"Leader of the Becky Ivan's real estate team. We've had interesting week this week. Our upper end listings are doing well by the way s O an upper end. By the way, Let's just define upper end. We consider upper end in Oklahoma to be somewhere in that. 3 52 400 $1000 range. And up. And we consider luxury to be usually about that 700 7 50 up and the difference being is upper end means it's got lots of good finishes on it. Probably not any bigger than Uh, it's just it just costs more. But luxury means that A lot of detail in the finish is a lot of cost luxury homes usually cost about. Ah, twice a cz, much as the same size home. In Ah, just the average built home so you don't get any more space. You just get better finishes and people buy it for lifestyle rather than just for functionality. So We've got a guest today, Mr Scott Hill from Call us first Inspections and Ah Scott, you Inspect all kinds of homes, don't you? We do We go all out all across the line in the market. We've We don't get a lot of the luxury homes. We've gotten some, but that up there and you're talking about that We get a lot of those homes. And you know you're exactly right back here talking about that you named that lifestyle. It's kind of easy Once you get to know the The people that are buying the house at the inspection. They they're just interested in a few different things that look a little bit nicer. And and it's just absolutely that luxury and laptop go hand in hand together, although we do enjoy doing those because we make a little bit more money, But I think what it puts a little bit more pressure on you because you've got to be really on top of your game to do those those well well, and those have Many times the luxury homes have the Electronic really driven systems that most folks manually operate. So you have to be technologically advanced in order to inspect that stuff, don't you? Yeah. You really doing a lot of times Just like with you. We work really well with the people If we can't do it ourselves, and you're always really good with heaven qualified people that we can call in and help us out so that that makes it a little bit easier. And, well, you know, a good leader surrounds themselves with People that are smarter than they are and are experts in their field. And that's definitely what I've spent. My career doing is finding people who are really, really good at what they do, and example of that is my painter. My painter knows the difference in AA. The different types of paint like He's not going to pay. He just painted, for instance, my bathroom my master bathroom, which, by the way, we don't call it master anymore. The owners. Sweet. Or the primary. Sweet in the home is that that's gonna be a hard thing for me to give up his master bathroom, right? Yeah, it is that that master bathroom, you know, there's there's just something about you know these male ego. I guess lots of that master bathroom a little bit more primary. And if that's a new word I need I need to spend a little bit more time with you. Make sure I'm saying the right things that on the report well, the with today's political climate, the word master is not Politically correct. No, You're exactly right on DH. I'm glad I learned that today You are going. I'm going to get better that way is it And it's hard to call it the primary bathroom, though. Because primary bathroom would be almost the one in the center of the house that everybody uses. But it is the owner's suite is what we call it or the owners bathroom. And you know, after 40 years, that's going to be a hard one for me. Tio break that habit. But anyway, D J, my painter. For 20 years painted my bathroom. I mean, my woodwork is like a piece of fine furniture in that bathroom. Ah, but you don't paint most houses like that. And I wouldn't pay to paint most of my house like that, because it costs a lot to get that fine of a job. But you've, but he's a great painter. He knows how to touch up paint. That's already there without painting the whole room. And he knows how to caulk. That's the main thing about a painter. You got to know how to call before you faint. To make it a great product. So but anyway if you go to my website, which is Becky Ivan's not calm. And look on the tab that says favorites Becky's favorites. Uh, Scott, you're there. Uh, I am. Yeah way. Use that a lot. We go. That was going to say, you know, one of the other comments about Painters. I think it's good for the audience to know there's a difference in painters just like there's a difference in every other component specialist and those that do those luxury and they seem to have AH. I hope this is the right word. But they have seemed to have an artistic quality about him, too, as well as just being able to go in and kind of swing paying around that that they just got to be a little bit more artistically oriented, and certainly Looking at the details a little bit more well in D J has a really good eye for color. Some people can see the pigment in color more than other people and I have been trained by my friend. Jonah James to look. She's an artist. And You know, when I was picking out tile for my house, she said. We'll just pick out for five or six or eight tiles that you like and put him up here and let me see what your style is. And so I picked out what I thought were eight tan tiles. And she goes. Oh, so you like green? I said Green. I like tan. She goes. No, no, no. Becky, Look, this is pink. This is blue. This is gray. This is brown and er. There was an undertone pigment that I had not seen until she pointed it out. And now I've trained myself to do that. Eyes. Not that I couldn't. It's just I didn't know I didn't know her end D. J. The painter is like that. He knows his. I can see all that, and he's really good at matching up stuff. Like he said. What? When he was painting my front door. I've got double doors on the front of my house and their big because you're eight feet tall, and he said, What color do you want to paint thes and I said, Well, I want you to pick out the color D. J. And he picked out the most interesting color. It was almost a muddy forest green. Kind of almost a topi green and it went so well with the house. We've had it touched up, but not changed because it's the perfect color. So, uh, someone you know good experts is what I have. And ah You know you lose the bad ones over the years, and you You know, I worked with a plumber recently. That worked for me for quite a while..

"Going to do to your ceiling. I like ceiling Matt paint, you can just use dead flat. He'll do the same thing. But tell me about the colors in your home. Well, I kind liked the topi- colors that I've got some Topi with some green in it, you know, different rooms, I have different colors that it. Oh, I'm not sure what coloring paint this part of the house. Tell me tell me when you say Tope use the colors that you see when you see Tope. Do you see paying her pulse? You see beige DC, grey and beige. Yeah. I see grays and the one in the kitchen is green. But it is like Topi green. It's and then we've got. I don't know contrasting colors around the windows and stuff. But and then I use oranges in blue in there. Okay. So Tope, and and I certainly I just want to also say that I very much appreciate your call and your question. But I always try to remind myself gel that are not just feed you, but I am speaking to our listening audience and a lot of times, and I'm not suggesting this is you I am suggesting though that people should ask a few questions because oftentimes they're calling something Tope that is not. In fact, it is a great like a gray beige color, and it can have a green undertone. It can have a blue undertone yellow undertone, but Tope has a pink purple undertone. And that's what makes it. Atop and so often so that color can read pink pretty quickly, and it's difficult unless it's really more of a yellow Greyfield to work well with oranges. So that's but the green undertone sounds lovely. So your question to me is about the ceiling, and I wanna follow that up with perfect ceiling colors because I think this is a great topic. All right. Hang on here. It will break for headlines here and top local.
