Pat daly is part of a group of dominican catholic sisters who set out to make sure their congregations investment funds reflect their catholic values they to find a fund that supports climate-friendly projects that also help vulnerable communities. Because i thought that was a very interesting topic. In terms of how the loans are are lent out. What are you talking about for minutes mara. Few if you're comfortable with that so the recourse loan means that they can call that loan and that you're on the hook for it non-recourse which is like fannie and freddie those kinds of loans in means that they'll just take the property back and you can walk away so if you're doing a six million dollar deal and it's a recourse loan. They will basically deplete every single thing that you have to get that money back you that money if anything goes wrong it sucks and so like in our fund. Most of our deals were. I mean we're trying to get everyone non-recourse there's a few we've had to do recourse but but the more recourse debt. You have the more dangerous it is on you because the more they'll come after you if something goes wrong so yeah that non-recourse debt is beautiful. It's a good thing so and it's just something to think about just in terms doesn't mean you don't do it. I mean it's it. They're they're great deals and the truth. Is it the bike david set. Once you lay it out you can see. There's a lot of. There's a lot of insurance and risk mitigation in those ripple net leases but the recourse versus non recourse. Is something that you do. But but it's more the value of fairness and well the systems that they come up with in order to ensure fairness ultimately mean. That people are gonna end up getting a bad education and they're not gonna learn how to think truly critically and so forth so there's a lot of a lot to be said on that. Yeah let me. Let me ask that again. Then what do you think would be a definitive source folks. Aren't there going. Wow maybe. I don't think critically enough water some resources. I mean aside from encyclop- sphere which i think nothing gets built out and and you can see varying viewpoints. That's going to be a helpful thing so since you taught this in universities like water a couple of sources that you might suggest people educate themselves on around critical thinking just to educate themselves about critical thinking. it'd become a better critical thinker. Just take your your question at face value. I mean take a college course about critical thinking. It's a kind of college course. read a book. It's like any area of of knowledge A lot of it comes naturally right. A lot of it is just sort of like built into learning other subjects right so even if you've never had a class in critical thinking but you've had a a good general education in the liberal arts sciences. then you probably will be pretty good at critical thinking It's impossible to learn critical thinking without actually learning content. I mean people try to teach that in in logic classes taught by philosophy departments but even those examples in those classes. Draw on common information. Another way to look at this. Peter is to take the basic definition of value valuation and understand that valuation as a definition says that all value is a prophecy of future cash flows and the risk related to the cash flows materializing in the future. So one hand we have a business owner a company that has cash flow has revenue net income and then we have the risk associated with that the risk and sometimes be associated with a multiplier and most business owners understand that a value of a business is typically cashflow times a multiplier so if you have a million dollars in cash flow and your multiple is four then. Your business is worth four million dollars. But what's the difference between a four multiple a five multiple on a six multiple. It's it's the factors we're talking about here. It's the ability to have the right infrastructure and to have another buyer recognize that the business can continue in a sustainable. So that million dollars times four could be worth times five five million or six million dollar business and now we're talking about real money. Peter that is generated because the business has more transparency in it more systems more procedure more leadership team in more of a growth plan. That's being executed so that they can present the business in the future to in investor for transition of the ownership under a growth plan. That is being executed. And you know. Peter the thing about this call and the thing about exit planning is that all of this takes time. It takes time to be personally ready. It takes time to make the changes in the business.
