But i remember getting a mortgage five point seven five percent in thinking and hearing you know this is the best. You'll never going to go over this. It did So interest rates change. And they're going to continue to change. Will they rise absolutely. Will they go down absolutely. They're gonna change over time. And i think that we can be pretty confident about that. Right to todd's point about why often many people maybe even some people to full will speak about bonds with a certain amount of derision and all that is because right now. Interest rates are so low and they are expected to go up eventually and when interest rates. Go up the prices of existing bonds. Do go down. If you hold that bind maturity it's okay you'll you'll get that money back but that is one of the fears. And i stopped running by the room and so i wanted to kind of run up. Property through the scenario one of our properties it does really well room by room and see what it produced so here we go so Yeah and so. This is a property. We have two quite close on in the fall of twenty eight and it's a single family home but law sweet. So it's coming up down duplex but secondly a single family home up in the thorn north area and the client house act. It has since moved out and now we were cool scenarios. Yeah here we go. So we're gonna see once they move out of the property. Should they continue to rent it by the room and room by room scenarios. I model out pretty much every time. When i'm just modeling them. Without property management there might be some clients that have decided to bring a property manager on. But what i hear the most is that they either found a roommate that they trust to mend a property and they give them a small break on rent which is not nearly equivalent to the cost of property manager. Maybe it's fifty dollars a month. That's a huge savings or they just know how so well that they're really not that burden by managing they feel like it's not gonna be that big of a problem. They're just going to market it. They're going to get some people in there if something goes wrong though they'll handle it so i often model especially when it's run by remote without a property manager Additionally there are only so many managers in the denver metro that will actually manager property room by room. So that's another reason. Why i'm so this scenario saying you're going to keep it as a room by room rental and of course it's gonna cash flow really well Using the initial numbers that came from that twenty eighteenth scenario which this person put six percent down which in today's world you can put down three and a half percent so it doesn't have to be six percent. The interest rate was quite a bit higher than we've seen we're used to seeing now. It was four point. Eight seven five percent which is relatively high and the average renzo read that they're receiving for this property is four thousand and fifty five dollars a month and they're actually not billing back on the abilities. I do find men in many cases that when it's room by room the utilities are bill back because it's hard to split otherwise otherwise it's just you just stay to the person you'll pay me a thousand dollars room..

How are we cook all this stuff. We've got fifteen gazillion barrels of beans and rice. And you know. I'm going to cook it. They're gonna have fuel or something so we started getting into distilling and that became thing. Well then we started finding people that were doing different botanical in arizona. They make teachers. They needed to alcohol to start extracting the different stuff. So the the moonshine became more. You know valuable for that. Then you know drink it all to some people. But so i'm wondering do you guys use alcohols at all Distilling the thing for you are you looking or some of the ways that and types of medicines you make well we we use organic cane ethanol And we use it in team to make it as a tincture so we use we. I'm sorry we dilute it down to eighteen point seven five percent. We use fifteen percent vegetable glycerin and then the rest water We let that sit for about a month. We shake it daily and then after that month as long as smells okay which you wanna smell more urban alcohol than we can filter it out and that's when you're with the concentrated herbal extract that comes in the form of atar different each time. It's it's not liquid. What oh yeah. So it's liquid. Well i mean some of these things you know you do it. And it's kinda sticky or it's got resin rates so yeah so like shooting. hong is romy route. That one is super sticky. And it's definitely like atari when you filter it out. But then there's like a strapless honky and that's just like a really powdery. It's really easy to. Where do you get your raw material. Does it come in burlap bags from india or something. No so all of our stuff including alcohol vegetable glycerin is tested and we're giving certificate of analysis when we receive it so everything has been tested prior to us using it to make our tinctures So we have several different herbal distributors We see them online and they get shipped directly to us. One of them may way. Where do they come from the well. It depends i mean herbs are grown now all over the world. Because i remember when we first did it when we first started doing it was a friend of mine. I tell real quick. A friend of mine was dying of cancer. You had some kind of blood. Can't something was going on. And and he's a real close friend of a close friend of mine and we went on a camping trip and they really liked it and we invited a bunch of other people and he came the next year and he had supposed to have been sent home die he went hospice and he went gerson therapy. And it was all about gerson stuff because he had been exposed to some other documentary and just wanted to pursue that. Well i had him on. And i go. And it's just you know. Granny smith apples because it needed to be green applicants because and then it was organic carrots and organic kale or collard greens. So that was basically it. It's just it's like they want to take a stand in any kind of away on anything so like the jokes are all just so blah the characters are so everything is so blah because it's written from the point of view of we don't want to offend anything anywhere of any kind and start with that is is the death of humor because humor at his base is is it's caustic. And if what you're all you're worried about is is trying to align where no one is ever going to take offence at anything that you say you're never gonna. You're never going to be funny. I feel like if they would have done something different and updated.
