"Real estate part of the equation, really understanding like okay, things are changing we can't ignore it. And we need help doing it. So cool. All right. Well, let's go back to the beginning. Let's talk about that time period. Where and this is in terms of projects you've worked on. Let's talk about the market which was. I want to say sort of your creative opportunity right place right time that got that switch for you from being I want to say on Wall Street to being the retail pop-up guru that you are. And then let's talk about IRL in Chicago. Let's talk about penguin Random House because they are my publisher. And so I had to pick that out of your client examples, and, you know, food fifty two which is a very well-known a destination website. I think for a lot of people in the in the food space, and you did their first physical retail pop-up experience. Remember that in in union square? But let's start with the market because that was a really interesting on a busy corner in New York City at a hotel with some underutilized retail space. Sure. Yeah. I mean that was my serendipitous opportunity back in two thousand and nine with RS pop was the first pop up space. We worked with a revolving storefront concept or brands could pop. Into an address that people got to know. And there was something exciting and fresh happening throughout the year. So we started that in two thousand nine experiment. Brands paid me in close and the half, the outlets didn't work. I remember we were to pop ups in the ceiling just opened up in the fire department had to come and meet the next topic was going to open. It was like that kind of thing but brands really valued it and so partnership with the Roger Smith hotel. Kind of grew from that. And they started investing and renovating space in twenty ten and really making a pergram out of it. And of course, charging dollars not just close exchange for our work. And that's since grown from one space to force bases all revolving throughout the year, half half of it is all ready book through the end of next year. And so really seeing a need for for brands to want to do this. And we've since worked with extending our partnership relationships with other properties in New York City. We just opened a program at the Godfrey hotel in Boston. It's going to be a revolving store from program as well. So, you know, I think a lot of brands is they got to experience it saw that there's a lot of value actually in and being in a turn key pop up environment. And also, the hotels realizing there was a lot of natural synergies by having something crash in new in their space all the time and making it a talking point. The benefits they would get all the media impressions and answering benefits of of of more room bookings and event spaces and so all around it's it's been a great area to partner with. Think of it to thinking of like the Roger Smith. It's it's in a prime location in terms of. Commuters and all the rest of it. But is that you know, if there's unless there's something fresh and new we're just racing by it to get to Grand Central or racing by it to get to our office. And now there's something oh what's new in here? And now, maybe I'm going to stop and shop or check things out. Right. Exactly. Okay. So talk about tyrel in Chicago. Yes. So IRA was a baby that we gave birth to last year, and that was in partnership with formerly GDP now Brookfield properties, and they. You know, they wanted to create something different. I had been talking to Erin for a long time. And so we had been speaking how to make this happen. And so we created a new kind of along the lines of what we're talking about where property owners and Mauger oops, and they're trying to figure out how do we how do we create a platform that makes it a lot more turnkey? Inaccessible for brands to test. The waters in our properties. And a low friction would way. And so we help them develop IRA stands for in real life and opportunity for brands to be in a full turnkey environment and test the waters at one of their properties. We started with the home category. So as IRA at home, and it was fifteen different brands. It was fully designed we oversaw the build out..

"All right. So for those of you who are hearing it you're not obviously able to see it. But over the discourse that we hear there is a visual overlay saying that the Democrats allowed this person into the country, and that they literally facilitated this, and what the referencing is a incredibly horrible story that emerged last year in Sacramento in which in an individual by the name of Louis. Brecca Montas was responsible for the wanting and vicious homicides of of to distinguish law enforcement officers and the extent to which this case is horrible cannot be understated. However, the extent to which Democrats have democratic policies may have caused this to happen flies in the face of a lot of pure logic and logical conclusions. When we get back from the break. "He knows this place and he's weaving his biographical details into annoy the feel like give him an authority to tell the story in a way. Another person wouldn't. The film starts autobiography. You know, like it starts not even super talking about Flint, starts out him and his family and then broadens out from there into into Flint. And I think in terms of establishing this movie, as you know, a semi personal narrative as opposed to journalism or you know, a factual account of the chronology like opening it that way is really sort of important and that he does it. So like you said, athlete and so comfortably like there, there's. No sort of sense of him being apologetic or meta about inserting himself into his own story. It's just right out of the gate. It's like, this is my story, and I'm going to tell it my way through my personal lens. At the same time, though he's not somebody who is given to a whole lot of self examination. I think about some first person, documentaries, I really love sherman's March by Ross mcelwee or that movie tarnish in during the movie German Tornado tornado, but director. He didn't other film that people seem to like fairly well. But any case those films are so much more willing to reveal vulnerabilities unvarnished qualities of the person making them than Michael Moore. I mean, never, I don't think you ever look at a Michael Moore film and feel like he's he's criticizing himself at any point at all. So. So he is just the way presents themselves physically, it's hard to call it vanity. Yeah, kind of except except he's a particular brand of midwestern hero. So so the fact that he, you know, look says he does and dresses as he does that feeds into his heroic persona. Me if he's a a felt nicely, dressed person who wears top hats are than baseball. I don't think he reads as the mid western hero anymore. I like the idea of a top hat wearing. Mid westerner. So that part of it, it's personal only to appoint only to the to the extent that he allows it to be. But the to the extent the allows it to be as you say, it's authentic in the sense that he's he's from Flint, and he is he's casting himself as a hometown boy who is fighting for the less powerful and doing it in a way that is hugely effective in this film. I guess it should be said that like the the mission he is on is simply to bring Roger Smith to Flint. That is his stated goal to to bring him to Flint in like show him what's going on, you know, and then like sensibly hold his feet to the fire, whatever. But I guess just in terms of, you know, roic performance or anything, it least it's presented as a very humble goal. You know, like like, I just want you to come with me to my hometown and take a look around and have a conversation, you know, and the fact that that is a stencil Lee such a reasonable humble requests that he kind of frames at that way. You know, makes Roger Smith and GM look more villainous by comparison. It's it's a really clever trap. What would be so hard about going to Flint talking to me, we'll have a conversation. It's Tirlian lose, lose situation for. Roger, Roger Smith's hope was probably this. This is just some note. Nobody filmmaker who's who's not gonna talk to me at all, and and the the film in going to get anywhere, and I'll be fine. I mean, I think to actually put himself out there and try to engage in any way with Mike Moore would be a huge air on his part though. He, he certainly, he paid the price. He retired one year later retired. Yeah, so so it didn't make him look good. So where do you stand on pets or meat? Because that was the part of the film that was really popular. People got a lot of laughs out of it. There's a short film that was spun out of it with that title pets or meat..

It's not like them mocking it or anything like it was a video like called the best videos on the internet. You've never seen whatever, and there's apparently a clip of mister Rogers trying to break dance. He's trying to do the pop unlock thing where you yet. If I'm explaining. But it was just one of those. The whole video is just look or the that segment was I'm not even going to for those of you can't see because this is an audio, medium, Jeff is actually popping and locking right now. See, you know, it's hilarious is that Brandon can't see me, but I know you know, I, I, I in reality, I am looking at your stuff on EBay, but my hand did race slightly when I meant to when I said pop lock. And then I realized, why am I doing this and put my hand. Like I said, you're popping locking. I, I popped but it didn't quite I don't. I don't know what the kids call. I didn't long. See, I see. I'm an old man. I pop every time I stand up that's year old. You told they don't know what they do in. You're what I almost said. How will I think you are based on how old my sister is right this week, that would be correct, sir. All right. Is Roger Smith. Go watch that thing. It's it's not like it's someone that they put actual miss Rogers sound underneath it. So it's thrilled ill. Yet go, if you Mr. Rogers pop, unlock. The first thing that comes up is Mr.. Rogers break, dancing, you Google Mr. hunters pop unlock. I sure did I like when you type in Mr. Rogers and Google, you get mister Rogers movie, mister Rogers quotes, Mr. hunters, documentary, and mister Rogers tattoos. Yes. So they're the rumor was that he was always wearing that sweater and long sleeves because he was just covered in tattoos from his time war and he was he Dan Sirven. Yeah. Yeah, exactly that war that because you know before the internet, there were still there were still. False memes. So let's right. They made Mr. Rogers phonecalls. Sorry, I type Mr. Rogers pop, and the first nixing was fun co if because you probably search for a lot of that. All right. Well, I think that is the news that we have for this week, and we did get some feedback from last week. So first off, I'm going to say thank you for sending feedback because it keeps us honest. So let me just let me just tell you this one. The first feedback that we got was the subject line on the Email was captain planet dot dot dot s. m. h. and so this is from the William the second he wrote in and said, hey, guys, Matete is not Indian Asian or Europe or Europe. He was from South America. Well, you know, back in the days of captain planet, I think that might have been called an Indian on American Indian. I stretching out straight up stretch, dig up. Dig out, make this whole bigger, a bigger anyway. He reprimanded us on that and he and then he gave us a geography lesson saying continents are actually political convention designation based on being a large landmass and there is no geographical or scientific definition of a content because the current definition of continent is being a large landmass. It is. Becoming more common to refer to European and Asian continents as a single continent called Eurasia. It's very true, your Asia as true. There's a, there's another grouping of countries and continents that ideal with and I don't even remember what it stands for, but it's EM EA and his like eastern. Mediterranean Europe and Asia or something like that. I don't know. It's a, it's a group of people that sell to it. So anyway, he and he ends Email with the more, you know, which is like, dude, do. Yes, yes, it is. I should know words. But yeah. What the heck what, what? Okay..

"Of educated workers they were very low about wanting a solid competitive and predictable cost of doing business is they mention taxes so they're pretty clear about what they wanted and they wanted ah communities it had a population of a certain size and access to an international airport so weird and we fall down because we know we do pretty well on on a number of those things released we think we do you're right we do in fact we we put together and what we know that our company to we left the chips fall where they are so we didn't wait these there were no favorites that we played here uh using just an on weighted index across the major categories here of detroit comes out towards the bottom if you look at the inside it though if there's really some some very good hope us to be one of uh you know one of the playoffs uh her candidates that we've uh because we do very well guyana on one and i think really to out of the main three areas which would be a are talent well first of all hostages doing business michigan actually now is one of the best in the country for this and you know thinking back to decades we were not one of the fast we're one of the worst particularly detroit no roger smith i think when he was chairman of gm said we are the most hellish place to do business in the country the other think according him correctly lau even if you weren't i mean th the impression and the reality was that michigan with a terrible place to do business and detroit was a terrible place within a terrible state to do business that has changed to michigan now has a competitive tax structure and detroit now through its bankruptcy is actually anna not a lowcost place to do business but a compared to places like chicago and new york a reasonable place to locate so we actually look really good on costs of doing business cards for doing business in that taxes and things like availability of real estate and costs for rental on and off a space looking very good air on where we where we don't do so well.
