How Pleasant Hill Plans to Boost Economic Activity With Councilwoman Sue Noack

"Development is always a question I ask, what is Pleasant Hill doing to attract new business as to the city? Whether a it's new restaurant, a storefront location or an employment center, what are some of the things that Pleasant Hill is doing to attract those customers? So really what we're focused on right now is bringing back the businesses from COVID, right? And we lost some businesses in that and some were struggling, and so we want to bring that back. So there are two things that we're doing with some of our IRPA funds. And one of them is this Pleasant Hill perks card concept, right? So if you buy a Pleasant Hill perks card for 100 bucks, the city gives you 50 out of our IRPA funds. And so you can only spend it on those organizations or entities within Pleasant Hill. So that's trying to bring money into our businesses that survive COVID and that still exist. The other thing we did is we use some of the IRPA money to provide grants to businesses that may have not had as much of an online presence as was so helpful during COVID. So we have a grant program so business can apply for grants to get assistance dollar wise and also connections to other entities to provide them with that assistance to make their online presence better. So those are two things. The other thing that we focus on is making our city vibrant so people want to move into our city, right? And that's keeping the roads nice. We have free parking. We don't have meters anywhere in our city at all. And that's a big deal. A lot of people like to come to a city where they don't have to worry about paying for parking. And so we get a lot of people from outside Pleasant Hill coming into Pleasant Hill. So those are some of the things we're doing that are more soft items, making the city just more pleasant. Downtown is being redone. Some of the owners of downtown are redoing a plaza to make it more friendly for people to come and take food and sit outside and relax and chat with people. So there's work being done there as well. So I think there's a lot of good work being done. We're never going to be a super big retail site. We're just not big enough. We have some on the edges, right? So the Coles Crossing area is a good shopping area and then up by Target and Safeway. Those are Pleasant Hill. The Sun Valley Mall is not, but further west of that is Pleasant Hill again. So those areas we want to make sure traffic can flow. That's tricky up there. We're 680 and Contra Costa Boulevard are, but trying to make those entities vibrant as well as making sure people can access them easily and get there. So those are our bigger retail areas. So, and we have an economic development person who spends a lot of time talking to businesses that might have an interest in coming into Pleasant Hill. And I think as everybody is facing, there's a change in how people buy things these days, right? Whether they go online or whether they go to the store. And so we have to look at those changes and see what services still require bricks and mortar. And that's what we need to attract.

"Welcome to Oregon Rooted, I'm Higher Peaks, and this is Lady Sativa. You're listening to The Dirt Show, where we bring you Oregon's cannabis culture. Salt farming, basically. Nitrogen is a gas. How the fuck do you put nitrogen in a plant in a bag of powder? You've got a bag of powder, how the fuck is there a gas in that bag of powder? I'll explain it. You can bond a nitrate molecule to a salt molecule. Now, salt is just something that dissolves in water. So what happens is as soon as you put that compound that you've created into water, one salt molecule breaks off and then you have the nitrate. So you get that it's water soluble now. If you ever notice a bag of dry amendments, it's dry. But when you put it in water, it all goes away. So that's the salt molecule breaking off, making that gas basically available for plants to take up. That's how all salts work. It's how all synthetic nutrients work. Then you can use different things to bond different things to different things. But any time you do that, you're breaking off one piece of it that goes into the plant and then you're leaving something else that's just a byproduct and it's not desirable. And you can't avoid it. It only happens. It's not my opinion. It's how the fucking nutrients work. So over time, you develop a bunch of waste products. You don't buy the salt to throw in your soil. You buy the salt bound to the nitrogen to get the nitrogen. But half of that bag is shit you don't want in your soil, but you still do it anyway. That gets away from all of the needs for biology because you have a water soluble gas or you have water soluble rocks. And that's the only way to get rocks and gases that will go up into the roots. But there's a whole other way, the proper way. But you have to make everything water soluble or else they can't get into the plant. Microbes make rocks water soluble. So there are fungi and bacteria and protozoas and micro arthropods and insects that take organic matter and break it down smaller and smaller and smaller into the smallest part, which is the goo of life of these organisms. So imagine you have a gut full of rocks that you can digest. So you ate a bunch of rocks, they get digested and then they're in your stomach as a liquid. It's water soluble. And then somebody comes in, slices your abdomen open and that shit pours out. Those rocks are now water soluble and available. So that's what happens with microbes. It was hard for me to really believe it enough to bet my whole farm on it. But I knew it was true. But I didn't feed salts. I didn't do any of that shit. But I was like, man, it can't be gut juice and saliva. But it is. So that's the main issue with growers of any kind. In order to grow any plant, you have to know how they eat rocks, basically. And once you fully understand that, then you can start feeding plants properly. So like I was driving through, where was I driving through? I was coming back from the coast and there was this hill of clay, red clay. So I pull over, I get myself a jar of this clay and I'm going to top dress this clay into my soil. And it's like, OK, most counterintuitive shit. Most people are like, oh, my soil is all clay. I need to add organic matter. But then I've got pots that are only organic matter. So I'm going to add clay. And what happens with clay and the biology is clay is basically... No, it's this. There's a silica plate, a silica plate. And then between those two are all calcium, magnesium, phosphorus, all the things you could ever want in a plant. So what you have to do is break that bond open with biology. And now they're available. That's the cation exchange reaction. So they're mobile elements and biology does that. So it's like, once you understand that, people are like, oh, my whole field is clay. I don't know what to do. It's like, I never need to buy cow mag. Don't buy cow mag. Buy organic matter. So it's like it's mind blowing fucking shit. And so I understand why people will be like, don't trust that it really is micro guts and spit that does all this. I get it. But it is really it's really true. And I see it in practice. Like I had to break open some pots. I had one fifties in my back porch and I had to get down to four plants. You know, the whole thing I complain about. I can get four plants. So I had to refill my pots. I took like a bunch of the 150s, broke them down, filled these two hundreds. That soil did not perform anywhere near like my undisturbed pots. Right up in your face and can't argue about it. So basically, I broke the whole system, you know, like everything was perfect. They were like, I don't know, I'll go under like I'd say the like five or six year pots at the least. So I'm not like over exaggerating. They were cycling perfect. In three years, 150, 200 gallon pot, three years, that thing's going to be cycled. Like you have no problem with digesting whatever you throw at that pot. You're not going to have imbalances, everything. It's it's an ecosystem. But I broke that ecosystem and I noticed the repercussions for breaking that ecosystem. And it just pushed me right back into this like truth that, you know, that I can't stop talking about. And that's why I warned you all. Yeah. Well, so so with all that said, when you go from outdoor into indoor, you do the same shit. You have to. Can you do living soil in small pots? No. So so you have to have like what, two forty fives in your four by four. Yeah, pretty much. I mean, I get it. There's people that have four by four beds in there. Yeah, that's what I do. So four by four bed. Yeah. This is what you want to do. Make this simple as possible. Every pot has a death zone around the ring of the pot. So let's just say even in my 200 gals, four inches in from the smart pot fabric, no matter what, I can't maintain that death ring. Like there's an exchange of air and that's all good. That's fine. It's supposed to be there. So picture this, a 200 gallon smart pot, four inches on one side of death ring, four inches on the other. So eight inches of death ring. Let's say you have a five gallon pot. How wide is that pot? Ten, eleven inches. It's like all death ring. So you can't do living soil in that. You can't do living soil in anything under a forty five. Yeah. And like I can't lift a pot comfortably bigger than a forty five. So that's and I can't go smaller with living soil. So I dedicated these pots like forty five gallon smart pots, living soils, fuck, infinite cycles. I can't even count how many. I still have the pots and they crush. I bring them outside and grow outdoor. Then I bring them inside in the fall, in the winter and grow indoor. Yeah. And never disturb it. No. Yeah. No. And here's the thing. Here's the thing. It's a balance. It's the pots are balanced. So there's a balance of root feeding nematodes and there's a balance of predatory nematodes. So that's fine. The predatory nematodes are going to take care of any bullshit in the soil. I'm pretty sure they eat some violence and everything else. Nematodes are gnarly, beneficial nematodes. Check the mouth parts. That's how you know. So once you have that and then like any root aphid issues that are probably being there's a predator for every one of those things. We haven't really categorized every predator for every prey at the highest level. We're somewhat of a good idea. But the best thing you can do is trust nature. So when I put a forty five gallon smart pot outside with a cover crop. Bring it inside. I'm not like, what do you bring in Russets? Whatever I'm bringing in is it's it's bringing in the predator for that. Yeah. So you have to go by like triple threat and shit. Actually. Shout out to ladybug or organics. Phoenix. Yeah. They're fucking dope. Yeah. That triple threat son. Yeah. Those people are great. Triple threat. You have spider mites and flower throw the triple threat fucking banging or just do living soil and trust it. And you won't have any problems. Yeah. Like there's a predator for every pathogen and problem. Have you noticed anything this year? You know, for me, the last few years, you know, aphids have been considerable an issue. Thrips are always around. It's like they fucking just hang out and you're, you know, hey, we're here forever. But you have noticed anything this year? Like on your plants or hanging around? No. You then. Well, earwigs have been horrible. Oh, fuck. So that but like as far as like I don't really have. Like I'm not even knocking on wood. I don't really have a lot of pressure like in those regards. Like, well, you're not also I'm you know me, I'm stuck in fucking town. So I'm subject to like five neighbors and they're bullshit. Right. So that's the thing. So here's here's the deal is like I live like in a place. This is all organic pasture. Right. This is soil food web central. It's all cycling properly for 60 years. They don't till anything that it's all like the ultimate and no more hemp fields. Right. No, no hemp fields. I fucking I did great with them anyway. That was fine. But, you know, aphids ain't shit. You know, aphids ain't shit. No, they're fucking no problem, man. Like any soft body shit ain't shit. Like with outdoor, it's like that all the predators are there for all those problems. Thrips, man, they are fucking annoying ass motherfucker. They are. It's not like they do much damage. It's like, fuck, man. Like they're always just there. Yeah. Because here's what says you have your homie over. And you're like, hey, check out my plants. He's like, all right, I got the thrips. Fuck, you know, it's a first. That's the first thing I'd say, man. Looks like there is some thrips. You know, grow through it. It's no problem. Yeah. You know, but if you have thrips indoor, you're fucked. Yeah. But if you have thrips outdoor and shit. Right. And I'm always trimming off that shit anyway. Yeah. But shit will eat them. Yeah. Yeah. Yeah. It's got every single fucking thing. It's going to sound like a commercial. I don't do fucking go to the website and look and you're going to be like, holy crap, dude. The kitchen sink is in there. There's shit that you wouldn't even think to throw in there. There's shit that is in there that in 10 years you'll be like, man, I'm glad I learned to throw this shit in there. Yeah, absolutely. Like for real. What kind of base is it? Is it cocoa or beet? Both. Oh, yeah. And compost and cow shit that's been sterilized. Like this is all laboratory made. So, I mean, of course, as soon as you open the bag, it's, you know, susceptible to everything. But at least you get to start with something, especially for indoor people. Like if you want to do indoor living soil. Yeah. Then you want to have science. A clean start. And then intentionally introduce things. Because you don't want to start off an ecosystem by like rolling some fucking dice. Like you can. Yeah. But again, if you want instant results. Then you can you can mitigate that problem and still go in the direction. Like I said, I started my whole greenhouse, amended living soil with rocket fuel. Yeah. Because I wanted to throw in a bunch of ice cream. And that's a little hot, right? The rocket fuel runs a little hot. No, it's just has. You can put seedlings in there. Oh, fuck yeah, dude. OK. Yeah. Just curious. Oh, yeah, totally. Oh, I mean, I'm not that. It's crazy. But so I just I started with that because I wanted results right away. And I got them. And then I got to pay for the whole greenhouse. And now it's all living soil, mulched, amended and like cycling properly. You know. Sure. So you got to start somewhere or don't plant a cover crop. And as the little baby shoots start to come up, tarp it. Let it all die back. Throw another cover crop, plant daikon radishes and pull the radishes and then put compost in there. I mean, I can tell you in one DM how to like do it in like probably two years. Like, you know, like real out as like native land, like regenerating. But you're not going to get any results. Yeah. Right. I knew a guy that was like all no till. Everyone knows this guy. And if he hears this, he's going to be like, I'm that guy. And it's cool because he's like, man, fucking no till sun. I'm going to go out there. I'm just going to mulch and amend some native Applegate soil. Throw them right in the holes with like one gal of like, you know, their transplant soil and run it. I had said last week, I just want to, you know, I always like to give myself credit when I'm right and then not mention it when I'm wrong. If it were four, if it were three, maybe I'd feel differently, but the fact that there was a public push to where that line went to 6 plus points and you heard about the offensive line, anything bought, that was one of the greatest offensive line performances I've ever seen, borrowed and get taught she was carving them up all day long. They couldn't stop them. And then you had the cowboys? Yeah, I like the cowboys. And then once dac throws that first horrible pick and it should have been worse, you just knew. And even ma her missing the frig extra point. I know it didn't end up costing them, but it just said a bad tone. Yeah, we're at Paul getting hurt. They couldn't stop him in the end. And then today on Wednesday, all the reports were that mahomes practice he seems fine. Now the line's down to Bengals minus one. This is a big theme with you with the respect. I do think it's a little disrespectful that the chiefs are underdogs at home winning 13 games and being in the title games in super bowls every year. I feel like everybody, myself included after watching the bangles just dominate buffalo, said at that moment, this team is winning the Super Bowl. Now, that may be the case, but everybody's feeling that way. That means I would probably lean the other way and you're right. It's fuel point now. How the hell is Kansas City? You could say it's a pickup. You want to give me Kansas City minus one. You can not have the bangles as a favorite on the road in the championship game against Kansas City. Well, that's the thing. I think it's the mahomes ankle is really what it's all about. To me, I look at it like I'd be curious for you to take on this. Like to me, that game is going to start Sunday and the average Joe schmo sports fan like me and you sitting at home watching that game on TV. We're not going to really know what his ankles like. We don't know what you mean. The pain can he plant his foot. Throw straying. But did he get worse? I mean, because we did see him perform, it was a little limited, but he was still basically Patrick Mahomes. I didn't think he was in that second. If you watch, if you watch, he throws a touchdown pass and it falls to the ground because he's in pain. And he had a very long time planning. Well, he was definitely in pain. I remember he couldn't drop back three steps or whatever to hand it off. And the palming of it was messed up. He was hopping around. He was definitely hampered, but he was still effective. Let's put it that way. Oh yeah, yeah. He can be effective. Home 50% is almost a 100% better than everybody else. Right, my point is he can be effective. I don't think he's gonna be I'm gonna be a 100%. I mean, this may shock you, I'm not a doctor, but I can't see how you hurt your ankle that badly, and then a week later, you're a 100%. I mean, that's my point. When that game starts, is he 90%? Is he 70%? That 50%. We're not going to know that. I mean, we'll know it once the game starts, but going into it. In my mind, as of now, I have been let that factor in how I view that game, because if I'm thinking that he's at all limited, then I think that's why people are going to be on the bangles, thinking that mahomes, mahomes effect. So we're taping this on Wednesday night. As of now, Bengals minus one total 47 and a half. What do you like? God. You could say nothing. You don't have to be an animal. If you don't like the line, you say you don't like a line. I don't do the over unders. Honestly, these games this week, a, I haven't given it too much thought yet on Wednesday. B, I'm still shell shocked from the bath. I took on Sunday. I'm going to do something because I want to have action on these games. I just don't know what yet. And I think I want to root for Cincinnati the win at all. My gut would be saying Cincinnati, if not for now, the overwhelming flip in the public. So push comes to shove I'll probably end up with Cincinnati, but maybe I'll take them as a future to win the Super Bowl as opposed to just in this game. Yeah, I hate the game from the standpoint of I love both mahomes and borrow. I don't want to, you know, I want to see both of them. So I'm touring from that standpoint. "Customers. You won't pay more as much at the cash register. And it basically means the FCC's focus on labor basically means the company's public can't make those commitments to the FTC because the FTC won't see them as a good thing. So they're kind of forced all in those defenses what we call an efficiency defense. It definitely means the FTC is scrutinizing as hard as it would be other one. How does Albertsons acquisition in 2015 of safe way affect the thinking here or the thinking of those who are opposing this? Yeah, so in 2015, albertson's purchase Safeway, which is a pretty significant, a pretty large brand. And as part of the deal, the FTC let it go through and required that Albertsons spin off, I believe it was a 169 or a 168 stores. Most of those went to a regional grocery chain called Higgins, which I believe is in the Pacific Northwest. And within a year, Higgins declared bankruptcy and sold 33 of the stores back to Albertsons at a massive discount. So I was actually made money on the stores that asked them and bought back in purchase them for so little. One of my sources called it like a poster child for bad merger review. Because the FTC are going to at least advocate and now cheerlead a comm made a mistake in loving Matthew go through at least with the divestiture that it required because Higgins couldn't handle the additional stores and publishers benefited at the end of the day. And we talked to several union members who had friends who were laid off or coworkers and there was a union press conference where members talked about going through layoffs as a result of that as well. So the FTC is definitely aware of what went wrong 7 years ago. And that's going to make both them and oversight way more interested in other longer pushback here. "As that inflation has that everyone talks about right now. This is halloween weekend. Of course we know that. And it's not all about scaring you even though inflation is kind of creepy and it's creeping up I think you said something very important said stay ahead of it acknowledged what's happening. And that's a very reassuring statement if you jump in and get the right advice and get the right people working with you And you really look at the whole picture. There's a way to mitigate any of this and much of this. I should say yeah absolutely and you mentioned scaring. Nobody wants to get scared halloween night. We were all terrified on wednesday. The storm win they of my house. so yeah i mean just staying ahead of a building strategy looking at what your game plan is going to be. I'm building that in and that's what we do here in the office. We'll put together an income strategy with clients and basically look at their still what they're spending money on An adjusted for inflation for things that need to be adjusted for inflation. And make sure that when we're stress testing their their their money and their situation that under bad circumstances are very extreme circumstances. They still have enough money to cover all of their costs. That gives them that peace of mind. Unreal that you know. I've been doing this for almost twenty five years. That's what people want to know when they're going into retirement that they want to know that they're not going to have to worry about running out of money. They want to know that the people that are helping with helping them with their money are people that they can trust who have their best interests at heart. I and that they're using realistic assumptions. Because when you're in the money business and you're in the numbers business you can obviously change numbers and change projections to make everything. Look really fantastic with what we want to be realistic. And sometimes when clients sit down with us to like. it's really kind of boring. I'm like yep. I know i wanted to be boring off the bat i wanted to be. You know almost full on your head be able to achieve what we're looking at because we obviously wanted to be better. I'm talking about returns but if it isn't better we wanna make sure that you can still sustain your lifestyle you indeed. We're talking here with mark rollet about the inflation issue. That is affecting everyone you know. We often talk about the importance of and the helpful benefit of having a budget even an informal one. So you know what. You're spending your money on if i'd say now more than ever. This is the time to think about that. There are ways to cut and ways to save even in an inflationary spiral. I mean you have to have a budget and when when you and i talk about budgets. We're not talking about budgeting. Were just talking about looking at what you spend your money on. That's your budget right. You have your stuff that you're going to buy and looking at it from the perspective of while like you said a minute ago if you can cook costs on some things and without giving the actual thing great I told you last week blarney night after years of talking about it got rid of cable so we got rid of cable and now we just have streaming through youtube. Tv and it's exactly the same from our perspective but it significantly less expensive with when you start looking at budgets. Look at those things. look at what. You're actually spending money on you. Know inflation is based on this basket of goods the consumer price index. But what if the stuff that's in. That isn't things that you actually use. So let's look at your basket of goods your stuff that you're going to spend money on and how that's going to evolve and change over time maybe you of a mortgage for four more years going into retirement and you're in your head you're like i've always paid that mortgage for the last thirty years of the last twenty seven years in that example. You just budgeting that you're going to continue to pay it but you're not three years into it. The mortgage is going to be done now. You've got this raise. I if you will. We take into consideration those things when we were laying in widgets trick retreat. That's the treat a surprising. Treat by the way folks We often mentioned the fact that there is a terrific opportunity to connect with the all hands analysis team at seltzer retirement services. And i'd like to a few other things But like i said eighty percent of the people that we talked to we can give them some piece of advice that they didn't otherwise no that gives them more money. Let me repeat the number and again. This number will be answered of first thing monday if not over the weekend and somebody on the office team. But let's remind people that there were things that can be done in advance of all of this to mitigate the tax impact. Yeah i mean if if you're if you're sitting at home and looking at your stuff you look at it from the perspective of youth think that taxes are going to go right which most people are aware that taxes are going to go so wouldn't it may be make sense to look at where you're currently at what tax brackets you're in and see if hey if you're going to maintain in that tax bracket And if there's additional ceiling room before you get into the next tax bracket maybe wanna start thinking about taking some money out of these accounts paying the taxes on them now when you can control how much the taxes are doesn't mean you have to spend the money there's a multitude of things you can do with it. We talk about. You know reinvesting it in in the regular usual stuff roth conversions gifting to the kids aggressively paying down debt to eliminate the need for that in common in the long run. But i think it gives people a great opportunity to look at it. No nobody likes paying taxes But it these are constant inevitably. These people are going to have to pay taxes on. So when you're working when you have a job. And i say this every single week at webinars and seminars You don't have an awful lot of control about what tax bracket you're going to be in reich. You got your w. two you got your ten ninety nine when you transition into retirement you got this window of opportunity right so if you're sixty five you've got a seven year window before you hit seventy two where if you prepare correctly you can control much more. What tax bracket you're in. But you have to prepare ahead of time because if you don't do anything then you you hit seventy two and then all of a sudden you're gonna lose control again because you've got this pile of money that you've not paid any taxes on on the tax rates are going to be what they're going to be and you have to take distributions at those accounts regardless of whether you need them or not so our job on a lot of our objective to help appliances to try and help the minimize their lifetime tax bill which i every week i think is equally as important as trying to make sure that they're making money on their money in our case in a safeway mutt. What something i really planned on doing. So i mean that's great for you know coming from cincinnati not knowing what i wanna deal just being in being able to do what. I love now riding. Horses wasn't something you planned on doing. So how did you end up doing it. I love grown up around the racetrack. You know with my dad and everything and the court skills to sit down. And i used to be able to sit and ruin i kid i just love you. Know everything about the jackie's and everything like that so I was getting close to sixteen. And i was still light enough but i mean i was taller and my dad said hey just give it a shot you know ryder cup races get out your system and then you know that way you could say you did it and enjoyed it and everything like that so yeah so i got the right a couple races and after the couple i just got the bug and i just wanted to keep doing it i just couldn't you know give it up after that so i got lucky enough my dad was you know by and telling me you know who wanna do it to go for so that's what i've been doing. What else do you think you might be doing. If you didn't pursue this as a jockey. I have no clue. I honestly i My grandmother used to always Tell me you know getting ready for college. And everything like that. And i always told her you know. I would like to go to college. But i don't think i was smart enough for college. And she said oh you can do it and she said what college did you like to say. Well we're gonna go to college. They want to go to university ally. That way i can enjoy hawaii but other than that. I really couldn't tell you what i would be would be doing. I mean like. I said when i started when i was sixteen. I've been doing it. Ever since. I never really thought about doing anything else. Tell me about getting the call that you were going to be. The recipient of this year's george woolf memorial award on. That was a great call me. I needed it to after you know last couple of weeks and everything so it was. It was a call that i would. You know happy to hear just because you know my peers and everything voted on it. And i got lucky you know i know. I know a lot of riders just traveling around lately and got to meet a lot of great friends. So i mean it's just means a lot. Yeah this is an award on. You mentioned that your peers jockeys vote on this award which makes it even more special. But this is an award. That doesn't mean necessarily that you are the greatest rider in the world but it. It means that you are a great person who has represented the sport in a fashion. That's deserving of having your name associated with jockey. Light george wolf so talk. Tell people about what this were award actually means to you I mean everything is just like You know like Like george wolf me myself as a jockey. I try to help everyone that i can help you know. As a young rider coming in what i was star. Now i had all the odorized by kerber there and he Taught me a lot. I mean a lot of the old riders me down until you do this and do that and you know. Watch this and watch the so. I kind of felt like that. That's what i should do to help people. And then you know coming up apprentice jockey and stuff like that and try to help them out the same way. I was told you know what i mean you know. Just try to let everybody know that. We're we're riders. And i mean we we learn every day. It's not something that we can say we master because if you think you've mastered then you you know you might need to be our sport. Because i don't think you ever mastered jackie. There's a lot of times that we we make mistakes all the time and we try to. We watched races. And we you know come back and make it better if we can so. I just try to explain that. So a lot of the young riders to that. You know we're going to always make mistakes. They just whether you can handle letting you know. Get back on the horse and you know you know i could older guy told me like when you get off the horse. Turn a page. as another. There was a match lawn waiting for you. So you gotta just keep your head up and just keep doing what you love and just keep doing it. And like i said. I was taught from the older riders. And i feel like. I'm kind of veteran writing. Now that i i should kind of you know help out. And like i said. I still take Are still you know. Talk to other riders and take advice moneywise all the time too so i mean. That's just something that. I think that we ought to do with individual plus we all out there out there for the same thing trying to win and i mean we all do it. "When we reached bob wells. He was camped out of the grid in his white. Gmc savannah van in the middle of the california desert. Some twenty five years into his experiment in mobile living. How did this whole journey start for you. What was your life like before you discovered this this lifestyle while i was either very very lucky or very unlucky depending on your point of view it was the winter of one thousand nine hundred five. Bob was living in anchorage alaska where he'd worked for over two decades in a union job at safeway saint job. His father had worked until his retirement. At the time bob was going through a divorce and after alimony and child support payments. He says he was no longer making enough to clear his rent. He was desperate and that is when he noticed old beat up box banned for sale on the side of the road for fifteen hundred dollars and he decided he had to go for it. That was all the money. I had left in the bank. But i had to have a place to live and so i bought it and That night through a backpacker. Sleeping bag. Down and i began my van dwelling adventure in the winter and the cold van and i That first night. I cried myself to sleep. I literally cried myself to sleep. Or when you're going through a divorce you you cry yourself to sleep on a pretty regular basis ends but sure just of course greatly compounded here. I was homeless bomb living in a van on the streets. And how much lower can my life get. But bob done a lot of camping in his life and you had to make a small space cozy and after a few weeks eat figured out how to cook and stay warm deal to bed and cabinets used his gym membership to shower. Figured out how to make it sustainable. And the money. He was saving on rent. Meant he didn't feel like he was always on the knife's edge it slowly and subtly shifted from. I despise my life to. This isn't really that bad to hey. Every month i keep the money and put it in my pocket to. I kind of really really liked this. And that's the way it's been every sense. Was it difficult at all to kind of switch. Grand narratives about What trajectory you're supposed to take as a productive member of the economy absolutely it was a traumatic transition you know. We are trained from birth to death. Our purpose in life is to be good productive citizens and so it made me question everything i had done. Exactly what society and told me to do. I'd gotten a job. I wanna house. We'd had kids. I was following the american dream to the best of my skill level and ability. As i could and then i was forced into living what society told me was the life of total failure homeless in the van and for the first time in my life i was happy well that raises a lot of existential questions and when i looked around at all the people i work with work eat sleep. Working sleep work. Eat sleep. I said what society told me it was not true. I've finally found a way. That's happy for me. Let me try to understand that. My life and for the life of others a few years later bob had saved up enough to quit his job at safeway and by supplementing his union pension with seasonal stints as a campground host. He was eventually able to take to the road as a full-time nomad in two thousand five about a decade. After he moved into the van. Bob decided to pay forward. Some of the techniques developed the started a website called cheap. Rv living the serve as a kind of resource for other people interested or in many cases forced to move into a vehicle. I started the sole intent of letting people know there wasn't on alternative. You didn't have to live under the tyranny of the marketplace and the way to do that was to eliminate your biggest cost in life. Which is your housing with cheaply. Live frugally and then you can live well for a long time the site just kinda mosey too long picking up you know few page views here and there in two thousand eight happened. Bob says in the wake of the financial crisis. He was inundated with desperate messages. Have lost my job. I we moved in with my family now. My family is lost their job. Now we're all losing our own. What are we going to do. And that was the question. I got over and over and over again. Even after the economic recovery started to pick up the number of inquiries and page views and people in the community continued to grow. Fueled partly by the rise of social media. Bob started his cheap. Rv living youtube channel in two thousand sixteen and has since become just one of many popular nomad influencers but unlike a lot of the glossier more glamorous content associated with the hashtag van live crowd. Bob's videos are all about helping people struggling to keep their head above water financially and they're filled with the nitty gritty details of living behind the wheel. Today we're gonna talk about heat today. We're gonna talk about taking showers. The topic of today is poop. You can cut your behinds. Not one of them. You want that thing to be clean all the time. Bob also does these little interview profiles of people living in different kinds of vehicles cars to trucks to buses. Welcome back fellow nomads. Today we're going. Meet a new friend of mine. Joe sale load everyone relax. They're really out. There doesn't look like there's a bunch of people out there. Yeah thank you that video for the record. Two point five million views and counting. Bob says his videos have become so popular that he's now making more money than ever before. I think eventually the second break but it gets great reviews on amazon which is why i'm recommending ads in affiliate marketing. Help him bring in over one hundred fifty thousand dollars a year. Bob makes enough to have two full time assistants helping him with his work and because he says he never plans to live in a house again. He makes a very healthy profit. I'm make much more money than i ever thought. I could possibly make in my life. And i live in a van. My expenses are pretty darn low with that extra money. Bob started a nonprofit homes on wheels alliance to support people transitioning into living in their vehicles. They've started to outfit and give vance to people in dire need of a new vehicle. And bob says he saving up to buy a plot of land for an in person resource center. It isn't clear how many people are living on the road at this point. But in two thousand ten when bob started this annual gathering van and car dwellers in the arizona desert called rubber tramp rendezvous it had a few dozen attendees by two thousand and nineteen. They had an estimated ten thousand people show up and as a central node in this growing community. Bob has had a kind of front row seat to the massive disruptions of the past decade. And he's watched as certain demographics have borne the brunt of those changes. It's a surprisingly large female. Contingent older women in their sixties and seventies. When they were girls they were told get married. Stay home raise a family and so they never go up so sturdy and then now they're living on five hundred to eight hundred dollars a month so skirt and he cannot live in this country on five hundred two thousand a month so sturdy and live in house and you just can't do it and so they all desperately needed the solution as well and i told them all. If you move into your plan you can live reasonably well on that. You won't be rich but you won't eating dog food and there's hope bob says he has seen an uptick in views and inquiries about van dwelling over the last year. But so far he says the stimulus checks and the nationwide moratorium on evictions have slowed. The number of new nomads. Still he says as the baby boomers continue to age into social security and as the effects of climate change intensify bob expects the movement towards van life to surge and he sees it is his mission to try to help however he can. I've got a string of lifeboats. And i want to get as many as i can into the lifeboat and i think the hammer blow of two thousand eight really put a crack in people's confidence and i think when you combine that with this cheers a natural disasters and the epidemic. I think people are just going to be abandoning the american dream in droves. That's all i'm trying to do is get people out

Arizonans 65 and older will be eligible for the COVID-19 vaccine starting next week

"This hour we took you live to the Arizona Department of Health Services Update on the covert 19 vaccine distribution. We had some technical difficulties, but we have those resolved and we want to bring you now. The rest of that briefing with all the details. Here's Dr Carol Chris, director of our State Health department. So now provide some updates on covert 19 vaccine and implementation of our program here in Arizona. One of the exciting updates that we made today. It is not this week that is not reflected on our chart. It will not be reflected until Tuesday, but Arizona made the decision that Arizonans 65 8 years of age and older are now prioritized. To be vaccinated against covert 19 in our prioritized phase one be along with our education and child care services and our protective services occupations, which includes law enforcement, corrections and fire. This recommendation was approved by the Arizona Vaccine and Antiviral Prioritization Advisory Committee, which is intended to protect those who are most at risk for severe outcomes due to Cove in 19. So we know that those there are over the age of 65 have all higher likelihood of hospitalization and death, and by be getting people vaccinated in several weeks from now we hope to reduce the strain on Arizona's hospitals. And on Tuesday, we will be updating that to provide clarity about which counties are going to be vaccinated the 65 to 74 year old age group at their vaccination sites. As of today, over 232,000 doses of vaccine have been administered statewide. So now we'll move into Arizona's vaccine allocation and administration. Over the next few weeks, A DHS will be working to increase access to vaccine increase the rate of vaccination into streamline communications. So as you look at the vaccine, I'm distribution overview. Arizona currently follows a local Allocator model for vaccine distribution. Our local part partners are the backbone of the vaccine program implementation and know their counties that are no they're partners and their counties the best so our federal partners every week provide our Arizona's allocation to the state. We divide that allocation of based on priorities to our local partners, who then will determine which providers in their local jurisdiction will receive that scene for that week. We collect all of those orders on Ben. We place Arizona's full order for that week, and then the federal government will ship those orders directly to the providers that we have ordered on behalf of as vaccine becomes more and more available. We will no longer need to use this local Allocator model and providers such as pharmacies, community health centers and physician's offices will be able just to directly order vaccine from the manufacturers. So this week we received additional first dose allocations of Fizer, which were distributed again. Toe America and Pima County's All 15 counties received Madonna doses, and so we continued to reserve given the unique storage requirements for our Fizer vaccine. We continue to reserve our Majority vaccine for our local or rural health departments. Um In addition to receiving that first those first doses of visor and Madonna vaccine we have received our second doses so that we can continue vaccinating those that I've already received their first US. And have had that either 21 or 28 Day waiting period. This is Dr Cara Chris State Health director, speaking at the Health Department's covert 19 vaccination rollout. Press briefing on Katie Our news 92 3 FM. So during the week of January, 18th Arizona will have been allocated 803,150 doses total. You can see how that's been allocated across the state. You can see at the bottom where we have prioritized our CDC Long term care facility partnership by providing them with the vaccine that they need to vaccinate our Our staff and residents that are long term care facilities. And then you can also see the number of doses that have gone to the state of Arizona. Um Not all of these doses of the 803 have arrived in Arizona. A number of these doses have been allocated to, um Have been ordered for our county partners and will arrive next week. They We anticipate that with the federal holiday. Usually they arrive Monday through Wednesday. We anticipate that they will arrive Tuesday through Friday of next week. So we continue to add additional sites for vaccine administration, So we have initial phase one and phase one B vaccination sites throughout the state. We have over 200 vaccination sites on our website. We also have activated the second phase of the CDC pharmacy partnership, which began the week of December. 27th. So we initially prioritized in phase one of that partnership are skilled nursing facilities, which are highest security, long term care facilities. Um As of the end of this week, all of those facilities will have had at least their first visit from CVS or Walgreen's, and they are scheduling appointments to start assisted living facilities throughout the state next week. So as additional state. Um uh, that scene becomes available, We will be adding additional providers we've had over 730 providers on bordered with a DHS and over 800 pharmacies statewide have enrolled in the CDC pharmacy program to provide in store vaccinations. We have talked on each week about the long term care partnership that CDC put together with our pharmacy partners. So our pharmacy partners code into the facility's and vaccinate the staff and residents of that facility. Um as of this week over 140 skilled nursing facilities scheduled to receive vaccinations, and they will begin vaccinating are assisted living and our group homes starting next week. We've got over 2000 facilities enrolled in the federal program where one of the states with the highest number of facilities enrolled, and our goal is to cover approximately 450,000 residents and staff over the next couple of months. So this is part of the infographic that we post each day on our website. If you look you can see by county what phase That county is currently vaccinating. The total vaccines and ministered along with the vaccination rate per 100,000. And so you can see statewide 232,000 vaccines have been administered. Um, This may not include some of the doses that are provided by our tribal Our federal partners is this is pulled out of the States Immunization registry. So to talk about updates and announcements of this week. On Monday, we had a soft launch of the State Farm Stadium Probate 19 vaccination site. So far we've administered over 20,000 vaccinations at that site, and we are averaging apart between 203 100 vaccinations per hour. We have booked tens of thousands of appointments through January 31st and anticipate opening up additional appointments. That will be between February 1st and February 28th. Those appointments will open up on January 19th at 9 A.m.. We're very excited. Because our partners have really made this endeavor possible. It's a whole community partnership. And again, we just want to thank the Department of Emergency and Military Affairs, the Arizona Cardinals and state from Stadium Blue Cross Blue Shield of Arizona, The Catherine and Ben I. V Foundation. Arizona State University and Walgreens. All of these, these groups are playing a large role at the site on D have made this possible. Way also are very excited about the launch of our second state run of vaccinations site. This will be located at Phoenix Municipal Stadium. We are still looking to see how many doses we will have available for that. For that site, so the number of appointments will depend on the available vaccine again. We're partnering with the Arizona Department of Emergency and Military Affairs and Arizona State University to run this site. Arizona State University currently runs a testing a saliva based testing site at this location and so they will scale up to provide vaccination administration. Again. Registrations for appointments are going to open up Tuesday, January 19th at 9 A.m. for this site. We updated our easy health. Dr. Hobbes Flash find vaccine website with an interactive map. You can go onto the map. It has all of the current locations with vaccine, you can select a sight and a box will pop up that has information about that site and a link to their registration. So not all of them. Not all vaccine providers are utilizing the state's vaccine management system. Some providers air using their own appointments software, but we will link to them whenever we have that information so that it's one stop shopping when you go to our our map. We will continue to update this map with additional vaccination sites as they come. In a couple of other exciting announcements, we have been expanding access. So a DHS activated the CDC retail pharmacy program. This is going to add up to 100 pharmacy stores over the next few weeks. The first pharmacies to come on board in Arizona are gonna be fries, Safeway and Albertsons. And so those will be included on our sites as we get notified, which pharmacies which specific pharmacy locations will have that scene? But they will be on our website and will be another source for those that are eligible to receive vaccine to go get vaccinated when this program becomes fully activated, more than 800 pharmacies will have covert 19 vaccine available in Arizona. We currently have more than 200 vaccination sites on our website that have received vaccine and this includes 45 community health centers as well. So if you are eligible and you receive care at one of our community health centers You could check on our website to see if they have received vaccine. And again just another update on helping our Arizona hospitals. We have been recruiting nurses with a nursing staffing contract here in the state. That's been one of our most successful endeavors. We are very excited. The majority of the nurses are here. When they arrive. They will stay on site for eight weeks with an opportunity to extend that On gesso. As of last week. 348 nurses have started work. We anticipated almost 200 more arriving this week again that We don't necessarily count them until we've heard that they have Arrived in the state and are attending on boarding at their assigned hospital. The economic recovery has been slow and uneven

"When the economic shutdowns. I happened back in march. A lot of people thought it would just last for a few weeks maybe a couple of months workers would be furloughed for a little while and then maybe we all go back to work. Of course that was nine months ago and now in a lot of states a second round of economic shutdown so started. I think we are in long. Slow slog territory. Now how does your holtz is an economist with the economic policy institute and she says one thing has become clear. This recovery is not going to be quick and clean. I think headwinds now at least until we get a vaccine. 'cause then things will shift but at this point the headwinds are really dire. How'd he says there are a few different headwinds preventing v shaped recovery for one thing. A lot of businesses are just gone. They closed their doors. When a business closes like that there are ripple effects for one thing. The people who own those businesses are likely in rough financial shape and be who worked at those businesses are also likely to be in financial hardship. And then they're all the businesses that supplied those businesses split. The bakeries butchers and farms that supplied all of the restaurants. They are all seen their own. Bottom lines get smaller and so a lot of people are just spending less money right now and all of this together translates into lower demand and heidi sure hold says in demand even a small one has a huge effect on businesses and on the economy as a whole and gasset crowding right now because the man is low that means businesses see come up in their demand for goods and services so businesses need fewer workers businesses. See lower profits. It's it actually hurts. Everyone part molly moon has been able to rehire all of the ninety eight workers. She's laid off including her dad but even so most of them are now just working halftime or just way fewer hours than they did before the pandemic which means they're also earning a lot less. They're making about twenty five percent less. It's a lot less. Yeah when you live in seattle and a studio apartment is sixteen hundred dollars and you make eighteen dollars an hour. Which is our minimum. You can't really give up twenty five percent of that. I have a few single moms. That worked for me. That i just i wake up thinking about these women and i fall asleep thinking about them just like your says a lot of the people who still have their jobs have also seen their financial situations. Change technically mali's workers are lucky. They have a job. They have benefits but it does not mean. They're in the same situation. They were in back in january. Molly has zoom coffee date with different employee each day and she says everyone is always really kind in grateful on those coffee dates. But she's worried about what they're not telling her. You know people are proud and tough and resilient so to me who they know is working hard for them and cares about them. They're saying i'll be okay. "First Up, we have a lot of warm products which hopefully remained warm. Before we try them first up. We have Kellogg's brand new waffles in fun flavors. I have to say, I was like freaking out we have two flavors to try today but there was a third flavor we didn't get that was super cute. The flavors were trying our Unicorn which tastes like cotton candy and birthday cake, which is yellow cake with rainbow. Sprinkles. These are not only available at Walmart. They're also at target Safeway and more and what I noticed about these is that they're very large large like the size of rigging frozen waffles do smell amazing they really do. And I, also GONNA say usually frozen waffles tastes the same I have high hopes for these I think these are gonna be different. What are you trying I? What's the Yellow One? Is What the Unicorn? Birthday. Look it looks like a birthday. Okay. Let's go birthday cake. Okay. That tastes like a birthday cake. These are really moist. They taste like cake. That's really good and the stats are really not bad hundred and thirty calories per waffle two and a half grams of fat five smart points. But I want to say one thing like these are not I feel like in the past like four or five weeks, we've tried a lot of frozen waffles. And they're all the same even the ones who trader Joe's that are Pumpkin flavored. There's something about this waffle. That's a little special do agree. Yeah. Definitely, and I was just noticing that you don't need butter or Maple Syrup on that. I mean this is just fine by itself. You know I totally grandma try the Unicorn cotton catches interesting because they have such perfectly deep wells. What do you call those nooks and crannies? what do you call in English mapping it is. Yeah. Waffle House. Yeah. They're really Nice deep-sea coach and a lot of Sierra remade ours pacman. Okay next we are trying this is a product that I find very exciting and unique foster farms. The chicken people they have a new product called bold bites. They're marketed as kids bowl by. So they're like you get these in the fridge section and they're small individually wrapped packs like pouches of chicken and they come in flavors we have Taco and pizza today and what I really love about these portion controlled. It's sort of like saying, Hey, kids you can snack on chicken like like from being I would just dump this pouch. It tastes good into super on top of a salad it's fifty calories worth-a-chicken. Looks Amazing what are we trying? Why did you get all the fun flavors like Taco, Pizza, I can't open. which WANNA restarting with them pastor, which can open pizza Jamie can open I. Don't have the strength. s these high in sodium. No. Not really right. Three clear to read the sodium for those of us who don't have our reading. It's three fifty, which is not terribly. No this is good. I would not say tastes like pizza but I would put this on a pizza at fifty calories worth. Let's see. We got spicy lally trion. That's good but I feel like it's a stretch to call at pizza. Wait I a little bit of like Italian seasoning. Okay. Yeah. No I like it I like the concept I like creative. Let's try the TACO. Just I'm impressed and it tastes like white meat chicken breast doesn't taste like unidentifiable parts of a chicken. TACO measure making tacos. That is excellent first of all. This is what I would do. I would take those new cauliflower Ortega Taco shells that they sent us same thing and I would just like loaded up and make a chicken Taco out of this. Don't goods while he? Driscoll's new huge greenhouse will be in Laramie Wyoming hardly the nation's strawberry capital anticipating consumers possible objections driscoll says strawberries grown vertically without dirt or fresh air or just as tasty. Perhaps tastier than those grown on its California farms founded in twenty fourteen plenty unlimited began growing mountains of leafy Greens in a San Francisco vertical greenhouse last year. It now supplies leafy Greens to hundreds of Safeway, and Albertson's grocery stores in California. If you were to walk into its High Tech Greenhouse, you'd look up and up and up at endless walls of Kale a regular lettuce in Missoula. Mix. The company is green in more ways than one. They say, they use no GMO's and no pesticides because they don't spray for bugs plenty makes the startling claim that you don't even need to wash their produce and like other vertical farms plenty claims to use a tiny fraction of and water compared to traditional farming about one percent of land in less than five percent of water. Most vertical farms launched with Greens which grow well hydroponically and aeroponics not to mention they take less space than say tomatoes and strawberries. Moreover, local Greens are popular. They're also delicate which makes them great candidates for one of the purported benefits offered by tech indoor farms. That is if you can use controlled indoor conditions including led lights, artificial intelligence, machine learning, and recycled water to grow food on a large scale, you can put these greenhouses anywhere whether it be damned, and if you can grow strawberries in frozen Laramie Wyoming year round, you can shrink food miles the average. Plate of food travels fifteen hundred miles before it winds up on our table shrinking those food miles is good for the environment. It's also good for most produce great for grains. But now that vertical Greens have been proven, it's time to expand into other fruits and vegetables which brings us back to driscoll's the strawberry giant. It supplies a third of all strawberries in America and it's making a big investment in plenty.
