I'm the williams brains. And then i connected those offices by a radio network and my daughter buys wasn't cutting it always program but all wasn't very good at it so after about ten years i looked at it and people. Were calling me up saying you know. Can we use your system. And i sort of looked around at other systems. Had a if you other systems. I didn't really want to go and do this. And i was more than willing. We bought a system code act and was more than willing to work on that. As soon as wanted to make changes or customize it it was too difficult so in two thousand five. I hired two programs from sweden and unique and pay it up with them more joined them myself and we locked in a room and by the end of two thousand five. Three clients had roles out. But if i have taken more time and plan things better instead of rushing in and saying this whole time we would have had a bit of platform footing back then. We played catch up for a long time after that. That was quite challenging I was very green. If i had have known what the challenges a operating a business probably would have taken on partners bill. You're on as it turns out dania's later. I didn't take on hot. As and made it through those peaks and troughs. And i'm very glad about that now but those light to thousands. It was pretty stressful. I'm proud guy and have love. Thousands of wholesome relationships and i didn't like to let people down so that took its toll differently in those early. This is probably one of the very interesting people in the industry. Oh Yeah I'm talking about Doug Driscoll so he had smuggled clicked articles of twenty nine hundred. He's not one to shy away from controversy. Controversy didn't prince have a song. Ah never mind my singing okay. So yeah so we invited dug into the studio. He bought a very nice bottle of red born the man. The man is very coffee thanks Doug and first of all. Because he's articles get a lot of traction so interested in what's thought processes he goes through before he sticks pen on paper. Because because obviously you know if agents out there who might be creating blog posts and things like that you want to go through a similar thought process because there's no point creating content unless it's going to get traction out dates it's actually you need to be talking to people are sitting there talking about up and also it's important to have a point of view. Well that's what I was about to say often. On the late agent paper will click on a strong opinion more than they'll click on something. That's a bit you know. It's always important according to put forward but it's even more important to have an opinion on that thought and to be sort of interesting reasoning behind it because I think people I really respect that so this is interesting like there was some really touchy topics in real estate in the last twelve months and so I thought if I'm going to get anyone to talk talk about them it'll be doug so we talked about three things which are real hot buttons in two thousand nineteen the first one was the maitre thing so there was quite a few cases in the media last. Gee We don't need to name. Names will go through them. But I suspect that it won't be lost and there will be more. You know it was good of change doc about what he sees is happening. And some of the steps that people need to take to ensure that that sort of fallout doesn't happen in their businesses says and this was a multi level compensation that you had it can be applicable to a leader in the business. It could be applicable to somebody WHO's working as a practitioner in the business so somebody can potentially be a witness source of standard. These things happening. Yep It is a very sensitive topic that I think. He was very eloquently unpacked. But I think the important thing is that if you say something or or something it's you you speak up. Second can topic lead generators so love him. Oh hide him like you know. I always believe that you should be looking at Roi on any marketing you do and if you choose to the Legion right right isn't it makes you a prophet more power to you. But they're person cons obviously of using lead generators and also the data that's involved in the data that changes hands and things like that so it was interesting to have a dog and get his thoughts on all of that and particularly what he is saying happening within his group and how he's encouraging people to consider the generators in how they play pop in the business for some people do an important part of their business for others. It's an Alpha changing the he's there is another another tool kit bag. I'm absolutely and thirdly property management so this is an area that I see is changing and you know I've been kind of taking about the subscription economy for a couple of years now but you know like I think that differently. Property management is an exciting place to be obviously margins being being eroded in traditional areas and confused anymore choice but I also think that opens up great opportunities and said jogging. I had a bit of a chat about that as well so these these elect a hot button topics for a lot of people at the moment. It's a pleasure to see you here in the studio. Finally we've had some good articles from you. The sheep on the late agent dot com in fact that was some of the mice clicked articles. Who Do you believe? And we haven't named few in the studio. What's that? It's Mr controversy okay. I don't call controversy Sir. I mean it's always important sometimes to pop your head above the parapet and offer an opinion on things before we started getting into the made today. I just wanted to have a bit of a talk about some of the stuff that that you've you've written so you talked about using the off market. which is a hot topic this year? He had some predictions for twenty twenty. And something that sort of popped up is number two news pace with one that you did about the real estate industry having reached technology into section which I was quite a bit earlier in two thousand nineteen so so first of all. You know if there's some people who would love to be in the magazine but can't figure out what to write. How do you sit there and go? Okay this is what I'm going to write about a love to say I strategize strategize these things but obviously I have a day job. First and foremost you know being the manager to stop partners and that keeps me pretty damn busy but I do try to spend as much time on the coalface as possible. Immuno speaking to the people that Kinda matter and I typically leave a lot of questions and I tried to find out what their pain points are and challenges. And when I'm around the trap certain things things cropped up a pop up and then normally the source of inspiration. Then only the things I look at it and go you know what I think. The wider audience would discuss this or maybe sometimes here my view on these facing so. I don't sit down with a blank piece of paper. They just come to me Kana randomly from the facade of speak interesting. So let's can we talk about a couple of these so let's start with the real estate industry having reached its technology into section. Is that still where your head's at have. We reached a critical mass of technology. That if we just throw more technology into real estate it's not necessarily going to improve the experience or productivity slightly. Yeah I mean what I meant by that term was I think we're very much across roads. And if you look at the two axes if you like you've obviously got the machine. The robot artificial intelligence predominantly. And then. You've obviously got the human touch points and I think that intersection basis that we need to fully understand that embrace what can be kind of automated and what we need to do ourselves and I think we've become overrun overrun somewhat. We've all these contact plays at the moment. I did a bit of a study within my own group. About how many different tech providers office on average would would use in two thousand nineteen and it's an excess of twenty if an operator's and I think we almost need to do is deconstruct that somewhere and look at where they're all actually purposeful and actually have meaning with each and every business nothing on the not so we just need to understand that we need to double down on what the human good up and then obviously automate or outsource everything else. I mean we do it too in this business. We add stuff we add stuff. We add stuff but I think unless she kind of tight stock every now and then to go or is this really adding anything valuable meaningful. Then you just end up with hape of toys in the toolbox box on sometimes painting a rusty car. You know it's it's really important that Econo- circle back because what was purpose for us for maybe even two years ago may not be today. That's how quickly technology is moving. So it's really important to kind of especially at this time of year so reflect on what you've got and then look forward to what you need. Yeah absolutely and so what about this team of market. Have you spoken to students at by the way he sent me a message at your private message just referencing. It drives me crazy and I think it's now part of the common vernacular but that doesn't make it right. As I say it's an oxymoron. A set of my release. I even my own property that we can name property added chat to the the agent and I said which property is explained and she it's off market and I bet my tongue but I nearly said to hell. Are you doing it. Then if he's off market so I think we're just GONNA get out some of those bad habits a can't be off market because the moment that an agreement is he's executed it means it's very much on market and I think the industry is repent steets use that term on the basis of property not yet having been advertising portals talks so they can surely come up with another maybe market quietly or pre portal advertising. But not off market but that's not the industry won't continue to do of course. Yeah it's interesting interesting isn't it. Because I think Eddie Satan write an article in the final edition of late agent for two thousand and nineteen about exactly that problem because now we have a problem of Kamini dies on market is the real number because we've got probably a released to a by database. You've got FACEBOOK relation than you've got a puerto release does muddy the waters significantly to absolute and severity. Good Point I think that should always go back to the date that the actual contract all the sounds sounds agreement was executed about stay one as far as I'm concerned absolutely. I reckon that's good role to we've solved that problem now. There's a few others that we need to solve today. This is a raise it. I've called did you in here. Actually because there's been a lot of controversy in different areas in the real estate industry and with paper with lots of different opinions and so it Kinda WanNa break days down down with you because you're not one to shy away from some of the tough topic so they are. Of course let's just call. It May to where we we saw a couple of big in cases of that in two thousand nineteen lay generators because everybody loves to talk about the separatism what impact they have on their businesses and and then also property management because that's probably one of the areas it's main squeeze and squeeze and squeeze in yet like when we saw the market deep in two thousand and nineteen. Everyone was once again. Thank God for property management. And I don't know about you but I think there's a lot of opportunity in property management absolutely moving into twenty twenty. Let's go from the top. Do you think in the real estate industry that May to is a big problem. Yes I'm by the way you've just pulled a penalty. Grenade in front of moderation is what I should probably do is stop apply. prefacing the sensitive around the subjects for me. You know Jim I understand. Obviously how big they are and I think sometimes it's sensitivities. Stop also hold us back from having a fairly open and robust discussion conversation around it and as you alluded to there are two three high profile cases as of late but I think if we look at it in a simplistic accents want a better term. I think they're kind of two categories. Here there is the ones that belong to the condom metoo movement that protrude person the one who sets out with kind of and ten or Madison. Mind that the well-documented ones and certainly that's the genesis of the metoo movement and then you've got probably the second Campbell the second category which she's the naive and all clumsy person that kind of maybe uses this before they use that and I think from that perspective. That's probably the most most recent cases but that's still non. Excuse you know if my point of view when I look at the recent cases there's been a lot of people.

You you know he was like the energizer bunny and it's infectious. Yeah on it looked so. He's coming into his third year. Thank you first year right a million bucks second year right two million bucks. Yep just what. He's targets for this year. Yeah yeah the three million the guy just has got a memory lock rainman and and you wait not here this. He can rattle off addresses like and he's got some amazing tips as well. So one of the exciting things about these podcasts that we get a lot of really experienced agents on and some people that have been in the industry for a long long time. Josiah's is new on the block. He made himself a nation. And within this podcast solve you can really understand that whole stop. Rinse for As of created nation within a market that when you look on the surface all the ultimate stacked against him guys what I I really like to do is I really like to Kinda Dean to see how they got a fist listing. Because that's obviously that's head on number one when you in real estate how do you get you fisting and often. Can you guys when you competing with established agents who have got an established market share. You really go day some serious legwork to say well this is why you should choose me but when are dug into it with Josh. Interestingly you know he he's face listing which was jeep lakes and then from then on he really marketed himself. Well some people that had jeep lexus. Because you've got an amazing cross with his first Jeep Lake City so and then he became the duplex guy. which is I mean in? Look in a place like quakers hill. There's a lot of deep lakes to be in that up for him I. It's actually naturally progressed into town houses and into other multi willing properties properties. Look it's a really interesting podcast. Yeah so hats off for actually so uncovering a number of eds inc cruces's as to how does business in his area. We'll tell you one thing that he told me off camera off camera of but he shut me actually like you know because I asked him what. CRM system was using and stuff like that me peaked. If he's fine and he actually does a world of peace keeping in touch via text really so he's actually you know he's fine. He's got all these he's context. He's Mary listed any sign. Yeah and he's constantly updating about prices on Jeep Lake Superior and things like that and and I thought wow this is why people want to talk to nine. I'm doing all the markets updates and stuff like that the session mayday stuff all the rest of it. But he's really sort of constantly sending valuable information out to his farm area so there was something he didn't say to me on the podcast. Say Sorry Josh. I've just revealed your secret making a valuable information. I was listening to this podcast as it was going on and the guy was was rattling information. I think we've captured. Lincoln's almost like living transcript of your working career. It also gives you a great inside. The WHO the person is where they work doc where they were before taking actually find ways to connect with somebody which is really difficult to do on your other social platforms. That works which has been a number one Amazon zone bestseller He's also speaker he's been on the speaking circuit and he's the CEO of blue media which he founded in two thousand and five and he's been featured all over the welled in some of the big publications like Forbes. Having Tim Poston the Australian and things like that and he actually consults on how you can use linked in Beddoe to even another noise people and generate good leads having had the chain Viata. So it's a real pleasure heavy of head lots about you from the speaking circuit and I know that you do a lot of conferences and workshops and things like that in your area career specialty which I know is linked in and all sorts of other types of brand building on social media for people that probably haven't had from me because they might be some people that would've been under a rock for the last twelve months deny. Can you give us a little bit of a rundown on. Who is Adam? Franklin absolutely Sam abandon this digital marketing. Guide Fifteen years now. Obviously lots changed in that time. What started as you know? Crunch email marketing and websites Ni- blossomed into social media particularly linked videos become huge lightly. So being able to implement and test off out as these technologies in these platforms have emerged. Devolved old. And I've been able to then still down into actionable things that my clients and students can learn so up to fifteen years. I call myself a digital Marketing Coach and consultant and many listeners. Will as saying the at various realistic conferences and workshops over the years. And it's it's it's level to be back and you've got a couple of books books as well don't you. We've got marketing. That works which was Amazon number. One bestseller even technologies. Change The lion's share of that book. The fundamentals are still assigned side being generous building relationships over stuff. We're going to talk about today. Is What talked about in the book. Is there a particular area area that you grind fawned over the last fifteen years look without doubt in the last two three years linked in has been the platform it's really stood out for mating intensive engagement results in terms of the ability to reach the types of people you want to be having conversations And so that's what I really focus my my energy on Fatima thing as well. Yeah me too actually. I mainly have an amount. Listen I think that's almost number one if he can get some real estate. Pardon the pun in someone's inbox than people want you in in their inbox. Then it's a really good thing but I guess linked Dean is a really good place to be able to find. Papal people in the first place absolutely are explained to clients that if people are saying you on Lincoln and they're saying you in a rainbow. Will they really go the top of mind pot taken care of you're going to be getting more referrals and no word of mouth because you're showing up at people's attention is so a NI- agents have been a little bit hesitant about Lincoln because facebook and Instagram of always been the social media platforms that everybody loves so facebook because everyone everyone feels like everyone's on facebook particularly it seems to me to be correct me if I'm wrong and older demographic to on facebook as as because you know like people like may like to see what the kids are up to so and also you know like I suppose that sort of Bouma. Genetics type high-minded China generation people that real estate agents one appeal to you. They seemed to be on facebook. A lot and instagram is also very popular among agents. Because it's very visual and and people love to be able to display the hines and then Lincoln's always vein are now it's gaining popularity now because I'm hearing more and more agents getting on the platform but why do you think people will hesitate reflecting. Lincoln seems a bit stuffy and boring and professional compared to the beautiful pictures of instagram and the social official nature of Facebook instagram and facebook is certainly very popular with agents. And I understand why that also made it Lincoln as a huge opportunity because not as many people are making the most of it. People are actually very approachable online team. You can find people in your area. You can contact them. The fray and actual fact rates that were saying unlimited at the moment is significantly higher than that exact same of content published on instagram and facebook. And so that's why I believe linked in is a huge opportunity Twenty well that's interesting. Isn't it because like like I've noticed myself with our facebook formations and things like that that the races getting less and less and less over the last couple of years. So let's talk about how. Oh agents might WANNA use linked in all or how it will first of all. There's one thing I have noticed battling teen and that is one of you google. Someone generally two things will come up with their in the real. Oh studying the street. Obey their real estate. Come that you profile. And then usually they linked in profile. Can we talk about a few chips. Maybe to make sure that that I look could an agent is a good one like what would you recommend on price file. That's a great point you might when people do a Google search ago nine. It's very often linked in number one number. Two typically further ahead than the company website will be agents personal website and so that's typically what to click on and so with that inau inge. What we need to I remember is to have a profile to up to date and I'll talk in detail about that but the first thing I gets to keep in mind is is the headline so what you call yourself so a common mistake Some agents Mike is they might be out. The principle of the director of the company and the company might not necessarily have the what real estate appropriate agent or. What have you so we always need to be thinking of Bennis the language that buys a using. Sorry it's really handy to think of the suburbs that you serve and using the real estate agent. Immense suburbs will set agenda and the city or Agent those types of key words that your vendors is used is the first thing to consider when populating your headline second thing outside having up.

If I could summarize what we've been talking we're trying to get people into the top of the funnel that will perhaps APPs move some prospects to the middle of the funnel that will end up in paying customers and we've been talking about that through the medium of digital marketing. First of all number one is I know who you're talking to and run them through that no field filters so who do you wonder tracked into business what you want them to know what you're going to fail what you want to do and let that drive your marketing sticky note on your screen and whatever you're writing go through the no fielder now. I feel always that says my top chip everybody. Secondly the thing is you don't realize that you don't have to be everywhere but there are some things that you will like doing. And some things PEPs white comes is naturally to you. Out of the four quadrants. Recorded face defies text and audiovisual peak. One or two in each segment and get really really good cars and then employ remarketing to make it feel like you every way and Ray PEPs whatever he can so if you've written a blog post think about repurposing that full inc didn't think yeah about sharing it on facebook drag people back to your website and then re market to them but also I suppose keeping in mind your Rabotoarison who you wanted to be speaking to. Yeah and in come up with something. That's on brand fee like Kendall with his best Buys Bay the Real Estate Agent paypal look up information about all real estate in the area. So that's one thing is let people come to you. So don't go buying lists US some clever tool so called outraging get permission to market to them. Because if you're just USC shouting it a rim of people and now listen to you. Then what's the point. You actually better off talking to people that want to talk to you. And lastly has some solid systems to capture option that data. So think of it in terms of you might have a mile system where you want to communicate with people get people into that Meiling list so that you can make create the funnel. Think that getting a business card or something like that. That's not a solid system. I would grab that business card. I connect that person on linked in. Say really you'd love to keep in touch with your own linked in generally when they connect with you that will reveal an email address in asked for permission to keep in touch with them. So you know. Make sure that those systems a solid captured data have a welcome email. Then we sort move onto the customer journey which I think would be a topic for another podcast. "Because you can have bus on day but what he would do is every week he would send an email around his database with what he would say was his five best buys in the area. I think that's a really good strategy rather than just putting your listings in an Amol like if you think about email marketing really make it useful like what do people in the area wants to know checks messages. We've talked about that really good for millennial buys video. SMS is really hard to ignore. Like if someone sends me video. And we've started doing that. She too. We've just quick. Thank you videos and stuff like that is a couple of clients. We've got the two seen as a magazine. He's actually authentically himself now on Tick Tock facebook and twitter I think and instagram and now not so authentically swearing swearing on link Dean. So he knows what he's audience is going to be expecting on that platform. Video is still something that is getting a lot of attention from everyone from facebook. Oh to facebook will always favor live video recorded video linked in likes video nailing during live videos as well. You know you cheap as as well. If you're on Youtube Youtube video gets more attention. Interestingly we've got a podcast coming up with Adam Franklin from well he's a consultant and he talked about Edlington US getting more traction on Lincoln is. PDF's really. They're getting more rich than anything. And I think really interesting going back to when Tim Ferriss was at Eric a couple of years ago he was asked the question. What is the best social media platform to be on social media? Platform would be on if you wanted to gain reach and he said the one that everyone everyone else's not on think about the number of agents on facebook that's probably a bit of radiation. They Blue Ocean Link Jin kind of blue. I should still. So how would you. How would you use of Sun on Lincoln? You talking about sort of neighborhood reviews. or how would you use video on linked in a subway report or something like like that. Here is a suburb report. He's what's going on in North Sydney right now. Maybe even like a calendar or something like that. They're not not markets starting up in December. Yeah the channel. My generation's daughter is always on snapchat. Her home life is on snapchat and take talk is actually one to watch as well so you know obviously like nobody's on there at the moment but you know after asking my daughter. She pushes for what what is what is this talk about. And she said I can't believe you just asked me the talk so I on there and putting Hashtag real estate and they were real estate agents on the mostly American young the note taking up so this is something that Gary Very Vase dotted it so you don't always have to have these brilliantly noisy images to create content. Sometimes he just creates courts on the night up on facebook take a screen shot of it and then applies it and there's some content and then you can tweet it and you can do a bunch of other things with them and using the content in multiple ways. Yeah exactly exactly so. There's a Lotta stuff on social media twitter for example twitter as well. We didn't talk about twitter stories still hot everywhere so I think we're getting more reach out of our stories now than we are out of just pricing feathers to instagram. So make sure you know you up you stories game. You have to have a little bit of a blend there you know you have to have the makes makes conscious go all in on one particular channel or do you think there is some validity in focusing on a particular channel. I'm glad you ask that question because it sounds like we've talked about about a whole lot of stuff and I believe that you should if you think about all the forms of communication all the ways that you can make people you can make people face face to face. People might continue content via text which is a blogger newsletter. They might contain by video which is recorded media more they might can shame game ever podcast or something like that which is just pure audio or on the fine and so if you think about those four methods of communicating with people. I actually think you probably need one in each quadrant. Do the focus on one the good on the stick to and then you need to use remarketing so for for example at the center of any strategy. I think needs to be your website. What you can do then is when you pull people from social media to your website you can Jay something called pick selling them like facebook? Pixel Google Pixel so you bring people t website and then once you've pixel them then you can rain market to them in other the places so you wanna Pixel them with Google and facebook and then re market to them on other people's websites and it makes you appeal everywhere even though you're not so you could run runamuck doing all these things but as one in each thing that you could say you might pick linked gene on social media. You might pick calling people. You might pick doc direct mail or email as another thing but then make sure that each time you do one of those activities dragging people back to your website and then remarks them on facebook and Google. The important thing there is when you are dragging people back to absorb. That's where you've got control of How you communicating? You're in control of the narrative within I. Ah Do everything possible to get an email address at least and add them to my audience. Absolutely we've spoken a lot about the social side of things community. Marketing adding water is working in what has worked in two thousand nine hundred from community marketing. Yeah just think keeping it simple and often it is really just as simple things like he he can focus on.

Thank you and today is we've been working up to this for awhile haven't we we have you actually hanging around for the whole show as opposed to sitting here and doing the intro and then say we thought we'd introduce some podcasts. which were about how we've built things within a late agent because it's quite interesting because the thing moving into twenty twenty real estate agents definitely need a a behaving more and more like digital marketers? I think in the current issue the magazine Ellen. Bathgate who is a specialist in starting rent rolls said that there's certain things that are working things out so what she sees that litterbox dropping is perhaps not working so well anymore. And I think we've seen it influences as well. The people who who a good online other people who are attracting the greatest followings and so what some people might not know about what we do is that when someone subscribes two elite agent. I mean. I'm paraphrasing here. Obviously there's any problem I can solve for you. What is it and how how's it being to solve? And this is anonymous so you don't have to put your name or anything like that in like. I actually sort of paper to be honest about. What did he's weakened? Do as a late agent to help solve these problems. In real estate and elevate bite industry as is our brand promise in this podcast so one of those topics obviously was about building databases. And so I read an article on that a a couple of months ago twenty nine for just degrade database but then we got another question. Didn't we And that question was if I have a big database does that automatically made more listings. Here's a tough one. Isn't that Sahal quantity over quality. Well yeah it is so I think you need to build a database but I think we need to differentiate that and that's what we're going to talk about today is building an audience as opposed to building a database because you build an audience. I and that's something that we've done over the last five years and have a favorite of experience in building an audience and then audience go through the funnel from audience to database to customer. So that's what we're GONNA be talking about today so let's jump straight into this sort of tool. CNA to build a database or to build an audience to build the database to build your clients. And I'm on question. Shen that hearing in circles a lot is about what they are system will do the job and the answer is any Sayer symbol. CRM system as CRM CRM's would like to differentiate between is crm systems and email systems. Because generally when you building a database you WANNA capture people's email address dress because if you could think about it as personal spice like if someone gives you the email address letting you into the very personal spice and that's interesting but they're not going to become accustomed so so there are a lot of agents that will say pen and paper fifteen names these are the people are dealing with your prospects but you wanna be gathering email addresses. Say in an email address program before they get your real estate specific sarum system so I think any serums is supported job. So long as you've got icier system there's there's some great malpractice comes out there at the moment. Obviously matching has been around for ages. We active campaign that we we do and also played with infusion soft as well so I think occasions and yet confusion software but any of these things will just enable you to turn your audience into people in your database and then convert uh-huh to paint customers in nothing is really important property management you know investors for example like you want to attract investors and you attract investors astray things like link Dean and through websites such African things like that. You want to read the email address on your website preferably and then nurture them into a face-to-face meeting or something like that this has been a real takeaway for us over the last couple of years is that you need to be a segment people. And that's why we chose active campaign over for some of the other products like we did have a bit of about infusion soft this call nocco infusion soft anymore by Cape Yeah and you know it's is really good for segmenting and e commerce and things like that but it was very difficult and the aim out. Builder was very difficult to gaze whereas with active campaign. You know this is going into twenty twenty twenty days the things that you get in a nature members when you building adopted by you want to be at segment people like you Wanna be able to talk to investors like investors. You wanted to talk to people who've vendors like vendors talk to people who advised like buzz and you want to be able to do a combination of those things so the way that I always described. This is a really great way for knowing people and knowing how to speak to them whether it's online offline whatever I had an example with Telstra which is something I when people asked me to speak at their events of Dr in this example. Is that you know I've got an IPAD and I've got a fine but I m customer of Telstra and so so. I lost my IPAD earlier this year. I didn't lose it actually. I broke it by peds. Type bands. Don't recommend dropping them anyway so got onto the check. We'd Telstra Dreux and gave them my ball find because that's my customer numbers attached tax. My my I find and then they asked me they said so. What's your IPAD? My number and I'm like how would you feel number one. Nobody calls that. Because I'm your customer you should and and that's what we're saying about. This database thing is that you want to start with a view of having one view of the customer so we know for example from articles people. Click on on and stuff like that whether they're really interesting property management or whether they really interested in leadership whether they're interested in something else and it's GonNa Building that Avatar that person I'd also probably challenge that a little bit as well in the not necessarily one size doesn't fit all requirements so even in our environment from a male perspective. Active campaign is what we use every single day. USED TO BE MALCOLM FROM A sales perspective talking to our appetizers and to our commercial partners the south same here uses drive and for magazine subscribers. Yeah so with with still sort of lot sitting with us on infusion soft so one size doesn't necessarily fit it old requirements and. That's something to keep in mind that you can't try and cram everybody into the one solution if it doesn't make sense for them to be there yet just as long as you've got a single view that customer correct. Yeah correct which is where clever technology people coming but the original question was. Should you build a large database the pros and cons and I reckon it is an eighty twenty in you database so you can build a large database and the twenty rule says that twenty percent of those people when you database are going to be the most engaged people that you're going to be planning to talk to. Yeah exactly and so I think there are pros and cons and also like from working with cloudy I for years and years businees and some of the other top coaches they will always say you don't need a farm area any bigger if you're in sales and say you know eleven or twelve hundred hums because if you have more on that in a dilating yourself and you can't get tonight that area as well. This jumps very difficult to specialists in that area. Refuse such generalist over a larger larger area. Yeah exactly and so. We need to build a large database. Well yes because you want word of mouth from other people other influences to talk to those people in that far reviews for example you know like I had someone the other day say well every other day we always someone onsite preaches did but then what might happen. Is that if you've got younger demographic in your area parents read print and so then somebody that you want to be talking to inadvertently every day of the week but they are influences. Perhaps on you'll area and so this is where having A big audience is useful. Way You might be in actual fact working with a much smaller database and I just WanNa make that distinction between audience audience and database so there were so many different ways of reaching people these days yeah email. Sms Liberal Strong Social Media and so forth and it gets back to the point is people want to be communicated in the way in which they like to receive or absorb their information. Tell us a little bit about what you're saying and How agents should be or agents Pam's medium should be using that information using the tools available to them? I think that before he stopped putting pen to pipe. There's if he questions that you need to be able to answer one is who your audience and I would start as a market in creating a persona. You know who is that that I'm talking to what age. What do they like to do? Where do they hang out and actually give that person a name and then talk to that person so for example with the brave we are fortunate enough to know a lot of agents quite well and so often will run something through a filter of would sound so appreciate is always seven so I want to ninety s and so I'm actually always thinking of who is the person behind one on communicating secondly? I can't stress this enough as every repay of communication that you have you need to run through a simple filter field. What do you want them to know? What your don't feel what you want them to do? MEATLOAF said to add astray ain't bad but that's not the case every piece of marketing communication. You need to have those three things and even if you're trying to write something if you're trying to write a blog price is if you try and run an email start with those three things. What do you want to know what you want to feel? What do you want them to do? And that could extend across all of these various communication tops. We just mentioned uncovered. Yeah absolutely. Now what's working. so as I said email is is a sacred place email works but I think a lot of people. Don't do it well and so so talk about a few ways that you can think about doing it. Well in a second is it works. Well if you're working with the younger demographic a younger generation nation because they're always on their fines lip strokes are still think that pets lead bookshops have a place in marketing these as but I think the litterbox drop has to be of value. So you know we get a little things in eligible to harm down because north Sydney's competitive area formula agencies a lot of real estate agents in this area and we happen to live in a big block of apartments even say generally eligible is full and that should tell you something we'll open the litterbox on any given day and there'll be three or four paces of communication from an agent in Litterbox as what stands out. I'm going to say nothing to be completely should be very very similar. Yeah and it's all it's all about that the person you're not about something that I might be interested in and that's probably a harsh lesson and that's why think litter box drops are not working so well these days Awesome Way Ellen's condescended in article that they haven't worked so well I think probably would wake. That is more focused on trying to talk to rather than selfish offish kind of mocking so this sort of thing. That will catch my eye in the litter box would be. We know that you know across the road from us and that is a commercial building. That's going to be redeveloped by back. Land into a residential SORTA things. Nobody's talking about what that means for the area. What's going to be going on how that will affect housing prices and so forth? I think the trump people get into is create one piece of content print. A bazillion times and hype. It's GONNA stick as opposed to. If I was an agent in this area. I would probably draw a an invisible boundary of five hundred maters around that area and create a pace. It's kind of irrelevant for residents in that area. So that would be the sort of thing that the people who have got opportunities become hyper local in their marketing. As opposed to the broad stroke approach and Desa sorta thing which people will career and then become an expert because he providing value you providing commentary. I completely agree with that. So you know it's it's almost like putting yourself into the shoes of the customer and thinking what is it if I lived in this area and a lot of agents do live in their local areas. What what is it? If I lived in this area woodfuel interests me. Yeah what what what do want them to feel like. I'm knowledgeable and on the person they should go to. Because I am the person that Eddie's real estate in this area it's really hard you know. There's some people that still don't get that there was one newsletter that I pointed out when we did digital transform loss G. The guy I think he's nine with candle like I think he works for better homes in the US but he had this newsletter that was really great coke kindles best buys and so he is. I think he's listening. Yep because she's a fan believer really interesting. I really loved this interview. Actually is arising tide lifts all boats. And so you know. The finance industry's not being. Its struggles this year with the commission and they they have so in this. PODCAST did talk to Nancy a bit about the future of mortgage barking because this still some findings to guy from the Royal Commission which again Impact Act but she did say that. There's a lot of changes that have happened. which have really impacted margins and it goes to show you that disruptions not just a technology legit thing and this is a legislative? Yeah absolutely and end of spin. What reaching the effects that has had the inquiry maybe thing from Tottenham lending to to having the effect of buys nothing? I would get the finances. They've been looking for thankfully it's it's it's freeing up and we saying that activity come back into the market okay. I think Nancy is probably a lot of these things from from a different side of the fence yet. And it's a very common story to the way that she's built her business. So as a real estate agent. If you're building a tame or say you were Solo agent. You've been out there for a while. The first thing you can be thinking about probably probably for twenty twenty s wind or tycoon attainment. But you know a lot of people say that's a challenge for them winter. They take on somebody new and listening to Nancy story it was. It's pretty much the same. So she was a solid break- and then Kinda thought well. How do I make sure that my income is steady? Says she got a job as an educator and then realized that doing things old paypal was not terribly good for health. Speak Hi Sam. I'm really excited about this one. So let's get into it and All right so welcome to the podcast. Nancy Yousef thank you Samantha. For having me. It's it's a pleasure. Actually you are the fist finance breaker that we've had on the podcast so super excited to lend more about finance breaking as well was the book that you've written which is called fee money and purpose. Well let's the thrill thank you so. It's paint pretty interesting finance wise in Australia. In the last twelve months with the Banking Royal Commission and all of that sort of thing so give us a bit of a helicopter view of. What's been going on there from your angle? Yeah will I mean without without getting into too much of the the needy greedy I think everybody saw that unfolding over the media in the in the news and the like I guess looking at it from a small business perspective effective and then personally for me. The timing couldn't have been worse because it was on the eve of the release of the recommendations of the Royal Commission that I was about about to hit play on on publishing and you can imagine here. I am written a book about fear and small business owners and the biggest significant ignificant event. That had happened that I'd written about in the book had been the AFC so all of a sudden I felt has my book. Just become irrelevant overnight. because there's no references being made to the Royal Commission mission so we kind of pulled pulled it back went back. Did some work on it just to to reference the Royal Commission but certainly that week was a very turbulent let wake once the the findings and recommendations are being released particularly with a lot of colleagues who were like myself uncertain of well. What's going to happen? I mean if looking at taking away our trailing income which for for a real estate office is like taking away your read roll. That's how many years of investment into getting adding that to the level that it was all or even what's my business going to be worse. Is this industry going to be viable. What's going to happen to complain? So we can anytime people so so there was all those questions being thrown up and on the other side. You've got the new entrance because I do a lot of mentoring in our industry many of the new entrance our work with a less than in two years experienced summit only started in the preceding quarter. On what sort of an industry of I just come into. Is it even going to be around in in the next two years so certainly a lot of dialogue had been happening a lot of conversation but like with anything. I think the election sort of happened. It then was. Let's leave everything as it is for now. I mean there were few changes being made from the banking side of things. I'm certainly for compliance. We've we've this things coming in like you know best interest judy and those things things which I'm not gonNA go into too much but what I think the like anything where there's adversity. I say there's opportunity and what I've seen a lot of business owners do including elves has been to go back and ordered our business and say right will. This was a bit of a scare. This was a bit of a Shaker how we running business today. And what are the things that we could be doing better and whether through processes operations retention sales all the rest of it so it certainly a good opportunity for for business owners to be reviewing doing what they're doing today to ensure that if changes do coming threes time which is still hanging over our head then way will equipped for whatever that may be yes. at least it's giving you a bit of time to think about it and I think that's probably it's good advice for any business. I think I'm with any business. One thing it does soon realizes. Hey I've been so caught up in the day to day and being reactive. I haven't actually been proactive. And and it's typically. It's it's something that you know we everyone's out to try and and bring money in pay the bills and and have cash flow.
