six reasons to refinance but can't just before that we wanted to finish up in sum up that last segment we are talking about the case Shiller report coming out showing home values are going up we're talking about sometimes your people price our homes right and sometimes realtors are sellers price their homes too much and then they said on the market for a very long time but I know you have some additional questions for me yeah you know we talk about bidding wars and that's kind of the area that we're in so example you were talking about our previous segment that the house appraised for four thirty two they had it listed for twenty three okay sorry for tonight they had it listed for over five hundred so somebody in our lives as we say well how is that possible why how can you even do that so if the home is only a praise for that amount can someone still buy that home for five hundred thousand how does that work with getting a loan so what happens is when you're getting the loan you have to use the sales price are the appraisal value whichever is less therefore your down payments and all that are calculated based on that number so if somebody went in their price will come in at four twenty three and they wanted to pay five hundred thousand dollars they get a paid seventy seven thousand dollars of additional cash don't go overpay for property like that we have people seen cash shoppers where they're offered thirty thousand dollars more than list price now if it's a smoking deal and they priced it real low up front I get some of that but not many people are going to pay more than five or ten or fifteen thousand dollars over the list price in order to get a property so that's why the house has been sitting on the market for so long because a lot of people did you have to come up with that extra cash on top of your down payment yeah if you have a seller that won't budge whatsoever in the cellar on these properties are kids that parents passed away and they're out of state and they don't know what the true value is in their base and everything on the realtor right when you see a house that's been on the market for over two Hundred Days something normally is up with it okay you know so those are those are some of the things that you but you gotta make sure when you're going out and finding a hold Candace yeah there are three things that people must still number one you have to use a reputable realtor realtors know our house is overpriced are you betting too much on a property are you bidding too low on our property they know normally they are a bit in this business for a very long time and so I always tell people up front get a reputable realtor the other reputable lender I mean that is so important I will give you an example if you will not if you have a pre approval letter from a lot of these online lenders are some of these banks you're not going to get her offer accepted I talked to a gentleman the other day that called us on a refinance a couple years ago any set riding I decided to go to the bank because our rate was an eighth of a percent cheaper than yours at that time he said never again he said my refinance was an absolute nightmare he said I couldn't even trust him to refinance let alone trust them to do a purchase yeah home so people don't understand the value of real good lender at that period of time Candice another thing that people need to be aware of his people want to move quickly in today's market people don't want to sit there for a very very long time they want to move they want to move quickly and so these are just some of the examples that you see when people are buying homes now I want to switch to many of the reasons to refinance we're getting a ton of people move forward on refinancing we're getting a ton of people see in a lot of monthly savings when it comes to refinancing we see a lot of people doing cash out refinances we talk about him all the time but there is so many reasons why so many people save money and I had a gentleman called me the other day they said Robbie ivory tip I have never personally done alone with you but I have referred three of my coworkers to you and every single one has said you've taken great care of my referrals and that's what you want there is a big difference with lenders and with refinancing going on crazy right now there's going to be where lenders are so far behind they won't close loans on time they're going to have major delays in it in were in the trenches every single day so we see this so now I want to switch to the six reasons why so many people are refinancing okay because we see WrestleMania Altair yeah this is refinance mania it is so easy yeah so why are so many people refinancing and taking advantage of lower rates right now number one because they want a lower rate kids who wants to pay too much not me I've had clients move forward on refinance has over the last couple days they have been a five and a quarter they have been at four point seven five they have been paying PMI and they've been in the house for six years and they could refinance and not happy on mine there is so many reasons why but the number one reason is to lower your rate and you have to ask yourself do I like paying too much money the answer for most people so I don't want to you too much money for something but what our listeners need to understand is right now interest rates are at their lowest level in three years I've been doing this thirty six years now and I've seen interest rates almost touch our lowest level in all that period of time so here's what I would tell people interest rates are on sale are you taking advantage of the lower rates why they're on sale the number two reason why people are refinancing when you have a higher interest rate and you refinance to a lower interest rate many people don't want to go backwards they don't want to live in their house for five years and then they've gone from a thirty year loan and they only have twenty five years left they want don't want to go back to a thirty year loan so we see a lot of people trying to lower their terms to a twenty year our fifteen year fixed rate mortgage and what I always tell people look at every option in which one's going to fit into your budget many times people think if I do a fifteen year my payments going to skyrocket thousand dollars a month and that's not the case in so many situations also I encourage people if you've been in your house five six years seven eight nine years look at a twenty year loan look at a fifteen year loan what are all the options that are available because the plane been L. a thirty year fixed is not your only option number three I want to talk about taking cash out we talk about these every single of our show the first segment was regarding divorced people refinancing or buying homes Candace when it comes to divorce segment number two was talking about yet in cash out refinances and how so many people are turning to us for cash out refinances to get out of credit card debt student loan debt home improvement at four oh one K. debt IRS debt medical debt the list goes on and on and then we went to segment number three campus segment number three was regarding should you are should you not refinance and we did a whole list of questions that people ask us over the last week of should I or should I not refinance and that is on there as well and then section number for right now in segment number four we are going to talk right now about boomerang buyers coming back into the market because a lot of people have had financial difficulties in the past during the financial crisis where they had to go file bankruptcy where they had short sales they have foreclosures and all that in so many of those people have re establish their credit and now they're back into the market because once you own a home once you've lived in the home he normally don't want to go to an apartment right I mean have you ever said I'm excited about going to from home to an apartment I had to do it when I went through a divorce yeah was it fun now it wasn't like a step back I went through what I went through a divorce and I didn't lie not like a mad out what so ever so look home ownership is a big deal to a lot of people but if you've had financial issues in the past it's have you come out of those issues and are you smarter than you were before are you making sure that you're not going to be a statistic again bankruptcy statistic a foreclosure a short sell anything like that so I want to go through first of all bankruptcy rules Candace because I think it's very important for people to go through these things and for us to go through to help people out sure because I had a client husband wife called me the other day and they were buying about a five hundred thousand dollar house and they wanted to put five percent down and they have a chapter seven bankruptcy and it was three and a half years ago well there's several types of loans that are available for them and at the that price point there were three types of loans potentially what is called a VA loan which is for military veterans and I'll go through that the second about their part number two was an FHA loan but the maximum FHA loan in Dallas County where they were looking at buying was four hundred and four thousand eight hundred dollars okay so we couldn't do an FHA because they were buying at five hundred and they want to put five percent down but in order to you FHA they would have put ninety six thousand dollars down right so that kind of threw it out an FHA recently racer loan limits up which is good news for people especially when they come out of bankruptcies and I'll get back to a moment conventional loans or loan amounts that are up to five hundred and ten thousand four hundred dollars is a conventional loan limit nationwide now and five percent down so on a conventional loan so you think you're looking at all the alternatives FHA to really out for them because they don't have the ninety six thousand dollars to put down conventional would be out temporarily for them because after chapter seven bankruptcy they have to have a four year waiting period okay so I asked the client are you military veterans and they said by the way we are we never thought about vis a vis A. only requires two years after chapter seven bankruptcy and they had re establish their credit their credit scores were six fifty and so they could go and get a VA loan and they would have known that because many people that are military veterans never even think about there be a lot of time right so they were able to but conventional is four years after chapter seven FHA it's two years after chapter seven VA is two years after chapter seven so that you can see everything is completely different and when you pick up the phone and call we're going to walk you through the whole process of watch loan is best for you now for example if you had a foreclosure in the past FHA is three years VA is two years conventional is seven years so we're not trying to we're trying to go through all the pipes alone options that we have available for you but a lot of that can limit do you on what price range you can go by sure so here's what I tell people if you had financial difficulties in the past and you re establish your credit where you have good credit now then pick up the phone and talk to us before you go out and find a house because what I don't want you to do and so many people do as the email us and are they call and say I went out and found a six hundred thousand dollar house but really at that time they could only qualify for FHA so we couldn't do alone for them but they've already found the six hundred thousand are all right so what I tell people is it's always important especially if you've had credit issues in the past no matter what they are always pick up the phone and call us to get pre approved up front Amy just called me just the other day and she's one of those it she said I'm paying off my debt Rodney my credit sucks that's what she said that's exactly what I said now that socket it has a couple things on your head which he said I'll try to pay off my credit card debt because that's what hurt my score and I said no it's not a me I said you have three small medical collections on your credit report to are paid off and what has a balance about fourteen hundred dollars I said these are the three items that are hurt in your report and a lot of people don't know they assume something certain their score and she's I compared all my all my credit cards and I'm like that's not going to help your score a whole lot in this situation I said here's what you need to do and we I walked her through how she needs to call these collection companies and how to try to get those negative marks on her credit report removed yeah many people won't remove credit repair marks from the negative credit marks from your credit report but sometimes and many times these creditors we'll remove if you talk to them the right way if they provide documentation to you stating that they'll remove it many of these people will remove these medical collections medical is unique than any other collection accounts in the two thousand eight I took a bill to the United States Congress regarding medical debt in medical collections on people's credit reports that testified in front of Congress about this and so the reason why I bring that up is I know the subject inside out and upside down when most people call lenders they don't talk about the medical that how to get it removed they'll just charge a higher rate or sticking a certain type alone and so I walked Amy through that and she was picking up the phone and call it does collection companies but every single day we have people that haven't small medical that's on their credit report and what happens is that when you go to like a credit karma are you go to an online me those don't even show your medical collections but mortgage fight goes scores used medical collections and so we walk you through how to talk to these companies and to see if they will remove it off the credit report because once Amy had those items removed off of their at its core was going to jump by about eighty points wow that's a lot of money yeah it was a lot of the savings yeah and that's the things that people never think about up front they get online they look at some scores online and then all of a sudden they get a mortgage score is completely different now like what the heck right and so I always tell people make sure when you're going to buy a house we look at your mortgage score it and if you had issues in the past regarding your credit and don't assume your credits perfect every single day I see people that my credits perfect and we pulled the credit report there's something on there there's a thirty day late payment on a credit card there's something that goes on there and according to fight go one thirty day late payment can drop your score as much as eighty to a hundred and twenty point wow one "Paid for by Rodney Anderson with supreme lending we now return to the Rodney Anderson radio show with Rodney himself like to welcome everybody back to the show we just talked about military veterans and with VA loans and veterans day coming up on Monday we're seeing a big push for people buying homes in use in their VA loans were seen a big push for military veterans refinancing homes that are at five and a quarter five and a half for five and three quarters or even more on the interest rate but now I want to hit the home buying market because I read a report the other day that first time home buyers coming into the market there are going to be eight point three million home first time home buyers coming into the nation wide market between two thousand and twenty in two thousand and twenty two so when a three year period of time they're looking for eight point three million new first time home buyers in one of the things I will tell you is why you see so many first time home buyers coming into the market because a report just come out the other day that since our it since two thousand and twenty apartment vacancies right now are at their lowest level since two thousand and twenty so think about that apartment complexes are being busting at the seams the apartments are rented like crazy and what is that because it causes apartments rates to go up in a lot of people are sitting there going heck for what I'm paying in rent I can go out and buy a home okay and so we're seeing a lot of that so we're seeing a lot of first time home buyers what some of the recommendations that you could make to people on first time homebuyers because we deal with a lot of this right now city we do and we do have a first time home buyer program that only requires a three percent down payment as opposed to FHA with three and a half percent it's sometimes we can save money on rate and mortgage insurance when you stick with that conventional products and a lot of realtors like conventional offers verses FHA so if you can get in for less money on a product that's more desirable for you that's a really great opportunity one thing I do recommend win your first time home buyer don't try to do this transaction over your phone make sure and give us a call and car about twenty or thirty minutes to spend on the phone with one of us so that we can really talk you through all the moving parts that go along with buying a home for the first time it's the biggest financial decision of people's lives and there are lenders out there that are telling people just do it all on your phone you can do your own application you can put your own credit right through the phone you can do all the stuff this is a huge commitment guys you have to have somebody that you trust that you can ask questions too so my biggest recommendation for first time homebuyers carve out the time take the time and work with somebody that really is looking out for your best interest yeah and one of the things that you want to do is you're not going to just go invest two hundred and fifty thousand dollars in the stock market by just you know just on a whim not talking to people not getting educated all that the one thing I will tell people is you know when you're out there buying that first home I'll never forget when I bought my first home he was sixty seven thousand nine hundred dollars okay but I was scared I was married at that time my wife and I were scared at that time we didn't know anything we got put on the wrong loan product I've been worked for a mortgage company in the bank at that time got put on the wrong loan product I should have been on an FHA loan they put me on a conventional loan on a digestible rate mortgage but we we didn't care they just they sold you payment that's right and that's what people do a lot of times in you need to know the ins and outs because you're making a huge commitment and you don't not want to make a mistake on this commitment because you don't want to be a foreclosure down the road you don't want to buy too much house but most importantly it's really important that you get fully pre approved out front because you want to sure that you know what your.

We're here every Saturday from nine AM to ten AM, as always Suzy read is joining me candidates. Mcnutt is joining me and Suzie. I want to talk about the purchase market of people buying homes. We've seen people getting excited over the last six months. Now that interest rates have gone back down, and we're seeing a lot of excitement out there. Because interest rates are proximity one percent lower than they were during the height about six months or a year ago. So we're seeing big pickup in the purchase market in realtors are saying that they become more, busy, the beginning the last week of may, and the first week of June here than they've been all year loan every year. One school gets out. That's when people really start to get active and with rates coming down increases, a lot of people's buying power, and what's good is a lot of people are walking into interest rates. Have improved over the last several months. I had one of my clients that just got under contract on June six, and she's close in June twentieth. So she's closed fourteen days, and so she's very close very quickly. But when I ran numbers for her month ago, our two months ago, interest rates have gone down a little bit since then. So she not only was able to negotiate a price that was very fair to her. She thought, but she was also able to get a mortgage payment that was fifty dollars cheaper than she thought she was going to have just from a couple of months ago. That's awesome. Those are all good news scenarios, but sellers right now we're starting to see a lot of sellers that one to move quickly back this past week. I got contracts in for people closing June seventeenth June twentieth, June twenty eight so feels like now that the market's picking up a lot of people that listed their homes had the homes on the market. They want to sell these things quickly. They do another thing we're seeing two. I've got. A client that has been under contract supposed to close June twenty eight well the appraisal on the house. They were buying came in short and the seller won't negotiate. So they're getting back in the car today, terminating that contract getting back in the car, and they're going to find a house, and I promise them, they can still closed June twenty eight if they find something here in the next week. Yeah, I talked to a realtor the other day and she was wanting to close June twenty eighth. But the households vacant. And I said, all I need is ten days to close this thing. And she's like you can get this done in ten days, and I said, we can get it done and ten days because the buyer was already renting, they wanted into a home quickly, so we're not trying to speed people along. But many sellers nowadays, they wanna move. They want their houses are vacant. They wanna go find different houses. They don't want to sit there and wait sixty days to close. This isn't a speed of thing. But this is where people are taking advantage of today's market, and it can help them get there. We say this all the time, but it, it really works. Get your offer accepted because a lot of times, they'll look at five offers and four of them are with big banks that can't close until August are letter pops up. And we tell them we can close in ten days. Those people are going to look at accepting that offer a heck of a lot faster than the other ones. So it is definitely a, a tool that you can use to negotiate to your benefit. Yeah. In a lot of these homes have bet on the market for a little bit longer. And so there are some good deals there. How do we know? The housing market is picking up Home Depot. Stock was recently in low stock was recently upgraded, many of the big national homebuilders, DR Horton was upgraded this past week to a buy rating in their price of their stock was increased. So one of the things that happens is when the market is picking up. Guess what happens we start seeing multiple offers on properties, therefore, you need to be prepared more. We start seeing a lot of activity out there for people buying primary residence, big -cation homes. We're seeing a big pickup. And even people wanting to get into the rental market and do investment properties. Yeah. The investment property market. I've had a lot of people interested in doing it. But I will warn you that price range, people want between one fifty and two fifty. That is a really really hot price range, and those things go really fast. And you say this past week, I've saw about four or five of my clients, one of the things that they were doing Susie. And when I say my clients are all our clients here are timely. Yeah, our family of people, but one of the things that I'm starting to see where people can qualify. What they're doing is, they're renting, they're keeping their house and rented out, because they don't have to put a large down payment down because they already have it. It's their house. Then what they're doing is they're going and buying a new primary residence and they're turning their into a rental property. Now, there's qualification purposes there, you have to qualify for both homes, or you need lease agreements. We would go into that, once you pick up the phone, and gave us a call at one eight hundred express, but the one thing when you already now, your house, you already pretty much know all the issues with it. Sure. You know, you know what it needs, what it doesn't need versus yuko by an investment property. You have to put twenty or twenty five. Percent. Down your rates are going to be higher on those. And we're versus your current house. You may already be at a good rate, so you may be able to cash flow at faster. Exactly. That's a great point. So a lot of people are doing that. So and then we are seeing the big pickup in just the overall market. And here's what I would tell you step, number one, make sure you're fully preapproved upfront listing agents are called us left and right. I cannot tell you how many times listing agents pick up the phone, and you don't even see that you provide a pre approval letter to the agent, and they pick up the phone. The listing agent picks up the phone and call Suzy or Stacey. Here, David are myself and say, can you tell me a little bit about these people and all the we can't give him any private information like one of the clients the other day I said to the realtor I have everything on these people. I have their income, I have their assets. I have their credit. I have everything on them. All I need. Contract. And I'm ready to go if you're a realtor, that's music to your year ears that you have somebody that's quality. That's looking to buy this house, the last thing you want is some online lender because we hear the stories from title companies, we hear from realtors, all the time that God, I can't believe this lenders terrible, and they get letters that aren't worth the paper. They're written on. And you know it's two thousand nineteen and it still happens every day. And there's no real legal recourse, and the other thing that happens is us an excellent realtor in, because I can't tell you how many people are working with agents that aren't qualified that just don't do a good job. And then what's happened is I've had clients have at back out of properties left and right this week because they went out got under contract. They lost their option money. But more importantly, they lost inspection money because they had home inspections that are done. And now the property's, not good shape. And one of them was buying a for sale by owner and they're just out all this money now for all these inspections, and then the seller, wouldn't negotiate one thing with them. But if they had a great agent. That's what that's what the realtor is paid to do. And if you've got a great agent, that can help negotiate repairs and help work with the other agent, that, that is money, well spent, and what people need to remember, too, is a buyer, a cost to nothing to have good representation, zero. Because typically the seller pays the realtor cost think you're saving money by doing one of those do it yourself purchases. You're not saving yourself money. You're potentially costing yourself money and you're wasting a lot of time and you have to ask yourself, what do I know about negotiating repairs.

But it feels like many realtors are coming under attack right now because there's all these new firms that are popping up left, and right and you hear their ads all the time. I'll sell your house for this. Do you do a real estate transaction for this amount? And everybody's got different amounts and all that. But everybody's just hearing a price are they don't even do the research on a lot of these people Susan campus, and one of the things that I talk about is why it's important to have a realtor why we recommend that you work with real terse experience realtors over working with companies that are non real estate companies and all that because there are some. Major pitfalls that you can walk into here Susie when it comes to bind home absolutely here. All the time. You know, would you don't need to go through all those, showings. Enlisting your home and all that you can sell your home yourself for a flat fee, the things that Rodney's talking about these pitfalls mean your realtor is going to if you're let's say you're selling your home, a realtor is gonna come in. They're going to do market analysis. See what your home is worth stage, your home tell you the things that need to be done to get the most bang for your buck to to get the most out of your home. They're going to handle the listing appointments all of those things they're going to negotiate with the other side buyer comes in once a bunch of repairs. They're going to look at the inspection. There's so many things a realtor is going to rep literally represent you. They're standing in front of you and taking care of all of the bullets that are flying at you. If you try to do that yourself, cheap sounds great right up until the point you. I don't know what you're doing. And it's going to cost you thousands of dollars not using a real estate agent in most cases too hot button said I want to talk about their Susie one is to piggyback onto the inspection blocked. It's a question that we always receive a lot of people just assumed that when I sell my current house, and if I'm upgrading to another house, I have to put all the money down from the sale of my house to the new one, and we hear that all the time every single day probably three to four times a day. And it's a big misconception that so many people have. So you know, what happens is we have people that call us all the time that let's say they want to buy a four hundred thousand dollar home. And they're like, well, I'm netting about one hundred thousand dollars out of my sale of my home. So I wanna put it all down or that automatically goes to the new house. I hear that you they think it's an automatic you. So here's the real rule. Okay. If. You're an individual after two years you can net up to two hundred and fifty thousand dollars out. Now, there's an acquisition cost. It's not how much what the difference of what your check is that you got when you go to sell your house. There's an acquisition cost of what you paid for your old house. What to sales price was. So if you paid three hundred thousand four new sold it for four fifty and even if I'm the three hundred thousand you're put one hundred and fifty thousand down so your houses four fifty and you only a one fifty well, let's say you're getting three hundred thousand minus minus realtor fees. So let's say you netted two hundred and seventy thousand well as an individual, you would think well, I can add up to two hundred fifty thousand calculated it's calculated based on what you paid for the house, and did you physically gain two hundred and fifty thousand dollars. Okay. And the other thing is is if you improved your house, you can go and use. Acquisition cost of the home improvements that you put into the home.
