Harbor Island marina is trading hands for $84M

"That we never really talked about on our podcast but that's a local thing and it's obviously real estate right. The ega thing it is. It's just a different type of real estate. So one of the marinas is set to change hands and it looks like it was at a pretty high purchase price that the deal went down. And it's an eighty four million dollar transaction son road is going to be transferring. Ownership in interest in basically harbour island to a group called safe harbor Safe harbor is going to be the new operator and with that. So there's there's quite a few things that went down here. Daniel and i were just talking about this off line. It's actually there's a lot to it. So the the the harbour itself is about six hundred slips right right and then with that also comes two hundred and fifty nine thousand ninety square feet of land. And then there's a million twenty nine thousand two hundred and thirty nine square feet of water and so the water is deep water. That's within the slip areas and the dachshund under the dachshund. Things like that so so they're responsible for obviously the maintenance environmental issues with water. They have the land which it turns out is basically. It's it's the eastern. Most tip of har- harbour island which is home to do very popular restaurants. One of which we have our christmas party yet for our we have had. We have had our christmas party. And it is yeah. It's a very nice restaurant and it's called island prime and then the other one is called is called sea level lounge so that is also going to go with it so son road in some communities didn't respond to the request for comment but safe harbor and his pair company already have four leases. That are around here. So they have shelter island boatyard and the sun outdoors. Rv resort in chula vista. So

Factoring Health Care Costs Into Your Retirement Fund

"Are the most important steps in retirement planning is basically determining how much it'll cost however this could be a challenge when the price tag of one of the biggest items in your budget could be anywhere between a hundred and fifty thousand dollars and more than a million dollars lace. That is how much a sixty five year old couple couple retiring in twenty twenty one could spend on their lifetime. Retirement health care expenses according to health few services. The range is so wide because the cost will depend on all kinds of factors such as where you live even your incomes. It's medicare premiums are based on your tax return. You know your current health health status and of course any future ailments that may happen to you and to add. Insult to the cost of injury. That estimate doesn't even include the possible price tag. A term care. Actually it turns out that healthcare is unique among the retirement expenses for three reasons. I it's likely to the expense that will go up the most when you retire unless of course you go out and buy rv or something like that. Bank estimates that on average the cost of medicare premiums are almost triple the amount that employees paid for health insurance coverage when they're working people who retire before medicare eligibility at age sixty five can expect to pay more than six times what they're paying for employer provided coverage secondly most expenses actually stay flat or even declined over the course of retirement. The one big exception is healthcare healthy services estimates. That kurt retiree should expect their costs. Will rise five point nine percent a year every year for the rest of their lives and then third healthcare likely be the most unpredictable expense. You'll have in retirement. The amount you spend on things like you know housing food transportation entertainment. They'll be within somewhat narrow ranges that are at least somewhat within your control out but healthcare costs. They're gonna vary up on all kinds of things like government decisions. The healthcare industrial complex and most importantly whatever maladies afflict. You over the rest of your life.

Q&A: How to Fund Rehabs and Renovations

"Today's question comes from shanty long and shanties question is we're about to close in a duplex in. It's going to need anywhere between six thousand to ten thousand dollars in repairs. What are some options for funding this rehab so ash. I'll let you go first narconon chime in with my thoughts afterwards. Okay the first thing. I thought of when i was reviewing this question was credit cards. So what did you say. It was six to ten thousand. They're looking to spend with that amount. You could easily get a credit card. Usually for that amount of money and there are so many credit cards out there that will do zero percent interest. So what this means. Is you start buying materials supplies with the credit card at lowe's home depot wherever your hardware store is to get your materials or even online new use credit card to pay and the credit card will usually give you zero percent interest so all you have to do is make a minimum payment every month which can be if you have ten thousand dollars on their. Depending on the interest rate you could probably be paying ninety dollars a month is the minimum payment towards the card. So what your strategy here is to get a card that has that zero percent interest for as long as you're going to be doing the rehab and until you can refinance so for example. Some of the cards will do it for eighteen months. And hopefully your rehab and your refinances completed by then so that you can pay off the credit card before you're actually charged interest on those payments and you're just making that minimum payment which is actually going towards your balance and not towards interest. So i think that is one of the greatest tools that you can actually use and you can find the zero percent interest credit cards on the business side or in your personal name to. Yeah no. that's great advice actually and especially at that dollar amount right sixty thousand you said. It should be not too big of an obstacle for most people to get approved for for something around that loan limit. I think something else to consider and shaun tait didn't really share. What the potential rv or the purchase price of this property is but i mean at six thousand dollars you could also try and borrow money from a family member from a friend and say hey. Loan me ten thousand dollars. I'm gonna fix up. This property wants it's done. I'm going to be able to pull out forty thousand dollars. Whatever the number is. And then. I'll be able to give you a return on your money

Danielle Harris: What if You Knew Your Death Day?

"Who exactly is danielle harris. Wow that's a loaded question It depends on the day. i guess I'm a mother. First and foremost am an actress. I am a wife. I am a little bit of everything i always say. I don't know about one thing in its entirety. But i know a little bit about everything or at least i like to think so. I'm curious i am gosh. I am figuring out as i go with. That was the perfect answer danielle. And but you give me so many questions. I want to ask as a follow up there. Okay so when you say you know a little bit about everything you can delve into things. Where does that motivation come from. Why is that important to you. You know i. I don't have a lot of fear when it comes to trying new things depending on what it is. Of course i think of my whole childhood was sort of controlled and regulated. So as i got older and a much quicker to be like i wanna go get an rv and go camping. I've never been before but let's go do it. I wanna travel there. I wanna hop on a plane and go to. I wanna just a bit more freedom Because i didn't have that growing up. So i can't i can't believe it. I was raised by wolves. Like who i am today. Verse and what. I liked to do and things that are interesting to me are are not something that i was brought up with. That's for sure. Like i don't think my family. My mom hasn't been on a plane in six years. I could never imagine how di di eye coordination was death for me. I mean they need to be able to experience and explore and see new things. And i can't imagine living life without having those things available

"The Maison with Kevin Nation, I'm no camping expert but I have been paying attention to the world of camping lately. Because I've been thinking about the future of thinking. About those days. When I do plan on retiring, however, far down the road, it is and possibly doing the RV thing and going and seeing the rest of the world or at least seeing the rest of the US. And while that fascinates me, something I read the other day kind of makes me off if that's where I want to go, or what I want to do. Reading a story about a local Campground owner. Who's Campground has been in the family for decades and he's the third generation taking over the campground and only sold out to a big Corporation because the latest industry that is, consolidating our RV parks or campgrounds. The local mom-and-pop owner of camp grounds are going away because there's big money to be made. Camping is no longer camping. It's expensive and it's amenities. Big companies are going to swoop in and buy all the campgrounds, no matter where they are and are going to make them fancy and make a more expensive. Maybe I'll Camp. Maybe I won't, but it's still many years down the road, and I guess I don't have to worry about it off.

Reinventing The Wheel by Fritz Gilbert of The Retirement Manifesto

"I thought of ways. I've reinvented things through the first three years of my retirement. Fortunately i've documented every week in the post on the site going through those archives. I found the following examples of how this mindset can be applied in retirement number one moving from good to great when we realized we do better with our retirement homestead. We sold our original good retirement cabin and moved into a great one number two changing from a saver to a spender making a mental shift to spend to the level. We knew we could afford and no longer worrying about the need to save number. Three changing our approach to travel from cross country train trip to it extended rv v trip to the pacific northwest to a shorter rv trip to michigan's upper peninsula. We've intentionally reinvented our approach to travel. Every year of retirement number four realizing time mattered more than money. After years of focusing on building our investments we made the mental shift to realize that time freedom was what really mattered number. Five building a dream. The story of our new purposeful workshop and focusing our retirement on things that matter to us number six buying a second home in retirement when our daughter moved closer. We've reinvented our retirement to spend more time with our two year. Old granddaughter conclusion retirement is a perfect time to reinvent your wheel. Don't settle for things as they are but rather seek to continually improve your life experience. Have you don't like something modify it. It doesn't matter if it's large or small continually tweaking. Your approach brings tremendous value especially in retirement

Will Eating More Often Help You Burn More Calories?

"This week we're talking about whether eating more often can help you burn more calories despite the recent popularity of intermittent fasting. There's still a widespread belief that eating every two or three hours. We'll help you lose weight by keeping your metabolism stoked up or conversely that going too long between meals will cause your metabolism to slow down. I think one of the reasons that these nations have gotten so much traction. Is that people hall out some really scientific sounding explanations. That seem well. Very deep scientific and therefore believable. There are two basic arguments that you'll hear to support this claim and we'll tackle them one at a time. The first goes like this your body when deprived of food for a period of time. We'll go into quote unquote star vacation mode. This is when the body burns fewer calories in order to conserve energy. Just in case the food shortage continues now during a famine. You'd need to live on your stored fat and down regulating. Your metabolism is way to make those fat stores go a bit further. It's sort of similar to the way. Your laptop adjusts its energy usage. It's running on batteries by making your screen a little bit dimmer for example when food is plentiful again. Your metabolism goes back to normal just the way your screen gets brighter. When you plug your laptop back in if there were actually a famine. You'd be so glad that your body is designed this way but if you're trying to lose weight the last thing you want is increased fuel efficiency. You want to be burning through stored fat like an rv burns through a tank of gas so the trick is to reassure your body that there is no shortage of food by eating every few hours and then your body will oblige you by continuing to burn calories with reckless metabolic abandoned or so the story goes. It makes sense doesn't it and it's sort of true. Your body does respond to a prolonged fast by slowing your metabolism to conserve energy. Here's the thing though. Your body doesn't go into starvation mode if you go four hours without food in fact it takes about three days of fasting or serious caloric restriction for your body to respond with any sort of adjustment.

Motive in Boulder Shooting Is Still a Mystery, Police Say

"Working on that mass shooting at a King Soopers supermarket in Boulder, Colorado this week are focusing on the motive behind the massacre. Fox's Alicia Acuna has more 167. But like the rest of the community, we too want to know why. Why that King Soopers wide Boulder wine Monday and unfortunately at this time, we still don't have those answers. "As astronauts plan to work on the moon or mars they need to think about how to move from place to place and how to take essentials like food water and air with them. This is innovation now bringing you. Stories of revolutionary ideas emerging technologies in the people behind the concepts that shape the future to reduce the number of items needed to land on the moon or mars. Nasa has combined a home and vehicle into a single rover complete with breathable air. Much like an rv. The pressurized rover will contain everything. Astronauts need to live and work on the surface. The crew can wear comfortable clothes inside the rover they can drive the rover tens of miles from their base or drive it to the spacecraft. That will eventually take them back to space for the return trip home. When astronauts encounter interesting locations they can put on their hi tech space suits to exit the rover and collect samples and conduct science. Interview with Jon Stine - Open Voice Network

"Today we are talking to john. Stein voice network. If you have not heard of his organization you need to check it out. And that's what we're talking about primarily today so welcome to the santa marketing. John thank you so much opportunity. Go hey introduce yourself your background. And how open. Voice came about led to stein based on portland oregon and background. I in retail and then in technology if the past twenty years first intel corporation and cisco systems that backed in a while. I was at until i'm at a coffee shop near the campus of mit about four years ago. The more than four years ago in sitting down with some friends and professors at mit. And we were. I thought heavens we were in boston. Nitsa summer we talk about the red sox or we talk about the weather or something in one of them. Raise the question. What do you think would be the technology that most might reshape the relationship between consumers and patients and clients constituents individuals and the various organizations that work with on a daily basis. Peter retailer healthcare provider financial services institution. What technology is going to be most important between individuals in those organizations. Will you ask that question. And twenty six tino put ourselves in the way back machine and you think oh my goodness what are. The technologies do your. Everyone is talking about well. Of course you talk about a You talk about m. l. You talk about a rv. Are i o t blockchain etc. You know all the usual suspects and it came around. And i said well. This voice thing is voice assistant thing in what it might mean to the day to day relationship say between a shopper at a brand between a patient and a provider in just the ease in ability to ask questions say yes replenishing order order. Your your your prescriptions. Do whatever but all of a sudden the presence of a kind of persona of a brand new. We're talk one voice in marketing year. The persona of a brand with you all the time listening to you speaking to you responding to with a that led to research that led conversations and that led to a big question which was if we think this is all going to be so exciting and tremendous and transformational. What would it take. What must be true in order for that to happen. And it's from that question. The open voice network then began to emerge very cool. So you like your background was in retailing. All these different companies. You're with your title kinds of things. Were you in technology. At the time. I was no evanson in the retail. Business i was head of sales for a womenswear apparel company on the new. Your working with major department stores. I was worried about skirt length than thread. Count and how the line would come together Which then led me into them jumped technology and had responsibility i it until then at cisco for marketing and sales to the retail and consumer goods industry. How do you use technology to not just do technology. But how do you use technology to draw. Pnl value top line midland audio creative agencies. How do you win more in terms of using retailers example. How do you create more traffic. Raise the conversion rate. Raise the average basket size using technology and it was applying what i knew about processing people and adding in the technology. That's what i did for a number of years. Did the globally working around the world lot of frequent flyer miles and all that led to open. No you definitely were just the right person because you had that consumer mentality you worked with the consumer all the time in new that It's not just about the statistic. There has to be some kind of engagement. Some usability for people like you know the the tech you can get crazy unhappy about it all day long. But if you're not communicating to the the actual consumer that you want to consume it it's null and void so that's that's a fascinating angle that you had will. You're absolutely right you just absolutely right that it has to start with the user. It has to start with the individual who's using technology. You know. I was back in the retail days than retail technology. Days talking about such things as we don't was a big idea. Let's put a back in the days of tablets. Where the hottest thing. Let's stick a tablet on a shopping cart and by golly then we can you know just tap away in shop away an inter things in have prices and everything right there in our shopping cart from a technology perspective very exciting. It involves wi fi in goals. Computer chips you can sell. A lot of technology can sell the idea. Well no one really asked. Have you ever put a child in the seat of tablet the equipped shopping cart thing you know. And what about Excuse me but any of you. Who are developing this Are any of you happen to be women with children in stores all the time here. I hate shopping. That's why i want you know what. Wait a minute timeout. It has to be the user the consumer at the center of this and we have talked from the start of the open voice network. When you think about the future of voice we can talk about our from a technology perspective. We can talk about it from a platform perspective. Weekend you know. What's the latest coming from the great great technology companies. The issue is from the user perspective from the individual who's using voice from the marketers who are using voice in their companies from the confirm the enterprise decision makers who want to use voice not as a toy for entertainment but as a tool for efficiency top line mid line operational whatever for transforming improving celebrating business results when we begin to approach voice from the user's perspective our perspective begins to change dramatically and again that's one of the things that really led to the formation. The open voice now. Would you say that will be the number one mission of your organization. We say that we use this phrase and it's can we make voice worthy of a users trust. That's a loaded phrase. Can we make Worthy the users crust can user trust voice on topics like did use on. Privacy can a enterprise zero marketer. You want to reach all your customers well right now. There's not really interoperability invoiced. So you need to do it for this platform this platform this platform this platform. And if someone's on another platform you're not gonna reach.

FBI: Nashville bomber driven by conspiracies, paranoia

"Fbi has now wrapped up an investigation into last year's christmas day bombing in nashville tennessee and investigators decided it was not an act of terrorism. Instead they say the bomber anthony warner just wanted to end his own life and he was motivated by paranoia and eccentric conspiracy theories but not motivated by social or political ideology which is essentially how the fbi defines domestic terrorism. Remember this past. Christmas warner parked his rv in downtown nashville with a bomb inside. He set off an explosion that not only killed him but also hurt three other people destroyed building and damaged dozens more before the bomb went off a recorded announcement played warning anyone in the area to evacuate so now the fbi says it's clear warner did want the explosion to have an impact but he did not want people to get hurt. Investigators also say he acted alone. They come through thousands of tips and did hundreds of interviews in the last few months even now the explosion site in is off. Limits and businesses still have many more weeks if not months of repairs ahead before they can start reopening

It's all that coming up in episode three, twelve of the RV podcasts but I by lifelong traveling companion and my bride Jennifer. Hi, dear Hallo Michael Wow, we were just looking at all. The stories we're about ready to report here on the fires out west and devastation. It's causing. We would have ban in literally the thick of it right now that is exactly where we were supposed to be camp. That is where we were supposed to be in time we're supposed to be there but because of the pandemic we're not out there. Yeah. So we are. We're counting our blessings I and I don't mean to say that lightly and ignore the devastation in effect it's having the loss of life loss of property, but it's just amazing how when you have something set you back and we were really disappointed. We were supposed to be going all the way through Oregon and northern California this rate this time and You know it's it's we're not out there I guess we're awfully glad we're not out there I mean our hearts go out to everybody who really is suffering from it but. I guess my whole point is when you think something is bad, that's happened to you there. There may be sparing you something that's coming down the pike later on I. Guess Because you if your allergies for us to have been stuck on that smoke that would have been done well, no, no hearts go out to everybody. Yes. Five years. That's just terrible. It is really Pandemic it's terrible. Oh my gosh. The photos that we're seeing and the and the devastation people are experiencing our little inconvenience Pales It's not even on the not even on a scale of one hundred hours isn't even in that doesn't even match their little we we were back. So that was the big news, we are still kind of waiting to do some traveling. We're looking for peak color were monitoring all those leaf peepers sites that are out there those websites that you where in different parts of the country color will be peaking. Leaf peepers. That's kind of what we are. Head actually I. Put a little. Glitch in our travel plans because I had an unexpected root canal, everybody knows what those are like and I gotta wait till.

"Summer RV, trip faces unprecedented challenges this summer. And I know tell you something you didn't know right. I mean we're still in the middle of coronavirus. Pandemic camping and non essential travel is restricted in many places. Dangerous riots have erected across North American every major city in many smaller ones. The Canadian borders closed. There are safety concerns financial concerns seemingly a new crisis every day. So this week in the retie gas, we're GONNA talk about those summer RV trip challenges, and how you can make your rv travel is safe and is satisfying as possible given the very unusual circumstances under which we now find ourselves in the summer of twenty twenty. Hello, everybody and welcome to episode two ninety-seven, seven of the RV podcast and we do have a lot to talk about this week. We have RV news. We've got your questions. We've got an interview about how you can get around those summer RV trip challenges and still get your RV to Alaska by ship. We'll talk about that and our interview the week plus we've got tips and suggestions and a lot more but I my lifelong traveling companion McBride Jennifer. Hello, my dear Hello Michael. What a time we live in What time it is yeah. You know the one thing about coming to you from where we are now on Okaloosa island near Destin Florida for Walton Beach Florida that area is. The just to show you. How different is down here? You. Know what the lead story in the paper was today. The lead story was red snapper opening day, the opening day of red snapper season was yesterday, and the local paper was filled with photos from Destin, which is known as America's luckiest fishing village of The Red snapper catch this year and Got Me Hungry I think we should go out for fish tonight. At sounds really good and something else. That was normal was that when we were at the dog park? Today we saw a whole bunch of little kids in yellow t-shirts, getting off a school bus and they were having a picnic at the park and playing on the toys and doing what kids do. This is how life is supposed to be and You know what tumultuous times we live in I mean last week last week as we were do podcast. PODCAST, we were just starting to move out of the national lockdowns from the Krona virus pandemic, and we were saying last week, who could have seen such a terrible thing? And then this week we look at the wave of terrible riots and violence, sweeping the country in the wake of the protests over police brutality in the murder of George, Floyd, and Minneapolis, and we say who could have seen such destruction and pain or this podcast as you all know is about the RV lifestyle, but we certainly have to acknowledge the. Terrible time, we're living to right now Jennifer and I are optimistic by nature where people of faith in we know, many of you are as well and so we ask those of you who? Are the same to to join us in prayer for our nation I. Mean it certainly needs it now? none of us know what is next. That's I guess the lesson that we have certainly all learned this year together, but at the same time we believe that we can move forward when it comes to summer RV trip plants, but we have to do so recognizing the changes we face, and this will be a summer like no other. We've ever experienced, and that's all GonNa. Talk about a lot in this podcast. Said! We're still in Florida on Okaloosa. Island and we are planning a getaway camping trip next weekend, and then the week after barring the unexpected, which is certainly happening a lot. This year we plan to leave Florida, and after almost six months being down here and then head to our home in Michigan, which needs some attentions lawn, work and stuff like that and then hopefully. Resume some travelling. We have lots of plans for June and July and August travel and beyond that but. As we stay up with learned anything this time of the year. It's that those plans have to be flexible. Mike Scott. US inside information and trends that shape the lifestyle years. The RV newsworthy we, as we talk here on the RV podcast about summer RV trip challenges, let's start in Maine where a federal judge as upheld the governor or Maine's requirements that all out of state visitors be quarantined for fourteen days when entering the state to campgrounds were among several small businesses that filed a federal. Federal lawsuit saying the quarantine is unconstitutional for discriminating against out of towners. The governor permits main residents to go camping, but out of towners must be quarantined fourteen days before they can travel about the small businesses heavily dependent upon tourism, said this order was hurting them financially, and sought a preliminary injunction to lift the order as their lawsuit works its way through the legal process. While the injunction was not granted. The cases still in the early stages will keep you informed when we hear more. That's just one of this summer RV trip challenges this year, but despite the many concerns, one in four Americans plan to take some sort of an RV trip in the next twelve months to get that one in four of all Americans plan to take an RV trip in the next year, and this is according to a survey that was released last week from the RV Industry Association. The reason why so many wanted to travel is something. We've been reporting on the RV LIFESTYLE DOT COM blog and And that's because of covid nineteen is people shy away from airline travel? They are expressing concerns about staying in a hotel and more and more are buying and renting RV's and to do a summer RV trip in their self contained vehicle the national media is calling this. The Year of the RV and we've been telling you. This was coming and each week we hear about more people buying our vs camping trailers, sight unseen, and the demand remains very

"Questions Mike and his network of RV reporters have the answers questions. This comes to us from Terry. Who is in Fort Myers Florida Lord and he says Hey? We have shopped several dealers. And we're wondering Talking about RV dealers and we're wondering if they're playing Bayton switch with us the consensus is that if we want an RV. On the twenty twenty sprinter chassis will have to wait twelve to fourteen months if we order one on the twenty nineteen sprinter chassis. The all all the dealers say it's more like Eight months weight or less. Is this true or are they just trying to get a quick sale. Are We better off waiting for twenty. Twenty what what is the differences between the spinner Ma Body For Twenty Nineteen Sprinter Body for twenty twenty. Well we talked about that at the At the Tampa shall and we even talked to some of the folks at Mercedes who gave us the straight scoop right right. No difference between the two thousand nineteen and the twenty twenty and the dealers are telling you the truth. The problem is not the the Mercedes Benz sprinter or it's not anything to do with the chassis. It's the government is they're caught up and bureaucracy. Essentially essentially waiting for some approval. Some EPA EPA test results to certify some emissions stuff. Now there's no difference really no major difference between the two thousand nineteen twenty twenty mercedes-benz spinner but So you know if you get one go for the twenty one thousand nine with when they did the big changes and and if you want to hear straight from the From the from Mercedes sprinter themselves. Just go to our Our Youtube video. That felt this week. It's it's The review of the Tampa. RV Show we talk about that issue and we actually go to the guy who's in charge of All the sprinters used in the RV industry from Mercedes Benz and he. He confirms that no difference between the two thousand nine Hundred Ninety two thousand twenty and there's plenty of twenty nine thousand nine hundred and he says the two thousand twenty S. It'll be coming out the at the end of the spring so anyway hopefully that helps. Hey Do you have a question. Fellow travelers learn one and a half year voice featured on the podcast. "At road. TREK DOT COM GO TO ROAD TREK DOT COM and there's as a way to contact them through their We're about ready to go jennifer me to the Tampa. RV Super Show in Tampa next month and We'll update the UN. Whatever we see there I assuming road trek will be there? They I think they told us they were planning MBA Tampa. I don't know you remember last year. Tampa that was the year right right at the show when everything went where everything broke on. How bad the company was everything? Went South Oh my gosh. We were down at this show. We're looking forward to having a great time with everybody and it all broke it was. It was so sad particularly for the folks who worked at road track where they're trying to sell. RV's and all around those breaking the scandal and anyway a year has come and gone. There's new owners and they're supposedly slowly gearing up production again and and I think they'll be influenced by the answer that you're going to hear it for this next question. I'll get to right now on. This question comes from Tom. Grand Rapids Michigan. He says my dealer says all RV. V Manufacturers are now experiencing major difficulties getting new twenty twenty sprinters from Sadi's Benz. I know this was the problem last year. But this is supposedly something new. Can you confirm and the answer is yes I can. I'm hearing the same thing. And yes this is something new and it is is a major hit for all small. RV Manufacturers who have been selling twenty twenty models or have orders waiting from customers who want Twenty twenty Mercedes Diesel Chassis Sprinter Bottom line is all production. From mercedes-benz of twenty twenty spinners in North America has ceased and no new sprinter diesel vans or even the cut-away Kassy's are being released at this point. The problem is not. There's nothing wrong with Mercedes. There's nothing wrong with the engine. But the problem is is bureaucratic it's caused by the US Environmental Protection Agency which has told Mercedes eighties that it needs to recertify. It's twenty twenty models to make sure they meet EPA emission control standards. Now there's no again there's no the problem with the engine which is pretty much identical to the two thousand nineteen spinner which already got the Emission control approval But the need to recertify file those engines and then test them is delaying production And I'm told for months in fact the earliest. I've occurred that the process I says is expected to be complete and when he twenty chassis is being shipped to manufacturers isn't until April of twenty twenty so if you have a twenty twenty. RV An order. You know this or you've been told it's been delayed It's not coming anytime soon. some manufacturers Do have a supply of twenty nine thousand nine sprinters which themselves were delayed a year ago but nobody's building on the twenty twenty sprinter chassis and apparently won't be for some time the the diesel ones it's a it's a big issue for all the North American. RV manufacturers that use this Brenner and it's also one reason why the Ford Transit is rapidly becoming the small motor home chassis of choice for many RV makers There are no such issues shoes with The Ford Transit except indirectly I suppose that the twenty twenty. Four transit. Jesse's is is growing so fast that I wouldn't be surprised to see them Hard to come by soon either This big changes coming on the twenty two thousand Ford transit including gas. RV Chassis and all wheel drive. Which I think is going to be huge? That all wheel drive capability and really sounds. Sounds Awfully Nice. And so Listen why expect big things out of the Ford Transit Jesse I'm really Encouraged by what I see that Ford is coming up with Jesse and obviously so are the manufacturers especially if they can get their hands on him but the sprinters man. There's a lot of frustration there. All right Questions we love to get sure questions and you can email them in this mike at RV lifestyle dot com or a better yet that voice mail message that we want you to use the tells. You can trust them sunshine state. RV'S DOT com time now for off the beaten path. Army it probably. Here's and here's our regular off the beaten path correspondence. Tom and Patty Birket. Hi Mike and Jennifer. It was early fall and we were headed to Algonquin provincial. Park to meet some friends for a few days of exploring this immense Canadian median park. We'd been staying at harvest host locations. The past few nights an apple orchard a winery and a Maple sugaring house tonight it was a microbrewery three a favorite stop for rafters along one of those wild Canadian rivers. We called ahead as is the custom. And we're told that yes. We were welcome to stay but the riverside location had closed for the season so there would be no delicious craft beer for us to enjoy. We opted to drive a few miles farther to their other location for dinner and some entertainment before returning to the Riverside to spend the night along the way we pass through the town of renfrew and noticed signs for the Renfrew Fair. Since we've been disappointed by fair we decided to spend a day or two checking it out and arrived the next morning at the gate pull on through and park anywhere. You like said the gatekeeper deeper. So we did slipping into a spot just below the grandstand and next to the arena as we walked the fairgrounds stopped into the office to say. Hello when I told them we were from the states and might like to spend the night we were told we could stay right where we were parked and given a pass for the rest of the fear. So we wouldn't have to pay again. You do have to love that Canadian. Yeah maybe in hospitality the arena on this day was featuring wagon races teams of up to six draft horses each weighing about a ton pulled colorful wiggins and a timed race around the track. The thunder produced by those teams was truly earthshaking and we marveled as team after team rumbled by after the six horse. Teams came four horse teams and then to horse teams then pony teams pulling smaller wagons friends and family hooted and cheered from the stands stands Downing Cokes and icees countless plates of Putin the afternoon war on and we retired to the camper for a nap right there in the middle of the fair the evening was cool and just a bit breezy and we sat in our front seats with the windows down to enjoy a full view of the evening concert at the grand. Stand the next morning we were up early to wander.

"On RV podcast, we ask you at the beginning of the program is your RV overweight. That's one of the more important topics that we discuss where we ran into a couple of friends of ours, James and Steph from the fit RV. There's a bunch of a suite call yourselves the RV couples that are out there in different RV's. They happen to be a winnebago Trovato and it's kind of fun. Many of us now know each other and we, we crisscrossed the country. We run into each other at various events. We met Stephan James at the Hershey RV show a couple of weeks ago up in Hersi, Pennsylvania. We sat him down. We got talking about the importance of having a fit RV and other words, make sure your RV's not overweight way your RV to make sure that it fits within the safe levels and then also about being fit our viewers about maybe getting rid of some of that. Unwanted weight that living on the road can easily put on. I think you're going to enjoy this conversation with our friends, James, and Steph from the fit RV. So it is so much fun to run into friends and people we follow on YouTube and do the same thing that's come companies. It's more fun than seeing the RV sometime indeed. So you guys the fit RV we had you on the podcast on your. Yeah. Tell us what's up with you guys these things. Where have you been where you going? What excites you about this RV lifestyle? We all share. Let's see. So I think since we were on your podcast, we did an RV trip to Europe. We we are around in the Alps for a couple couple of weeks. The RV show there in Germany. We got a cat. So that's been a whole new world for RV with a cat. Is it changes everything. Did you ever give our with the dog now. I don't know how to reference with a cat, does they're much more self sufficient than they are, but you know how you can let your dog out. Take your dog for a walk. And the dog loves to go out for a walk. Our cat doesn't love to go out much. Do the cat on a leash and harness and try to take Bill some phony stairs. We started in very young and so he actually does pretty well both in the RV. You know, some cats put him in vehicle. He doesn't do that. You just, you know, sacks out and goes to sleep. Right. And the litterbox challenge though, too, with the dog, you don't have to worry about having litterbox in the rig. And so that's been a challenge for us. We're in a camper van and we're already space challenged, figured it out after did a Kate space for that with you guys are in a would've Trevatt Travolta we are b. So we kinda share that background and still amazed at love. The title of your of your own to fit are. James, you kinda concentrate on the fit RV as a vehicle, right? And Stephanie course you are fitness on the road. That we can be honest with and say is not shared by most view. That's I think there's a lot of reasons for that. It's really hard when we're out of our routine when we're on the road, everything's dynamic and every day is changing, and but when we're home in the sticks and bricks, we have a routine. So fitness easier thing to do when you're in a stable setting. But on the road, it just throws all that out window and it's hard to keep fitness vocals that whole vacation mindset that comes into play to or out in the RV I'm on vacation. I'm gonna. I'm gonna eat that, you know, and you wouldn't do that at home. But you know, if you think about it, you wouldn't you say, I'm on vacation. I'm not gonna take my blood pressure medication. You wouldn't do that. So you just need to think of it a little bit..

"Hey, everybody we're in Elkhart Indiana, and we are attending an annual event called RV open house now not open to the public. It's just dealers and people who sell RV's and buy directly from the factory. They're the ones who are here and this really is a big deal. It is estimated they will buy order over two billion dollars with vehicles. Elkhart Indiana is the RV capital of the world more than eighty percent of global RV productions base throughout this area. That means if you see an RV rolling down the road anywhere in the world, chances are it was built in or around Elkhart and the place is booming. The jobless rate is close to zero. That's because the industry is building and selling RV so fast that it can't keep up. RV manufacturers here have nine thousand five hundred job openings right now that they are. Looking for people to fill technology plays a major part in our v. innovation these days and an RV open house. Something called watt was unveiled by road track and the Irwin Heimer group that takes off the grid boondock ING style camping to a whole new level is this. So this is the better charter but as hybrid power system. So what it does is keep your batteries topped up draw the evening just like you consider normal generator. However, it runs on a fuel, so so we have a propane powered fuel cell at the heart of it. And I've ever piece incorporates solar parents so we can actually run on solar in he'll psalm and depending on how solar situation set up at that time evening or whatever they feel sold kick on and filling the gaps. So what does this mean to me in my RV out dean doc in the middle of nowhere. So it means to get power when you need it. Quietly. So it's running right now and you can't hear it in the background. It's running. Now it's running right now and you can't hear it in the background be getting no generator emissions, so you can actually breathe the exhaust. It's safe so quiet clean safe, and it runs when you need it. So you don't have to go start your generator, such generator off. It's just working all the time in the background. So when you need power and your batteries need to be topped off, they will start up top them off and shut itself. Beckons propane. Does it use when you know this. This runs at a third of pounded. Our so twenty pound girl tank that you could get it any community or run for about sixty hours. If you need less power, we actually can turn down and use less fuel. So that could even go further if you're not using full power and how does it working junction with solo. So what we do is we monitor the battery bay the entire time, and so we determined when the battery Bank isn't sufficiently being charged by solar, we're able to augment that. Heading the fuel..

"I mean, we're looking right out the windows. There is the toll roll the highway eighty. Ninety of the big east west route. You're right off of that. What can what? How long people spend here? What's what's what's recommended on? Because many times you know, we get a place like this. We only I was taken our off and you can't see it now. No, we we say figured on two to two and a half hours on an average. Now, there are people that will go through it. Then hour and a half. There are people that will spend all day here and if they do and they want in their in an RV we actually allowed to stay in the parking lot so you can own doc in the well, that's you can boondock if you get here too late to go through the museum. And that happens a lot because people come from the west, they don't realize we're on east coast time. So they get here four. Well, that's fine. Already in we close at five. So we said, that's okay. You can just stay in our parking lot commend in the morning and they do that is great and then but we it's all dry camping, but it's it's very nice. Well as well. As I said, we're going to do video. So all the folks. Listen, this podcast just go to our RV lifestyle channel on YouTube. You'll see that video gives us a couple of days to put it together, but what excites you these days about the RV industry? Darrel Sears tell us why? What excites you and guess Elkhart? What are the trends you're seeing. What what what excites me is is the continued growth of the industry as a whole. And the fact that twenty years ago the industry had the foresight to start the go RV program and and the guardian program was to make people aware of the lifestyle of the RV industry and the fact that it's a family industry and it's, you know, it's it's it's a nice clean, really fun type industry to be in. And with that gore Evine the RV industry is survived at least four recessions that I've lived through myself and to see the industry bounceback every time and continue to grow. And last year it produced over five hundred thousand RV's this year it will produce over about five hundred forty thousand arby's and and and really what's what's needed. Is the fact that it cares about its customers and the fact that it put a million units into the. In into the universe of RV's that are out there. They said we need to do something to train more technicians. We don't have enough technicians. So Garvey n- which is RV DA an RV. I a RV Dealers Association, the RV industry associates, right? They've now taken some of the Garvin money and they've set ten million dollars a side to build a tech center to train technicians to for for RV dealers to hire to make sure that that when the customer gets his RV and you know there's problems with everything from time to time. So you need technicians that know how to diagnose and fix problems. And to me, that's that's exciting because I think that's what's going to to make this industry. It's already over one hundred years old, and I think it's gonna last forever. I applaud everybody for doing that. That is probably the biggest problem. We have found our. Seven years covering this lifestyle is the lack of technicians. They're hard to find before we let you go, and we hit out at our rest of our podcast. I want to.

They sell brand new road track RV's Heimer RV's Coachman Clasby RV's they, they specialize in in mostly class bees. They have some class sees they have a ton. In fact, I would say they have the large. Number of used Clasby RV's that you'll find on a lot anywhere in North America. They have specialized for years in in finding used class Bs and then putting him in tiptop shape and selling them to people, and they still do their parking lots filled with a great great class as you new and used. The thing that impresses me about these guys is how they go. They put everyone of those RV's through a very thorough one hundred seventy two point inspection, which they ensure that all of the mechanical and the manual systems are in top condition. They road test every RV that make sure it runs and drives the way it should. They go over the interior just as entirely as they do the outside. Every component at sunshine state RV's is turned on and tested to make sure it works. All of their used RV's thoroughly cleaned, detailed inside and out. They even check the roof.
