"About inflation Yeah since the prices are so many things Denise are going up And Abby Joseph cone advisory director and senior investment strategist at Goldman Sachs Tells Bloomberg's Tom king at least so bravo its What she's watching and why she's not as worried as some about inflation Let's listen in There are several factors now behind the inflation that we're seeing globally Some of these may prove to be transitory yet protracted That includes some of the supply chain issues But some of them do represent the sort of inflation that one gets during the course of an economic expansion And the one that I'm looking at most closely has to do with wages we have seen a notable pickup in average hourly earnings And on the one hand that's terrific because it says something about the ability of consumers to continue to spend And it also tries to get across the idea that we did go through an extended period prior to the pandemic in which wages were not quite keeping up However if those wages get embedded in the economy what we do see is that core CPI and more importantly for the fed core PCE moves up But the expectation of my Goldman Sachs economist colleagues is that we will start to see that calm down One other point if I may Please And that is we're still in a period where year on year comparisons are really difficult to do because we are emerging from this extraordinary period Now a year ago personal spending was negative this year it's positive So what do we think is going to happen Are there going to be some price pressures and they're going to be some supply chain pressures as well Let's do some Cornell mathematics here And it's about the rates of change in the dynamics involved And we can look at wage growth I agree with your core theme There is well The gloom crew speaks of abrupt They speak of gross second derivatives and even harmful first derivatives Your shop says calm down State why we should come down and avoid the fear of dynamics I think we should calm down for a few reasons Tom One is as you point out the mathematics The year on year comparisons are really fraught right now And we'd much rather look at an extended period of what's happening and what's happening at the core level The other thing we need to keep in mind is that there are several factors out there three big ones that work in the opposite direction that may suggest that economic growth will actually have the brakes somewhat applied what are they Number one we are seeing right now a change in fiscal policy And I'm not talking about the packages that are stuck in Congress What we're seeing is that the programs that were previously implemented are rolling off And so the increase in federal spending which was as you know robust and equal to about 9% of GDP earlier in the pandemic is now going to be growing at about 1% and if fiscal policy isn't changed it will be down about 2% next year in 2022 So that's a bit of a break The other thing that we have to keep in mind is that we are not seeing a sort of rebound that many had expected in terms of employment Not talking about the unemployment rate I'm talking about the participation rate where there are many groups of people who are saying either they don't want to come back into the workforce where they don't want to do it now So this includes working moms who are having problem with child care and their kids are not yet vaccinated It includes retirees the baby boom generation a very large cohort in the United States And let's not forget the missing immigrants In the decade prior to the pandemic about 10% of the net growth in the U.S. labor force was due to immigration both at the lower end of the spectrum and at the high end very small people We've seen that reduce one more factor if I may And that is while the U.S. and many other nations are slowly now emerging from pandemic restrictions China is extremely tough on these restrictions and China has 30% roughly of the world's global manufacturing capacity If they tighten up or stay tight that has implications for economic growth Everyone's been focusing on the supply chain and the inflationary aspects It also has impact on the growth Abby all of this sounds fairly negative However I wonder if the biggest pain trade in markets is not being bullish enough because it's frankly supports the idea of real yields being as negative as they are and they're being a supportive backdrop for risk at least when in monetary and fiscal policies standpoint So the key for the stock market in particular will be economic growth and earnings growth Those year on year comparisons are going to be very difficult to do Simply because we're coming from a base that was so incredibly depressed in many industries that to talk about that growth "Thing I think about when I wake up it just Where is our futures? Where are they on? Well, Tom King. Tell me I'm not gonna tell you right now. S and P 500 futures up by about 1/10 of 1%. Tom will tell you in a moment. NASDAQ futures pretty much unchanged on the session. But this is what I want to talk about this morning. Subtle consolidation that we've started to see in this market. Cross asset Lisa mentioned about 30 minutes ago. We came into this year all the talk about that rotation. Small caps out performance recently. It's been about Tech out performance. The NASDAQ We saw that last week. Sort again yesterday as well. Switch on the board into the bond market. We go similar story two weeks ago today, 10 Year Yield pushing 1 20. Then we consolidate just a little bit your 10 year yield this morning up by about a basis point, but still in and around 1.5%. So yields started to push higher. The curve started to get that state nous come through, and then we flattened out again. Just a little bit of subtle consolidation. Switch up the born again and finish on foreign exchange because this is where I think the story is going to be in the coming weeks. The tension between Europe The vaccine producers, the providers, the supply chain bottlenecks. That tension is building again this morning with Germany pushing back and touting the potential for export controls around the vaccine produced within Europe. Euro dollar at the moment once when he won 50 once again, the heist was seen January 6th. 1 23 50 in and around. That was the peaky euro strength earlier on in 2021. Then we pair back just a little bit about 1 21 50 so that big rotational their energy that built up from early November. Starts to fade as we breathe some life into 2021 on the earning story. The attention shifts away from the big value story and back to big tech and remain. It's great to have you with us because I think last week two weeks ago rather what really started this Is Netflix. The Netflix earnings report came out, I think reminded everybody where the earnings growth issue it. Kaiser of UPS mentioned that recently and remain. I think many people echoing that sentiment. Those are some of the three biggest movers on earnings. Pre market that you go to post market John. You talk about those tech earnings were gonna get Microsoft after the bell. Today. Of course, that's going to be a bellwether. If we still want to use that phrase. Here. We do other people. OK, I never know what the rules are for the show, Tom, but a lot of people in detention. At least I know this is no Amir Cook. But everyone's going to be focused on what Microsoft has to say. Later this afternoon, Starbucks and a nd another big tech stocks remain from where you sit. "Thrilled You're with us, Lisa Brammertz and Tom King John Farrell in Capri. I'm not sure where he is right now, but he's enjoying some well deserved time off. We're gonna get to a really important rates discussion. But Lisa, we've really got to talk about these markets. With futures out. All of the future's out to record highs is a general statement is Stuart Kaiser said the vics doesn't come in 23 09. But Lisa were I see it is on the borders with Mexico in particular. Dollar Canada coming into 1 26 85 strong, strong Trudeau dollar and also renminbi. Lisa has a life of its own. Yeah, this idea of dollar weakness really being driven, at least in the emerging market currencies by the strike that we're seeing in the Chinese currency, and there's a question of how long the dollar weakness can persist, given the consensus trade Among many consensus trades this year. We're talking about bonds. We're not really seeing much action. It's sort of notable given the fact that we're seeing stocks making new highs every single day spatula. Joppa has been looking at this as well. See it General ahead of US rate strategy. Saavedra. What's your sense of what the bond market is saying remaining so steady even as we get this risk on feel It just keeps gaining steam. We'll get a lot of movement this week. When I get when we get the data. Broadly speaking, I think what the market's focused on a sort of your term pain versus long term game and gain. I think the equity markets much more focused on on on the long term. In the bond market. Zamora focused on on the near term and I think the no till date is gonna sit and show you a short a decent amount of weakness going into the fourth quarter we're going to get we could probably the weakest unemployment report since since May. We're probably going to see weakness in the ice and manufacturing data on the Fed minutes are gonna also sort of remain somewhat damaged. So I think the data this week is going to, you know, sort of disappoint. The question is whether the bond market would look past that. I'm let's unpack some of that This idea of the bond market looking past week this But you're saying the bond market has been more worried about that weakness and say, stocks? What would we have to see in the data to see a real move in bonds? And what would that real move? Look like? So I think that the movement bonds is going to come after we see the vaccines being deployed, and the data gets a little bit more stable. The date as of now, I mean employment data is what is cute for data is backward looking So the question really become this. What? What? What's going to change the data over the New York show, Man. I don't really see anything much. So I think over the next month or month and a half or even beyond that, I think bonds are going to remain somewhat range found. Really The rise and yours is going to come in the second half when we start seeing On improvement in mobility rates, probably speaking as well as on improvement in the data. Things come back online. So from a from a range bound, nominal yield, two dynamic inflation expectations to the residual the real rate. Where is the opportunity now within that equation? So that's a very interesting question, because we've seen a decent price inflation expectations after the elections, you know, partly because of exuberance, partly because off the fact that There's a there was always an expectation that at least two Children dollars in stimulus would get passed by the end of the year. So that's that's caused inflation expectations to rise. Not any break even supposed to 2%. 2% of 200 basis points and the earlier real Leo's have declined. So the question really becomes is if if realized inflation will also rise. In tandem with the rising inflation expectations and that's really worth in. The struggle is going to be because the feds expecting Cor PC to rise to 1.8%, but that rises realized inflation is going to be somewhat gradual, and I think that that's gonna ultimately capped the rising inflation expectations. I are stocks. Ah, yield. This is outside your remit, but I think it's a fair question in January of this year. Our dividends and dividend growth. Ah, yield equivalent to someone like you. Would perhaps, but I think that the stocks of sort of trading in a very different dynamic and yes, as long as Aziz nominate, use or low, let's say that 20 years is around 1%. Maybe that's a positive for equities. But I see a case for for for phenomenally is to gradually rise during the course off this year, given the fact that you asked fundamentals and reflected the unemployment rate does get to 5% by the end of the year, which is what the salary of economic projections are calling for. Then you should. You should expect a gradual rise in and yields and that should sort of offset some of the gains or comparisons with dividend yields and inequities. It's hard to think about should in an era where cash is supreme, and there is so much of it. I don't want to stay on the sidelines because people are gonna hammer me. But on the sidelines, I think $4.3 Trillion You were saying in money market funds that could be deployed. How much can yields really rise in this kind of environment? So our call is pretending years to get to 1.5% by the end of the earth, and you're absolutely right. There's a lot of cash outside lines. You have the 4.3 training and money market fund au arms You have You know very large amount of access yourselves and saving traitor also quite high, So there's a lot of pent up demand. I would say from consumers on that money is going to find its way back into the market once we get past First half of vaccinations actually take a fact. So I think that there's there's good case to be made for for years to rest. We think the 20 years get to 1.5%. But the end of the operating the risks are too even higher Yields in our bare case You have tens getting to 2% in our bull case of the vaccines for some reason of those issues with them, then we probably stay in the context of our years are right now, But I think higher than 1.5%.

"Bring your umbrella we're talking about a minute this real state looking back in the vision forward two thousand twenty Tom king our prayers are over there what will the residential real estate markets look like in two thousand twenty is compared to last year all right with Joe this is a almost a perfect storm situation for a residential real estate limit I'm a give you some stats I hope I don't bore anybody or anything foreign but I'll just go of we're gonna start Bartlett of four to six months ago there was four hundred and sixty homes for sale in the past three months there were ninety seven well so that tells you something about the inventory inventory in this area in the Germantown area for the six months ago there were three hundred and fifty four homes for sale in the past three months a hundred and sixteen aha so that gives you an idea let's go to call your bill for the six months ago there was four hundred ninety nine homes for sale and now there's the past three months a hundred and thirty five so really if you're just looking at supply and demand there's not much supply and the demand is still there now here's a great one fort downtown of four to six months ago there was a hundred and four homes for sale in the downtown area and now there's a in the past three months twenty two but here's a here's an amazing stat of four to six months ago the median list price for homes in downtown and I'm taking this from the minute this area so session realtors on the numbers I pulled myself up but the median list price was three hundred and seventy nine thousand in the past three months five hundred and twenty nine thousand so that is you know huge job so I think when you Desiree talks about the downtown area that shows a lot about the demand and the momentum of momentum of four to six months ago the median list sales price was two seventy five and now it's three fifty all right well you know you're talking about downtown Tom and we've got we've got the lady right here from commercial feel Desiree Stinnett in our studio you know we're getting ready to go to break and I know you're going to be covering a whole lot more in the next segment of our show Desiree but this before we go to break I'm just kind of curious about some of your overall predictions on our Memphis commercial real estate environment in two thousand twenty I'm a like I said when I introduced myself we've got quite a bit of development headed into the new year that's already been planned that's five billion dollars and that'll bring thousands of new apartments thousands of new hotel rooms spread out of across a dozen or so projects tens of thousands of square feet of retail space hundreds of thousands of square feet of office space and it's the the downtime of this commission though the board that sort of pushes these kinds of projects they say that we're in pretty good shape for the for the beginning of the new year but we still have a lot of work to do to get from the announcements of those projects to seeing buildings get built an apartment that we can live in an office is that we can work in awesome what we're gonna be hearing more from both Tom Kean our appraiser and we're gonna be hearing more from Desiree Stennett from.

So, you know, is interesting. I've got a chance to tell her how much I appreciate what these people do they're hidden all the time. And she appre. Shaded the visit so to speak. So I just love talking with, with my, my clients, and the finding out what they need and how I can help them achieve their goal. Well, you, you, you do what you do with a lot of passion, Tom, and I could certain certainly appreciate that. Well, you know, since we're talking about real estate and mortgage strategies today. Let me introduce you to Catherine a first-time homebuyer, whose biggest fear was feeling tied down and unable to move for better opportunities. Catherine was in her late twenties out of college and just getting started in her career. She wanted freedom to eat out and have fun after work and on the weekends. She wanted to have that peace of mind that she could move win, and where she needed to, to get further along in her career. She did not want to feel stuck, but some have refrains had bought their homes. Catherine did not wanna feel him then or stuck with a mortgage. Commitment, but she felt like she could never get ahead with her rent going up each and every year. And surely there had to be some way to buy a house and still not be stuck. Well, the realtor that she had did some research on the neighborhoods that interested Katherine, Katherine could buy a house, in the neighborhood that traditionally continued to go up in value year after year, her payment would be about a third less than what it would be if she were paying rent for the same type house in the interest rate on the mortgage was fixed for thirty years. So no more yearly rent increases from the landlord for Catherine. It was all about having some profitable exit strategies. Just in case, you know, she ever wanted to move, and she didn't wanna feel tied to the house. Katherine could see three possible exit strategies to use if she ever decided to move the first exit strategy considered that the values had been steadily going up in that neighborhood. She could prob. Ably sell at a profit, even only after a short time if some other opportunity came up because the values would have gone up enough. The second possible exit strategy involved, the FHA government loan program, Catherine used for her funding. The v the FHA program allows for the borrower to later, allow a subsequent buyer to assume that mortgage if they qualify with whichever Bank would be servicing that loan at the time of the assumption now in a market of rising interest rates having the ability to allow someone to take over her low interest rate loan gave her further at manage for selling because if she couldn't sell it out. Right. And that market somebody in a higher interest rate market would love to have the opportunity to qualify to assume and takeover her low interest rate payments. The third possible exit strategy it involved, the neighborhood where Catherine purchased their property again. It was in a Ma. Market that would allow her to rent her house out one day for much higher than what her mortgage payment was, which would give her a third profitable exit strategy. No more feeling stuck. No more having to worry about how much the landlord hike the rent next.

Batmans Tom king is stepping in to joint avenue, Grenada coal write the script for DC's the new gods. Tom king coming off a very successful, Batman run. That was he was supposed to be until issue, one hundred but jumped up on issue eighty five and they handed him a kind of a mini series run with this Batman, can't woman thing that he had laid the groundwork for throughout his run of Batman. But now this is according to the rap he is going to be cold writing the script for the new gods with able to bear. I find this incredibly interesting. And a fascinating combination of minds to bring this film or to write the script for this film, because Tom king is a former CIA officer turn comic writer and able to as done some incredible documentaries thirteenth for socially aware a director and is very aware very old, Oakland on, on social media. So you look at his combo, do you like this combo, Jay? Well, I it more. So than the rap confirmed it able to divert, Nate confirmed in a tweet. She did self. Yourself? Like we just said, she's active active on social media. I you know what's interesting, I like it because now comic book fans can have a little bit less worry. But in the same time, it was just like when Jeb John's was attached to one of the I think it was green lantern. Okay. And everybody was like, well, he's chew into the character if, if it's not green lantern. Excuse me, right for you. Go crazy. It's the same thing where you have the comic book writer, who is so used to writing the pages in the comic, as opposed to screenplay and king is actually written the story for one of the characters in a new guy, Mr. America. Right. So everybody thinks that'll be the best way for them to handle this. It's just gonna be interesting to see. Yeah. Because again, you and I were talking off camera able to burn didn't do well with a wrinkle in time. Right. And so that really put that push back on her, like, we'll can you hand to you hander these blockbuster projects and she deliver on them. Yeah. And I, I want this to succeed. I want it to succeed, and you bring a group searching, you bring up a great point. These idea of well was this a bit too much too soon with a wrinkle in time with their other factors? Maybe able wasn't like maybe, you know, regardless of gender or race sometimes directors handed the project, and it's, it's like, okay I don't didn't know all this other stuff was involved. I got figured out on flights. So this is more of a test. She was also had to Black Panther before she. Gave it. Exactly people like her work obvious. But now you bring someone like Tom king. Tom king may be solved. The problem of cre- creating a shorthand for the world that she is trying to build because she's this is a world building. Move to let her know to help our understand what the comic book world, looks like right. And because as their director, and as a writer, there's a different vision, she has, especially with all the projects, we name, and even anymore. Yeah. But when it comes to comic book films when you're DC, you're trying to reset your own ground. Each of these products have been individual where they're connected, but not directly. Yeah. And so you have to have her tell this story where it's a standalone, but it does have a little bit going forward. Yeah. Tom. I mean silence. How does this strike, you Tom king step in, in the year to create, you know, obviously he Jade mentioned him being on mister miracle. And this is all with the new gods. Based on the Jack Kirby thing from nine hundred seventy one you've got new Genesis. You've got apocalypse got his characters like Orion and metro on high father, big Barda is a lot gets involved in here. And of course, it touches base on. The Justice league was dealing with Steppenwolf in that movie and apocalypse. What are your thoughts as you walk into this situation and hear this news? I think now is the perfect time for it. We just had the bright and colorful, which is am and people really responded to it. We had the Jack Kirby influence in car in Thor ragnarok. I think we're at a point where we're ready to embrace honest, Jack Kirby nece and the fact that Ed Vernay and Tom king, or people that genuinely have a passion for these characters there. Yeah. There's some worry of like, well, you're not technically a screenwriter but figuring out, I mean you can go from the CIA to writing comics. Writing a screenplay can't be that was in the military, right? He started making your point. It's an interesting thing to see. Of course, we want to know what this is. And there are some people who are going to go the comparison route. And when I mean by that is marble Dunia tunnels DC do a new guy. Right. But let's not do that. Let's look at as two separate entities and let them stand, his such with their own companies, and it's just a, you have to see there's a lot of directors that have been given these projects, where we were like, what? And then you see the project and you're like, okay, I'm Ford. This is going to be one that we're going to have to see especially with both of them and again, it's hard because of wrinkle, I get that. But you have to put the faith in for lack of better. Where's the studio and I would be remiss not to add onto that. And I want to get your thoughts on this. Silence. Yeah. You talk about wrinkle in time that was not really well received. Abe does a but some is incredible. But Tom king's Ron was getting some critics. And people were wondering if this move off on eighty five to give them the Batman cat woman. Miniseries was way of to kind of politically moving him off the Batman, a run, which has gotten a little too trippy a little too mind-bending. Do does this if you're a DC fan? Are you concerned that these two might not create a film that you were excited about to see in the new gods universe? I kind of hope that it goes the other way. I hope that it gets super crazy, like okay. Okay. There's also the idea that it, it sort of the perfect property, you can have your cake and eat it too. You can make a world that is in the DC universe that could crossover with Batman or superman one day. But it also doesn't need to its own Sifi were awry. Right. And that's one of the questions. Let's go to the live chat here. Cal Johnson asks, do you think this will fit in with the overall DC you BBS over more, like she's an were they make references, but ultimately is its own Zam? Yeah. Because that's what they're doing now. You even saw that in Auckland where there was at one little time when mayor was like, well, you just battle step, and we'll right and that was it. And we move forward as of now they're doing the little tidbits to say. It's the connected universe, but we're telling the separate story. Yeah. So I don't think we have to worry about it as much just wonder woman, the only thing we had connected to the whole story was the Email to Bruce, right? That was it. So you're gonna have this be its own story. And like Silas, said, it does the new gods does not need to connect. Right. But it can in the grand scheme of things. And the only reason you wanted to. Necked is bringing Acropolis to bring in dark side. If you want to do those things, which they're probably going to later, I e Steppenwolf and Justice league. Right. So we'll just see how it plays out. All right. And I wanna ask you. Silence. You look at Jay Scott real. He asks does Tom king's addition say anything about these competence in Asia, do Varney, because they need to bring someone in just real assets as well. Do you think timing has been pulled in to assist more with world building character moments or the overall story? Did they think he's had so much to consume and create that maybe having Tom king on onset helps to make that happen, all writing the scribbles to make that happen? I wouldn't be surprised if it turns out that was the one that said, let's get Tom king. Oh, yeah. Right. It's he surely the Mark of a smart film, director of. Yeah. I think that she she is proven herself as somebody that is very collaborative. And as many people that have that sort of desire to tell the story or play with these characters the better, it's only going to become something more diverse. And I would be remiss once again, not to say that the other Batman thing happened, but mister miracle was very well received every will he wanted to eighteen Eisner award. So this is a man who is still very much in demand. And working well as a comment, we move on. It's making sure he knows how to go from the pages right to the screen. Yeah. That is going to be the biggest issue. There's also kind of the hint that we might see some of his vision series with the with the wand of right here. Right. But that, that would be fascinating as well to see how much of that is going to creep in on its own d is coming up. Netflix is central park, five miniseries. When they see us I've seen trailers for this. It looks fantastic. I've not seen it yet. Yeah, I want to see because they say it is deep. Yeah. Yeah. Very deep. I'm looking forward to you. So this'll be this is going this to me. This is an exciting and interesting combination. I asked you both your opinions. But that's my feeling on this. I think Eva definitely can drink the hell out of a movie. Let's see what she can do with this world building, and you get a little shorthand having Tom king. Onset. Tom be like, well, no. This is what this character will do. The okay. Great Abe is going to find the moments the emotional connected moments between these characters and remember this is a battle between good and evil with. The Pakalitha new Genesis and who's good who's who's not. There'll be layers. They'll be complexity here in both of these both of these people in their own medium have done that with their characters. And so I look forward to see what they can do with this, and I'm sure they'll be more coming down the line, with casting, and what have you and what characters will actually be in the movie, and we'll see that as it goes along. A few other tips to help you dig in and qualify for the mortgage that you want, but Tom, you know, we're talking about mortgage, and I'm gonna talk a lot about those qualifying things later in the show. But Tom king is a real estate appraisal expert on real estate mortgage shop, what are some specific type repairs that you see in homes that mortgage companies tend to require to be fixed before they allow that buyer to close great question, Joe in one of the things that I get from the mortgage companies what they call the three s rule and that is required repair. Were they won't repairs required that affect the safety security and sanitary conditions of that property. So safety would be something like an old shed that may be in such bad shape that you know, it may fall down on you. You know security would be doors that don't don't lock or broken windows and things like that. And sanitary conditions could be like one. I guess you could call it sanitary. A house that us all with a bunch of water under the basement, not just a little mud, but I couldn't even see the ground for the water under the basement. So and you know, when you have water under a basement crawlspace in in a house, you know, in the older houses like they have in midtown and places like that that creates a moisture problem where there's moisture there's termites, and that could be a safety issue too. So and mold and mold. So we don't want any of that stuff. So the job of the appraiser is to take pictures of all this stuff. And then you leave it up to the hands of the underwriter or the mortgage company to decide what repairs that they'd be made another one is lead-based paint. If your house was built before nineteen seventy eight doesn't matter when it was painted. But that paint is assumed to be lead base. So that's those are some of the things. And we may dive into those a little bit deeper later on in the show. Yes. Good point, you know, heating and air conditioning, electrical, plumbing, rotted, wood drainage problems, roof leaks, lead-based paint possibilities. Peeling paint. All those I add up to the three s rule. Every one of those is isn't a lot of times you need to you need to get those repaired before you close. Sometimes there are exceptions.

And the the fact that they wanted either treasure trash, I was in a house oh about six months ago. Where the owners that were about major had their parents house for sale they'd done nothing to it. It was built in the sixties live there all their lives, and they wanted me to appraise it. And they said they kept saying should should we do something in the kitchen. And I said, no it had it had the green metal cabinets in the in the kitchen called the Geneva kitchen, if people know what that is and the the old appliances and everything was dated in it. And I said, no. And I said, what should we paint this room? I said, no. And then they went to another room. And they said you're going to say no Archer before. Yes, I said, and the reason is that if he's been say ten thousand bucks in the kitchen and do just a little bit. That sounds like a lot of money. But it's not when you're redoing an entire kitchen of they'll they'll rip it out and do the way they want it. Right. So you've thrown that money away. And if you do just a little bit in one person said well this living room is an ugly yellow. And I said let me ask you a question. Do you think a bar that comes into this happened comes into this area? Very desirable area is going to walk through the house and say. Oh, a yellow living remodel won't it? And the guy just kind of laughed at me. And I said, you're laughing at yourself. So so in some areas, you really don't need to do a whole lot either fix it up all the way go well in and fix it up and make it treasured or leave. It the way it is. When I say trash, that's a euphemism. Or just an as is make sure the fundamentals of the house the heat near roofer in good shape. And let it go from there. That's some good advice. And they indicate that home prices are not increasing at the rate that we saw several months ago, but they say home prices are still expected to continue to rise.
