Apartments are down approximately point eight percent in terms of sales that have been done In terms of four one six in terms of sales in the nine five they are up twenty three point three percent and that's condo. Apartments and average prices are down three percent so they're actually from down three percent at six forty two eight nine zero five condos are actually up. Four point eight percents. So they're up to five thirty three nine eighty four. so there's lots of numbers here to review An obviously again. As i always said to all my clients when i'm reviewing these numbers with you guys Is want you to be on the inside. Track of everything. That's going on in terms of property sales and in terms of how they affect you directly because really the bottom line is they. They have to affect they. You have to know how they affect you specifically in your area in your type of property. Some of you are doing phenomenally. Well some of you in the nine five have no idea. How great how What's your property. Value truly is so you can't take the risk of leaving at the chance anymore. So make sure that you are listed with me. The are selling with me. Don't care how you do it. Make sure that you check this place out. There is everything that you're going to need, and then some here's a few of the features obviously. Now, I'll tell you something that you should probably know. A lot of rentals in this area right now, home rental semi-detached home rental smaller homes than this are renting for over three thousand a month. So it might not even be twenty forty, it might be twenty thirty might be twenty, twenty five where rents are going to be. Again just because of the lack of supply and the fact that there's not enough being built to to accommodate the city. So if you are thinking of having a property in the city, if you're looking for a place where you can grow rather than just by a place, that's good for right now. Over the years, I've always told people just try to find a place that will fit you and maybe one other person. But now I'm telling you maybe you should fit place that at find a place that fits you and maybe. You know a place where your kids for example could grow up and possibly live in if there's a unit like this one here where there's a seven hundred square foot lower level, which is just phenomenal with a little area for an office in there right now, there's over about about five or six hundred square feet of bedroom, and also a sitting room in the basement like a rec room area that is eighteen feet wide eighteen feet wide..

So obviously the last few months has been probably nothing close to record breaking or anywhere close to capacity for what's been going on in real estate. It's been in some cases going back to April. It was one of the slowest months in a long time and sales were down. July. Stats are just out today. July was a record breaking month for Toronto Real Estate. There was eleven thousand and eighty one homes that changed hands eleven thousand eighty one homes that changed hands. Most of the time and again, this is just looking at you know other stats and of course, just looking at what? Transpires sort of on a regular monthly basis and I just posted this a few days ago so it shouldn't be new. January. For example forty, five, fifty, March seventy, nine, hundred April. Twenty nine, hundred, June eighty, seven, hundred. So it's gone up obviously since. It's doubled every month two, four, eight and this month eleven thousand sold stories in the Toronto area so. It's fair to say that things have again sort of gotten back on track for lotteries. It's now obviously these are general stats as well as average home prices are now up sixteen point nine percent from a year ago there up to nine, forty, three, seven, ten. So almost a million. Low rise obviously, our the are leading the trend with overall prices jumping the most in Durham region. Celebrating souls there last month Orangeville and South Simcoe County. Now, the best part about dealing with me is that instead of worrying about. Who you're going to choose and who you're going to have. We are going to give the ability and the privilege of marketing your property. You don't have to think about that. "Every one of the healthcare helpers for out there right now. And have always been. Amazing at helping people. But specifically. The ones at Michael Garron hospital. But I've had personal experience with. Over many years. So I'm just going to share my story and of course I. Understand that story the will vary from person to person. So. What I'm trying to do with this podcast is have real stories. Being shared, and this is about everything to do with this community. And this. Hospital formerly known as Toronto East General. Has a lot to do with how art community comes together. In my case, both my children were born there. So, we have a very very close connection to that hospital. As part of who we are every time we pass by, we mentioned it to the kids. Still, do to this day. That's that's where you were born and we point out the room. And for our first child. We actually have to spend a week there. Due to some complications. And it gave me a very good Front look. Back then. How the hospital operates, and how the nurses and the doctors and the patients sort of? Co Exist within the community that is the hospital because. The reality of it is the hospital for many people is their prime community. And that's something that. I didn't really understand at first. Is that for some people? This is their primaries home. For some people they. visit there often for treatments. But. What it does and what it's done for me over the years including right up to the most recent story which share with you today. Is that. It is the best way to get a cross section of who exactly. Calls the neighborhood their home. So, it gives a really good. sort of cross reference everybody that's in the area. But what it does. Is it sort of?.

"I'm going to take you back because you can tell by the music. I'm GONNA take you back to nineteen o nine and tell you a little bit about a very amazing building and this is what. I'm going to be doing here to give you an idea of how great it's going to be when we actually connect and you do get the full story because this is just. GonNa be a little bit of a story to give you some idea of everything that you need to know. But there's a lot more that you'll hear from me and you'll only hear from me when we're in the same room and of course you know connecting together on on what you're going to be doing whatever that may be so. Podcast show linked that you'll see right on the website. CaN'T MISS IT. So let take you back to nineteen O nine in. May of Nineteen Oh nine. Licensed commissioners reduce the number of establishments allowed to sell liquor by forty one in radical step against drinking also in Toronto that year. Toronto's Thomas Invents five pin bowling. Not sure if you knew that another interesting fact about Toronto at that time actually this is Saint Catharines in November of that year. We had a very very interesting meeting there in Saint Catharines that some of you may not have attended and he didn't know about but a visiting British doctor brought the theories of Sigmund Freud to Canada and the medical fraternity here was in shock. Ernest Jones a young Welsh. Psychiatrist delivered a lecture today. In November nineteen hundred nine where he summarized the views of Freud and lustrous say the reactions involved a lot of gasps and much more so that kind of brings you back to where this all sort of started with the Candy Factory as you know it. This building was built in nineteen o nine without knowing the his tree of these places that you go to buy or sell in. You can't possibly know the value. It's just doesn't make sense to not know the history. So that's what this is all about. This building has five stories. It's two hundred and fifty thousand square feet large and it's been once. It was converted in the year. Two thousand it was converted into one hundred twenty one loss having been through many of these loss over the years having sold several of them as well. I'll tell you right now that behind each door. There is an entirely new story book behind each door that you should know about again before you ever stepped foot into one yourself. You WanNa know the stories of these places you WanNa know the the inside information you want to know what was going on here at a different time during the sixties is when the CD Candy Factory. Became sort of what this building was named after. And that's when they made those rockets and visit if you'll see if you join me for one of my storyteller tours at the candy factory. One of the things I talk about is exactly that the those rocket candies that. You're used to see them at Halloween. That's what they're from so they were there from approximately nineteen sixty three to nine thousand nine hundred ninety eight okay. It's really important that you understand the difference between a hard loft and a soft law. This would be considered a hard loft okay and there are eight elements very important elements that you have to know about. I'm GonNa tell you a few now and I'll tell you the rest when we connect on tour but what you have to have for a true hard loft to be. The case is there has to be brick. There has to be would usually post and beam. There has to be some metal and there has to be concrete. Then there's a couple of more things that have to be in the equation and again you'll find out about all of those when you join me for a tour of this building depending on when there's any availability depending on when what type of property you're looking for. I'll always make sure that you see the right kind of property for you may or may not be this building when we talk and you tell me what you're looking for Very often what I'll do is I'll say. Oh yeah that sounds like this other building or it sounds like something here and the best part about the way I work is. It doesn't matter which doors are open or which doors are closed. Because I've been meeting with these people I've been talking to these owners. I know a lot of them will reach out to me as well after this podcast. I've always got some connections of someone in the building that may or may not be actively for sale. They might be interested in moving but it might not be until someone presents themselves a very serious buyer and very often. What I've done in the past with lofts in particular is brought the buyer to the owner not to a cellar just owner that I believe might have been interested in that situation. I've done it a bunch of time. Sometimes sellers will say yes and sometimes no but either way. I WanNa make sure that if you mentioned the me a certain type of property that you're with me on these tours that you're connected with me now way in advance long before you make a move and make sure that you really know all of the things about the law stitcher GonNa get into. Do Not make the mistake of going. In and just going by the cut and paste information you might see on the web. There's so many of those world they've got the same over and over information about these places but there's not really that story behind each door especially in a building this being in one of the what I would call the top five lofts in Toronto easily. "I've been doing everything I can to check in as many of you as possible that I have been close to Friends clients family people. I've just randomly run into over the years. I think aside from no-one expecting this to happen the importance of understanding what to do. And what the priorities are is is very important right upfront. So what I'm asking. Everyone that's listening to do is to just check in with those you know could be a client. That doesn't have many other people in their lives. I and I'm talking about if you own a small business in you have clients and you have a way to connect with them which you you should all be doing right now. Just human kindness. That's I think the first thing and it it just. It's just so upsetting to me that during this time where you're supposed to be benefiting or or not benefiting but you're supposed to be Adding some sort of you know adding some help adding some protection adding some Some kindness justice an ear. Sometimes just listening to people is set a VAT. I still see realtors around Toronto and I'm pretty sure outside of it still doing open houses when you have a disease that spreads within one meter or less and you put twenty people in a room. It is not in good. You are literally stirring the virus. You're making it's stronger. I want you to do me a favor right now. Is the time to protect. Your community is the time to be there for people time to help calm. Some people help to remove fear. That's all I can think of doing right now. And that's all I've done before so I'll say this first part. Is that if you see anybody doing an open house in your area. I would like you to make sure you take a picture that sign and remember. Who are the people who are trying to help you? And who are the people who are profiting from the situation in terms of adding more danger to your street? If if there's one happening on your street today you should put a stop to it. You should not allow this to happen and again if you're a seller right now thinking this is okay. You clearly. Terrible situation so let me go back a little bit as well and I'll take you back with me to two thousand and three I had just become an agent in late. Two thousand my first ever sale was November. Eight th two thousand have it in front of me here in my podcast studio I have reminders of where I came from. And what I've done over the years so two thousands when I started Two Thousand and one was my first full year still learning two thousand two again getting there. It takes a few years in some cases again. I I I did not come into this business with with any contacts in real estate whatsoever was all built from scratch two thousand three rolls along and we have the SARS epidemic. Okay so first of all. Let me say the disclaimer. That needs to be said. It is not the same as what we're dealing with now. I understand that it's it was less however at the beginning before anyone knew what was going on the level of fear and again I can. There's also underlying opportunities in each Area because of the fact that there may or may not be as many people or there might be more people in some segments of the market each one is going to have to be calculated individual. So you're going to have to figure out which one again works best for you Which which You know which element applies to you most and again to be able to distinguish between advice. We know it's is now a pandemic so as I've done before and even though you might not have heard me before I've been part of a lot of ups and downs a lot of changes in our landscape. I've been in Toronto real estate since the year. Two Thousand and prior to that born and raised in Toronto Morni- SCARBOROUGH STAYED IN TORONTO. My whole life. So I've kept a very good close tab on our city and during the last twenty years specifically I've kept very close tabs on what has made our city tick and what has Also affected our city in negative ways. So my hope over the next little while is to actually bring you A different style of reporting now. I heard someone refer to CNN as Corona Virus News Network. that's not really accurate because it really is Whatever the civic topic of the time is is the one you'll see on the media and again it's Business so in many cases fear. Fear sells ads space. I've always sort of reminded people that so that they don't Get too distracted in their goals. Some of you Back in two thousand and eight. Some of you may even be listening. Change your direction as a result of the Financial Crisis of that time. That wasn't nearly as serious as this. But some of you decided to sit it out and as a result Many of you could not jump back in because of the fact that Things moved along far too quickly Even after three or four years for you to catch up so what I WANNA do is basically put it in the context of balance. Being ready for this market starts today. Spring is the peak sold season. I'm going to repeat it again. In case the Recording is a bit blurry spring is the sole season. Okay I can tell you just from the buildup that's been happening up to this point. Combine INTEREST RATES COMBINED. Low inventory every area specific. So obviously when we do your report which is customized a custom. Podcast report is done for each every evaluation. That's done via my my my my front page. If you click on the gold envelope it'll take your right to where you need to be. Where many others have clicked gotten their gold envelopes and soon after gotten their big novelty checks as their celebration for their sold and I love being part of that same. Whatever way I can be. But there's also something that you don't know that's going on and that is not every buyer now not every buyer that is out there. Bidding is actually qualify to bid. Now let me explain why there's two bidders on a property one of the bidders owns property and they're in a position to they're in a position to make a purchase however they own a property that they have to sell before giving their financing truly in place so yes they come. They came in with a clean offer. Just like the other people did however and this is the big however this is still pending on them. Selley so what I've done differently and what I'm doing differently right now with my own buyers is they're coming to the table with full sold properties meaning sold and closed and that is a huge difference. The offers can be very much identical. Let's say there's two bidders they're both bidding on a property the bid a million dollars one of them has sold and clubs so they've been paid the reason I bring this up right now and you're probably going to know where I'm going with. This is that in times of uncertainty especially times like this where the stock market is up inside. What he's a lot of people are relying on those funds to clubs and they really don't have them. It's not the same as the clients like I have right now. Who have earned their seat at the table. In the sense where they've sold their properties closed and have the cash ready to go. That makes such a big difference. When I'm selling your properties I'm doing everything possible to attract that type of buyer the only way you can truly attract that type of buyer is to actually have them so. I don't think I can prove that I have and the other party. Is You guys asked Smart Sellers? You also want someone at the helm who cares about this stuff like I do. This is one of the many details. I lose sleep over not really loosely. But I think about a lot when I'm preparing your listings getting your grand openings ready because of the weather right now the ten degrees outside all I can think about is. Can't wait to get my twenty twenty edition of my mobile ice cream cart slash refreshment cart slash Margarita Cart sometimes for special occasions especial clients and of course Champagne Cart. That accompanies me at my grand openings. I'm getting some custom work done on it right now. I've got a few ideas and it's going to look like something out of museum by the time I'm done but I I really WanNa make pop this year more than more than before even though I've been able to over the years Stopped traffic on streets and Have people waiting around the House Via lineups because it's it's really important that no matter how I do my events and no matter how much fun I make them Even more so now because of corona virus issues. I'm being extremely cautious about how showings occur. And how Grand? Openings are far superior to the idea of an open house as in leading a bunch of random strangers into your house that have not been screened or I did and just let them right in. I know this happens every week because I see it happen. And it's not. It's not the way it should be. There's a better way the way I do it far. Better way so remember. There's a bit of caution right now. In a in a couple of different ways but spring is the peak sold seizes. Do not blow it. Do not be do not have the nicest house on the block for sale and have no one no about it. That has become such a pain in my when it comes to really amazing houses places. I've seen places I walk by. Sometimes I've even known the people and instead of going with my far superior method of being featured on my podcast on my world stage they decided to go with a much smaller possible potential audience. I've got twenty five thousand plus verify total plays of my shows. There's not gonna be hardly anyone who's going to be able to compete with that. I just I can't tell you that I can't. I can't tell you you're going to find anyone that's better at exposing your property to the world on cross the world and making sure that you are right up there on that stage with me so make sure that you're on this list because once I get past a certain number each month you guys are going to be moved to the next month. I don't WanNa have to do that. So make sure that you're one of the people on this month less than the if. I can squeeze you guys in the weekends or getting filled up so I'm into Week Day grand openings which is totally fine and they work just as well but definitely Make sure that we're connecting because again it's a countdown now about ten days or so until spring begins but it already has and if you are serious about selling series about breaking a sold record and serious about getting the best results. "Today in the year. Twenty twenty the last sixty days have been filled with some amazing meetings. Phone calls presentations discussion approvals. And rejections up some of the most amazing listings that are coming to the market this year. Everything changed for me. It's been twenty years now that I've been helping people tell their stories figure out what's special about each property and really be able to focus one thousand percent of my energy on those stories and nothing else when those stories are being told. That's the reason why I've met with so many of you. Some of you have made the grade aged and you are on the list. Is it time to be on the market? Yes the general answer. No general answer is not yet. Yes you've seen houses on the Marcus. So far that's fine. It's not time yes. It's been the perfect time to meet with you to discuss what some of you have in mind as far as your plans go to craft a plan to prepare and most importantly to have your story ready to go.
