"Great question kennedy single owner by multiple shares. I was thinking this myself. Yup it's pretty common. Actually so our average home. I would say has five to six owners. We allow maximum of eight but several owners will purchase a quarter or in some cases. We've seen even three eighths. We wouldn't allow somebody to purchase more than fifty percent if somebody wants to purchase more than fifty percent. We would recommend you just by the whole home for sure by the whole home and somebody says i can't rent out my property not buying it. Sorry so that's interesting. You're probably not the the person for this market because what the people in this group are saying. See i can answer this for you. I think is You don't want to have random strangers destroying the whole ryan. You run an airbnb. Which i did for a little while on a property owned while we move to another property somebody threw a party there and did eight thousand dollars worth of damage to file a claim with airbnb. They had to charge a persico whole big controversy and we wound up getting paid eventually but it was like a massive headache. People don't want that nonsense in this class of owners. And if you want that nonsense you really Should i think go for this level of home when he comes up. Okay i would. I think airbnb point is an important one because this is this is kind of like almost the anti airbnb like this. Yeah this is for owners and families who are not just there for the weekend like these are people who are spending five hundred thousand to a million dollars that are owned the property. They're committed to the community. Like i'll give you an example just to highlight the difference. We recently. Unfortunately you're probably aware this you're in the bay area right just. Yeah yeah so. You're probably aware the south lake tahoe. Fires that just have right terrible and think about imagine. If you're a renter like an airbnb renter that it stated in airbnb a couple of years. Ago and south lake tahoe. Do you think you would be inclined to go help with what was happening. You know with the fire situation. Probably not right like no skin in the game. No ties the community. In picasso's case we saw this we found a charity. That was helping with the 'cause we wrote a check as a company to support the cause. And then we all the owners that we serve in the region and encourage them told them that we were doing this encourage them to strike check as well and we had something like i don't. I don't know what the total number was fiber. Ten owners stepped up and wrote a check to support this local costs like the families. Who are buying these houses. These are these are not frat parties. You know these are like short families with kids that are interested in being part of the community interested in meeting their neighbors and and they love the town that they're buying ended it's a very different mindset when somebody is owner was significant skin in the game when compared to a transient renter. That has no skin in the game and is just there for the weekend. Yeah you know it's interesting. I'm thinking about buying a tahoe place. And i see you have five places up there now. Now you've already bought these places. You have that holding period so if i were to buy one of these this week like right now i'm looking at one. It's like six hundred forty five dimes. I afford that. If i bought into this could i be using it like two weeks. How long assuming like the money. When can i get keys. If it's available you could be using it this weekend. We close and i may weaken close. And you know fifteen minutes like the process. Is that easy..

"Power for six weeks after. What governor john. Bel edwards called quote one of the strongest storms to make landfall. In modern times. Things are getting even stranger on the cova front. A suburban cincinnati woman on monday won a court order for a hospital to treat her husband's cova nineteen with ivermectin an anti parasitic treatment commonly used for livestock. This case is one of several nationwide in which people are trying to force doctors to use the drug which has not been proven effective against kovic nineteen. But julie smith asked butler county common pleas court for an emergency order to treat her husband fifty one year old jeffrey smith with ivermectin the fda ncdc of not recommended it for people. With corona virus smith had found a doctor to prescribe the drug but the hospital refused to administer it so she found a judge that would force them to do. So what countries this again. I guess the same country in which the state of florida is refusing to pay the monthly salaries of school board members in two counties the first two counties that defied the governor to introduce mask mandates in their schools so florida's department of education confirmed the move on monday saying it had withheld the monthly school board member salaries in a latch iowa and broward counties because of the mass mandates which it said quote violate parental rights by not allowing a parent or legal guardian to opt out their child. They did this despite a court. Ruling on friday. Overriding the governor. Saying that school districts can indeed enforce temporary masked mandates to help stop the spread of covert. Nineteen is just unbelievable. Meanwhile the education department on monday open civil rights investigations into some by republican governors in five other states to bar school district's from imposing mass mandates. The states iowa south carolina utah oklahoma and tennessee. The education department did not start investigations into similar policies in florida. Texas arkansas or arizona which have also tried to prevent mandates but have been blocked by courts or other state actions Take another look at florida please. And things are heating up again out. West literally california authorities on monday evacuated all twenty two thousand residents of south lake tahoe due to the threat from the very fast spreading kaldor fire as the risk forced national forests in the state to close residents also had to flee the surrounding areas along lake tahoe's west and south shores. This fire has been edging closer to lake tahoe for two weeks. Nearly thirty thousand residents had already been told to leave the eastern half of eldorado county. Stay safe everyone. "South Lake Tahoe. We have 62 out Grove and 61 in Sacramento. Time to check the markets. Let's head over to Cap trust and John Lockwood John. Hey, Good morning. Well, we've got markets lower this morning despite some good economic news. And corporate earnings continue to roll in beating expectations. But we have to remember the markets always looking forward. You know, 6 12 18 months out, and so, you know. Six months ago or beginning of the year. We expected strong corporate earnings and you know that fueled the stock market higher. But now that those earnings are coming to fruition, the market's looking at what's ahead. And so we've got, you know some issues with inflation. There's concerns about the labor market and so causing a little bit of a pause here in terms of the continual rise that we've seen in the market weekly jobless claims lower reaching a new pandemic low they totaled 360. 1000 new claims last week and unemployment Well, the folks who are collecting unemployment fell to 14 million. That's about 50% of what we saw one year ago, and Governor Gavin Newsom extended the eviction moratorium and specifically, the rent relief program was extended and change slightly. So what This means is that tenants and landlords that will be able to file for some relief for their rent and that goes back to April of last year, and it also is forward looking and the change now is that 100% of rent can be paid rather than 80% under the bill last time. Looking at the real time numbers here on the market. The Dow down six points. 9 34,026 S and P also lowered down 11 43 63. The NASDAQ is way in markets the most down about 63 points, or 4/10 of 1% at 5 14,081. Gold off by a dollar. 18 23 announced oil down about 30 cents 70 to 82 a barrel The 10 year bond yield 1.33% And that's John Lockwood. Thank you, John. Okay, so everyone's talking about inflation. This morning. You hear it on the national news. We've been talking about it throughout this morning on the Cape became morning news, but not everyone is concerned about it. Speaking on CNN Senator Bernie Sanders says the sweeping $3.5 trillion infrastructure deal will help address inflation. For those who are feeling pain in their wallets. Well, I am concerned about inflation, among many other things. As I think you know this bill. This 3.5 trillion. And then there's another 600 billion in a so called bipartisan infrastructure bill will pay for itself will be paid for in a variety of ways, but significantly by higher taxes. On the wealthy and large corporations so that should not add to the inflation concerns. But we should we should also be concerned about is that real inflation accounted for wages for many, many workers in this country has not gone up. Almost 50 years, people are paying much more than they can afford for childcare for college for health care, and this legislation begins to address those concerns. Okay, So Bernie Sanders says this. The sweeping 3.5 trillion other infrastructure jail is going to fix everything economists have said. Okay, this is transitory, the inflation that we're seeing. But the prices for goods and services have been rising at a historic rate and CEOs are very concerned about it. They're saying, Look, we're the one setting prices on what the businesses are selling. And and they have direct exposure to inflationary pricing. So they are very concerned about it. So you do have you know folks like Jamie Diamond from JPMorgan Chase? Very concerned about it. And he thinks it's going to be worse than what the Fed thinks. And he doesn't think it's temporary. Just varying perspectives on this. You're hearing it from all parts right and no one I think really has a crystal ball and knows what's going to happen exactly. But it's important to hear these different perspectives because there are a lot of them and a lot of smart people are saying a lot of different things. For sure. Alright, coming up. We'll talk about a prediction for gridlock here in the Sacramento area. It doesn't mean people are going to be getting back to work in school that will top our newscast coming up in a couple minutes. The news. You can trust things that I need to know everything about the KFBK Afternoon.

Nikon Z5 Review

"So, one of the things that attracted me to the Nikon see five was the nick or twenty four to fifty millimeter f four to six point three Zoom Lens that you can get bundled with the camera. Now, both together are one, thousand, six, hundred, ninety, six dollars. So that's not exactly pocket change, but it is less than some of the other full featured full frame cameras on the market. What I really liked about this compact twenty, four to fifty millimeter zoom is that for a full frame camera, it really is compact. In fact, it has this mechanism that reminds me of a Pentax Lens that I have that we new twist it all the way it actually pulls all the way into the body. The knows all the way into the body, and then when you want to use it, you have to twist at the other. To release the lands and then it does at zooming thing from there. So the Nice thing about it is that when you're packing it or putting it in a case or something. It really is fairly compact for a full frame Lens Ns alight as well. So my thinking was that this tandem would be a good full frame option for hiking and travel. So I decided to put the theory to the test with eight mile hike to crystal cove in South Lake Tahoe. Now, before I, tell you how that went let's take a closer look at the specs for this camera. And again, we're talking about the Nikon is e five murless camera. Okay. Here we go. The first one is a four point three megapixel seamus sensor with x speed six processor. So. That gives you ISO sensitivity. The way up to fifty one, thousand, two, hundred. Now they say in their marketing materials quick shooting at four point, five frames per second. Most of us would not think as four point, five frames per second as fast bursts. Okay. Not Anymore not after shooting with some of the cameras that we do. So there is the first area where you go. Okay this is not top of the line, but it's probably fine for travel for landscape. You know for hiking for things like that right it's a really nice censor by the way I love the image quality that it produces. Now, the auto focus system has two hundred, seventy, three selective points. In. As a hybrid system that uses both face detection and contrast detection methods and I would say that the autofocus is quite decent every now and then I was surprised when it took it a second to figure something out that didn't seem that hard to me but overall pointed I pressed I captured and it went very well my hit rate was quite high. I was only using however the twenty four to fifty millimeter Lens. In fact, I'll talk a bit more about that in just a few minutes. Now, it has a nice three point two, inch, one, million LCD screen that you know goes up and down right it doesn't swing out it's not fully articulated, but it has the up and down articulation which I actually prefer for most things unless I'm going to be using the camera for video for photography I like the up and down tilt a lot better the screen. Is, quite. Nice, it also is a touchscreen and you can operate the camera from the screen itself if you wish, and then has a three point, six, nine, million dollars, electric viewfinder, and it is a quite good I, like the view, the electronic, find her a lot. It's interesting how often though when I'm out nature I, find myself shooting via the LCD screen as opposed to the electronic viewfinder. Just because I, like those different angles I really do however when I'm doing electron viewfinder photography and I'm looking through that. From. The Nikon I like it. I like what I see I like the readouts on the inside. It's really easy on the eyes and quite pleasurable. Now one thing that we do get even though this is not top of the line. Camera in the Nikon lineup is we get dual SD memory card slots in their st memory card sauce which. Some of us, prefer to the the newer standards and they both both slots support you H S too. So they are high speed and there's two of 'em there and I would say that as one of the really nice features of this camera.
