"Your free estimate today 6 11 mortgage rates surged by more than half a percentage point this week It's the largest one week increase since 1987 Mortgage buyer Freddie Mac says the average rate on a 30 year mortgage is now risen to 5.78% And of course it's having a big effect on home buyers and sellers Joan and I talked about it with CNBC real estate reporter Diana oleck Well the effect has been really fast something I've really never seen before in covering housing for a couple of decades now We've seen a huge slowdown in demand In fact I'm talking to real estate agents who are canceling open houses because they say nobody's showing up right now And they do expect that to ease up as we get further into summer because rates have just been so volatile You talked about this big one week jump that we saw but we've actually seen rates been climbing since the beginning of this year We started right above 3% of the first of this year and now you have the 5.78 but actually from this week more recent we've seen rates climb over 6% So for first time buyers they are definitely being sidelined the affordability has weakened dramatically And so we just have to see if rates level off a little bit so people can regroup in the market can get a handle on it Yeah so what's the best advice Diana for homeowners who want to get their house on the market Should they just expect that they're not going to get as much these days Yes the sky is no longer the limit for homeowners And that's what real estate agents are having to tell them having some tough conversations as they say you know there is still demand out there And there is still very low supply but there is more supply coming on the market and houses are sitting longer That means if you're desperate to sell don't put that high sky high price on the house price a little lower perhaps you're not going to get bidding wars The problem right now is for a lot of sellers who might want to move they don't know what to move to because prices are just so high Also if they are going to move they're going to be trading likely a very low mortgage rate for one that's double that rate in this new market So it's a tough one on affordability for both buyers and sellers So do rising mortgage rates necessarily mean that home prices will level off or even maybe go down a little bit Well that's the big question And the expectation is that they will ease up We have seen just record high home price appreciation Up over 20% from a year ago that's not normal And that's what I keep telling people So if we expect those gains to shrink even flatten even if they were around 2% remember historically home prices generally year over year appreciate about four to 6% That's a healthy market We need to get back to that to make affordability better But if they do I don't think they're going to go lower That is nationally Like we saw during the Great Recession It's just not that kind of market especially because of the supply and demand situation Again they could flatten and in some overheated markets which is not D.C. but markets like in Arizona and California Miami specifically you could see home prices weaken much further there That's CNBC real estate reporter Diana oleck on Skype coming up in honor for murdered journalist Jamal Khashoggi right outside the Saudi embassy in D.C. 6 14 Tired.

"Is feeling the sting of public reaction to gas prices. Now, for a long time, they were almost contemptuous about this. Biden was like, well, I'm not going to have fossil fuels. I'm not going to allow drilling. And in some ways, to be honest, a guy did say beforehand before he was elected that he was going to do these things. Block new oil leases. He was going to get rid of the pipeline, which he did. So in some ways, you know, people who voted for Biden are getting what they paid for. They're getting what they voted for. Hard to feel sorry for them to that degree. It's not exactly that Biden was in secret about what he intended to do. He did say he was going to do these things and he didn't do them. But now that gas prices have gone to four 50, $5 6, $7, and they could go higher, Biden is suddenly realized this is actually, in a sense, breaking the back of the Democratic Party, particularly when he put it together with the broader impact of inflation, not just the gas prices going up at gas prices, then contributing to other prices going up. And all of this being driven also by promiscuous government spending. And by the Federal Reserve just printing money. So you think that Biden's solution would be, well, all right, listen, you know, at least temporarily, let me open up the spigots in America. We've got a lot of oil in this country. We've got a lot of natural gas, lots of people willing to drill it. There's lots of incentives to do it because prices are high. So there are all kinds of entrepreneurs who aren't even fully employed or diploid who would be happy to jump into it because there's a lot of profit to be made. So I use the market. No. You can count on them not to do that. So Biden is planning to do two things. The first is they're considering temporarily shelving the federal gas tax. So when you buy gas, you pay the price at the pump, that's the market price, if you will, of gas, of oil. But on top of that, there is a an increment that is the federal tax. So apparently Biden thinks that if we do a what they call a federal gas tax holiday, it will temporarily bring down prices. Obviously that's going to be temporary. You know, the government, Wednesday, get that grubby pause on your money. They're not going to want to give it up for long. So this is only going to be a temporary reprieve and the moment they reinstitute the tax the price goes up. So this is hardly a solution to really anything. The other solution, and I know this is one that Biden is actually also a little reluctant to undertake is Biden is going to Saudi Arabia. What's he going to do basically to kiss the feet of the Saudi Saudi princes? And in particular, Saudi crown prince, the guy who is known as MBS, Muhammad bin sultan. Now Muhammad bil santan hates Biden. He considers Biden to be a fool and a fraud. And Biden doesn't like The Crown prince either because he has been convinced by U.S. intelligence agencies on grounds. I'm not entirely sure that The Washington Post journalist Washington Post journalist. Jamal Khashoggi, this is by the way a deep state character. And so the idea that he's a Washington Post journalist is itself a little suspect, but leave that aside. This guy Khashoggi was killed in turkey, and he was killed inside the Saudi embassy, so whoever did this, so whoever gave the order, the blame is being placed on the Saudi prince. And so Biden was like during the campaign. I'm going to make this guy a pariah. I'm going to make Saudi Arabia pariah. All kinds of Biden, you know, big talk.
