He's the CEO of good money framework, check them out a good money framework dot com and again, CNBC is reporting that 6 figure income earners are now living paycheck to paycheck and that number has gone up 61% of Americans now say they're living paycheck to paycheck according to this report and aside from income where you live is the most important factor in determining whether you are stretched too thin. And I realized that living on the east coast I live four miles from Times Square on the Jersey side of the Hudson, thank God, because if I lived on the New York side of the Hudson, I probably couldn't afford to live Derek Kenny, give me a sense of what type of advice you'd give to somebody who's making like most Americans between 40 and 60,000 a year and is just trying to keep up with rent. Yeah, rich and let me be a voice of reasons your listeners and stable when people hear you give that statistic. Some people may say, well, I can't believe that the rich can't afford what they need to afford. Well, here's the reality that we know that expenses always to rise up and meet your level of income. So if you're making a $1 million a year, most people end up spending a $1 million a year if you make 50,000 a year, you end up spending about 50,000 a year. And so if you can accept that just human nature, but what we're finding right now is, and you said this earlier rich and I think you hit the nail on the head, you've got to make some smart decisions right now to gradually pull back. We know that most people are already living soared to paycheck to paycheck, but they know they already have a guaranteed paycheck, so it gives them a sense of comfort and peace, but now with job worries, especially in the tech sector and some other areas, people are nervous and worried and they realize my gosh, they've been living sort of a very vulnerably without knowing it. So right now I would say, look, if you can build up some cash reserves, begin to just make those decisions around is this purchase required or is an optional and begin to make sure that you're staying current on your payments. That's the number one goal and if you want to get really aggressive risk, I think you might like this. When we find that in times of crunchy economic times like this, often looking back is when most businesses start, when many entrepreneurs recognize that the pain is so great, the glory of losing their job is so strong, they decide to start their own gig to take control of their financial situation. And right now, maybe a time to set a goal for some of your listeners and say, you know what? I'm going to make sure that I'm out of debt by a certain amount of time and I'm going to launch a business on the side to put myself in a position that I can control. Great piece of advice and I'm just going to add to that that in my early 20s I had a business and I did finance some of my business expenses on my personal credit and I learned that that was a horrible thing to do. Absolutely horrible. I just got me into debt that I didn't want to be in and I carried that debt for a while until I could pay it off and I learned it was the wrong thing to do and I needed to live within my means and I've taken that lesson my whole life and I've been debt free most of my adult life. Other than home and the occasional car. But even that, I've tried to eliminate any card and I think for the last 6, almost 7 years, no car debt, which I loved. And I just recently got a different car but I'm trying to pay that off fast to eliminate interest on that. What other things can the rest of us do to make sure we don't end up in a situation like this? Do we downsize? Do we move a little bit further outside of the city? I'm thinking of going down south to Florida because I realized the housing market here is just so crazy and how do you upgrade in a place like a suburb of New York City where, you know, I think a shack is 500 K so it's very difficult to play in that margin so I'm thinking I go down south, you can still get something for less than half a $1 million. Am I looking at it the wrong way or am I on the right track? No on the right track and what I would say is that each person listening has their own track and it's important to not realize that just because this works best in the case for Derek or for rich means it's going to work exactly the same way for me in each of our listeners. What I would just say is ask yourself what is it if you don't achieve your financial goals? If you continue to stay in

Right now in Maryland, you're seeing delays out of brandywine on northbound branch avenue from the 5.301 split trying to make your way towards the rats road, the crash was reported as before surratt's road. Also, southbound two ten after old fort road north and Livingston square. You're under police direction for the rat colors are reporting that at the time all traffic was stopped on the Baltimore Washington Parkway, the delays have eased finally. In green belt in both directions headed toward NASA Goddard so the crash that was in the media and should be cleared, but we still have the delays on 95 in both directions to a point between one 75 and route 100. There should be work set up in both directions. The left lane is blocked both ways. Now we're seeing delays on the top side of the beltway. The inner loop was slow from old Georgetown road headed around past three 55 toward Georgia avenue, that outer loop backup is from New Hampshire avenue all the way to a point past Connecticut and before three 55 looks like we may have a mobile work crew making its way along the top side of the beltway. 95 in Virginia, northbound after lorton road, the right lane had been blocked with the work. Southbound 95 was seeing off an on volume from Quantico into and through Fredericksburg, while the outbound of 14th street bridge. That is the crash in the right lane. They were still cleaning up the crash up in gathersburg on woodfield road at warfield road Again, it actually now it looks like they have wrapped that up in clear so you should now find the rode reopen woodfield road north on it warfield road that crash wrapped up. 95 north on a Maryland approaching the Baltimore bell by X at 49 again, the work sound blocks a single left lane, the exit the left exit that takes you to the inner loop of the belly is open. If you're traveling southbound on 95 so far so good to have it headed down toward the capitol beltway. That way too Montgomery and prince George's counties on the Maryland side looks good. Virginia's side so far, no issues reported between Tyson's and Alexandria. Again, no signs of any work zones yet, but we expect them to set up later on tonight on the inner loop near the dulles toll road. This is part of the express line expansion project, and that will cause delays once they start setting that up so we're keeping an eye on that. So far, so good on three 95 and 95, 66, haymarket Rosalind, the haymarket and good shape as well and again, just the warning for folks taking the George Washington Parkway between one 23 and the beltway down to a single lane each way with that long-term work, rich hunter WTO traffic. No issues en route 50 from the beltway out towards the bay bridge bay bridge traffic. Looking good so far, three lanes bringing you westbound and two lanes will take you back on the eastbound side. Not seeing any real delays at this time. If you are headed along two ten branch avenue, three O one, things seem to be relatively quiet. They are still dealing with an accident scene in southbound side of branch avenue right by surratt's road looks like two right lanes are blocked there, minimal delays, but a few delays nonetheless, once again, that southbound branch avenue, as you make away past surratt's road, but when he police direction through there, inbound side of the suitland Parkway looks great, looks like just as you make your way past naylor wrote, it is a little slow, but nothing to write home to mom about. In Virginia, the outer lip of the beltway still dealing with that work zone, three lanes blocked on the left hand side of the roadway from the American legion bridge down towards one 93, so far 66 looks great and he works zones that we did have out there aren't in the process of clearing up. "Far, if you're riding along your majors in Virginia, things are very quiet, few exceptions, though. Keep your headed on the outer loop of the beltway, as of now after one 93, you do have a work zone. As it now looks like it is blocking the far right lane, no delays because of it though. Now, if you are headed northbound on D.C. two 95, just past Pennsylvania avenue got an accident scene reported there, heavy police presence in the area, follow police direction, if you could. Now if you continue northbound, no slowdowns headed past New York avenue and onto the BW Parkway in Maryland. In fact, BW Parkway looks good all the way up towards the capitol beltway. Beltway traffic looks good. From 95 all the way over towards I two 70. Now, if you had an eastbound on I 70 after 15 and three 40, the extra careful there, crash activity over on the right, you should have but a single left lane getting you by right now. Once you get past two 70, though, it's a straight shot all the way over towards the Baltimore beltway. Speaking of between the beltway, sign 95, BW Parkway looking good both ways, no work zones, no crashes being reported Southbound branch avenue, as you make your way towards surratt's road, watch out southbound lanes are closed. According to a listener, they've got a rather large arrow board truck that says, if you're headed southbound, you can only make a left or right turn onto Surat's road, you can't continue forward. So far bellway traffic looks good. There was an accident scene is an accident scene after branch avenue headed towards saint Barnabas road. So keep that in mind. Branch avenue right after that road, you will have to take a detour over towards brandywine road. If you're headed on the beltway, for the most part, things are quiet. One exception is going to be that work zone on the outer loop of the beltway after the American legion bridge. They are blocking that far right lane. Along the beltway in Maryland, they were looking for an accident scene near I 95. Looks like they must have found it because I'm not seeing any delays, not seeing any sign of that crash. "The good folks at northwestern hospital, Lake Forrest. Hold on a second. Let me turn this piece of paper. I got some questions for you, doctor. Welcome back to the show. How are you? I'm good. Chen, did I hear that, right? You're the world record holder in cornhole? Yes. Is that what you just said? That is what I said. That is a distinction, sir. I'm impressed. You have to be careful to ask the question you can tell you're a doctor, not a lawyer. You said, did I hear you correctly? And did you say that? The answer to both of those questions, your honor, is yes. You did hear me. Mister Williams has never questioned. Do you know that? Well, you're sure is, what's the most important thing lately? We should be knowing about boosters. Everybody is talking about boosters again, Doc. Well, we're going to get an approval it looks like from FDA. And a new version of the vaccine, the one we've been talking about that will continue to have a component that is similar actually exactly the same, but what the original vaccine that we've all gotten is our primary series and then the boosters. And then they're adding another component against this B 5 of omicron that we're dealing with and also before. So those vaccines have been in production already by both Moderna and Pfizer, the FDA should be coming out with a statement within the next several weeks that hopefully we'll say that we believe that this is safe and of an effective vaccine. And then we'll find out what the schedule will be, who can get it in when because the production is going to continue through the fall and early winter. So whether they'll be a phased rollout or people can just make appointments and going to get it when they want, we don't know. But that's what we have to look forward to now, John. Should the teachers and students be wearing masks in the schools? I personally believe it's okay not to. I know there would be some teachers who probably are going to want to. I think that what we now know about children and COVID, even when they get that, given when they get at the vast vast majority of kids, the overwhelming number are going to do just fine. I think the educational and developmental issues that have risen because of the use of masks in schools, I think we're past that. And I think where we are right now, it's okay to go forward without masks. Kevin most, your colleague, told bob surratt this week that he wants the mass off in the hospital for staff, for some of the same reasons the teachers might benefit for having them off, better communication leads to better care or better instruction. Do you think we should not have to wear masks in hospitals? I think healthcare facilities we're going to continue to see masks for the foreseeable future. Let's not forget there's still a lot of virus around in the community and our healthcare facilities, particularly our hospitals, we take care of a lot of people who are immunosuppressed who have other disease states where we really don't want them to get COVID, we don't want our healthcare providers to get COVID. There's a lot of COVID still in the hospitals as they said. So I think for the foreseeable future, we're going to continue to see a requirement that everybody in healthcare facilities wear a mask. And I will talk to doctor most about this when I talk to him next. I didn't hear what he said, but I'd be very, very interested in getting his perspective in this subject. You know, it's funny what he said and what he meant. Can be different things. But I definitely heard his frustration. And bob surratt's going to talk to Doctor Fauci on Thursday. Before we even knew the Fauci was in fact going to retire from public service and bob asks Kevin, what would you like me to ask him? And he said, ask him when the master going to come off because our ability to help people as compromised by the mask, you could hear the frustration in Kevin's voice. Yeah, I think many of our colleagues, though, would choose to continue to wear masks. Well, sure, but I don't think, but so maybe like the teachers in the schools, if you feel better about it, wear it, but if you don't want to, you don't have to. Somebody else said this week. That's just another way to imagine one way to go forward, that America would have been better off if instead of taking kids out of school or wearing the masks in the school, we had closed the coffee shops and restaurants, and when we opened them up, made sure everybody wore the masks there. We were so hyper vigilant about the children that in many ways they lost a lot of learning opportunities. I'm talking a lot here, doctor. What are you hearing? Yeah, you know, I think the larger question here, Jim, when we look into the past, how we reacted to the virus at the various stages, the decisions that were made and why I so strongly hope that we see a proper accounting of the decisions, the method whereby our public officials made the decisions that they made, what worked, what didn't work, how perhaps we could have done this better. This is really, really important that we do this. I'm fearful that we might not. I'm fearful that we might not for political reasons due to this correctly. Let's all think back to after 9 11, the 9 11 commission, its findings in its report was incredibly important to America and the world, we've done very well since the horror of 9 11 being able to avoid another attack like that. And a lot of that is because of what came out of the 9 11 commission, it's analysis of what occurred, but we should have done better. It's report recommendations and how Congress then took those recommendations. I personally hold Jen that we see a similar effort occur about this pandemic. We need to learn from this and we need to be prepared should it occur again. Some of your questions for doctor Jeffrey copen include, I got the first booster. Should I get my second or wait for the new shot? And for that matter, can you get the new vaccine without getting the second booster? Skip that one because everybody's jazzed about number three. And finally, a new study suggests COVID increases the risk of brain disorders. Doctor, what do you know about those couple of questions that a couple of our listeners texted in a minute ago can I do I have to get booster two in order to get number three or can I skip number two? Yeah, so the key thing is what CDC is calling the initial series, which is the first two of the mRNA vaccine Moderna or Pfizer. So if somebody's had those first two, then they have a choice. They can go ahead and get another booster now if they qualify or if they decide now it's already the middle of August. There's a good chance we'll see the Pfizer vaccine as early as the middle of September. Moderna by October, if somebody were to say, you know what, I'm going to wait until that. That's okay. There's no reason they'll not get the booster that's available now and then wait a little bit. October into November even December and then get the new one at that time. That would work too. So you have a nice choice, but the key thing, Jen and our listeners really need to understand this. It's having the first two the initial series, having the first booster that was available, which is number three. Many people qualify for number four. You can decide to get that or you could wait if you haven't gotten it yet and get the new one that's coming out. So get what you can get, make sure that you're fully vaccinated and we're starting this funnel, we'll be talking a lot about the new vaccine and I'm also going to emphasize the importance of getting the influenza vaccine then too. 63 year old Tom says I have two shots and one booster and then caught COVID three weeks ago. It looks like we may have an accident seen there right past the manassas rest area, it looks like it should be blocking part of the fart most right lanes will be aware of that one there. As you continue eastbound towards centerville, not seeing the work crew out that way, though if you're headed westbound near 28, you will find the left lane block. If you're at a westbound after route 7 on your approach towards the capitol beltway, also same story left lane blocked there. If you're headed on I 95 or three 95, otherwise things looking okay. If you're headed to southbound on branch avenue on your approach towards Surat's road, rather it's right after surratt's road the far left lane still blocked with the crash activity. Northbound side of I two 95 is slow on your approach towards the suitland Parkway for the work zone only has a single lane getting by, same story headed south bound after Pennsylvania, avenue headed towards a suitland Parkway, the work crew has just a single lane getting by. That of course is causing delays back onto the southeast Southwest freeway as folks are leaving the city. New York avenue seems to be up to speed, no issues near bladensburg road They have had a work crew there near the Costco for a few days now unclear if they're out there once again tonight. However, while we're talking about, it's South Dakota avenue is dealing with an accident scene there by Decatur street, so watch out for that. Got some delays in either direction. I don't see any delays just yet, but do watch out for them regardless. And he crashed me out on the inner loop of the bellway near the BW Parkway has cleared. I two 70 looks good. 50, the only thing you've got to worry about is the work zone across the westbound side of the bay bridge to right lanes blocked there, but no delays as you come off of the bridge, those two right lanes will remain blocked until you just get past about oceanic drive. Down to Virginia 66 is always has a bunch of work zones. If you're headed eastbound, it's after two 34, the Prince William Parkway along the left, headed past 50, same story, left side blocked, and if you're headed westbound on 66 after route 7, a far left lane is blocked there, state of the right, no delays because of this. "Our downtown champagne area alone. Our area is really kind of a Mecca for independently owned restaurants. And because of that, we have a lot of people that are using farm to table ingredients. We're obviously surrounded by a lot of farms in our community. And so that allows our chefs to pull ingredients from just within a couple of miles of their kitchen. But we also have a lot of fantastic international flavors because of the university makeup as the second largest international population for public institution. So we have a little bit of everything for everybody and it's all just absolutely fantastic. But beer is one of those things I'm going to talk about because we are a college town after all. So having a lot of beer is definitely a big component of our community. So in our county alone, we have 5 local breweries. Some of the downtown districts and some a little more rural that all offers something a little bit different. And some of them have some really cool stories. For instance yes, I'm going to talk about Riggs beer company. So this one is in Havana. And the Riggs brothers served in the military and were overseas in Germany when they kind of fell in love with the German brewing process. And so they had decided that they wanted to brew beer, you know, just kind of as a hobby, but then looking into it, they come from a farming family on the eastern side of the county and farming these days is hard and it's really difficult to continue to make a living and sustain a family with typical corn and soy. And so they were starting to think of how could they make their far more sustainable and last. And so they started this brewery using the grain from their family farm. So over 90% of the grain that is in their beers is coming directly from their family farm. They also have it surrounding their brewery in urban. So they just harvested the wheat around them and that is going into their beer. They use four ingredients exactly like you do in a German brewery, so no tricks. They don't like to be a call to craft brewery. But you can go there and they have no TVs, it's a very open space European and the fact that it's intended to be a place where you can just go and meet people and connect without having any distractions. They have a traditional German beer garden. It's family friendly, so they have a playground that they built themselves for kids. They have games onsite. A lot of activities, but they are also mostly solar powered. They have the largest solar panel of any brewery in the state of Illinois. And so there are very sustainable business. Keeping all their ingredients local and then also being environmentally conscious. I like the sign now featuring no TV. So what's the name of this? Happily. What's the name of this place? It's called Riggs beer company. And it's inner banner. Yeah, and you can buy their beer, lots of different places, but it's really kind of special to go to the site. And talk to Darren and Matt themselves and learn a little bit about their story. What do people say when they come to urbana or champagne? Champagne county generally. Yeah, so champagne or banna is primarily where we have all of our hotels. Are pretty equally spread across the two cities. And there's a couple outside of champagne event as well. So for example, we have a new sports complex in the town of Rand tool, which is just north of champagne off of I 57. They do have a couple of hotels there, which is great for all those families that are coming down for their kids sporting events. But a lot of people stay within champagne urbana, and all of our hotels are very close to the center of everything. We're not that big of a town. So one of the things that is fantastic about here is that there's no traffic. So if you're staying in downtown champagne, you're still only ten minutes away from the University of Illinois. If you're staying at one of the hotels on campus, it's one mile walk into our downtown district. So there's lots of opportunities to stay in our hotels and still be in walkable areas. So you can kind of get your car for the weekend and go explore. Terry, I'm sold, Terry Reichstag is the vice president of marketing and community engagement, this is part of our best of the Midwest series. And wow, you know, don't think of champagne county as the place you go when schools in session, this sounds like a year round destination, doesn't it? It really is. There's something for everybody all year round. And you know, summer's just really kind of special because you can see what the community is like. While students are away. And so, you know, if you're really thinking about coming down for the area, I highly encourage you to do that before students arrive. That being said, the first couple of weeks of September are some of my favorite times of the year. There's just kind of this special feeling when everybody's back in town and all of the university amenities are open. There's all the crater art museum has their big fall welcome, which is a really cool event to go to, our performing arts center has this great opening weekend. And I'm told the lineup this year is going to be fantastic. It hasn't been released yet, but I'm really excited for when that happens. Of course, football is a big deal here, basketball as well. I'm a former member of the marginal I 9. So I bleed orange and blue. So it is a special time when students are here. But you're right. You know, coming in the summer is a really excellent time to kind of get a feel for why people live here. Oh, yeah, I would imagine. I mean, truly, that's the community that you're talking about. My friend bob surratt here said that if you go, John, make sure you go to jarlin custard cup. Oh yes. This is a popular ice cream spot. It's right off campus, and here's a little fun fact. So the actor Tom Hanks, his brother, is a professor at the University of Illinois, and every now and then Tom Hanks comes to visit and he will be seen spotted at darlings Custer. there is if it's draining slowly and is this in the older home that you're living in now Yeah Okay So there is a product that I really like called insta flow And it comes in a bottle and it's actually a dry chip It's a dry material You're gonna take the pop up out of the sink and then you're gonna boil some water You're gonna pour you're gonna pour some of these chips over the drain until it creates like a pile And then you're gonna pour boiling water over the top of these chips until they dissolve It's gonna give out a pungent odor so don't put your nose over the top of it Wait 90 seconds and then pour the remaining boiling water It is unbelievably effective at munching up some of the gunk and whatnot that's going on Chances are in an older home the leak is not in the trap It's in the wall but as long as it's running slowly this will probably work That is amazing and you call that what do you call that Insta flow and it comes in a bottle that kind of resembles a large vitamin bottle I got a question for you pizza hey we've got to take our break Let's do that and then give me some other tips on what to do about the ice Give me some product names and descriptions of the chemical compounds okay We get to continue here So let's just keep rolling Are you ready Sure Okay give me the poop on that now So there's a bunch of products out there that you can buy And you'll get super confused by all of this Of course rock salt is the least expensive that you can use and it's probably the most abrasive on any of the surfaces that you would put it on there So I know a lot of people that use rock salt and they're really happy with it but it does the most damage to the lawn and the garden and then surfaces on top of it I'm not anti rock salt but if you're gonna leave it on there and you notice piles of it make sure you broom it away when you get a chance because that's where you'll really do a lot of damage Let me ask you this Is that if you've got cracks in your sidewalk or wherever that's sitting Is that going to exacerbate that Not as much as the ice would so I'm a big proponent of using ice melt from a safety perspective What people should be using and it costs a little bit more You can buy these blends of calcium chloride and potassium chloride And then there's all these products that say they're safer for pets And a lot of people use that But what I don't want people to get the false sense that oh I can use this I don't have to worry about my pet It is still the same compound makeup They put some buffers on there and so anybody that has a dog if you let them outside one of the tips is to keep a damp rag by the door as well as a dry rag And when they come in use the damp rag to wipe off their pads and then the dry ones so they don't get wet feet all over your home But the thing that I really want people to start using which I think makes a lot of sense is now for the past probably 7 or 8 years maybe ten years There's a product that's called liquid calcium chloride And it comes in both gallon and 5 gallon jugs It is exactly what it said It's a liquid You put it in a pump sprayer The one thing that has happened with technology now is we know exactly what the new weather is going to be right If they tell us it's going to snow 8 inches it usually does I mean maybe not 8 but it's gonna snow This stuff you go out pre storm and you spray the sidewalk or the driveway And what will happen is this will put a nice layer over the top of that And when the snow hits if it's light enough it'll just evaporate You won't even see it Heavier snow will make your life so much easier when you go to shovel The beauty part about the sprain is you can pinpoint control it so you don't get it all over the lawn Keep in mind potassium chloride calcium clarity is still not good for your lawn They're just slightly better than rock salt Liquid calcium chloride your first choice the calcium chloride potassium chloride mix pellets There's like a pellets maybe would be the second in the third choice the one you like the leash but you don't hate it is rock's not Correct And the other thing to us we don't need a ton of this okay It is I don't I mean I don't salt my food but if I was going to do just a little bit you know like a little on your hand don't go crazy I don't need a giant layer of this stuff plus the fact that it'll cost you less money just a nice even dusting of the product across the areas that you're concerned with pay very close attention to steps This is where we get falls and trips and whatnot And so you really really have to be careful with that stuff And the nice thing about the pretreatment is after you do it a couple times there's residual value on the liquid stuff And so you may notice it wow I'm not getting any ice buildup whatsoever That's because there's a nice layer that's been absorbed into the concrete and it continues to work And.
