We've had a conversation this week about players wearing microphones in your experience in that has always been something that's stuck out to me because I remember you were so great in terms of being enthusiastic and we had a technical problem if I remember correctly, right? Like you couldn't hear the booth? Yeah, that's right. The earpiece. It was going in and out. It was like a scratch CD, so they were asking me questions, but I couldn't get the gist of the questions. I kept having to have them repeat it. Yeah, and so we blew your appearance on a microphone. We did on our end, but I've seen you do other ones. You did one in San Francisco that was outstanding. And you had a lot of fun with it, and I think, you know, I get the feedback from fans all the time. Why are you bothering these guys while they play? You know, this interferes with what they're doing. And I relate back like last week we asked Ryan Presley to wear a microphone when he was out in the bullpen and he said, no, you know, he's kind of a quiet guy. And I'm like, that's great, but other players feel differently. And you jumped out of me as someone. You're very comfortable with it. Yeah, I mean, I like it. I don't mind wearing it at all. I think it's a cool insight, like you said, to the fans. Just to kind of see how we act in the dugout during the game. I will say they're wearing the mic, it kind of gives you an elevated performance. You kind of want to be a little bit more chattery and you start mingling more so than you normally would, but all in all, I think it's pretty fun. And I got to tell you, on our end a bit, we are always like fingers crossed boy, I hope that player does well. Francisco Lindor was wearing the microphone for us on a Sunday Night game and absolute rocket was hit right at him with two outs and like second and third. And in my brain, I was like, oh my God, please catch it. And he did and he threw out the runner and I was so relieved. I mean, that is definitely something that crosses your mind, obviously, you know, when you're wearing it, you want to perform well, but at the end of the day, you can perform well with or without it and you could not perform well with or without it. So that's kind of where that's how I thought about it. And it feels like, I mean, that's the future of the game, and that's a future of the broadcast. So from your perspective, is that the case, you feel too going forward. You're going to see a lot more of this. Yeah, I mean, I think we've seen it, you know, definitely with different broadcasting companies, you've got Apple peacock and ESPN. And so everyone's kind of doing their own version of it. So I think yeah, like you said, it's getting in the game and it's only going to grow. And I think you're going to get multiple guys wearing it. Probably at one time. Yeah, we've had fun. We're teammates are wearing it on the field at the same time. Bryson Scott Kyle swarmer, that sort of thing. So tell me what it's like to play on the 2023 cubs. That's a joy. You know, a lot of fun, a lot of laughter, a lot of banter and the Clubhouse back and forth. You know, all in good faith, though, and all in all in good times, but I think everybody in this Clubhouse brings something unique to it. Everyone's different, but also the same. We all have this same goal in the same mind and drive and determination to go out there and win and perform, but as a collective group, we met really well together and I think that was sparked and kicked off right from spring training. You know, I would say like the older and veteran guys have been around, you know, really made an emphasis to do that from the get go and I think as a unit we are really strong. What was in that first team meeting, that conversation, you know, you got some new guys coming in, Dan's becoming in. What was that like kicking off? It was great. Heightened level of expectations in terms of not necessarily going out there. Hey, we got to win every single game because we know that's not going to happen, but it's how can we show up every day ready to go so that way our teammates can rely on one another and that way you just have a similar goal and a like minded goal and everyone's pulling in the same direction. So yeah, like you said, the new guys come in and that have accolades out of one World Series that have been in World Series who played in the playoffs multiple times. They know what it takes inside the Clubhouse and also outside in between the white lines. So I think it'll start within that Clubhouse and that's kind of where the conversation was started. What have you learned about dansby Swanson as a shortstop that you didn't know before you started playing alongside him? How easy he makes the game look? He is, he's prepared. He knows the game. I feel like he's kind of positioning me too sometimes, you know, on the field. He'll whisper over he's like, hey, screw back a little bit or come to come to the hole a little bit. You know, and I look inside at our defense coach, I'm like, hey, tell me to come this way and then sure enough, you know, the ball is hit there, but just how well has baseball mind is, you know, in terms of the game, understanding it, but also getting to know him off the field and your lockers are pretty close to one another. Especially on the road. So it's nice just to chat and get to know him off the field as well. Same question, Cody Bellinger. Yeah, he's great. I like Billy a lot. You know, obviously playing against him and seeing him play, you know, you know that he's a freaking nature and that he's just, he's incredible. And so when you get to see it behind the scenes and see the work that he puts in and the preparation that goes into his play, it's pretty outstanding and it's pretty elite. And so we had a good conversation yesterday, but it's just like picking his brain about certain things and, you know, the incredible years that he's had, like, what was his mindset, you know, where was he at in terms of preparing and just understanding who he was? And so it's nice to have those conversations with somebody of that caliber. As you know, for years, even when the cubs won the 2016 World Series, it was always a question of where is the pitching going to come from internally? And it feels like the organization had a problem developing pitching now that you guys are turning the corner. Tell me what you see in there.

He writes and what is the significance of runners left on base seems to figure good offenses and their players have more men on and more and leave more men on does having a high left on base mean the player is doing poorly. It can, for sure, now look, to your point, if you have a player who's in a high volume offense and say he's hitting 5th or 6th and he's constantly coming to play with runners on base. He's going to have more runners left on base. But on the other hand, if you're a guy who's not in a good offense and he's not driving in runs and Jose Abreu, for example, would fit that bill. He said a lot of opportunities to drive in runs to the asteroid. He's not necessarily doing it. And another way to look at it is what our relief pitchers valued, what's valued in relief pitchers. You know, one of those skills is stranding runners. And so on the flip side of that, if a hitter is not driving in runs and clutch situations, that's going to draw attention from front offices. You know what's drawing my attention buster, Cedric Mullins, his runners and scoring position. The way he's batting with guys on base, it's been phenomenal. Another two RBI night, maybe even more than that last time. I love the fact that he's having a big year, right? I thought last year he's kind of a little bit of a down year after the year before, but this year he's killing it. Oh my God, and he's electric on the bases. I mean, he's everything we thought he would be with these new rule changes. So very well, get him on the pod. Let's go. Oh, we've had him on before. He's, you know, I enjoy talking with him. Yeah, yeah, let's do it. Let's go to Michael Mahone at eater of cheeses. He writes and isn't it time to ditch the mic'd up players that makes incredibly difficult. Makes the players job incredibly difficult hardened by increasing the chance of missing plays or injury due to distraction. The pitch clock affords two little time and a large majority of us just don't like it. People are mad about the players being mic'd up buster. How do you feel about this? It just makes me laugh. You know, please give me the injuries that have been caused by players wearing microphones. Just sounds like total urban legend, right? It's not actually anything real behind it. You know, here's the other thing too. It's not like we tackle these guys and say to them, you have to wear the microphone and attach it to them and they have no choice. Players turn down all the time. At some players are like, sure, I'll wear it. That was where we had again on Sunday Night baseball after we had them during spring training. He's fine with a Trey Turner ward early in the year. On the other hand, we wanted to get Ryan Presley miked up while he was working on the bullpen the other day. He said, no, I'm not comfortable with that. You know, we did? Okay. Okay. We just moved on to somebody else. Players, the idea that they're being distracted, give me a break. Martin Maldonado, when he became the first catcher where microphone during the game, that was his idea. He wore to Paris and said, you know what would be really cool is if you did that, here's the other thing too. Like, you know, when you have anyone who presumes to speak for everybody, a large majority just don't like it. Oh, really? How did you know that? Did you pull every baseball fan and you know exactly breakdown is? You break. To me, it's like a baseball version of, you know, stop the steal. The election was, it's like stop. There's no information in fact. Maybe you don't like it, and that's okay. Maybe your friend doesn't like it, but that's okay. All I know is, if we have a microphone on a player like Mookie betts and spring training or Freddie Freeman, running around the bases, you know, and it's a fun conversation. You know, you had Nestor Cortez and the All-Star Game. I like Bono and the also All-Star Game. People love that. Yeah. And then you get huge gifts in their huge numbers and the players love doing it and they know it's part of the future. It drives me crazy when it's like, oh, players get hurt. It doesn't work. It's distracting. No, a lot of players love doing it. Yeah, and it's quantifiable at this point in terms of the reaction to it. I mean, you just rattled off a number of instances that were very well received. You can look like views on social media. We get more anecdotal stuff, but like, you know, we see a wide swath of opinion on these things. I'd say they're overwhelmingly positive. Let me give you another one. Bryce Harper, a couple of years ago. You know, I told this story in the past, like he agreed to wear the microphone. He like in the second inning. The Phillies gave up like ten runs in the second inning. We were like, oh boy, you know, it's a blowout Bryce isn't going to feel comfortable, but Bryce gets it. It's a long season. It's a 162 games. Not only did he wear it in the happening that we had talked about, guess what? He wore it for the rest of the game. He actually had his earpiece knocked out in the middle of the game tracking down a ball in the warning track. He went and found the microphone and the ear piece and got back on with the producers like y'all stay on as long as you want. The players get it, they know this is part of the future. And so, you know, I think it's up for some fans to catch up with the players. Yeah, totally. I think it might have been 2020 during spring training was one of the first times you guys did it or someone did it.

Bob referred to it as the first post it note. And it was very good. And he was like, thanks for the reminder, Leland. We certainly appreciate it. Who invented post it notes? I mean, I know that in Naomi and Michelle's high school reunion. They say they invented the famous story is that it was a mistake. Oh, no kidding, that they were trying to develop a glue. And it wouldn't stay. And then someone said, wait a minute, this might be. It stays just enough. Somebody at the 3M corporation, I think. You know, chimichangas were a mistake, too. Were they? They just dropped a burrito in the deep fryer. Well, there you go. What a great idea. Cobbler was a mistake. Did you know that? It was a peach pie, somebody dropped it on the ground. The person stepped on it. They said, hey there's a shoe print in it. We'll call it cobbler. I didn't know that, yeah. That's a true out of toll house cookies. Chocolate chip, right? That's the mistake. I'm sorry. Ham was a mistake. And you see, you have a stamp of pigs. They went out a real big piece of bacon. And then they cooked it. They went out and brought it up. No one could have blamed the Pittsburgh pirates if they'd been in a funk on Tuesday night against the Astros. The buckles lost talented shortstop O'Neal Cruz was serious injury and Saturday's game and they were kind of bummed out and then the Astros took an early two zero lead Tuesday things did indeed look dim. That's when Korean born Pittsburgh teammates, G man Choi and gi huan bay, 6th inning Choi hit a 6th inning home run, gave Pittsburgh a three two lead. And after Pittsburgh put two men on base in the bottom of the 9th with the score tied at four, bay did something even more spectacular, he belted a three run walk off Homer. Wow, off of Astros closer extraordinaire Ryan Presley. Choi and bay became the first Korean born teammates to hit home runs in the same game, and here's what it sounded like. Josh, if you'd been back to South Korea. Ah, this is South Korea radio. Cool. Good, good morning. Oh, pitchy one. Oh my God.

"There's a weak bullpen underbelly as well, but you do at least have Devin Williams and Ryan Presley coming in shutting the door. So that beats. But also, maybe it's in a sense for the best just from a competitive standpoint that the U.S. doesn't have a pitching staff that is the equivalent of its lineup because it's light up is so incredible. I mean, it's ridiculous that Trey Turner was batting 9th. He's now just he hits a home run, every game, or sometimes two, and he's your number 9 hitter, and that is a reflection of the quality of that lineup. If the pitching staff were just as stacked if you had all of the best American pitchers on this team too, I don't want to say the U.S. team would be unbeatable because there are other great teams too and if they had their best guys available then that would help too and also it's a format that lends itself to upsets, obviously. But maybe it's more fun to have less of a Dream Team situation where you have one team that is kind of head and shoulders above. I mean, right now, yeah, the U.S. can come back from any deficit with that lineup, but also it's not exactly a lights out staff and it does kind of make things more competitive, I think, than it would have their roster were just stuffed with all of the best available options than they would be heavier favorites than they are. And there are ways in which I think the fact that the best players are not on that roster and then also derosa has to deal with all of these restrictions that makes it feel a little less like the most legitimate tournament could be, right? All of the best players were playing and if you could kind of take the reins off a little bit, then it would feel more just no holds barred like this is the absolute best baseball talent going up against each other. And so it does detract a little bit that there are so many no shows and understandable absences, but also maybe it might be for the best in terms of actually producing a competitive tournament and keeping things close. It would be nice, I think, if there were some better options out there in the most important moments. But look, if they made it, they squeaked by Venezuela, they blew out Cuba in the semi. And now they're into the final. And just the energy in that game, whether it was Josiah on the Venezuelan side, being super pumped after big outs or Trey Turner or Mike Trout was about as excited as I think we've ever seen like trout because how often does he have reason to be super excited at angels games? The gifts and the videos and the breakdowns of Team USA celebrating Turner's Homer and all the quotes like Turner saying that it was the biggest Homer of his career. You just had a lot of hovers and played it a lot of playoff games and he said that was the biggest hit of his career. And everyone was going on and on about the environment, Turner said, I'm always excited, but I just don't necessarily show it. It's the most I've ever yelled on a field. And derosa said when trade clipped that ball, honestly, I saw about 35 guys, including the coaches kind of blackout and lose their minds for a moment. Lance Lynn said, usually during the regular season, you're not jumping onto the field and doing stuff like that when that happened, it was unbelievable Turner said it was the loudest that he is ever heard at a baseball game too and of course U.S. was almost like the visiting team in this scenario because more people in the stadium were cheering for Venezuela and then also for Cuba the next night. Derozan said being honest with you, it's one of the greatest games I've ever been a part of, the passion in this building was absolutely incredible. Turner said that Pete Alonso bat flipped Turner's Homer. So a lotto was on the on deck circle and he bat flipped just watching the Homer that was how excited he was. Adam Wainwright said I pitched for a long time and I've never had this much fun playing baseball. So these are pretty good endorsements and testimonials. Like maybe there's a little bit of evangelism going on here because it's needing to justify that this is worthwhile and also trying to persuade players who were not there, perhaps to play in the future. So maybe they're going a little harder on just how great it is just to sort of send that message. Real Muto said I can't believe anybody would rather stay in spring training than play in a game like that. So much pride on the line so much fun. It was clear to both teams how much that game meant and last quote atom out of vino said Brady singer was asking me what the playoffs are like. I was like, I don't even know if they're like this. That was the best atmosphere I've been in. It was just so fun to be a part of, even if we would have lost it. So hearing that kind of message come out of Team USA and also a lot of the other teams in the tournament. Again, like we've been boosting it a bit because they're detractors to the tournament. But it's really fun. I'm done watching spring training at this point. I'm not really tuning in to watch spring training games and probably wouldn't be even if the WBC weren't going on. I was about to say were you watching them before? Just like at the beginning just because, hey, baseball is back sort of and then even though they're the new rules and that's interesting to see how the implementation goes kind of checked out on the grapefruit and cactus leagues until opening day. But I'm totally dialed into the WBC. So again, I echo my call to play this thing more often. Why are we depriving ourselves of the entertainment at this time of year?

The woman's grandson is among the injured, mere Eric Adams says the boy is clinging to life. Police say two people jumped out of the car and one of them is in custody. A search is underway for the second suspect, and the American civil liberties union and Planned Parenthood of Utah are suing the state in an attempt to block its abortion trigger law. The law went into effect on Friday after the Supreme Court's decision to overturn roe V wade and bans abortion at any stage of pregnancy. The groups argue that this law violates the state constitution and will be catastrophic for women seeking medical care. I'm Jim Forbes. This week, Federal Reserve chair Jay Powell told the Senate banking committee a better framework is needed for regulating cryptocurrency. In this very innovative new space, really there is a need for a better regulatory framework that treats the same activity should have the same regulation no matter where it appears. And that isn't the case right now. For his view on cryptocurrency regulation, I talked to former chair of the commodity futures trading commission, Tim massed. There isn't a federal regulator for what we would call the cash market for most cryptocurrencies. And that's where most people trade. The SEC does have jurisdiction if a crypto token is a security, but it's unclear which are and which aren't. And the CFTC has jurisdiction over derivatives or futures involving things like Bitcoin. But we don't have regulation of that cash market. That's what we need. You know, this price crash hopefully will create some incentive to do that. You know, it may not be the equivalent of the crash of 1929 when a lot of people lost huge amounts of money. But a lot of people have lost money here. And there's a lot of manipulation and fraud and hype and so forth. And you know, we need regulation to so that people know what kind of risks they're taking. Well, that's what I was I guess I have two questions. One is, what will this crash likely do to the impetus to get the regulation you're talking about? And if we had the regulation, how would this crash have looked different? Yeah. Well, I hope it encourages it. And look, I think you can think about this in different areas. One thing we don't have is regulation of the marketplaces where people might buy and sell crypto. And we need that. And I think with better disclosure with protection against scams, we'd be a lot better off. I mean, for example, what happened with Tara, right? A so called stablecoin. It wasn't a stable coin. It wasn't used for payments. It wasn't backed by high quality assets like cash or treasuries. And a lot of people lost money there, or even some of these lending platforms where people are promised, you know, 20% returns. These things only work as long as prices continue to rise, right? Once they stop rising, then you have a fall. You know, it's kind of a pyramid scheme. Pyramid schemes are basically schemes where people make money as long as other people constantly come in to buy it and push prices up. Well, when that stops happening, a lot of people suffered losses and that's what we saw here. So, you know, I think we need regulation to prevent the kind of hype and fraud and manipulation we've seen. And so that people are much more aware of the risks they're taking. A lot of people have said we need regulation, including many people within the crypto world, say we do better off knowing what the rules are so we could all play by them. I guess my question is, do we need legislation as well? Take your example of stablecoin. Yeah. Does the fed have authority already to regulate that? I think the banking regulators do have authority and I'm actually working on a paper with how Jackson at Harvard Law School on a proposal where we think banking regulators could today regulate stablecoins. And I'd like to see a good system of regulation so that stablecoins that really are backed by cash and treasuries and so forth could have wider usage. I think they could be positive things. I think in other areas, we could also do a lot under existing law. The SEC and the CFTC mean more resources for enforcement. But we could also create a self regulatory organization under their auspices. That's another idea I'm working on with professor Jackson. That could do this. Now, you could also have legislation that would give the CFTC explicit authority or the SEC. If either one of them explicit authority to regulate the cash market, that would be very helpful as well. And there are some proposals to do that right now. Yeah, I just am a little concerned. You spent some time in Washington a little concerned given everything Congress had on its plate. And all the hyper partisanship, if I may call it that. That they'll never get to this. Yeah, I'm concerned about that too. And I also think the way we should approach it is let's not try to rewrite the securities laws or change the whole framework. I am concerned about some of the proposals in that regard. What I would do is try to keep it simple, try to give some direction to the existing agencies as to what we want them to do, amplify their authority over the cash market, give them more resources. And then let the agencies do this. We shouldn't have Congress trying to write detailed legislation that changes a lot of our historical framework here. I've seen some coverage Tim suggesting that the CFTC year old shop to get the authority here rather than the SEC may be because the CFTC doesn't have the resources or might go a little easier on it. Is that true? Well, I would worry about that. I wouldn't want to see it done for that reason. I think both agencies are very competent in either could do a good job. But they have to be given a lot more in the sources. They simply don't have the resources to really police this market. Thanks to former

He is the CEO and cofounder of Miller Samuel, a real estate appraisal and consulting firm, his analytics power, some of the most influential real estate agencies back offices and back end. He is also a professor at the graduate school at Columbia University. So let's talk a little bit about the appraisal business. It has dramatically changed since the great financial crisis, and the mortgage boom in bust of the 2000s, tell us what's going on in the world of real estate appraisals. Sure. So you have this sort of budding heads between human beings and we call them AVMs automated valuation models or press a button and you get a number of value for the house. Sort of the poster child for this and if you don't mind me talking about the zestimate real quick. Sure. Just to understand sort of the disparity between automation, automating numbers and housing and how dirty the data is. And human beings, so if you look at the zestimate nationwide, the nationwide accuracy rate, let me clarify the median accuracy rate of a estimate is 2%. So that means that 50% of the time the zestimate is within 2% of the actual value and 50% of the time, it's not now the consumer just sees, hey, 2%. It's within 2%. That's pretty accurate, but it's only 50% of the time it's within 2%. But if you dig a little bit deeper, it's only within 2% at the property is currently listed for sale. If it's not listed for sale, this estimate median accuracy rate is 7% in the U.S., so that means it's 7% of the time. It's within the if it's not listed, it's within what it will sell for within 7%. And 50% of the time, it's not. So in other words, the zestimate needs human beings to price the listing to shave off 5% inaccuracy. Listen, I'm not saying that human beings like appraisers or brokers don't have our flaws, but it is kind of interesting that it's been brilliantly marketed yet it's wildly unreliable. Half the time it works every time. Exactly. Well, 98% of the time half the time it works every time. But I look at that and it's sort of over promising and under delivering because public record, the quality of public record across the U.S. is incredibly varied by municipality by county, however you want to break it out. And there are largely reliant on that. And just a few years ago, they started significantly waiting to list price, so if you house is worth 1 million 5 according to this estimate, you put it on for two, the next day, the zestimate is two. And then it doesn't sell when you take it off. Does estimate goes down to a million and a half the next day. What is that? And so any time I see a new story that relies on zestimate related information to me, it's problematic because it's not what it is. It's certainly fun to poke around and look at stuff, but it's not necessarily doesn't have the precision that has been brilliantly conveyed in their marketing. Well, obviously, Zillow didn't do well trying to build a home flipping business relying on their own. They took a giant write down on that. Yeah, the Zillow offers that broke. And I think the same goes for the I buyer, the Internet buyer. So subset where there's this automation promise and there's some validity to it. I'm not saying that, but you got the impression initially that was going to just take over the entire market. And now it's something like 1% of transactions, it's a very small number. In a declining market, they haven't really been tested. There's only existed in rising housing markets flat to rising. So it's going to be an interesting few years to see how they do. Really, really intriguing. I'm kind of surprised that they didn't do better because you would have thought, hey, forget what we're sharing publicly. We have our own internal metrics. Let's see how we can use that. And it turns out they were just relying on the same date, everybody else. So it didn't really work out. No, no, it didn't. And I think it also says something about there's just too many people in the space and so I think there's going to be some compression in participation just because the scale of investment is so enormous. The stakes are so high. I wish them well. I think it's been a little bit over height. But back to your question, sort of the state of the appraisal world, it's fascinating. "Assuming as the question. Well let's roll through it. Is there a starting pitcher who deserves to be an all star rookie. I don't think so record says so. Performance doesn't breaking may have a chance based on him being lifetime achievement award a little bit of that. But it would take a manager selection. It's going to be easier for them to probably get guys that are free agents after this season. Just because there's less capital give up their know that The pirates they have what richard rodriguez is. A guy isn't going to be brought about a lot out there The cubs pitcher off top of my head. But like i'm just looking to find the the one year deal guys that are hell. I'd even call. I know that he's not been great. This season i call your angels and see if the glaze is available just to put him in a non role. It's the clothes. Are those kind of guys. Maybe aren't the all of the top end of the market type of pitchers You gotta look to the bathroom easier to find starters and good and good relievers aren't getting traded.
