I'll tell you exactly which once they are targeting Okay so there is a now. A requirement provided a translated copy of contract negotiated primarily in spanish chinese tagalog vietnamese korean orally or in writing is expanded to include any person signing the contract not just the parties to the contract. So for instance if you have a lease That is being executed in another Language you have to provide translated copies of this too now the the people who are signing the lease but to anyone who has a cosigner or endorsing the lease or is a cosigner of On rpa or anything like that That senate bill thirty to fifty four little bit stabs jurors. I don't. I don't understand what that means. Okay so if you if you If you negotiate the lease between A landlord and attended in the end. They execute the lease but the person who is is The cosigner of it is one of those nationalities speaks the language that we just spoke. They have to be given a fully translated copy in that language while ochre rather than just handed in english copy in that. How is it whether they speak english or not. Well especially if they don't speak english. Yeah a spike question. Okay okay. I only have time to get a couple more but this one is kind of important When i live downtown in a loft a fairly new building and there was a master meter. And then i received utility bill every month from a company who owned that master meter and the amount that i paid seemed very high to me. Well it was and it was a little side scan that a lot of the newer companies buildings running and they would take the skin off of what they paid for electricity or water or gas and what they charge you for..

"A way to finance energy upgrades to your property And and then they got sneaky and they got a little crooked and the whole thing went off the rails his loans. allows a homeowner to take a long for A solar system or upgrading their their insulation anything having to do with home improvement It sounds like a great idea on paper. The bad thing is it was a lot of abuse of it. A lot And the companies that were selling these home improvement packages that we're financed with pace loans Weren't telling consumers all of us. All of the details are and what happened. Is that People who believed that they were buying solar system for their house. All of a sudden discovered that they did not indeed owner that it would. They had paid for release. That Was actually a in in primary position to their first trustee Fha and the a will not ensure will not a loan on a property that has a pace loan in place because is supersedes. The position of the first lender it actually is a lane that is on your tax bill so They a lot of people got snookered into it so the legislature went back and tightened the rules and the solar companies found ways around it and every solar company you can name his guilty of this they they all debt And in fact it got so bad that in some counties in the state they banned them completely. Kern county for instance pace loans are not available because it was so much abuse of it In because you can't get a new trustee with a pace loan on your property. Sellers discovered that when they went to sell their property that they had to pay off that one full and it was a substantial amount. It could be anywhere from twenty five to sixty thousand dollars or more so it was a big shock for a lot of people And during the senate testimony and all this always people came and said nobody toler says no idea what we were signing so now that the new law says that There has to be a paper copy of the pace disclosure given to potential customers. Also it prohibits prepayment levels. That was another thing they were doing. They say if you pay this lease off them. We're going to charge you. A prepayment penalty this prohibits prepayment gondolier for those who wish to pay off their assessment commonly done at the time of the transaction and prohibits pace assessments when a reverse mortgages place There's a lot of background paper. I'm not gonna read it now because we're running out of time but it's really good familiar. Saif familiarize yourself with it. Okay.

"One of the questions that i thought was as if the person falls behind in their rent would they still away in a foreclosure situation questions like this. I don't know yeah. We're not going to go there right now. Can't go there. You're getting pretty legal with us. So we're going to probably have to bring someone on next year. That could kindle. Kendall's question can in eighty you be ready to anyone regardless of the age away So kendall first of all A lot of aj's by that we're Pd's a There were prohibit prohibitions against eight years. You know if you live in a gated community. Let's say you live the more holland estates or beverly park That there would be a provision against a prohibition against building in eighty you that that could be rented The laws in the last couple of years have blown that wide open now. Every association must allow the construction and rental of eighty. You doesn't matter if you're mahal. The states in beverly park wherever you are an eighty you legally and they must allow any do not have the ability to prohibit. That's kind of mind boy and isn't it. Yes stan i'll add to that. I actually sat in association of realtors in one of the car. Journeys was present and they said that if anybody runs across association or anybody that tries to even prohibit in a d you that they will defend them for free that they're actually alba's kendall. That's a very good point. That's actually happened. there was Hoa embitter and the The the owners applied to cer cer Took them to court in one Because the laws very clear also cities and municipalities cannot ban. ad use a wrench. Anybody went to it doesn't it can't doesn't have to be a family member. It does not have to be a family member. You commend to whomever you wish it. And the law has evolved over the last few years in the beginning to just as you can build a navy you and then all of these cities municipalities down. The state made it so difficult so many hoops to drop the to dot through that it was it was virtually impossible to do and then they made the permitting process incredibly difficult and incredibly expensive. The state legislature has gone back to this about six times and written new laws or are redone. Existing laws to blow all about part so now municipalities cannot cannot restrict eighty us. They can't prohibit them they have to Streamlined the permitting process. It can't be exorbitant. They've knocked down almost every barrier in the way of eighty and it's interesting stand because the philosophy changed before most local cities and they still make being overturned. There were more interested in being parking available right. They had to have a certain amount of parking to have certain amount of units and now they decided they don't care about park anymore. They want places for people to live. That's right air more. Yes these this law advising the entire state on in a lot of state a lot of parts of the day. The of course the more tony areas you know around san francisco in private enclave said nodded my backyard. Sorry it's in your backyard up really nothing. You could do yeah. There's no restrictions of parking that that was one of the was it the city's put in i. Okay we'll we'll allow the use but then you have to allow for to off street parking spaces that the california legislature went back and said i can't do that so now there's no restrictions on it. Okay get back here to could stuff omb running out of time. Let me get to the good stuff. Here I wanna talk about pace lounge. You guys know. A pace loans are.

"Doors remove attendance personal property and there's damages involve the gupta two thousand dollars per occurrence So that is an interesting one There is another law on the other side of at night. Actually did make those. But i just thought of it. Peter you and i talked about this Starting in march you'll be able to attend. Landlord will be able to sue in small claims court for any amount of back rent that is owed by a tenant normally that amount is limited to ten thousand dollars because of the extraordinary circumstances they're opening up and allowing a landlord to suit for In small claims court Because i'm reading this. I can't see the zoom so there's any questions or anything just let me know and will answer them at plays put questions in the chat regarding any of this like if you're not clear about attendance rights under cove. Ed or what you please please. Just put them in the child. Said i'll i'll watch the chats for stan. One easy one that that takes effect is a civil procedure with electronic service. You know now you have to serve somebody in person you say. Are you peter hernandez here. You've been served. This law makes two of the emergency measures adopted by the judicial council to ensure civil litigation can move forward garin covid nineteen pandemic allowing parties to electrically serb documents representative parties. So you can now serve people electrically senate bill. Eleven forty six. I think that's really important stan. I think we can't emphasize enough like we get so many emails. We everybody on this call. Nod your head. I mean we get emails all day long so for not looking at them carefully. You know we could miss a service you could miss in electronic service in that does not relieve you rob gatien's in liabilities and responsibilities to that service so the thought that reason i think this is so important as we have to check our elementary meals. We got check our personal emails after. Just be very very diligent and even look at our spam folders to make sure. We don't miss things like this. Oh this might be a good time to bring up when pet peeves that has nothing to do with new laws. If you're gonna email me. Email me from your douglas element account. Because if you email me from joe schmo a joe schmo dot com. Chances are i'm not gonna see it. It will go into my spam filter and then you get mad at me. Because i don't respond if you if you need to talk to me. If you need nassar took question. Use your ella mail. We got a question from jesse here. So apartment at tennessee would be void if the owner was foreclosed on tenants. Vacate even in santa monica in west hollywood even in those areas where they have like strict rent control. You know. i'm not gonna comment on that. Because i don't know the individual laws in santa monica hollywood. This next one is really important. We touched on this before but it is a major shift in how. Hoa's able to regulate the units under bob and man by this we're not just talking about Condominiums inability ability. Right be posted on a property. Whenever a notice of trustee sale is posted requires effective march. First twenty twenty two notice posted in sent to the tenants when a notice of sale is posted on the property. The notice informs attended that foreclosure process has begun on the property. And what rides the tenants may have under the law and then it lists. What the the Notice my say in there is actually an infraction. If you fail to do this and it must must stay up for seventy two hours of postings. Let's get into that a little bit so like when when when a building does go into foreclosure mean. Lisa's normally follow the property at another words. There they go from sale itself. Is that true when a property goes into foreclosure now when it goes into it for closure no so they lose their rights as What happens yeah. So and they they. They could lose their deposits as well so this assembly bill. Thirty three sixty four And then there is a a another bill assembly. Bill thirty eight that goes into effect february first that makes it illegal for a landlord to bring retaliation against a tenant who hasn't paid rent did covert The lock spans on the type of act which constitutes retaliation to include bringing an action for unlawful. the -tainer based on a cause of action other than non payment of covert rental did that for the purpose of retaliating against the lessee because less he has a covert rental debt cova nineteen rental debt means rant. If you had a chance to and it's okay if you have a chance to sit with it yet I have not had a chance to listen to their new album at all. Okay, supported tonight, Kevin E. You haven't a chance. Other same. It's like one of those things. You keep raving about it. So it's in the back of my head. Like on my to do list. I do want to actually spend time with Salome. I just haven't had a chance. But I want to. Is there any little bit of you and be totally honest. Is there any little bit of you that doesn't want to spend time with you? Because I have raved about it so much that I truly love Sam Smith, huge fan and being so highly reviewed by you. I really do. But you've made me want to like. Not just listen to in the background like you've made me want to sit and digest it, like, go for a drive and listen to it or, you know, like, really, actually spend your time dissecting these songs and not just in the back is definitely one of those albums. You can sit in the car and listen to you two hop in your highlanders. Somebody crank that thing up and just really enjoy it. And then I think I think you'll find yourself going back to certain songs to listen to him again and find more meeting And when you hear the stories behind the songs tonight, Sam Smith is on with his six o'clock tonight. So I guess ST Stiles goes home early or something, I guess. S O stands at six o'clock tonight. We're gonna dissect the album go through its song by song and really discussed the stories behind the songs and the reason of the heartache too. I mean this album they wrote this album about one particular person, their life That's not there anymore. In the world of romance, and so I was kind of unaware that before we start talking, Sam, I thought maybe it's different relationships. You know, there's been all these stories like, You know, Some of Taylor's albums have been about a few different guys or something like that. She's come across over her time. This really is about courting Sam. One person in the heartache you feel when that one person's not party life anymore. It's fascinating. Yeah, actually fascinating. So we'll find, uh, we'll find a track the plane a second here. You know, it's what I want to play Friday. Of course. Okay, So you're on it all over it When you think you get that song ready. "We are I think to I I started up practicing law and being an agent in January nineteen, seventy, a mainly, my first two clients were intense. Arthur Ashe Stan Smith. And what's stunned me between nineteen seventy today is that you know that every five years I would say to me about a different sport Football Basketball Tennis Golf. You know where they can, they can this keep growing? Can this keep? Climbing Prize, money and events, and the answer fortunately has been yes, yes, and yes. I mean what stuns me the most seems to be. An unlimited hungriness or interest in in many many sports all over the world, some more than others obviously, but I mean take soccer women's soccer in the world cover. Take a cricket in India I mean. These are enormous sports that maybe we don't follow much America, but golf is enormous in America now as his NFL football, so it just keeps growing like topsy growing and growing and growing and I always wondered if they wouldn't be a limited at some point, but. But there doesn't seem to be not on. It seems to me as I look at the landscape, a couple of things in. If I'm wrong about these observations, please correct me on one. I think there's the natural growth you have population explosion, and therefore the world has also gotten smaller, but because of technology and more ways to deliver content and information that's just opened up in order for more sponsorship and more monies to come in. I am I correct in those. Dead correct and more than that. You're also seeing. The great rise of television and more and more revenues from television because they can spread out the media content to a lot of different areas i. mean when you really think about the NCAA. Final! "For tennis shoes because if you have a tennis player in your life you know. They need. They need tennis shoes because one they're not just sneakers right. They're not just Converse they're not just regular shoes that you would buy at a shoe store. They're actually shoes that are made specifically for tennis. Yeah and it's tricky because people actually referred to like sneakers is tennis shoes. As as you would refer to Kleenex Tissues Kleenex. Even those just like a brand like like people often say oh. I'm gonNA wear tennis shoes. But they don't actually mean like I'm gonNA wear shoes that are made to go play Tennyson so you WANNA get yeah. There's a big difference between you know the term tennis shoes in an actual shoe that has made for people who run around playing tennis. Yeah and add to that fact. The the idea that tennis shoes that were made for tennis in the past are no longer kind of suitable for tennis today. So that adds to the confusion and I think about that. Stan Smith A story. Stan Smith was a granddaughter granddaughter. Exactly so for those. You didn't listen to that episode. Stan Smith was interviewed and his granddaughter tried out for the tennis team. And she was wearing a pair Stan. Smith's which are now kind of fashion east shoes right. So I mean Konya has like a line of Stan Smith and and they've been rebranded the Stan Smith shoes so that you know Celebrity artists are using Stan Smith. Shoes so people look at them and they don't think tennis but this is actually named after. Stanley. Roger Smith. Who was a world number one tennis player and he actually was born in? Pasadena he was born right down the street here in southern California one of the first guys ever to have a branded sports shoe and They became the stance miss. And unfortunately that shoe probably isn't what you would be wearing for playing competitive tennis today. And the story goes that his granddaughter was trying. The team was wearing tennis shoes. Made you know these Stan Smith. Tennis shoes and the coach said Oh. You can't wear those kinds of shoes to play tennis. And and she said my grandfather won Wimbledon playing with these shoes. I love that story. It's so great great but it does speak to the fact. That shoes have tremendously evolved. Just like the sport of tennis all the equipment surrounding tennis really has evolved and so there are specific shoes that are made just for tennis. Usually they're kind of reinforced for side to side movement. So you'll see that they have a wider base usually kinda cushioned harder. They have different shred. Because you really need to grip the hard courts if you're playing on hardcourts and then there's actually a separate kind of herringbone tread if you're playing on clay so so it's a very specific athletic shoe like you said yes all that to say that. Give a gift card so you don't have to learn about all this stuff. Yeah so I feel like moving out of the gift card round well might still be in the gift card well What about tennis lessons from your local pro? Oh thank you. Well I mean that's a that's a great example of what everybody needs. We all need to improve tennis. And you know there are some people who have been playing for twenty years and I've never had a lesson and you know you could. Kinda tell usually playing for fun. You don't need lessons. You know blessings on you. That's great how how fun. But if you actually want to improve there are so many great coaches out in the world today and so many great ways to learn including Youtube where there are tons of coaches. You know. There's something about being physically in the same space with a coach kind of looking at your personal movements and helping you with that. Wouldn't you agree?.

It's going to be a big night in the National Hockey League. Tonight. The biggest most rela game. I thought last night was the avalanche win over the biggest goal the night's four to three Vegas had been hot. The avalanche needing the game break that tie with the coyotes for that last playoff spot. They jumped out to the three nothing lead Calvert. Mckinnon berry Tyson Barrie so underrated for the avalanche. Make three nothing Vegas. Made a close STAN Smith tallies and Smith has been hot for Vegas them Bork. It's the goal to kind of widen the gap a little bit. Tuck makes it close to get his twentieth of the year that was late and then really buzzed did Vegas towards the end of the game. Trying to get that equaliser give credit they they can I guess catch San Jose the way the sharks have been playing, but they're pretty much locked into acting that three seed in the Pacific Division, but they understand the relevance of trying to play well here down the stretch of the season and the avalanche. They've got number one goal. Tender now grew Bauer who they acquired from Washington during the off season. I think he's gonna start in the playoffs of the avalanche. Make it so things tightening up just a bit Dallas with their win over the flames two one and in this one it was Dallas jumping out to the to nothing lead as they got the job done with goals by Radulovich twenty-fifth was gorgeous goal late in the first period. And then they held on for the two one win Brody scored late with less than two minutes to play. So that means the flames scored just one goal in their last two games at home. But they got shut out by the king's Campbell stood on his head. So here's the way things look in the Western Conference we enter play tonight with that loss. The flames blow a chance to widen. Their lead on San Jose, two straight losses now for Calgary's. We mentioned so they got one oh one and San Jose's got a game in hand six points bag. San jose's. Gotta get their ship righted. They've really been struggling has laid they're gonna take on Chicago team that's going to be absolutely desperate. And that'll be coming up later on tonight. So a chance for San Jose. Hey with their game in hand, the draw within four points Vegas with ninety points. But they played one more game than San Jose. So as I said golden is pretty much having locked in. But real what everybody's concern about the avalanche. They've got eighty three points. That's two points. More than Arizona who also played seventy seven games Dallas with their win seventy seven games played with eighty six points. So that's you're looking at those three teams for two spots. Minnesota still alive with seventy nine points. They play the same out of games. But there are now four points back. They do have the thirty four row winds which matched the avalanche..

So in love with that, and then STAN Smith is a really famous players. My dad's really good friend and he's stand Smith started a tennis like academy down there, and he asked my dad to start it with a guy that was kind of the thing that sealed the Diriye. Right? Yeah. And back and also I mean, from what I know. So a friend of mine guy named drew Brophy lives out in southern California. Now grew up, I think right around there also was a hardcore surfer and then has become a really well known surf artist. Now, does these incredible incredible works of art and he's about my age, and I think it's 'cause it from the way he described it was just like massive laidback, surf culture was kind of the dominant culture. It was just, I mean, especially back then it was extremely. It was like very bohemian vibe and might dad, you know, he kinda like when you talk remedy little those days, if you would seen it in those days. As it was like very chill because now it's quite built up a destination spot, but there's still a little bit of that in certain sections. And that's the part I think that I as a kid growing up really tapped into, you know, was this one stretch of beach. They're called northward speech where all the surfers hang out. And at that time there was no paved roads and it just had this really cool islands field. That was just kind of my, the thing that I plugged into their, I didn't plug so much into the Goff you know, or the tennis, sir, like the country club thing. So sounds like through your dad was that really relate your early exposure to music and really biding with it? Absolutely. I mean, my dad, he's more of a rock star than I am really, you know, he loves the whole culture shows when he comes on tour with us, he's dislike heats it up. But he, you know, there was instruments all over the house, and he had a really massive like record collection, CD collection and as a kid like that was just kind of my wonder world. You know, like I would like scroll through pick out of vinyl or something that looked cool, and I'd put it on the the system and like its top three playlist when you were a kid like from dad's collection from my dad's collection, definitely the Doobie brothers, the Allman brothers, that type of music. And then and then I liked like earth, wind and fire. Fire was really in the jazz surly a little like Aren biens rock. It was so funny and then like who else was like, oh my God, like I remember, like listening to like simply red yards. Yes. So it was like into that.
