And you know how to get involved in the fundraising and the voluntary and, and the event in the in the prizes and the and the awards were given and I can't stop talking about it the shantung. So let's jump off from the fact that they had you had prizes for the women with their vintage clothing, or their what else was the prices entailed. So we have a really fun category. We have two categories. One is the serious exhibitors, who want to compete for best in show that, okay in class. And then we also have the best in presentation because, you know, we're women dressed. Is always that's always our passion. Right. And then you add the ponies on their night. You got you got a trifecta joy. Exactly. So the best in presentation category is actually full women who come dressed in the color or time period of their cars. And so these are some of the fun of we have mother daughter. So the women who show up with their daughters. There's an award for, you know award for one of them. We also have volunteer of the year award sponsor of the year war, so we really do try to just have a really good time at the car show in recognizing the various people who support us, but and also just have fun while we do it. And so we were she's the honor that she came to our car show, and we were able to honor her with the legendary leader award. And we we, you know, are, are just thrilled that women industry women are recognizing our car show, and supporting us insane, the importance in the significance of what we do you know we're not the biggest car show during a car week by any stretch of the imagination. But for sure our impact is big. And so the most are insult Seoul. Carshow. Say car show with a cause cars you cause. And you know, that's a cause for pause. Oh, the people are recognizing now also saw that Oprah Winfrey. Supported your car show as well. Correct. While she actually we met her during our first all female Ferrari, rally, another fundraiser that we do. That's awesome that we did. And we were just honestly, it was a lifelong dream to meet her. I'm not going to tie you down to contract before. Even I'm helpful to you. So if you have real estate questioned symbols state related give me a call for when five eight ten today. I'm your Bs filter, not the bad word Bs, but I'm not a deli on never give you be for bologna. And I am not a bull. So I'll never give you s I'll never steer you on. So there goes your Bs filter. You're good. Gal Bs filter, so that's four and five ten one eight eight eight four one five eight eight eight so envisage real estate, you know, again, the meaning is to contemplate a conceive of a possibility or desirable future event. Well, that's what I do with all my transactions with all my people if you're a millennial or gen x y and z you've gotta call me. I'll tell you why. Because I'm a millennials are sitting on two three four hundred thousand dollars in equity why because I got them the best deal possible. When it was that time. So we've hit the height of the market, by the way, if you didn't know we've dropped twenty percent. They're talking about a market correction. That's headed is impending impending doom time, you could look at it that way, you can look at oh, gosh, I got some advance notice I can make some decisions right now. That's going to help me. So if the corrections coming they could be as early as twenty thousand nineteen where we're in two thousand nineteen third quarter two thousand nineteen is what the pundits are saying or twenty two. Twenty. So what's happening if you have equity? Hey, I'm getting a call and you can call me too at four one five eight ten one. A boy there's a lot of muscle power to that. And one eight eight good, by the way, speaking of one day because I'm kinda into functional because I'm part Chinese. I have so many from the cultures in me on through my DNA that gives us why I love all people. Now that song. I'm every woman is coming up. I'm every DNA that's coming up almost. So anyway, so again. Just give me a call. That's all you want someone to represent you the best way possible. "Just for a moment. I'd like you to picture the perfect stock. No doubt. It would have hundreds of billions in revenue more than IBM Facebook and Google it would probably be a leader in cutting edge technology like smartphones and robotics, you would be on the verge of dozens of blockbuster announcements, but most of all it would be all altered cheap trading at less than three dollars a share. Now, it may seem crazy to such a stock exists. But it does he's a cutting edge tech company that has made deals worth hundreds of millions of dollars with Nokia, Microsoft and Cisco and a twenty nine point two billion dollar deal with apple it's set to create fifty thousand new jobs right here in America, and Donald Trump even calls it, the eighth wonder of the world yet you've likely never even heard of the stock why because it trades under a secret name to find out why the secret three dollar stock could help you retire. Simply go to one stock retirement dot com. That's one stock retirement. Dot com. Welcome back to real estate buzz with Marianne Dorna. Welcome back to your real estate buzz. This is San Fran Marianne and also pleasant hill Marianne because I have a rainbow arc. It's really interesting from San Francisco to pleasant hill. So that rainbow arc basically encompasses the whole bay area. So actually, San Fran Marianne and pleasant hill. Marianne I am your bridge to homeownership on both sides of the bay and also Wilson investments, and by the way. Residential and commercial. And I just did a commercial lease and the previous agents had the least for three hundred sixty five days. Didn't do. Nothing didn't sell. I got the lease and within sixty five days, we I've got someone and they're in contact and the owners are so happy. So few need commercial space leased and you want somebody who's tried and true. And can represent you with the name plus rating. Okay. That's my purple heart gave Marianna call four one five eight ten one eight eight four one five eight hundred eighty eight. So you know, I wanna throw. A everything that, you know. Conventional wisdom says the window in the sense that I don't follow conventional wisdom, and that's all I am an outlier which is better than a regular liar. Liar is very somebody kind of out of the norm is do can do it. Do it all and I do. So here's the thing. Again. I just want to recap. This is the end of the year. You know, what happened towards the end of the year? Prices dropped eighteen percent. So if you're wanting to sell you've lost ten percent of the market value. However, you have ten years of appreciated value. So you're still at the top of the game. The conversely though, you also are buying a home. That's eighteen percent less. So wash. So if you're planning to move up now is the time because the interest rates in your favor. Okay. How do you know? It's really it's most most important because is the interface your in your favor than you could be able to so take a good portion of or all of your money in and apply it to your next purchase. So I recommend that you contact your CPA for how the tax is going to work out with if you take all of it. And then be able to invest it reinvested or you could take some of it because they're arguing has gained there. But I'm cannot give you advice, and you have the contact your CPA. Now, if you're a buyer, it's a interest rates are still favorable the past says of the homes, there are certain pockets in the bay area, and I know them so you have to give me a call. We're talking about homes under four hundred thousand dollars, and I know them all because I take the first time buyers, but I'm not going to declare it on the air. I want you to call me. Give me a call four and five eight ten one eight eight. For one five eight hundred eighty eight I do all five bay area counties. Okay. I do San Francisco Moran Solano, contra Costa, north south east and west I do Alameda County. I do cemeteries Kanye cross that bridge. Okay. And back into the city. And I also do I do know the way to San Jose. And I can't sing that song. I have I have a very religious tongue. It's so holy because I keep having a bite because I can't sing I'm not allowed to sing. So it's okay. I'm not allowed to say, but I can talk I can talk all I want. So the compromise. But it's a happy one at that. So I I sing all I can when I'm off the air. Hey, if you need somebody to sing at the assisted living facility care home. Give me a call for one five eight one eight eight I love I love sharing my gift of song. But I can't do it on the air. So anyway, so. The interest rates are still low so Marianne high-fives. How do you know, you can qualify for a home because I've met people in? Let's say you have a home. Oh, no. I don't I said do not get you home the go really somebody tried to help me before. And it didn't happen. But see Marianne is my philosophy is give your best Aim High. Never give up and always close escrow, it really falls into your belief system and you intent, and if my intention is to get somebody in a home, I will get them into a home. So the first qualifiers two years of employment or more. And if you have.

The other example with that is I don't like people, getting stung. Okay, I really like people to get good. Good information. So they can make good before the fact decision instead of having after for the factory grants. And I want to just say, thank you. Shoutout to Caroline. She just says, I love your show. And because that's my goal. You know, they people like to make it difficult. So that you can call them. I like it to make it easier. So you can call me. Okay. I'm on the other side of that wonderful information spectrum. So anyway, again, this is real estate buzz where you get your info Honey, make your real estate money, and this is San Fran Marianne Marianne Kadena. So I'm your Bayer veteran realtor. Oh my gosh. Veterans a good word because I've been through all the major. Moore's of real estate transactions. I guess is the best way to put it. Plus, I help first time buyers veterans. Anybody's seniors. "Now back to real estate buzz with Marianne Kaduna. But you can't from sundown. Welcome back to real estate vase. You know that song is so appropriate California. Saw Marianne got a lot of heart and a lotta soul. The be able to help you represent you in real estate and San Fran Marianne dot com. That's my website because I am San Fran Marianne that was a San Francisco for thirty years during the golden years of the city where everything that happened in our country when our country was real when we reach for the ideals that were real between the civil rights movement, the riots, the Vietnam war when Harvey milk and mayor Mosconi were assassinated, the first male first female. Mayor and the first black American male. So the women's rights movement, the gay movement, the rainbow movement of what's happened to San Francisco rock guitar in San Francisco, so I'm enrich with that culture. You know? And I think it's really important because I am a swell diversified realtor. I can relate to anybody. I can shake hands of the proper Russia candid, the president style. I'm sorry. I'm going to back up on that one. So anyway, so as I if you just joined I'm Ashley going through the ten districts that make up the wonderful beautiful city of San Francisco, and I just finished district one and district to and basically what my goal is to familiarize with the district's the neighborhoods within those districts in the entry level to those price points because the market has shifted as I said in a previous show the values are done eighteen percent than there. You know? I don't know if you know, but I hear there's gonna be a correction. So if you're waiting don't wait too long because you need to get the maximum amount of your money. If you're going to sell and be able to have a story to tell hey, I got out with depreciation depreciation and depression. Okay. So again, so district one and district to be recovered. Okay. But now district one let me just give you recap district. One happens to be. Cliff lake can't out of Richmond central Richmond. Inter rich men lone mountain and Jordan park district too is out of sunset inner sense at central sunset park side, golden heights and enter Parkside as well. So an entry levels into those one point three million fifty thousand and the second one was eight hundred thousand for this too. So give me a call for one five eight ten one eight eight eight so this took three let's jump on board to the south west and no not southwest US. But south west San Francisco, and let me give you the districts that Deborah hoods in those districts. Okay. So pine lake park. Moore said manner lakeshore lakeside or said, heights English side, ocean, view English side, heights and stones town. Hey, that's very interesting because what's my relationships there? I want to ask this junior high. You know? And again, you know, we're talking about Sigmund stern grove, and then we're talking about the English side district. And by the way, for all of you, San Francisco rock fans like I was we had Fillmore west and all that well sly family stone was a local artist, and he actually lived in the English side district. That's a little food for thought English side heights stone stand they have a wonderful shopping center there, and I used to go there as a child, and you know, all these different neighborhoods. I really am a part of about. But basically walked all these areas or visited all these areas. So getting back to that district three which is a portion of San Francisco, guess what they do have an entry level. Oh my gosh. The asking price is seven hundred ninety five thousand dollars. That's pretty awesome for San Francisco. So I'm not going to tell you to wait don't hesitate. It'll be too late. Give me call foreign five eight ten one eight eight eight four one five eight ten one eight eight again, so entry level of seventy five, and you know, what you really can't afford to wait. And I told you the analogy there is that you can't write off the gasoline because it's not deductible because you're driving to three hours to commute to San.

Hey, took fifteen years to get in place. However, the benefit to that is if you're going to sell now what you need to call Marianne for one five eight ten one eight eight what you're buying is eighteen percent less. So it's it's a wash. However, the interest rates are still on national average. According to Bank rate is four point nine two zero percent at total today's national average APR. So that's still not bad because backing this up. I'm dating myself. Again, it's the only kind of dating I'm allowed. Hey marianne. You wanna do it yourself host your Honey all day, you anytime? "So I'm saying negotiating problem solving and mitigating issues. And if you don't think that's valuable I'll tell you there's been times when even professionals and professionals have the wrong information, and it can put you in for closure. So what happens so you are forgiven? From a short sale two years after some some depending on the scenario. Some lenders will forgive you the day after depending on your behavior in the circumstances. But typically, you are forgiven after two years, and you can. And you can refinance you can buy another home foreclosure, by the way is a different story. That's like, you know, remember how you get graded to in school. You get an eighth to an F. Well, you get enough and your credit rating foreclosure, it stays on your record for ten years. So if you think that that's not funny look at your age right now, look at yourself and say, can I wait ten years to buy another house when I can sell short and buying two years 'cause two years I think you can recover in two years. I you're you're dealing with the emotional trauma PTSD of everything that's happened. You know, you lost everything and you had to give this house up. But you know, what you didn't have to give up your life, and you had an option which is called a short sale. So I highly recommend that you do some research go to the equator dot com. But at the end of the day, you're gonna. Real need a realtor to transact that short sell for you and negotiate for use a third party Representative for the Bank or a third party, representing you to the Bank, and that's really important because you have to have somebody who has the skills to know, what to do the negoti ability to know how to represent you. Because at the end of the day, the banks are gonna want their money, you're going to have to go through the Tump, screw thumbscrews. If you wanna get out of the the the loan, and so you need somebody who's really ethical and good at doing that. So I'm not trying to to my heart. I'm sorry. I'm just trying to be very matter-of-fact. Tell you how I do what I do because they're important. If you don't know how to transact a short sale, if you're agent doesn't know how to transact short sale, then you will never you will never get that home sold, and it will eventually go into foreclosure, which is what you don't want to do. So you know, what does that mean for you? Go to San Fran Marianne. Okay. And. Go to my testimonial page. I think it's very important because when you go to my testimonials and you'll see what I'm talking about. And it's very very telling and I will tell you. It's really important because I call it your economic life and death depends on it. You know, it's not literal life and death, but it's economic life into and you want if you suffer the most important thing if you suffer an economic injury that you want to recover as fast as possible because you don't want to be left out. So I don't wanna leave. You ought to stay connected where you get more info Honey to protect your money and short sale. Hey,.

"Can also go to my website, three ws, San Fran Mary and EMMY EMMY an N dot com. You know, how to spell San Fran. And if not it's S A N F R E N. Okay. So San Fran Marianne dot com. So we're talking about the market short sales are up the I mean, they're coming back. I had to if you go to equator dot com. You'll find me there Maryanne Dorna, and what are the things that is really telling is the map that they have up. And what does that mean? Well, right now, there's fifty six thousand one hundred and thirteen active are ios in the nation. That's just in a nation. Now funny thing is Florida's leading away. They're a red state literally speaking there also read with short sales are kind of leading the way in California. Hey, we're we're coming up pretty close. Okay. So we need to be able to offset that by knowing what to do and nine what to do is. A short sale is when before it was when the prices were upside down, the the heart the value of the loan was more than the value of the home. So it like drop by half if not more at some cases, and nobody wanted to pay those high mortgage. Head vertically those very exotic mortgages based on like eighty twenty hundred percent loans and all these. All these exotic loans, and all these really arms that grew hands a choke people. And so basically we're coming out of that supposedly, and it's more stabilize market, they're not pushing arms like they used to. Fix thirty year fix. It's always been the bread and butter of homeownership for working people. But Linda, curl out of debts. They end up. Charging too over their limits. And then you end up ten twenty thirty forty fifty thousand dollars worth of credit card debt. And then you end up refinancing your home start. Taking out your equity and one of the one of the downsides of. What's happening with those arms? You end up having to keep refinancing all the time in the Bank makes Pooku bucks. Every time you do that before the bank's only made money once every thirty years on that loan because you know, people paid for it and retired, and, you know, had homeownership, but that's not the case when now with a high debt and the card system that we're in because, you know, your car carrying worker which not necessarily meaning your status, but meaning your credit, so you end up charging too much, and that's what happens and soda every three or four or five years people end up refinancing their homes and taking the equity out. So you don't wanna do that the goal here stability. So now that we're in this market where it's been a ten year. Hike twenty sixteen kind of top that hike and 2017 is the pushback for the pricing. So what's happening at twenty and twenty next carried over into twenty eight. So what's happening is the price of the values are dropping? So if you're a seller. I'm gonna tell her you. You've got to move now because they are coming. According to this map, the REO's are coming. So you need to sell your home prices are still Glennon, you a good chunk of change. You can sell move and start a new chapter of your life. And especially if you're a senior, and by the way, I'm a very good person to work with if you're a senior, I'm very respectful very responsive, and you know, and I like to take care of people and even more so for people who need in a more vulnerable to greediness and more vulnerable to unsavory people doing conducting business with them. If you don't think that's the case go to Arp and find out those statistics. Anyway. I don't want you to go away. Because I want you to find out how not to sell yourself short. By staying connected with San Fran Marianne four one five eight ten one eighty date. We'll be right back with real estate buzz..

"The best position possible for real estate ownership and also the best financial state possible. So I'm working on some things right now with a group of people to be able to get the millennials in position because I saw a map or a diagram. And it said the average income for millennials in the state of California is twenty one thousand and that's true. You need San Fran Marianne to be your real estate mom because I want millennials to succeed. I don't want them to believe they're actually inheriting an economy that was not their fault. And it's now can't blame it on San Andreas. It's based on greed. I'm sorry. Based on greed, and that's why we're we're at today, and I'm going to say this. Although I'm gonna lose it. You know copyright. I could say, hey, this is copyrighted right now. But the problem that I see with the greed in the world today is we've taken the golden rules. We've melted them down and recreated the golden calf. Ouch. We're no longer operating on values were operating on greed and the cost of everybody else. We've lost. You know, a kid sense of community. We've lost a sense of humanity. We've lost a sense of empathy because it's all about what I want to get for myself now, and I don't care who doesn't get there. And I don't think that's a good position for us to be in this world nowadays with so many people. The lock of tolerance is not going to help us to survive. I don't wanna see a scorched earth. But I don't think greed allows anything else. So let's think about it. Okay. So, but that said we still have to survive this world, we still have to invest we have to be players in this game called life. And you know, a lot of my millennials bless her heart have become investors. So one of the things that they don't realize is when you have a investment property, and if you have an investment property, and this is like your first second third or fourth because right now go figure used to have unlimited. A unlimited amount of investment property. You could purchase key Mazenod. Imagine all those millionaires are being grandfathered in who's got thousands of real estate investment properties. They can write off the interest. Well, I'm sorry. Now, you're limited to four. Is there a reason for that? Yes. Because they don't want to come petition. That's just me. That's my observation. So what you need to know is that you can ten thirty one exchanger your property and move up into another property, and that's on the two year window now. Let's back this up to being a buyer and a homeowner who's become a seller because the way the the the tax benefits are written. And I'm not a tax preparer. You contact your contact your tax advisor for the first specific information. But the general understanding is when you buy a home after two years, you can actually move up. Into another home as long as the new home that you buy you move home is equal to or more than the sale of your original home. So if I look at it if I step back and look at that that means that really those laws or those tax provisions are there to help you to advance in life. Every two years you can move up roll over your equity by another home that's more expensive. And eventually, you can probably move up two million dollar home. If you practices every two years, and you don't get encumbered by debt. Again, you'll regret it. If you did it. Okay. I don't want you to be in debt. I don't want you to regret, and they don't want you to live in fear. I want you to live in form. So please listen. Okay. I'll I needs a pulpit, you know. But I guess this is the closest thing I have. This is my financial public for you. Okay. Not puppet puppet. Okay. Wisdom urn wisdom gained. Okay. And if you don't gain wisdom, if you don't gain wisdom, you will have pain so getting back to the subject matter. So with the ten thirty one exchange, and by the way, I am having a ten thirty one exchange workshop on the first Saturday of November. And you can call me at four one five eight one oh, eight ten one day to find out more information. It's going to be held in pleasant hill. I have my ark San Francisco pleasant hill. So and if you want me to hold a ten thirty one exchange in San Francisco for you, just give me a call for one five eight ten one eight eight eight so basically on a ten thirty one exchange, although that the ten thirty one expert, the general understanding, I have because my ten thousand one expert will be there with me is that you can take your investment property ten thirty one exchange, and you have what you have one hundred eighty days to do this process, but you know. Those details will come on in the workshop. So if you're interested.
