I mean, I feel like that is what we're overwhelm by. Like on Twitter, that's what pops off. But you were a really good piece this week about low cost NFTs. I haven't seen one. So where are these? I've made two NFTs and they're both low cost because no one else wants them. NFTs are neat, I think. I think it's cool to see innovation and people playing around technology, having a good time, enjoying themselves. Well, I don't like as much are the endless we are going to make it. They're not going to make it kind of like tribalism from the crypto kiddos. Calm down. I know. I think it's actually like a unintentional slash intentional tactic to overwhelm people from ever trying to understand crypto. Which is so backwards because if you're a crypto believer, you should be really rolling out the carbon and being patient. But there's no one in my life who is less patient with me than people who are big into crypto and disagree with me about a thing. And yes, I am subtweeting Bitcoin maximalists there entirely. "They have raised 8 $7 million fund for climate tech startups they plan to raise a $20 million fund. Overall, and this is the first time I've ever seen a PR firm get into investing in their clients. What did you think when you saw the news? Because I wrote about it, I want to just hear your thoughts first. But I just did was very rudely stopped paying attention and went to my inbox and just search for VSC. Yes. Turns out I do know them. It turns out they've sent me a few emails. My first thought is, I love it. Because if you're going to do a lot of the work, or are these a trunk of the work of helping a startup, establish its brand and build its mind share and grow market share and really just develop as a company, why do you only want a fee for your labor? Everyone wants ownership. And so why not tie in some capital from an external fund? And then you have a little bit of the upside. You have a tighter relationship. I mean, people always talk about aligned incentives. And then people always complain about how their PR firms incentives aren't aligned with theirs. Well, good. Here's some stuff. Align those incentives. Let's just put the chips in the same direction, right? 7 million isn't the world's biggest fun. That sounds like a trial number to me. We have some capital from folks who know, see how this goes. But the PR firm, if VIC is good at picking the right clients and they're discerning enough to make the right selections, why not write a check as well? To me, now that I've heard this, I'm shocked we haven't seen more of this already. If that makes sense? Yeah, that's the thing that's getting me is like it both feels warranted because we talk about media and VC so much, but it also feels unprecedented because we don't see PR firms try and turn their clients into portfolio companies..

"So it can be remotely viewed. And the remote and cloud aspects of it feel obviously easier to scale than the physical. Aspect of it, so I'm hoping it can at least provide access to expert opinions if not access like the whole way around. I don't know, it's a low bar, but it's also something that I feel like we're so far from right now like going to the o-b-gyn is such a shitty process. And I'm a very privileged person. So I can't imagine what that standard of care looks like across all different income levels and all different geographies. I think it doesn't exist. For a lot of folks. And that's the terrifying thing, because health is a pretty holistic thing, and you need to take a look at all parts of your body as you grow older and age and just deal with life. As a data point for folks to who might not understand how much of a need there is for this kind of device, in the U.S., there's one o-b-gyn for every 3000 women over the age of 15. And that's in the U.S.. Yeah. What's worse, getting the therapist or ob gyn? Yeah. Wow. Let's play the access game or the lack of access game. It's terrible, but I mean, if that's in the U.S., one of the most developed countries in the world. A place that spends more money healthcare for capital than anyone else because of our inefficient system. Imagine how much more of a need there is in markets where there's less development and so forth. So shout out to a limited I hope the $32 million goes a long way. And I hope the Gates Foundation drops like a hundred on them. That way they can just buy a bunch of devices and ship them out to the world. So that would be good. Yeah, we haven't called out gates in a while. So if you're listening to this, Bill, do your thing. Yeah, Melinda, or you. Or you? One of you. Anyone who has a name Bezos or close to it or used to be no one with a Bezos also good. Basically, if you've got more money than us, get to work. That's the threshold. Perfect. And the idea here is to keep food out of the landfill, amazingly enough, and provide a way to offer low cost goods to folks that are maybe close to the expiration date or just otherwise less attractive for consumers. So if you guys remember imperfect foods, it's a startup that's raised a ton of funding and it basically buys up ugly or imperfect produce from grocery stores that grocery stores will know consumers won't buy.

Mike is a band that you put around your wrist as far as I can tell it costs. I think a $119 according to its website. And it tracks your motion and converts that into music. And in their little hide video, they show a person playing piano on one hand, but air piano and then the Nick ticker mic take can kind of tell your hand is and create piano sounds based on where your hand would be on a keyboard. They showed another video of someone using their hand to strum a cello again an air cello. And so what they've done is built a piece of hardware that turns you the end user into a multi instrumentalist. And to me, as someone who grew up playing music and someone who occasionally planks on the piano in his house, poorly. This is awesome, because one thing that's bad about music is the on ramp to accessibility in terms of playing music. Most people listen to music, right? But actually play it. It is pretty tough. And it's not very interactive. Music tends to be a little bit static. It's like podcast, and you kind of sit and you listen, I'm curious the Natasha to how well this works in the real world versus in the hype video. Totally. I mean, I do recommend everyone who's interested in the startup to watch the video because I think that's where it clicked for both of us. But yeah, I feel like my big question was like, it doesn't feel like the kind of company you would use to learn how to play piano. And it doesn't feel like the kind of company you turn to if you're an expert and love the craft so much that you have a piano in your house. "I mean you know so like the university town centre corridor along interstate fifteen which includes beer mesa based on annualized approach both of those areas have have led the region if with rank growth and rents have been rising twenty seven percent and twenty percent over the past twelve months in those areas. So the question becomes is that sustainable right and is that a good thing now. National city was one of those areas that was really hot in the south and that would be considered like one of san diego's more affordable areas. And that only rose. Five point five percent over the month of october so that area which was like an area that was attracting a lot of people that starting to slow as well so when you look at these areas that north county the fifteen corridor north county coastal the beach areas. Pb la hoya places like that you know. Rents have just been going at a blistering pace. I mean it's been pretty crazy it has and it's unsustainable in rents are already incredibly incredibly high so i think that to have a little bit of a slow down a little bit of a readjustment seems pretty reasonable. I don't think it necessarily mean very much to be completely honest. I feel like we're still in a hot rental market and things are still flying off the shelves faster than faster than they probably ever have and ice. We still get calls daily for people that are like can we get on weightless. What's the process to. How do you apply for an apartment. That's even there. And i have great credit. I mean i- i- filter still many calls like that. 'cause i mean some of the highlights to yeah it's crazy and some of the highlights. I mean something to think about so this is from again that coast are and they're tracking net absorption too and that's basically a change in occupancy right absorption for those of you that are familiar with the real estate lingo is basically you know what when empty and what got least right and so so the net. Absorption is about ten thousand two hundred units which has led to record low vacancy rate. Two point two percent. It's a two point to stabilize..

Mcguire daniel wise coming to you from san diego california so so we just closed out the third quarter and so a lot of the conversation that we've had on southern california real estate report has been related to the multifamily market and specifically to rent so outside of the different developments. That new projects that are going on have been driving a lot of these high rents now. We're seeing kind of a change. So this is a co star article and it's from november second so relatively recent and the multifamily rent growth came to a halt over the month of october So it's a first month over month decline in asking rent since april of twenty twenty and rents fell at a similar pace in april and the interesting thing is about co star is in a lot of these larger properties with a larger institutional owners. They have like a daily asking rent number. So if you went to rent an apartment a two bedroom two bath in little italy from let's say arch down. They use a pricing metric. That basically generates. What that rent's gonna be per per day. And so so coast are kind of does the same thing through their apartments dot com website. That they own so they can you know aggregate all that data and then figure out what the dealing asti as he has and so so so rents have obviously grown at a at a massive pace here in the market over the past twelve months rising almost as high as twelve point three percent and just below the peak. They're saying at the end of the third quarter. But then you know it kind of came to a halt here in october and it dropped about a about a half a percent from where it was so you know the question is right now. What people are trying to kind of wonder is and it's the same on the residential real estate. I'm hearing that home sales to are kind of pulling back a little bit. And so you know when you look at what's happened in san diego over the last year. You've had this massive rank growth. Now we're coming into the holidays things like that. Maybe people aren't moving as much. Maybe there's not as much inventory or is this sort of an indication of what's to come that maybe rents now are gonna kinda taper off and pull back so it's hard to say you know. I mean this definitely gives you some insight but you know it's and it's probably a good thing to see things slow down a little bit. Yeah look. I think that it's probably pretty normal for this time of year to slow down a little bit too and things have just been so crazy and so hot that to see a little bit of a slow down. I think he's probably healthy. I mean there's only so much so much growth you can have in a short period of time. It seems reasonable. I think we've really kinda hit that. Now tesla repulsing one point six two billion dollars in gap net income for the quarter. Let's compare that to a year ago course a year on year for the same quarter. It was three hundred thirty one million same time last year. One point sixty billion net income. This quarter second time. It surpassed a billion by the way and the record results driven by improved gross margins on their automotive business. Now tesla doesn't have the kind of mal of software services companies in silicon valley. That's the holy grail but equally they haven't got the margins of more. I would say old-fashioned carmakers that a well-known for stamping bits of metal into certain shapes and sticking an engine in the front. They've got margins. Those companies could dream of gross margin of thirty point five percent on their automotive business which is stunningly impressive. And twenty six percent enroll both of which records at least the last five quarters. office chair and although you know your pals been in office for a little while now with there's always this process of the market getting to know the fed yeah getting to know the market how they're going to communicate with each other and it seems like they've worked out an ammo you know they're they're okay with the style communication at this point today Palo does something and the president you saw today in terms of the decision the statement the press conference reaction oh goodness well you know the the the reporters exceeded they went over here usually I I joke with some people about the number of questions that you know reporters will tend to ask about reserve's balance sheet all the the tool KIT things that I love to talk about and we set the number two I mean today was an easy be we were we were over on that one usually where sellers on that neo. but it is so it was kind of interesting the one thing I did wish they would've Aston they missed is not only did they lower the interest on excess reserves rate which they had done three other times before this but they also lower the rate on its overnight reverse repurchase agreement facility which is sort of acted like a defector floor here right and so that's what I think a lot of people at least in the front and now we're confused about and I talk to my clarity at RBC we just put out kind of what his thoughts on it and and he's like look you know if the like if you have funds flowing into that facility it actually drains reserves from the system so it just induces more volatility said this is started their way maybe of getting ahead of it but we don't know but it is says to me that maybe they are a little bit more concerned about reserve scarcity then maybe they were before and I think Powell said Hey look we have six weeks to evaluate this to see like how much of a problem is he's like reserves move what Josh touched me a little about what happened this week in terms of the overnight market and with the fed had to do how do you see it because we certainly have a lot of folks including Alex Harris you know another's kind of explaining logically what happened are you concerned about it or how do you see I think eventually if that's gonna sort this out but we are in an awkward moment here were the fed has really been wrong footed the thought they had some sense of where the market was they knew they weren't a hundred percent sure but it turns out that we are in that see part of the curve when you think about you come one a one yeah yeah this is the demand curve in that curves gonna slow it shifts opinion how much money you got out there and we are not where we thought we were that's the big story here the fed to surprise the actually need to manage users in a much more dynamic and proactive way than they expected to be doing for you know months how did they miss that will go head out how did they miss it I really think that this is again a treasury supply story and I know Powell had some comments towards the end and what I said because we kind of knew this was coming right there's been stories there'd been written about this in the expectations but. the magnitude of it was yeah as you know and this is the other issue is that you know the treasury it's it's really on the treasury side and it's a fiscal problem and I and I think Powell sort of hinted at that is that when you have the treasury supply growing by this much it's going to put pressure on everything else the cash balances getting bigger that trains reserve so that their and its to reserve scarcity so there's all these issues at play here and and really at the end of the day I was talking to somebody earlier like what we've learned from the volatility in the funding markets this week is that we have too much debt and it's only getting bigger and that's very problematic here I'm not consumer commercial. treasury data and it's only going up and this is a problem so ultimately what they're going to have to do with everyone calling for you know the fed to start looking at you know expanding the balance sheet again and doing whatever I was calling Q. we light and buying assets again is you know it's almost like in a way like and and then the T. kind of light that you know you're using you're using monetary policy you know you're you're going to monetize the debt and essentially DO give them more room because now if you're buying treasuries you're absorbing a lot of that supply that the government can spring in the market that was Josh right chief economist at ICM's and Alex I mean, you guys had the toys watch the cartoon you had higher expectations than I ever would for a transformers movie going forward. When are we going to get something proper where it might look like the beginning of Bumblebee, and we can have Optimus prime lead a movie, there was a part seven scheduled for this coming some we now know that's his way off the table. I know they're talking about GI Joe and micro nuts in twenty twenty. But I've heard nothing about casting directors yet. What do you think it's going to be it is so hard to say, I know that there's been a little bit of turmoil. As far as Hasbro and storytelling goes because the. W comics tried to create this Hasbro universe with GI Joe and Microsoft's and wrong and transformers and it didn't go so well from what I understand. But it was not a positive experience for the comic people for the toy people or anything, I think that GI Joe is do a reboot after two bad films. And as bro I noticed that. Now, are they going to cross over or are they going to rebooted I'll believe any of it. When film starts rolling until then they can have all the ideas, they want microdots, I wouldn't invest a dollar in that film because that would be a dollar lost. I know some of the people at Hasbro, and they've talked to be had been like Microsoft, Mike, Mike. Johnson. I'm like don't get it. It's not going to work and even rom the space Knight. I don't think that has any name recognition anymore. They're holding onto that like at something. I think only for really the oldest of comic collectors is it. But transformers we're going to get a break because this doesn't make a lot of money or we're going to get a bumble bee to would be kind of my bed. I don't see us getting another huge transformers like bay gave us for a while. Because you still think you need to build up to that. I think last night just it's still very recent in the bad taste in everybody's mouth. Don't feel like you gotta give some transformers movie in two years and just slap something together that uses these same computer models that smells like the recipe for failed really take some time and figure out what worked here what people get excited about. What people didn't like in map it outright? Not with a writer's room of a million people who all think their ideas, the only way to go, but figure out what you really could do with this. Because there's something that we we want.
