"Roy Spencer is going to be talking about structural challenges. But I just want to finish the story real quick. We were doing alone for young man. First time Homebuyer. He was AH, Union worker worked the third shift. Just starting out. He had the other crummy shifts starting on his job. Father listen to the show. Got the loan done. Loan was done. There were some cracks in the basement. Roy. How many? Ah, what percentage of concrete cracks? Ah, 100% 1%. That's a nature kind better than me. He's better than your king. So so it's nature of the products are cracked and The appraiser said. Hey, there are cracks in the basement. You have to get him, You know, show we recommend that they get felt. So there's no leakage. Right fight, So we set out there. Hey, Builder, You know real tours. We need this. We've got to get these cracks filled. The builder who was selling the home refused. To fill the cracks and show that he had a certified concrete foundation company. Apply the material, so I'm like, I'm tired of waiting back and forth. I call it writing his team, like, just go out. You know, just send me the bill will pay for this gift alone close to write because we keep going around and around and around Long story short. Roy goes out, sends out his guys Laura and calls me up his wife and says, You want the good news or the bad news? I'm like, Well, what's the good news? She liked what we could fill the cracks for, like whatever, couple 100 bucks and he'd close alone. Man whose is the home's going to fall down? Because it's got major structural problems and to cure the challenge is going to cost about $55,000. So here you have a builder. This knucklehead. All he had to do to get his money out was pay a foundation company money to fill a crack and show that it was paid. And now he knows that he's got structure problem. I had the whole bid from per Maciel. I said, Hey, you know, here's a $55,000 bid to tie the wall back and you were telling me to have to excavate and then come in with pins and pull it back and reinforce this and everything else. And I told his father like Listen You do what you want, unless you're going to get a 55 $60,000 credit. I went by the house. I'd buy something else. The loan fell through and thank God the kid went on. The young man went on and bought another home. And the father still thanks me today. Thank God. He didn't buy that problem. Thank God it up by the property. But how that in all this knucklehead seller the scumbag builder had to do. It was a builder, you know, obviously built horrible product was filled a crack and he would have gotten us $240,000 in a way you went now He's got a 50 $60,000 problem now challenge that he's got overcome. So what other What other telltale points are there that are listeners should keep an eye out for that. They have structural challenges in their own. Well, First of all, David. Thank you. Now we we are trained to recognize you know what's a normal shrink each crack that just needs repaired and waterproof versus one that has structural problems because of you. Just repair that waterproof it it will re crack and you will have other problems and things. So there are differences, not all cracks or saying most of our just, you know, normal shrinkage, cracks and taken repaired. But occasionally there are there is an underlying structural problem that needs to be addressed First. It's not always $55,000 trust me A lot of times it's a few $1000 or so but It does. Everyone is different, but the point is, we're going to give you an honest assessment. So everybody knows what the true value of the property is. So I guess they were right on the cusp of a structural season. This is when things come to light because we went through a dry period. The house sits on clay soil deep in the ground, the foundation sitting on clay soil that clay so get real dry. It actually shrank. The house actually dropped a little bit, and now it's getting wet again. The soil rises. The house is actually going to lift up a little bit, which is all good and normal, except when it doesn't unevenly and so sometimes because the downspout wasn't extended or something in this part of the house is coming up in the rest isn't or this part dropped in and arrested and that's a lot of times. Is what causes the structural problem when these things come to light, so I'm going to give you Ah, list of things is a homeowner's. You're looking around your house with a lot of people have structural problems were not aware of it. And when that by the time they find out The gas meter, you know, Lina sheared or the electrical lioness years or a sewer line wireline excusing. The floors or or or doors or won't open and things like that. That can cause more serious problems. If you don't you know a stitch in time, so you really want to be aware of these things. So when you're looking around the outside of the house if you see the gas meter's sq, if you see sinkholes or sunken concrete that could be a sign of Water, eroding underneath your foundation and causing potential problems.
