of homeownership. So if you worked months and years saving and saving and doing everything you could to get to the point where you own a home and you don't have again a regular update a regular source that gets you up to date on your property value. What's going on in the area. And most importantly what i do here. Which is the sold stories behind all the areas of toronto. Gte which again totals. There's a total of four hundred plus coastal codes. And i say postal codes because it is the way to think of it not in terms of just the areas. Of course i can. I'm going to give you some general stats What i call sort of the you know the the the top six give you those right now but every single area within those areas makes up a very unique real estate markets so within each postal code. You have a very different situation and market happening. In some cases you've got a thirty percent plus In terms of average prices and in some cases you've got to go in the other direction over the years. So i really wanna make sure that you guys are in the position where you know exactly what's going on so i'm gonna go through the top six so far for this year And the exact numbers are coming out in a couple of days. I don't want to wait. And i don't think you should either. Approximate numbers are fine for the purposes. Of what this is so what we're looking at is approximately sixty thousand. Plus sold stories of happen So far so as in may as of may there was fifty nine thousand. So it's gonna probably be well over that So basically just to give you an idea. about sixty thousand plus sold stories throughout the entire area of the areas. That i'm going to be telling you about today. So the largest amount of sales and the and the and the and this is the toronto regional real estate board. Totals the average price throughout all of these Ends up being one point. Zero seven million As the average price but as far as the number specifically here's what they break down to so for the city of toronto It worked out to just over twenty thousand. So it's going to probably be more than that for the july for the The july market Market watch. That comes out soon So you're looking at at again at the know as of as of the as of the the may Numbers twenty thousand transactions told stories and the average price being one point zero five million. The next on the list was peel region with eleven. Thousand nine hundred. So you're probably looking at twelve thousand. Thirteen fourteen thousand sold stories there with an average price at this time About one point zero three million. So that's number. Two number three on the list is york region with ten thousand plus sold stories again. This is year to date so far for twenty twenty one with the average price. They're being get this one point two million so the toronto city of toronto number one point zero five york region. All of you guys is there and again within york region. you've got aurora. East william berry. Georgina king markham newmarket richmond hill. Vaughn whitchurch deauville bill. And hello to all of you there because again. I've got a really great sold stories. I've i've i've helped people in all of those areas actually got family and some of them too so the numbers again in your region are are much better than a lot of other areas. And that's one thing that you guys need to realize that those of you who live there next in terms of number of sold stories was durham region with little over. Seventy five hundred so probably closer to eight thousand. I'm sure by mid year with an average soul price there of about nine hundred thousand The next on the less is halton. So all my burlington. Halton hills milton and oakville people You guys did again really great over six thousand sold story. So far this year Some amazing ones that. I've i've i've really enjoyed again. Helping people make the move to and from this area and it's something that can because it is close to toronto very likely and and this is the same for york region saint for durham. A lot of your buyers are going to be toronto. Owners who are selling properties here and buying properties there. So it's it's really important that you have the right person helping you do that. And that of course is me so halton. Region numbers are against over six thousand sold stories and average price there Average soul price about one point two in the last one of the top six is the simcoe county numbers and simcoe county. You don't hear a lot Talked about in the In in the usual updates. But again i like to break this down because they and this is all part of again. The toronto gt market. So this is. The bradford west goal of very area Esa in this and new comes new to come so this is really one of those areas where again it sort of Very very north of the city. But that's also been one of the reasons people love going up that way So against probably you know two thousand in the in the main number so you're probably looking at the You know let's say if it's That's of course you know for for year to date saw probably looking in that. Maybe you know of twenty five hundred. Maybe three thousand. We'll we'll we'll get you the right numbers if you're looking for them. "Because you really cannot afford to wait a month every time you need to get the latest information you need to get Again very specific information especially for those of you who are Very serious about selling in the toronto. Gte area all the sixty plus zones in the area that i handle I'm keeping every single one of you that are asking for for regular updates Updated on a regular basis. Especially for those of you who are hoping to be part of the spring market which is obviously not normally one of the hottest times on you know on record now. Obviously i have to make sure that. I add in You know we are in a very unusual situation right now with of course the pandemic and It doesn't seem to be Going away as quickly as we would hope it would have gone So obviously that is helping people make decisions a little faster especially when it comes to. What their Their goals are in their lives in their their their housing requirements. What they need so. I don't think anybody's doing the waiting around for things to change thing anymore. I think people are By all accounts. I mean with a one hundred and seventy four percent increase compared to last march In this for the march numbers It's very clear that the april numbers as well last year were pretty low. So they're probably going to be a similar obviously in terms of How much more activities happening. I know from my own experience and for my own clients buyer sellers listings I know what's going on You know basically across you know the toronto gte area very well And i do know which areas are getting. The a lot of the increased activities are certain little pockets of of the city And you wanna know which ones they are as well and you might be literally sitting in one of those and not aware of it so you wanna be in a position where if again your property is perhaps in more demand than usual Actually help you get to the point that it's helped many of my clients Including some that have gone from You know city living to mortgage free country living meaning that they have moved far enough away where they were able to again. Be mortgage free and be in a A property that was in some cases I one of my clients describe it as two football fields worth of space that That they recently bought from their twenty by one hundred lot here in the city And again not. All of you are looking to do that. I get it some of your just looking to maybe make a move from one bedroom condo to a two or three bedrooms situation. Some of you are looking to do that and stay in the city. Obviously my goal is to help you get through them. Get through the maze of trying to figure out what that's going to look like. So i wanna make sure that you guys are aware of things and obviously again because i track What's going on in different parts of the city. And of course. I get reports from all of my Different resources including female fellow realtors in the city which areas are hot which areas are are not. I wanna make sure you guys get that information as well. There isn't really any reason For you to have to guess palm and that's the point if your you know waiting and your and your not in a situation where you know like and trust the person that you're going to be working with It's a very In very bad place to be. I've been seeing so for an order for you guys to be ready for this to be able to take advantage of. You need to be the best analogy. "A walk through some of the most amazing spaces that are a On the market and some that might never ever be on the market someplace that will just be for for viewing only some places with a waiting list of mile long to get interest. You really cannot start looking for a loft if you've not been if if if you haven't taken the time to understand and research the history of these spaces you are leaving a ton of value on the table. You're really not getting your money's worth not from realtor and not from your purchase if you're not doing your homework so if you're looking at any of the most for example sought after buildings whether it be like the pinnacle of all loft spaces And there's a couple that i kind of put in my top. Five always have always will The brewery lofts is one of those those were on tour this week. The candy factory lofts was also on tour this week in the merchandise building loss. Right in the dundas church area and there's so much that you need to know so much behind the Against so much behind the sole story so much so many specific tales that you need to know and there's even been some lofts on on tour In the last couple of weeks one of which. And i still have one i can show you. That has a mafia connection an alka pawn connection. If you believe that it's absolutely true other ones have some pretty interesting connection. One of the my actually had featured on an hgtv tv show One of my listings at this property Same thing with another property that i had listed a couple years back was also featured And this one's closer to the lawrence Saint lawrence market area. So there's a lot of really incredible properties and again what what people are doing and obviously a lot of you guys are in this position. Now where your looking for alternatives to homes. You're looking at the you know the possibility of again You know there there. There is a of the sixty places that are available. The majority of them forty of them are under a million. So that gives you a really good idea of what's available out there. As far as law spaces some really nice unique spaces. Some character spaces You know stuff that again is just you know. There's some of these places that again. And i'm not exaggerating by saying this. Some of these places you have to get in line for you have to be waiting for in some cases You know again. They only come up. You know you know every you know every every few years because people just don't move some of the really smaller buildings And some of them are even not listed as lofts and they are which is just blows my mind when i see the listing and i see that it's wrong which tells me you know what else might be wrong so hopefully this has given you a little bit of a a you know. It's happened over the years where i've bought properties that were not for sale. I've got no problem in doing that. for people who are you know educated and understand again how you have to be ready all the time. You don't have to be buying all the time but you have to be looking all the time that's really really important. Especially in the niche field of loss. Where there's not a lot of them. Think about an upside down triangle and the bottom of that upside down triangle is pretty much loft spaces. It's pretty much homes at the top condos in the middle and loft spaces down at the bottom and a couple of other little unique Type of properties that are out there depending on your financial position that you might have available to you that might actually be even cheaper than a traditional condo. And i can tell you about those as well. It's a completely different market that you won't see talked about very much but it's really really again good to know everything about the this process before you make any big decisions. Any six-figure decision to me is Still a a big deal And for some of you. It's a seven figure decision. You might be selling a property and buying another one or moving up in a building. What were they who bought them. Five years ago. how much were they. Those kinds of things are what enters my mind. So these homes are not we're not bought. At that rate they are now at that rate and due to Or according to a recent poll some new data from remax The number of sales over three million was one thousand sixty two which is up fifty six percent that is a huge amount to be up since two thousand nineteen considering the year that twenty twenty was so forget the fact that there are people that can't afford three million dollars. Forget that fact some of you don't realize that when you bought your house five or ten or fifteen or twenty years ago and what it was worth then you don't know that you might also be in a three million dollar home or a two million dollar home After having bought a property many years ago it's happening whether you like it or not and again. The data is in that people are buying homes in the three million plus range. So what you need to do today. It's january the tenth if you haven't done this yet which so many of you have done over the years And the and the rest of your slowly one by one and sometimes by the dozens depending on the week Signing up for this. And i really really wanna make sure that you stay educated on where your home values are and what those home values can do for you. And i'm not just talking about selling just for the cash but for some of you you are living property and you're not really able to enjoy The equity that you've built. You're not doing anything with it. You're not investing it so it would make sense to do a trade down. Do a move. Perhaps to a property that may be as less maintenance smaller out of town.
