it's been as president and as evident as it is right now I'm talking about when you have sitting members of Congress openly advocating for anti semitic policies harsh anti semitic retribution that they want a level against the nation of Israel at an agreement by Alexandria because Cortez who actually said a couple of weeks ago that she understood why Palestinians would want to kill Jews over there and why maybe that type of what what what they call the protest in activity should take place in America is really rather remarkable public statement but with people like Rasheeda to leave and "Not long ago this country had a massive housing crash that helped usher in a financial crisis. But home prices have rebounded big time. In fact, right now, we're seeing one of the biggest housing booms in US history planet money's Greg. Resolve ski has a story. It's a picture perfect day in early may real estate agent. Kathleen, Galanos shows her client, Janet Shinnik a brick to plex on a tree lined street in fort Monmouth, New Jersey. I know that is key and all the trees, and this is very nice. The to go to remodel the kitchen, a master bedroom with a walk in closet and a pretty backyard. They take extra time to inspect the fireplace. Nobody wants a fireplace chart. Irish copies in the fireplace. Can't get gin and her husband have lived in Monmouth county since nineteen Ninety-seven knowing their fifties empty nesters. My gotta current lives in Austin, Texas, and my son is I Lieutenant in the army. This isn't the first time Janet and her family of worked with Kathleen. She silt them every time they fought her sold the home. Caffeine has been my agent the hallway every single time. Yes. Kathleen, also in our fifties used to work on Wall Street and after having kids she got into the real estate business back in two thousand and three that was right in the heart of the biggest housing boom in American history. When I began my career it was right on the upswing. Then of course, the whole bust came and then the market just slid down as a real estate agent. You just have to learn how to navigate a buyer's market versus a seller's market and right now, it's clearly good to be selling house since home prices hit their bottom after the crash we've seen one of the biggest housing booms in US history. In the US since two thousand twelve home values have increased over fifty percent. That's a huge increase. Let's Skylar Olsen the director of economic research. Zillow she says this increase in home values has been driven by an explosion in demand. This demand has been fueled by low interest rates and improving Konami. And also just very very significantly sized demographic wave of people entering their early thirties. In other words, millennials are no sorting to buy the first homes. So demands surged what about supply Olsen says not so much one reason she says is that many baby boomers are in downsizing and selling their homes to these millennials the other housing construction has been slow. So we're not building very quickly at all the spy, you know, this demand. Boom prices have now climbed all the way back up to run the historical peaks before the housing crash, which raises the question are we in another bubble. Wilson doesn't think? So she says this boom is like the last one the previous bubble was driven by excess credit. Remember, those things called subprime mortgages were banks gave big loans to people who couldn't pay them back. This current boom is driven by that. This price dynamic is driven more by fundamentals meaning lots of eager buyers, not enough homes for sale this boom has already ended in places like San Jose, San Francisco and Seattle which have all seen home prices fall over the last year there it's ending not with a pop in a crash. But with a gentle deflation Olson believes that's a good sign for everywhere else. But I also spoke with Robert Schiller. He's a Nobel prize winning behavioral economist at Yale and he's famous for predicting both the dot com and housing crashes last decade is he concerned that this is a bubble. I think we should be concerned Schumer says look back at history, although his past housing booms. They all came to an end his research shows that over the long run home prices don't increase very. Much. Once you factor in inflation. They go up, but they always come back down and with the housing market order, showing signs of weakness. He says another turning point could already be here. You know, there's a stretch there where we weren't happy whether offensive play even the win hockey games. And you know, we we fix that. I feel like we've been better defensively, and we continue to win which is which obviously is important. Now, the San Jose Sharks have been one of the better teams in the NHL for a while. Now, they are typically a playoff team every year and they're off to a pretty good start this season. They're in third place in the Pacific and they're coming up a five four win over the Colorado Avalanche Wednesday nights. And it was the first time in franchise history. The sharks have scored at least five goals in three consecutive road games. They finish their three game road trip to and one in over the last fifteen games there. Ten three and sue now we've talked so much about the lightning being explosive offensively this year, but the sharks have been pretty good lately as well since the start of December.
