Headlines here real quick that caught my attention the first one there was a bus crash school bus crash here in weld county this morning involving eighteen kids school bus and an suv was reported thursday morning. According according to their bitter with fox thirty one crash happened around seventy seven this morning near highway sixty and county road nineteen front range fire and rescue said that one person was extricated from the suv and taken to the hospital. Their condition is unknown. At this time there were eighteen students in one bus driver on the school bus. At the time of the crash thankfully no kids were injured and no further. Injuries were reported from the bus according to front range fire and rescue. So that's a bit of good news. Hopefully the person extricated from the sec. The is okay. The ptarmigan fire that is burning near silverthorn. It's been burning for awhile. All pre evacuations and road closures have been lifted. So there's some great news there. According to colleen flynn the summit county sheriff's office said that all pre evacuations and road closures from the term and fire near silverthorn have been lifted as of noon monday. So here we are thursday. Some great news there. The area includes hamilton creek angler mountain and south forty neighborhoods and the areas of ptarmigan including daily ranch. The us forest service closed the entire burn area and the trails leading into it including angler mountain in the ptarmigan trails. The blaze currently sits at eighty six acres. So they're doing a great job of keeping it from growing and lace latest. I checked it was sixty. Five percent contained the cause remains under investigation. But it did spark back on the twenty seventh so it has been burning for quite a while now and sadly here in greeley. Wording get to really sad news here. The greeley police department reporting that on sunday. October third at approximately five forty three. Am the greeley police and fire department were dispatched to a house fire in the twenty. Four hundred block of fifteenth avenue court near unc officers that were nearby arrived on the scene moments later to find the house fully engulfed in flames. Greeley fire arrived on scene shortly after an extinguish. The fire police detectives recalled. The scene after a body was discovered in the home greeley fire arson investigator and building. Expecter inspector with the weld county. Coroner also responded to the scene partners at the weld county. Coroner's office identified the male. Thirty five year old chris dickerson. An autopsy was completed in the cause of death was ruled to be homicide. This case is currently active and being investigated. And there's no reason to believe that there is an ongoing danger to anyone else in the community. If you have any information about mr dickerson's whereabouts between the morning of saturday october. "60 wjr were Detroit comes to talk. Here's WJR is Kevin Dietz. It's being called the game of Thrones home, and it just hit the market. It is as close to living in a medieval castle as it gets. It's in Rochester, Michigan, and it's for sale for about $2.29 Million. But for the money you get about 10,800 square feet. It's a castle. It sits on six acres. It's surrounded by an iron fence and has two gated towers. This the place has 26 rooms. Some of them are hidden. The thing is amazing. We'll put some pictures up on wjr dot com But here to talk a little bit about this property and the market in general is our friend Michael Peart, our real estate agent. Good morning, Michael. How are you? Good morning and thank you so much for having me on a really appreciate it. Yeah. We appreciate you coming on. Did you get a chance to see this place yet? Or have you seen the pictures I have, and I got to say this is a heck of a property with a mode a drawbridge, secret passageways. It's extremely unique, and it's going to take a unique buyer but definitely wanted to scope out at least online on Bill O er on your on your website for sure. Yeah, This is, uh, This is one of those homes where it's probably a little tricky for the real estate agent to to figure out who exactly is the right buyer for a house with a moat and a drawbridge surrounded by iron, a medieval castle. How do you go about even marketing that it? You just try and get some free media like this? Absolutely. And I start with going to the stark family or the lannisters. No, I'm just kidding. I'm just kidding. But, yes, definitely three media getting it on em Live getting in on wjr, uh, advertising it on a national level, especially more expensive markedly in California or some part of the taxes. Because there's a draw right now for buyers to get out of some of the more expensive markets. And Michigan is very affordable with our luxury properties, comparatively Yeah, I guess if people are looking for a little space with the pandemic and have to work from home, if you if you have a place with 26 rooms, you can probably find a quiet place in the house somewhere where you can work. What is the market like for luxury homes in Michigan? What's the market doing right now? That's a great question. So luxury property sales are still remaining fairly strong. We are peeking out on our pricing we've seen just in the last 30 to 40 days, but we've also had an 18% run up in home values over the last 12 months across the board, whether it's a luxury property, started property and second one third home. All across the board with which is the biggest biggest appreciation 12 months we've ever had in U. S history, which is amazing and what goes up. Sometimes it comes down, but in this case, I think we're going to see just more of a pause, so we're seeing luxury properties as well as some other properties. Where they're trying where owners are trying to stretch that price like they have been in the spring, but they're just not seeing it. So we're seeing price reduction happening at a much higher level this month and in August than we did in July or June. Advice of the price type to the market. Nail the place right? Because a lot of buyers haven't caught up with. Okay, The market is starting to slow down so something buyers are starting to question. Homes on the market for 10 days or 20 days or 30 days. It's more about what's wrong with the property because they're so used to those multiple offer situation. What price ranges are the hottest in which ones could you find a place? Uh, it's uh, still available. No, That's a great question. Right now. The 300 around 1,000,000 have been extremely hot, because now you're looking just below the jumbo loan limits. Which means a more advantageous interest rate easier to qualify for, and with interest rates. Still hovering at that 2875 Mark, housing is still extremely affordable, even though prices have gone up in the first time by a range. We're seeing a lot of competition and a lot of investors in that market, trying to pick up homes for cash as well. That's been a little bit of a cattle market. The investors are buying the properties to rent them out. Yes, yes, a lot of buy and hold investors right now in the market, and that's that's also because rents rents themselves have really run up over the past 12 months. Yeah, We've been hearing a lot of younger people out there trying to find a home and just how hard it is to compete against these investors with all cash when kids coming out of school are trying to buy their first house and have to get alone and they have to overbid on what the what the price of the property is. It's been fairly challenging for that market. Has been really challenging for that market are finally starting to see a little bit of reprieve. Instead of seeing 18 2022 offers. We're now seeing closer to 3 to 5 offers in that price range. So if you're if you're a first time buyer and you're just getting out of school and you're ready for your first property now may be the time. Especially if you're fhe or via you're much more likely to get an offer accepted. Also, if you're a seller, whether you're looking to up size into a luxury property or downsize and we had 17,000 homes come on the market in August, which was up from 16,000 in July. About 12,000 homes sold across measure Detroit So there's them and we're sitting there. There's an additional by about 5000 properties that are seeing their so now maybe at the time if you're looking to move, but you're scared about finding something. I have some friends who are empty nesters and they decide. They said, the markets so hot that they had to take this opportunity to sell their home. Even though they weren't thinking about selling their home. They they sold it because they feel they'll never get more for it than right now, and they're going to rent right now and wait it out. What? What do you think of that strategy? And to be honest, my advice to them would be getting to go ahead and get into that next property at two. If if they're paying cash, that's great if they need a mortgage 2.85%. It's an amazing interest rates and they may as well take advantage of it and all the tax benefits that come with owning A tax deductions, the right off things like that. I think that would be more advantageous for them in the long run than any potential bubble first, because I just don't see that with the way the economy is going right now, unemployment is still going down. Wages are increasing. All indicators look like where the real estate market may not appreciate that much in the next couple of years. It's not going to fall slash Home prices go down either. What do you think of people who are in reverse reverse mortgages with the property values being as high as they are right now, is it Is it a time to look at at what your agreement is and possibly getting out of that? Yes, And we've seen a lot of people take the reverse mortgages where they're being charged Industries of four or 4.5% and kind of repackage them in that three or 3.25 range, So it's taking less equity on their home on a monthly basis, much less equity, other home and monthly basis if you're in a reverse mortgage Now is the time to contact your local lender or local bank. I mean, they're like just eating whole leaf and taken it away, and I just have sticks now. My green beans are Barely growing because, well, they're not growing at all. We look forward to 2022 chickweed is a winter annual that will germinate in September. So in about mid August, you put down crabgrass control in mid August, and that will prevent that winter annual From germinating in September. Just like you put down pre emergent in April and early May to take care of the crab press. So I did that in April. Okay. Do your you did that. You did that in April for crabgrass. Now you're going to use the same product so that it takes care of the chickweed and September now you can if you if you want to kill it. Would use speed zone or weed free zone and both of those are really effective on killing it. But it doesn't seem to get rid of it Seems like it still comes back. Yeah, it is. "Longtime listeners of this fine program. We'll know that one of the tactics I would certainly use in any of these investigations is what I like to call the old pervert roundup and that is exactly what law enforcement did. Investigators tracked down approximately ten registered sex offenders living in Evansdale and all were cleared by police but according to CNN there were two hundred registered sex offenders in a ten mile radius is scary stuff now the town of Waterloo has did. He make sure that there wasn't a prison I I did. The town of Waterloo has one registered sex offender for every two hundred and thirty six residents for comparison purposes. Evansdale has a registered sex offender for every four hundred and eighty four residents over all the DCI says. It looked into over three hundred sex offenders to date throughout the investigation. Investigators had a hard time figuring out. Exactly how the girls were abducted. Where the bikes were left was quite far from their house and was not in an area. Cars could travel further. The girl sense had seem to lead into the woods. How a Predator or predators managed to get control of two girls silently and sight unseen in broad daylight. But we've we've talked about this many times normally. I'M GONNA guess that it's by threat of violence. I show you a gun. I show you a knife. You're a little kid is not gonna be that hard for me to You know most little kids are not going to think. Hey I could take off running right now or maybe I can scream or I could do something. You're going to see that gun and once that threat is made now that perpetrators in control. Yeah and what you have to wonder about two is do you take that a step further and say were they lured to a vehicle perhaps by someone they knew and trusted and there was no reason for them to scream and run away right. That's your second option. The other thought to had they been grab from another location. Perhaps a long road alongside a road. Which would make sense. And then the bikes left by their doctor on the trail and the dogs are just mistaken or confused while we talked about this a little off the record was the idea that what if the perpetrator had a truck or had A truck with maybe a cap on it where he got the girls got control the girls there now in his vehicle a he has the their bikes but now he's afraid that once he takes off that maybe somebody sees the bikes in the back of his truck. Here's the other thing to consider as well staying along the idea that it was a stranger abduction. Could we have a situation where they were somewhat targeted meaning? Had someone been watching the two girls as we said? This bike ride was pretty routine. They were out riding together often and I would imagine it would be roughly about the same time of day so somebody put together a carefully planned attack a snatch and grab of these two girls especially if they were following him and then followed them all the way to the lake that might have presented the opportunity. The perpetrator was looking for there. Were a rash of child. Abduction attempts throughout Iowa in two thousand twelve the following reports appeared in various media publications. And I'll kind of go through these one at a time. Captain you just kind of jump in where you see fit may nineteenth two thousand twelve th authorities say they were looking for a man suspected in the attempted abduction of three girls on the west side of Perry Iowa. Perry police say the man stopped his car about eight. Pm Friday and asked the Girls Ages. Eight and nine for directions to a convenience store he then tried to get the girls into the car asking for them to show him the way. Show him the directions. Police say the girls ran to a neighbor's house thankfully on June sixth of that same year. Metro police are teaming up with following a string of attempted child abductions in the Des Moines Iowa area. No this is like one hundred and twenty five miles away from Evansdale but I wanna go through some of these as we as we can hear the most recent of these attempts happened in Pleasant Hill on May twenty third of that year. Police say a man in A. Suv tried to lure a young girl into his vehicle in the same article. They're talking about walkie. Police were investigating an incident. That happened around the same date. There were two girls. They say they were followed by an SUV. In June parents and four city Iowa were notified of two abduction attempts and one of them. The driver of a Tan panel work style van stopped three children on bicycles on North Eighth Street and told them he was going to get them. The children ran away and the driver drove off. Seems like we need another stranger danger campaign through this country. I mean with all these creeps and all these pieces of shit to teach these kids one. Stay away run away. Run to the nearest house yell for help. Well what I find interesting in these situations is when you do have some a child or children who actually go missing and then the thought is abduction. You'll see these little stories in the newspapers in the local newspapers and they are just that they are little tiny stories because they don't know much about the offender they don't really fully know what the offender was attempting to do the actual crimes. They were attempting to carry ow. But it's scary stuff and they're really just delivering a little short warning to the community and to the parents in the area. What happens once you have a child who actually goes missing these stories all start to cycle back through the news because now you have people making connections and you're going alright. There's a shark in the water and he's over here swimming around in this area and look try to get somebody here and try to get somebody there In the same article captain there are going all the way back to march of that year. Where say the Police Department investigated a possible attempt to abduct a ten year? Old Boy. The boy who was in front of his home said he was approached by an Asian male roximately fifty years old with a thin face. The suspect was driving an older grey van possibly with I'll license plates. The man reportedly tried to lure the boy into his van after asking for directions to a church whether these attempts could have been the same person who took Elizabeth and lyric is almost certainly something that police in evansdale would have been. But as I said it's it's very much like you just described it's only going to be frequented by people that are specifically intending to go to that area for the purpose of hunting or fishing

This was Fort Brown Memorial Golf Course on the side of the historic fortification. That gave the city. Its name but with the US government. I started building border. Barriers under President George W. Bush. The entire eighteen hole course ended up on the south side of the fence. Golfers didn't like having to drive through a gate and being walled off from the rest of the city. This spit of land suddenly felt unsafe. None of us come over here. You don't feel protected in any part of the land is south of the wall.
