We'd ided for a long time and when it came on the market we jumped. Jumped at the chance to buy it. We did our real estate transaction. The old fashioned way our agent worked with their Asian each of us paid our portion of the customary fees and we'll do it all over again when our old house cells to most of us on the outside of the residential real estate business. It probably looks like that industry hasn't changed in decades <hes> but we are wrong. Real estate brokerages are in turmoil up ended by what else the Internet there are new online ways to buy and sell houses in new ish ways for real estate agents to get valuable leads and that's affecting the ability for traditional realtors to make money which leads me to last week's news which caused a big stir in the real estate industry realty conglomerate that owns brokerages bridges like century twenty one coldwell banker in Sotheby's is launching a new partnership with Amazon called Turnkey through a turn key portal on Amazon. You'll search for a house in putting some specifics about your dream home. Amazon will then provide. Provide you with a choice of realty real estate agents in your area. If you use one of those agents to buy a house well Amazon promises to give you products and services worth up to five thousand dollars the program rolls out I in just fifteen real estate state markets and hardly everyone will qualify for the full five thousand dollars to get that you'd have to buy a house for seven hundred thousand dollars or more still what you'll get if you go for it Amazon home services like unpacking thing in painting and smart home products like the ring doorbell installed by Amazon of course realty will pay for the Amazon gifts from its commissions. Some analysts say the deal is a big win for realty which has been struggling its stock price jumped twenty five percent on the news but others see it as a desperate ploy real. G's market valuation is down to six hundred million dollars from a high of more than seven billion only six years ago according to The Wall Street Journal the Forces buffeting Real G. R.. Many the luxury housing market the company's primary targets slowed last year at the same time. It's brokerages are keeping a smaller percentage of agent commissions in case you don't know how that works. Brokerages have traditionally found leads for their agents and split commissions with them but more and more agents are finding their own leads through zillow meaning realty takes less of the commission so real. G. NEEDS A new way to provide leads to agents one that circumvents zillow so you might think that Zillow is real. G's biggest problem once again you'd be wrong. Realty has at least two other big problems. One is upstart online competitors called I. buyers like open door and knock which promised promised to buy or sell your house for you without an agent keeping commissions down but even more challenging to realty and two other big brokerages is a six year old Silicon Valley Company called compass. It's been luring veteran real estate agents away from competitors. Hitters by promising wapping commissions in some cases taking nothing themselves for the first several transactions now compass is funded by investors including Softbank and it's valued at more than four billion dollars a washing cash. It's been acquiring brokerages at a rapid rate furthermore. It's executives admitted recently that they haven't yet formulated a plan to actually turn a profit but compass does intend to go public that no profit but go public formula sounds a a lot like what was happening before the Internet bubble burst in the early two thousands remember but in the meantime compasses making misery for Realty Realty recently sued compass alleging the company stole company secrets and persuaded agents to violate violate non compete agreements among other things realty denies the claims what we know of the real estate industry may look entirely different within a year or two no. So the bees, it claims to be the oldest and largest internationally recognized firm of fine art auctioneers in the world. But it has been in decline in recent news, why is this? Well, I think decline is probably strong. There are ups and downs, but yes, it's been a pretty rollercoaster few years. It's tough out there. I think we see these incredibly high prices for art, and this huge demaim d-, but it's a limited market. So what you get is a highly competitive environment and margins of squeezed for southern specifically, I would say, yes. Things came to a head about five six years ago when they seem to be losing market share to their archrival, Christie's. And then what happened to some very vocal hedge fund investors got involved there, then she executive left in twenty fifteen. And now they have Todd Smith. And there was lots of up he'll they lost some specialists or. Oh, they were by names, the only firm to do so. But it was a sign of an industry. That's influx, but it also seems to have run out of ways to grow. But at the same time as you say, it's a very strong brand it's been going for two hundred seventy five years. And I'm sure that counting, in the hedge fund, of course, you're referring to is Dan Lopes third point hedge fund, which took a position and ultimately joined the board of the company after berating some of the culture, absolutely. Some extraordinary letters that were sent out. And then yes now he's on the same team. And so what did tad's miss do? Because in saluting, the deal, a lot of people pointed to tad Smith's leadership of the companies, what were the steps taken by management to restore faith in the company. I mean, they, they had to start making profits margins were very squeezed that she very squeezed but they put up the fees. They charge a commission to buyers and to sell us extraordinarily but bit by bit. They've put up these fees. The question is how far that can go? I mean it's up to twenty five cent to buy for. Mr. auction houses, he cost cut. I mean of the people who left really rather than replacing them with other top and specialists. There was an emphasis on some bright, young things, and he has invested in some technology in making buying and selling a little easier online. He's Boorda machine learning business. But again, that's a very, very early stage. The market doesn't seem to have any convincing disruption yet. We've talked about Christie's, but are there other art market Shamir's? How are they doing? And I guess, really how Christie's doing vis-a-vis so bees. Yeah, I mean, between them Christie's and Sotheby's account for eighty percent of ought that's worth one million dollars and above. And they've had a pretty good figures. They had the Rockefeller sale as well. So they've had some good brand name auctions, and do make money. Just here's you make money on those sale processes, or is it made having constant churn, and lots of stuff. Hit the Nedal Ned. The problem is you didn't make that much money with the high end sales, nor any other marketing heavy incredibly marketing heavy, but they also because of the competition to get consignments. You give little bit of your margin away. So enter Patrick draw. He Harry, what do we know about his background about the buyer of subsidies, Patrick joy here at the new buyer? He's really not his activties, not in the art world. But in the telecoms industry, he's someone who's always been very entrepeneurship when he was fresh out of university on day with a nine thousand dollars. Student loan. He's really created this vast empire in telecoms and media, which stretches across France, Israel Portugal, and then increasing the US, and he's quite controversial because he's used by fifty billion euros in debt in order to build this empire, and he's very gracious, dealmaker, I think, in terms of the art world, he's a collector, but he's not super well known. He likes twentieth century painters like cast Matisse and we'll say, French or entrance painters such as Jerry della. But I think is important to note that before his surprise, acquisition of Selby's. He was relatively unknown birth on the art scene, and among Saudis investors like Dan Loeb and to do we know what he attends to do. So the bees white decided to buy it. He said very little only that he's long been a client and Admira, Saudis, and notably. The investment is. He really built this telecoms empire in Europe. And as you mentioned, has increasingly focused on the US. What's happened in Europe is his company has performed quite badly, and it's debt Laden and saddle then it's not a very happy story, but in the process, basically hived off the US assets, which are performing much better. Which are much more preferred by stock market investors and says fortunes in the US doing much, much better than they are in Europe. And interestingly and some of his communications around the deal, he really talked about how this is a sign of him further, embracing the US and moving towards their so raises all kinds of questions about the performance of his European assets in sort of commitment to them, whether he'll be a hundred percent focused on T C's, European operations. And now of course, both of the world's major art houses are held by French billionaires Christie's held by Pino family in their private holdings. So both will be private and one, which was listed, of course, other bees, provided a bellwether for the state of the art market. And maybe some argue on the confidence or thinking of the super-rich with its quarterly financial reporting. How much will this be missed Melanie? I'm going to miss quarterly reporting hugely. The market is very Paik. You really know bias al-saleh's by name miss prices are unknown. There's a lot of Gozo behind even those close doors. So any verifiable numbers are very welcome even just to prove what you suspect is true. So, yes, I think it's a great shame. And what impact will the sale of southern to private owner have on transparency within the market as you mentioned. It's already quite an opaque. I think it matters hugely. I think we're in a world now whether calls more transparency everywhere, and this is closing a window on an already peg market at the same time, it's probably better for them gives them a bit more flexibility, they can make longer-term risks away from my scrutiny, and I guess it's a level playing field as you say with Christie's as we reported the story, one of the things we discovered was that by Christie's being private. They were able to take bigger risks and boulders outside of the purview of the market, whereas southern was. Always exposed to this quarterly reporting. And so, I guess part of the thinking here is that with being private. It can compete better against Christie's. Exactly. And I think, you know, the pressures of courtly reporting and how short term, you have to be absolutely if Saudis had an outstanding guarantee or work that wasn't paid for. We would know about it. Christie's, we didn't have a clue and last question for Harriet. Is this now a done deal? I mean dryers paid sixty one percent premium to the undisturbed price. So it's a huge huge price. Is it possible? We're gonna see another buyer. Well, I mean, in theory, we could in theory, another by could step in, in order to outbid draw here, but given that it is this over sixty percent premium you struggle to think who would think that that was a good idea. I think that's another thing that people were puzzled by. You know why draw he felt the need to pay this massive premium when there were no other competing bidders. You know, there are people who feel that maybe he should've offered less premium and then use the money that he saved in order to keep the top people at south the bees on board. Because now everyone there is slightly looking over their shoulder instead of faring for that jobs. Absolutely. It sold itself to French Isreaeli businessman Patrick, dry for three point seven billion dollars dry. He is a telecom and cable industry tycoon. He founded European cable company. I'll tease in two thousand one and has a reputation for building a global business empire through acquisitions and aggressive cost-cutting. But the Wall Street Journal has already reassured art lovers to mention Sotheby's employee's the dry. He won't bring that cutthroat strategy to his newest acquisition rather, he's buying the auction house for art's sake. The journal says and art lover himself draw. He owns works by Picasso Matisse and Chagall and. His long admired the auction company, which was founded in London in seventeen forty four at least now draw he plans to hold onto Sotheby's for the long term and help it grow the first step. He intends to take these private ending. It's thirty one year stint on the new York Stock Exchange. The idea is that going private will help Sotheby's compete with its arch-rival Christie's Christie's is a private company also owned by a French businessman, the two companies often scrap over lucrative consignment deals to sell multi million dollar artworks in collectibles to seal those deals auction houses often discount their commissions, but as a privately, held business Christie's had more latitude to shave its commissions and make big deals than Sotheby's did since Sotheby's had to report those details to shareholders that latitude makes a difference over the last year. Both Christie's and Sotheby's have done well, booed by a healthy economy. But in absolute terms, Christie's fared better than Sotheby's by more than a half of a billion dollars. Christie's is seen as the winner in the art collection duopoly in part because it has captured some gasp worthy deals in 2017 it sold a rediscovered Leonardo Davinci painting for a record price of four hundred fifty million dollars. And last year it sold the art collection of Peggy and David Rockefeller for a record price as well. Eight hundred thirty five million dollars under draw. He's ownership Sotheby's should prove to be a more aggressive rival, and that won't just be an in-person auctions, but online as well.
