so I I think we might see a little bit more of an emphasis on that personally I I'd like to see that because I think that's a big part about baseball people like to watch those marquee match ups no they like to see the cold verse to ground gains the subway series they like to see those big names it's always been about that and I know what the analytics and we've got in this value of course in playing that match up and having a great old pen and using as many really was as possible but again for the sport and you want to see the attention on the sport you want the you know the people start liking those marquee match ups again that's what I'd like to see it come back to a little bit yeah and and you you and I would agree I'm sure that the divergence between regular season baseball in post season baseball has never been greater really and and the way you can play in the in the regular season with that mix and match works fine Tampa's done great with it obviously the Yankees one hundred games two years are over that but then you get to the post season and maybe your thoughts are much more along the lines of what you just mentioned where you'd much rather get seven to eight innings out of your starter you don't want to have to mix and match in and do it again the next night in and do it again the next night against the same team by the way it it definitely is a a big divergence now in today's baseball between how you play the regular year and how you play the post season yeah I mean when you when you go into the playoffs crescent and like you touched on was yeah if you want to keep using relievers like that one you raise a great point where in those papers here you see the same guys over and over again you know that familiarity becomes a problem in two we use all those pictures in the same game like that it's a lot of moving parts yeah it becomes it becomes in all its thing at that point if one of those guys doesn't have a one night then he's a weak link in the chain and the chain break so loosely seen it happen a lot as good as those relievers are during the regular season and there's a lock down if they can be you know October they can cause you don't want to talk about that and he said it respectfully he said I I understand but you know what it's all about game seven in so many words and that's exactly what I thought he should have done in that moment considering what the outcome was there was no reason for him to relive all the details game unless they lose like I feel like and not that you want to relive it anyway and you WanNa take the high road but there was a moment there and this is for the people who weren't watching the game live but when you're watching it live during the entire time empires had the headsets on that that "Good morning, New York. This is the cats roundtable, John cats Matiz here, Sunday morning. What's going on in Albany? Well, the whole real estate industry is concerned with us. This morning's Joe Strasbourg. He is president of the rent stabilization association of New York, and good morning. Joe is Sunday morning, how are you this morning or as well? I'm enjoying the day. Thank you. Now. Joe, we we've been talking all week and the real estate industry is very very much concern a what's going on in Albany. And some of the bills they want to enact that you feel and you're twenty five thousand members feel that it's going to have a detrimental effect on New York City real estate. Can you tell all New Yorkers what it's all about rent regulations expire on June? The fifteen and. There's a debate going on, on how far is say legislature going to restrict the ability of owners to invest mid buildings and increase rents. And we have an Albany, nine pieces of legislation that if in fact, it does get the naked, and that is some of them out of the two most extreme one, one would be would prevent owners from recouping their investment and building school of major capital of proven. Those are when they replace roofs in elevator and making it only temporary and the other one is allowing owners to upgrade apartments where they become vacant and there's a buyer by many of the legislators to make sure that they only recovered their initial investment is so -t's, two are in fact, adopted, you will see disinvestment in the city of New York, you will see. She income restricted to owners to be able to make those investments in those buildings and what you what we have all seen is when you have a lack of investment in buildings just like Niger you have a deterioration of apartments in apartment units themselves. Neil city housing and the poor people live there, and it's like living third world country because of the lack of investment. That's true. And everyone is yelling and screaming and you have children have in poison lead poisoning. And the government doesn't apply to same laws in New York City housing authority, did they do in terms of private? And if tribe it owners that, in fact on what the city had done. It was Nitra. They would probably be in jail, so we have really a failed to cities as the mayor likes to point out, and we have been tempting to educate legislators. As for the consequences of their actions, we have other issues, and then understand real estate is the engine that drives New York City. Everybody understands that was real estate provide over forty billion dollars in real estate taxes that goes to hiring police fire and providing the extra resources that you have new initiatives in the city of New York. If you start restricting those levers, then you've gotta have a dramatic impact on the New York City, real estate tax base, and everybody will tell you that if New York City has a cold, it also the whole state, then gets the flu, and I don't believe that many of the legislators who were not even born when Bronx was birding back in the late sixties and seventies, recognize the consequences of their actions. So the concern I have because I lift through those days, which you had in the in the Bronx in the battle days, I like to call them is you had abandoned buildings does anybody recognized that, that's a real problem when you have this economic disincentive to, to reinvest in capital. The audience get in what they're trying to pass in Albany is too, that you don't if the landlords spend money on the buildings in in the past. There were allowed to get a return on investment to make the buildings better. And now wreck estate legislature. Is that the Senate or the assembly about one restrict them from from, from making money back on their investment? In other words, spend the money. Thank you. We won't allow you to make any money back. That's correct. I know everyone recognizes that because of these existing programs. The people don't really understand that. The average building in the city of New York is seventy eight years old, which requires greater levels of maintenance, and even the city zone. Studies show that the housing stock in the city of New York is the best and ever been. And that's because owners are able to put more money back into that buildings which benefits, not just the oldest in terms of the call. You housing the tendons and the real estate tax base. Now, anyone who knows economics will tell you that if you have a hundred thousand dollars, and you're told that you can't get that money you're gonna only get that money back over thirty year period, regardless of inflation and finances and see who's going to invest. Back into those buildings. And Secondly, what nobody is even talking about is that the banks who do the underwriting base, their loans, based on the return of the rent rose. And so if your rents aren't going to go up, many of the banks, who provide the U loans to the affordable housing market will not be giving them and they will probably be restricted them significantly for those who do qualify some, we have so many new candidates in congress in state Senate, and state assembly. Are they smart enough to realize that I think this is a debate not on the merits. This is a political debate. And many of the elected officials privately will tell you that they're very concerned in the direction, this legislation is going, but they are facing. A progressive movement that has made it very clear to them that if they don't vote the way the supposed to vote, they will find Salinger's and support them against the incumbent. And so what we have here are legislative who are hoping someone will be the adult income come to the rescue, enforce it compromise. And, and this is a game of chicken that you just saw play out over the week, where the Senate leadership said, we have the votes for all these nine bills, and the governor's responses. Well, if you do have it voted out, and I'll sign it, subsequent to that comment by the governor or legislators that we would like to now negotiate with the governor on a compromise, so that we have this, this most strictest rent regulations enacted when the laws expire on June fifteen so this is a very fluid process, some room. I think there is a willingness even on par on the leadership of the legislative to have a final for is that is not as bad as what the ad because one but again, we won't know until June fifteenth where this is going, Joe Strasbourg, president of the rent stabilization association. You've heard trade proposals or just general baseball conversation. General opinions is something that happens to you. When you go home for the holidays. Nobody in my family cares about baseball like at all. And so no one even tries like, I think, my mom and stepdad toured Petco park once on like a work thing. But that was it. They have a vague understanding of what it is that I do but other than that at least that covers the family. But what does anyone in your family care note? Not at all no one in my family cares about baseball. No one in like, my immediate comes to Christmas with me family. Really cares about sports at all. So we occasionally have conversations that are just like, how do you do fellow sports fans kind of conversations where they'll just, you know, try to make a connection with me by bringing up baseball or something. And it's always like the most, sir. Office level conversation. But I think they've grown to understand that they don't need to do that. Because I can't talk about other things. And in fact, would prefer to talk about other things when I'm not talking about it professionally and so we don't need to maintain. This charade of them being interested in baseball and me talking to them about baseball casually. There's like a family friend at a holiday gathering, and that family friend, isn't baseball. And then it's like, oh, you should talk to Ben, you know, what Ben does something with the internet. Baseball as something he talks. There's a podcast. I how do you get that? So we kept that kind of conversation, but nothing to forced and no real ridiculous opinions. The only one I can think of my mom is is like a very superficial baseball fan Yankees fan. I think mostly just you know, kind of to connect with me, and she had a brother who was a big inky fan. So she maintained and probably still maintains to this day that Marian Rivera was bad that she if she had a hall of fame vote Mariano Rivera would definitely not the unanimous because she would not be casting one for him. It was the most fury hitting thing during his entire career. When Rivera would come in. We'd be watching or listening to a game together. She just be like, oh here comes Rivera. Here we go again. It was like the sort of reaction that you would get when I don't like Fernando Rodney comes in or like Armando Benitez or something like someone who deserves that kind of reaction. She would do with Rivera, which I don't know how that started. I think it was because like she doesn't watch baseball that regularly. So she watched like two thousand one game seven, and like, you know, the Ninety-seven game when he gave up the Homer to sandy. So like she saw like the the couple times when he actually blue in the like many countries of opportunities he had and so she formed the impression of Mariana Rivera as overrated, and like not dependable which is the furthest you could possibly get from the truth. And so we would have these arguments where I would explain note. He's actually like maybe the best twos effort done this thing. And you're criticizing him. Anyway.
