"Why when I updated the top 25 and one, I added Virginia. And I added Virginia pretty pretty high. I put the Cavaliers, I took them from unranked to 16th. And you and I had talked about this on a previous episode. I don't usually change just to change or change because I just woke up one day and decided, you know what, I might have somebody a little too high or a little too low. Typically I require some sort of roster movement to free me up to make a change if I want. I don't always, but roster movement, I can't. This was a time where I just said, you know what? I've talked to too many people over the past month. And folks in the industry like college basketball coaches seem to have a really high opinion of Virginia. I need to get them into the top 20. And so I did. And at least according to Ken pom, I didn't get them up high enough. I have Virginia at 16. There are 18 in the AP poll, but 5 at Ken pom. I will tell you from talking to people who work in the ACC. They think Tony Bennett's got a team that can absolutely finish ahead of North Carolina and duke in the ACC standings. Whether they will or not, obviously, who knows. But there are people in the ACC who believe that computer ranking is not wrong. A lot of that's tied to if re speakman can really break up being all league player Jane Gardner's back key hit Clark is back, caden shedrick, who a very quality 6 11 big who defensively could have a breakout year. Like those guys, they got Ben van der plas from Ohio. So there's a lot there. If you could be so kind to bring up that Ken pom homepage again, so viewers can look at it here are some other pop outs to me. Duke at 15 is logical. I will have the blue devil somewhere in that vicinity in my own rankings there. So I don't push back on that. Nova at 20 and then create at 22, so creighton is going to be the pick to win the league by humans just as Carolina is going to be the pick to win the ACC by humans, but Ken pom saying Virginia and the ACC and he's saying still Villanova, Villanova is way banged up. That's the other thing. That's the other thing to keep in mind with all this stuff too. You know, Villanova has like 5 players who aren't healthy at the moment. And can't even run a full on legitimate practice at this point, like 5 on 5s. It's not happening. So this could wind up being true at the end of the season maybe, but I by no means do I think we'll look up at the end of November and Villanova will be struggling to be in the top 30 of kenpo and that's my personal prediction there are other standouts. Iowa at 23 we'll see. I am fading that at the moment, Oklahoma all the way up at 28 stood out to me. I do think Oklahoma will be improved. Top 30 Oklahoma team. We'll see what port Moses got in store there. And then LSU at 40, which I actually thought what Matt McMahon did at LSU. He, you know, you mentioned borzello earlier. We'll give him another shout out here and feed his feet his ego. But he broke the story. It was in the middle of the final four. And he was, I was with him in the media center that day, and he kind of as he was tracking transfers. He looked up and realized, I mean, good God, macmahon's got the LSU job. There's literally not a single scholarship player on this roster at this point with everyone that's transferred out. Now, they did bring in a bunch of really good players. LSU 40 still sticks out to me and Missouri at 41. LSU at 40 Missouri at 41. Those are the kind of teams within the top 50 that surprised me a couple other Ken pom notes for you. Only two leagues have all teams in the top 100. The SEC and the big 12, no surprise those project going in as the top two leagues in the country. And then on the opposite end, here are your lowest ranked power conference teams per Ken kom, Washington at one 13, Georgia Tech at one 17. Butler at one 30 feels like that feels like a major miss. Butler, I don't have them top 6 in the big east, but I certainly have them in the top 90 in the country. They're down at one 30. They brought in some legitimate transfers there, and you have that mata. I feel like that's something that will course correct. Cal is at one 46 and then bringing up the caboose among all power conference teams in the big 6 leagues is you. Is Oregon state. The beavers. Beaver fever sitting there at a cool two 28 heading into the season coming off literally the worst follow-up season to an elite 8 campaign in the history of the sport there. So those are the, that's the not so good news. Overall parish took a scan of this before we did this pod. One through 51 through 61 through 75. I feels more not that it's ever unreasonable. But I was looking around and I was like, there's not a ton here where I'm kind of like, wow, you know, like Penn State's sitting there at 46. Maybe that'll wind up being true. You know, the Big Ten doesn't have a team in the top ten. That will not wind up being true. The big time will wind up being good enough where if you win the league, I would have to believe you're going to be in the top ten Indiana sitting there at 12 overall there. But there wasn't, you know, there wasn't a ton that stood out to me as being particularly egregious last notes for me then take it away. Your mid majors that stand out from a rankings perspective that are highly ranked saint Mary's 47 UAB, who I love sitting there at 52 out of C USA.

"Trivia time, can you name all 5? All right. Duke Carolina, Miami, Notre-Dame, Virginia tech. It was very good, that's exactly what it was. But only 5, right now, Jerry palm has 7 ACC teams projected to make the 2023 in C++. It is the same 5 North Carolina duke, Miami, Virginia tech Notre-Dame plus two more. I'm going to go based off of my standings. So I will say he has Virginia. That's right. And then I'm going to say, according to my projection, I'll say he has Florida state. That's right. It's North Carolina as a one seat, duke is a three Virginia 7, Miami is an 8 Virginia tech as an 8 Florida state as an 11. Notre-Dame as an 11. So the conference moving back in the right direction. But do you realize the ACC finished at Ken pom 5th in conferences last season for the second straight year? Didn't finish lower than fourth in any of the previous 7 seasons. And now it's been 5th in two straight seasons with duke Louisville Notre-Dame Miami, all missing the NCA tournament in 2021. And then Virginia, Florida state Syracuse Louisville, all missing the NCA tournament in 2022. Like Louisville, Virginia Syracuse have all won national titles in the past 20 years. Them not being good recently has been a real drag on the league. It's not as simple as that. But if somebody were to stop you on the street and ask you, so what's why is the ACC been down? Because Louisville has been down because Syracuse has been down because Virginia has at least been down relative to what Virginia was, each of the past two seasons. 5th is a problem. I don't know if it'll be at least for the ACC, which is obviously a traditional basketball first conference there. Would be shocked if this was a top two conference in the country that hasn't happened since 1718 per Ken pom. I think it could be anywhere from three to 5. I don't think it'll be as low as 6, but I will go if I set the over under at 6.5 NCAA tournament bids, I'm going to go under in 23 for the ACC. Would you go under over 6.5? Would you sag with palm or fade that a little bit? I would sign with palm. It's Jerry palm, crying out loud. How would I go? Give me, do you have your one through 7 in order? Standings projections. What you think? It would be North Carolina duke Virginia, I don't go any further than that at the top 25 one. I could see what I sent in. Why don't you pull up what you sent in? And I'll give you my one through 7. While he looks it up. I go, UNC duke, Virginia draw a line. I go Notre-Dame four, I'll go Miami 5, Florida state 6, Virginia tech 7. I think those are all viable contenders and then I'll get to the back half in a little bit here. But Virginia has to be a clear three speakman, Jaden Gardner, kihei Clark, cadence Cedric, armand Franklin all back. They get Ben van der plus in from Ohio. That's a one through 6 that I believe will have Virginia wearing home whites until at least the sweet 16 provided UNC I mean, UVA can win a couple of games in the NCAA's. Virginia lost no one of notes. So if beekman can jump to an all ACC first team level kind of guy Clark kind of is what he is at the stage of his career and that is a good thing specifically like four Virginia. He fits his role in Bennett's system and will be vital this season. I'm not even convinced I'd have Virginia third in this tier if key hit Clark wasn't on the roster. I think he's that important to the actual overall team there. Shedrick should be a bit of a more of a breakout on the defensive end. Jaden Gardner was 30 so you maybe he grows a little bit more. So to me, it's like duke and Carolina in Virginia all in the same group. If you wanted to separate Carolina from duke and Virginia to actually buy that there. So UNC duke UVA Notre-Dame Miami, Florida state, Virginia tech, my one through 7. What would you go on through Saturday? We got the same 7 just slightly different order. North Carolina duke, Virginia three, Miami four, Notre-Dame 5, Florida state 6, Virginia tech 7. Okay, so we've got Notre-Dame in Miami flipped. Why you go Miami four instead of instead of Notre-Dame there? Life wallet. Okay. Aside from the obvious with life wallet, they lost came augusti. They lost Charlie Moore, Sam waardenburg. Those guys combined for well over 30 points. So they depart, which made me pause just a little bit there. You bring back Isaiah Wong and you had Nigel pack. That's pretty good. Now, they're not very big. That could be a problem in a league with Armando begat and Derek lively. But, you know, I like the guards and lar neg is great. They lose Chris caputo too. They do. New head coach at George Washington. Yes. And I don't think that type of thing impacts this team, but you do wonder, because caputo is a hustler. Recruiter. Does that have an impact on Miami's program going forward? I think there's a chance. I mean, like we're way inside the sport here, but caputo is a long time assistant for laron ega was part of the George Mason final 14 and all that good stuff. And he had a significant impact on the success of that program right there alongside Lara nega. So that's something to keep in mind there. Isaiah Wong is back, by the way, just a reminder. Threatening to go into the transfer form. It really is an indication of how long the college basketball off season was GP. That was like the second or third week at the off season. He tried to publicly leverage his NIL situation. How successful that actually was? I guess is up for debate, but Nigel pack actually is the one who induced Wong's ploy. And then John raised Miami's rich booster behind all this stuff said, he signed the NIL deal. I don't renegotiate. Yeah, no, it was why. Can you imagine 30 years ago, it'd be like, yeah, so this Miami booster went out and bought a Kansas state player and then Miami's leading returning

"And so the sort of caricature of the energy balance model, which we, as authors of this paper, struggled with the terminology, because again, it seemed like there was some confusion and conflation between the principle of energy balance. There's a lot of physics versus what modern obesity science thinks of versus this debacle of the energy balance network that happened with Coca-Cola, several years ago. The term energy balance has problems. But at the end of the day, we kind of felt somewhat pigeonholed into it because John speakman and I in a previous article in science had referred to it as the energy balance model. Ludwig referred to sort of a conflation of the principle of energy balance with a hyper palatable food being the driver as being the energy balance model. So we kind of felt like we had to stick with that terminology, although everybody sort of recognized its probably not ideal and has its own baggage that we just couldn't bring ourselves to calling it something new. So the point is is that there is a set of mischaracterizations and ideas out there that when you put head to head against the carbohydrate insulin model, how I prefer the carbohydrate insulin model to those ideas. Those ideas are basically blame people that have obesity for their poor willpower and the fact that they're not counting calories. I mean, and that's ridiculous. And the advice to just eat less and move more. Completely ineffective. Completely agree with all of those things that it might be a good idea for many people to reduce the glycemic load of their diet independent of its effects on body weight as a major driver. Yeah, sure, I think I'd agree with that too. Sugar, yeah, probably minimize sugar consumption. You know, there's lots of things that we can agree with when it comes to practicalities. And one of the things that we were trying to be very careful about is that the energy balance model does not say that people can't thrive on very low carbohydrate and low glycemic load diets. It was diets can be very effective for weight loss for some people. But does it actually explain the main driver of common obesity? And is it the root cause of all people's common obesity by the specific mechanisms that are specified in this model? No, I don't think so. And I don't think it is, like you said, a toss up between the two models. This has been the culmination of modern obesity science over decades and decades versus this idea of a specific means by which carbs maybe high glycemic load and refined carbs drive insulin, which traps fat and fat tissue with downstream effects and now maybe an independent arrow going from glycemic load to energy intake. Yeah, I don't think it's a toss up, but again, highly biased. Yeah, I think in this regard, the way I like to think about it because, I mean, you can make complex mechanistic arguments and find data for almost everything. So to me, what I like to do is go back to the basics and say, if this were true, what are just some of the really basic things that we would expect to observe right off the bat. And some of those are, for example, carbohydrates should be the most fattening macronutrient in animal models of obesity..

"That, to me, is really something. I guess, you know, maybe I'll take a little bit of a different take because I don't think it's quite as bad as Stephanie. I think that what if I try to put a charitable hat on in terms of interpreting what the folks promoting the carbohydrate insulin model say is they presume all of that. And but what they're trying to say is that there's a signal from the periphery that's driven by fat accumulating in the adipose tissue under the influence of insulin, which is can dominate those other signals like leptin. And so I'll put the charitable hat on and say that they're going to presume that part of the model is this feedback control system regulating body weight that includes leptin and includes a variety of GI peptides and pancreatic hormones and all sorts of things. And what they're going to say is that no, we know that the brain plays a role, but what they're saying is that we have to explain why these high glycemic load diets in particular and other things that can affect the adipose tissue and insulin directly, how those things can then take over that system and reset the set point at a higher level. And so I agree with Stefan that it's not explicitly mentioned. It's not stated, but I'm going to put the most charitable hat on as I can and say that what they're saying is that those systems that we've been studying for decades can be overridden in a relatively straightforward way by partitioning excess energy into fat storage, which then tells other tissues like the liver and the muscle by hypothetical mechanisms that they are starving of energy and then that can then thereby alter the setting on the set point if it's a set point if it's a dual intervention point model as my colleague John speakman prefers to think about it. Those parameters in the brain are thereby altered by these peripheral signals driven by excess fat accumulation. Driven by insulin and whatnot. So I don't think that they necessarily negate the brain, but I think that what they're downplaying is what we have as obesity scientists thought of as the most important drivers of what regulates body weight, what controls food intake and how insulin and body fatness play a role in signaling to the brain to control food intake. I don't think that it's reasonable to say that they don't think that the brain controls food intake. I just think that they think that there's a signal that dominates what the rest of us and the obesity field have been focusing on for decades. Yeah, I mean, I think what they're saying is that this adiposity and energy intake regulatory system is not itself a major causal factor. It's basically a puppet of these hormonal influences being pulled in one direction or another. That was my take based on it. And I mean, the fact that they don't view it as important, I think, is highlighted by the fact that it doesn't appear in their figure or really hardly at all in the text except.

"As in most of the world cities, there's one sound that dominates in Tunisia's capital Tunis. The traffic. Motorcycles, cars, trams, buses. But across parts of North Africa and the Middle East, people are choosing a different and less noisy way to get around. Cycling in the Arab world is a mixed bag. Simon speakman cordel writes for The Economist and is based in Tunisia. In the sort of more less developed poorer regions, it's still very much seen as a utilitarian means to an end. If you go to the desert regions in Tunisia, and I imagine elsewhere across the region, you'll see old men and young men using old bikes to cycle to work. But increasingly in Cairo certainly in Dubai and the UAE and to a less degree in Tunis, you see a young, politically aware groups, really push with greater visibility, greater support and greater respect for government. And is that working are those pressure groups making any inroads as it were when it comes to improving the cycling experience? It is. It's a slow battle. I cycle in Tunis, which is still to take your life in your hands. You get a lot of stairs. But there is an awareness. I think, you know, talking to people in Damascus, they've had some success likewise in Cairo. The problem really does seem to be one of cycle lanes where the government weighs in and gives these cycling groups support. And that is building like a segregated lane. They make great progress. But when that support is half hearted and it's just a painted lane on an existing road, little happens and that just soon becomes an extra area for cars. Equally, if governments build new roads and increasing amount of space available for transport, what they're really doing is just increasing the amount of competition for a finite amount of space on the roads. Now, according to the World Bank, road accidents in the Middle East and North Africa are still one of the leading causes of death. Most affected are people in the economically deprived areas and young people. So to say that the roads are safe is a million miles from the reality. With that said, cycling actually does represent a relatively safe route, particularly when those cycle paths are segregated from the road. And I think the argument for cycling remains at its powerful. If cycle lanes are the things that would make them safe and give people more room to move as it worries, is that changing? Are there more of them? Yeah, they are increasing in Tunis we've just had a whole development of ten kilometers of cycle lane. Alongside the Lake, equally, they're being built in Lebanon as just the cost of running a car is making cycling a lot more attractive proposition. The problem really is that they are not connected. So if you're trying to encourage people to cycle as a commute to get to work, then there is no real way of doing it. I mean, they could cycle safely for a limited amount of time. If the cycle route is going in the same direction as they are, and then they have to dismount and push or brave the traffic. So it's a bit of a fragmented scene then. And we've seen in places in particular in Paris in here in London, especially during the pandemic. There's been this kind of grand government push to link things together to make cycling a reasonable commute kind of scenario. Is there that push from the top across the Arab world? It's a mixed bag. In the UAE, it seems to be sincere. They have a lot of money and they're putting that money where their mouths are, and it's a burgeoning sport or activity. In other areas, Cairo is the one that springs to mind. Assisi has made great vocal play of encouraging Egyptians to get on their bikes. He has yet to put his money where his mouth is. I think the problem for a lot of these governments is that cyclin seems like a very low priority issue. Many of them are facing international conflicts international rivalries. Domestically, some of these governments are under pressure. And the idea of a lot of investing a lot of resources to cycling can seem fairly.

"Only two other schools, besides Virginia. Oh, Florida state UNC, sorry. Okay, so we're on. We're all in. Here's the point. Over the past 8 years, nobody has finished at the top of the ACC other than Virginia Florida state or North Carolina. So it should be unsurprising, I think that the pre season poll list the team that most people believe is gonna be the best team in the ACC. And that's most humans and computers. They both have duke, top of the ACC. Duke's tenth and both of those computers. So the top four in the ACC poll, it's duke. And the three schools that have won ACC titles in the past 8 years, Florida state, North Carolina, and Virginia. Florida state won an outright title in 2020, UNC won the outright in 2016 and 17 and then UNC shared it with UVA in 2019 and every other year is an outright Virginia is an outright Virginia regular season title. So I've got Virginia in my top 25 and one. I also have them forth in the ACC. But this is where you're really just trusting Tony Ben. I don't think it's dumb. But you're really just starting to bit it. He lost his top three scores. Sam Hauser, Jay Hoff, Trey Murphy. And he only brings back two players who averaged at least 8.6 minutes per game. Their preseason 45th at kin pop. It's tough. That's one of my 5 biggest storylines. So here's what I got. Coach K retirement. Hubert UNC will get to that in a minute. Number three, what I just mentioned, the league just not being elite. Talent pool collectively lower than it's been. Only headlining freshmen in this league is palo ban Caro. No one else, maybe we see a keels or a Griffin move in there, but not a lot of high level freshmen talent here. Number four Matthew Cleveland a Florida state. Yeah. He's a 5 star. He's a 5 star. I don't know if he'll wind up being more than the fourth most important player on that list. To your point, how about this? We had to turn in our ACC ballots earlier on the week. And it's like top three for player of the year, go to the air freshman of the year. And on freshman of the year, I went, Paula, and then I was like, okay, now what do I do? So I got you what you're saying. Here's what I had. I got a little spicy with it. Paulo, Benny Williams at Syracuse, because I think he'll wind up having the numbers. And then I actually went Trevor heels. That was my one, two, three. I thought about Cleveland, but I just don't know if he left the numbers there. But exactly. I went Ben Carole Cleveland Griffin, I think, something like that. Storyline four, and then 5 is going to be a Virginia. We can continue on that thread. You have Roy retire, K is going to retire. Who's next? Will we see laron egg at retire at the end of the season? Jim beheim is he going to continue to coach his kids and only his kids or is he going to retire? Is he going to continue on? Mike bray is nearing the end of his contract. I don't think he'll be retiring after this year. Although there is a thought that if Notre-Dame really stinks, maybe they sever ties at the end of the season. I don't think nobody's going to really stink. But the point is, another big storyline in the ACC this year is we're in the midst of some big changes. Not just a Hall of Fame legends, but some of the older established coaches that have been the final fours and done really good things in the tournament. We'll see on that. And then my 5th storyline is I have it right here. Well, Virginia have its worst team in almost a decade. I think from a talent perspective, if Virginia fans are really honest with themselves and look at this year's roster and compare it to basically every other roster since 12th, 2012, 2013 and on. I think this could be the least talented that Virginia has had. Now, if it wasn't, if it was this roster, and Tony Ben wasn't coaching Virginia, then I would have had UVA easily outside my top 40, but I give Tony Bennett, a whole hell of a lot of credit and the benefit of the doubt. I have UVA fourth, but that will be something to keep an eye on. Clark returns, he averaged 9.5 points and 4.5 assists last season. He's probably Virginia's best player. They do bring in Jaden Gardner who for his career the past three seasons at ECU. That's two straight podcasts, the east Carolina pirates have been discussed on the iron college basketball podcast. Can almost guarantee that will not happen again for the next ten years. Jane Gardner averaged 18 points and 8.7 boards with the pirates in a really respectable 23.1 PER according to college sports reference. So he's going to get his and then it's a matter of will it be speakman who averaged less than 5 points in 29 minutes a game last season. There's a lot to be discovered there with Virginia, but I'm going to give them the benefit of the doubt. But to me, those are the 5 biggest storylines. Because Virginia almost always is, but this year, it's more, will this team again find a way? Are we going to look up, you know, three fourths of the way through the league season GP and see the Cavaliers like tied for first with two other teams, which won't stun us, but at the same time, I do think there's a real possibility that we could see the caps just wind up being 6 or 7 in the league. There was a time when Bill Ryan was still coaching at Wisconsin when I just slotted Wisconsin into the preseason top 25 and one every year because they were always one of the 26 best teams in the country. Regardless of whether it looked like they were going to be or not. It didn't matter who they were enrolling who they would bring them back. They were always good. And I just, I think.

I just want to Mortgage rates fell over the past week despite inflation hitting a 13 year high 100%. I wanted to bring you guys this article because it meant a lot. This is some of things people are asking us about a lot of market data. A lot of information came out over the past 56 days. So I'm going to read you guys. A couple of paragraphs from market watch dot com. They said This week's mortgage rates report could also be a reflection of the monthly jobs data released last Friday because maize employment figures came in below expectations Now. Other economists, though, argued that the movement and interest rates wasn't so logical. The downward shift in raids and the bond yields that influence them has been perplexing for markets as there was not an obvious reason for such a move to occur. This was said by Matthew Speakman, an economist with Zillow. He argued that the May employment figures ought to have merely prevented a sharp upward moving rates rather than stoking a meaningful downturn. Now, the movement and interest rates could also reflect foreign buying of U. S Treasuries, which really put downward pressure on interest rates. Either way, Interest rates have yet to show significant increase in keeping with the rate of inflation seen throughout the economy, which it reached a 13 year high, according X. Now, The new data could put upward pressure on mortgage rates, so mortgage rate shoppers should get moving now, while it's in the prime position, O r. I told you guys earlier our phone lines won't stop people calling in the 855 on radio. They're making moves. They're doing cash out there, eliminating PM I We're going to talk to you about results. But conventional customers know the majority of people listening Right now. You can call in for prime situations and get a 2.375%. This is safe. It's secured. It's fixed the A P R s down the 2.54. I like this because it can be over with quick. You're not paying lender fees. It's a casual conversation. It's fixed, and people were switching from adjustable to fixed and getting better rates. Like I never thought I'd be in that area of time. The core news. We're in it right..

"C C. Virginia and North Carolina and Bobby When we look at these two teams right now, there are contrasting styles across the board only as to where their seasons are. But how they play, too. Here in 2020 2021. There they almost every way measurable and they are in completely different places, according to our colleagues here at ESPN that John Gassaway has Virginia as the only lock in the tournament from the A. C. C. North Carolina is in the work to do category. You look at the style of play. Carolina is not a good three point shooting team. In fact, they're on pace to have one of the worst three point shooting this there, the second lowest in history in this school's history of 32%. Via a terrific three point shooting team. They make almost nine threes a game and make two more than the opposition. Carolina tries to absolutely hammer you on the backboards. They have the second highest rebounding margin in the school's history of plus 11. It's really not how Virginia's wide although there are good rebounding team, Carolina does not turn the ball over much, and they do not allow a lot of points and Carolina would like this game. To be in the hundreds. If they could they want to make it goes fast as possible. Carolina's inside out. Virginia is kind of inside out in the sense their scores of their front court guys, but they are shooters. These guys can fill it up so every way possible. This is a contrast there's no question is these two get together and Virginia tries to keep this impressive winning streak They got going against the heels. No doubt they have now beat the heels from six straight. North Carolina lied the whole time. Syriza's pretty lopsided 1 31 to 59 but again six straight for Virginia over Carolina, including a pair of games. Last year. Carolina Let's get you their starters in for head coach Roy Williams, who's three wins shy now of 900 for his career will start with the forwards Garrison Brooks averaging double figures on the season. 6 10 senior out of Lafayette, Alabama. Armando Baked cod is a 12.1 points per ballgame. And then the guards, you know, leaky black. He's now a junior. For the Tar Heels Kerwin Walton on the scene. Now as a freshman, he is nine of 15 43 pointers in his last three games, and then Caleb Love rounds out there. Starting 56 FT four freshmen A star from ST Louis, Missouri. We talked about the contrast, One of the other contrast is somebody freshman Carolina plays and they're relying on a freshman point guard right now, Caleb Love who's really coming into his own. He had four threes, 25 points and seven assists. The first ever play in Carolina history to have 25 7 in the wind against Duke, and they are going to rely on their freshman and certainly the Caleb Global leads them and steals, leads them in assists averages, 11 points a game. You're going to look need a big afternoon or evening out of him. Virginia's 14 and three and Here are the starters for head coach. Tony Bennett, the three guard look here features key. Hey, Clark at the point Re Speakman, the freshman from Baton Rouge of the two and then on the wing is Trey Murphy there, sharpshooter. 6 FT. Nine out of Durham, North Carolina, J. Huff has been outstanding. Also a long range bomber. It's 7 ft. One. That's something that is always fun to watch. And then they're starting five is rounded out by the transfer from Marquette. Sam Houser from Stevens Point, Wisconsin. 6, FT eight Senior has been dynamite here of late, although a little dip in his game the last time out, But overall, Sam Houser Bobby, one of your favorite guys, Yeah, I love him the efficiency with which he plays and he didn't score a lot of points that Georgia Tech game. The wind they had wasn't a high scoring game to begin with. 57 49. But he had he was. He was very instrumental in how they ran. Their offense had a season high in assists in that game, and the last game you and I did with Virginia against Pitt when they beat Pitt 73 66. He made in that excuse me, eight field goals and three of them with three pointers. He wound up just the leading scorer and I don't think he touched the ball. But maybe 12 13 times in the game. You talk about offensive efficiency. That's what Virginia does when they're playing well, they don't play fast. Everybody in America knows that yet they're averaging over 70 points a game they had 73 that day. He could score around the basket. He shoots little fade away's. He's a terrific three point shooter. He's their leader and rebounders. He is bringing the whole package. This UV a team and I expect he'll do the same. Against this big front line for Carolina. Here. We have to take them away from the basket and use his shooting ability. But he certainly is capable of doing that. Putting the wall to the floor and going around these big guys for Carolina, which is gonna be, I think a key for Virginia. In the matchup any other keys today before we throw the ball in the air, Bob Well, I mean, you look at Virginia nine and one when they score at least 70 points. I think that's a big deal. But this may be even more telling one They are 10 in one when they out rebound, their opponent. They're just three and two, and they get out rebounded there when the opponents out, rebound them, and that is Carolina's game. Carolina, as I said, plus 11 and rebounds Said, and the last game that Carolina plating in stupid they scored 27 fast break points and 28 2nd chance points. Those are two things that Tony Bennett is absolutely adamant. They are not going to give a fast breaks. They're not gonna let you get to the glass. So.

Sam Houser Tony Bennett Trey Murphy John Gassaway Kerwin Walton 12 10 Duke Caleb Love Roy Williams 32% 25 points Baton Rouge 12.1 points Garrison Brooks 28 America 59 today 2020

"And it takes even more to come up with the down payment then you did in the past. I mean, the competition in the bidding wars have been incredible. Mortgage rates are a while mortgage rates set more than a dozen record lows in 2020 feeling the demand for housing. They also fan prices higher by giving buyers more purchasing. Power rates are not expected to rise, meaning Feli this year, but their benefit is already far less that it was it was his prices kept rising. Goes on to say Here's what Matthew Speakman says he's an economist with Zillow. These factors appear likely to remain in place for the near term and incredibly incrementally improving economy should encourage more buyers to enter the market.
