"Solar payment the electric bill would be a hundred and thirty five dollars a month the sellers don't have room to wiggle on this I hope we can work this out please share with your client and call me after word to discuss so the agent did that forwarded my email and and and that thought very distinctly and and you know pointed out the benefits but this is something that I've learned to do as a as a very successful real estate agent is I'm successful because I always put myself in the other person's shoes sure and it's like how would this feel to them nobody cares about how much money the seller gets the seller cares but the buyer certainly doesn't and the seller cares about their net not the buyers now so you always have to put yourself in the negotiation into the other person's shoes and see what would benefit them I mean this is the most successful thing you can ever do if you're going to be dealing with people on a on going basis is figure out what they want and give it to them so what buyer doesn't want a payment a hundred twenty seven dollars a month lower what buyer doesn't want a eight thousand dollar additional cash you know what to do whatever they please with so is so that I I think was a it was a win win that was a big win so did that it worked out that we believe so I mean that moved the right now we're in the process of having the buyer on take on the the solar lease and always a final expense signed and and and so we're we're we're not out of the woods yet but but in a game that just if you use how many people do you think would take the time to build that spreadsheet and figure out the difference and and to be able to articulately explain it to you know the the the other side of the transaction how many fantastic so I am ensuring we've done this many times where where you you'll have a loan that you're doing for a different real estate agent not me right and so as like Bob this appraisal came in low can you help out and on one case there was it was an Rita ranch I mean reader ranch yeah twenty thousand you know home subdivision and I pull up the cops and I looked and that's like well there are several homes that are built in the same little subdivision because there are several different builders and sections of Rita ranch it with different amenities and different homes there were model matches the same exact house floor plan in the same street and in the same little sub community in Rita ranch that were not used as props so I said well look you get views these model matches of course it would have praise because some of the builders when they sell a home some of them like Cabey home is notorious for not including much of anything which a lot of people like that because it's a lower priced home where's you go buy all in our home and everything's included every house comes with granted every house comes so that you know it's for the people wanting the lowest bottom line house not to say anything about quality I'm not disparaging there's a there's a buyer for Cabey home and is usually of the entry level market and they don't have a lot of money to upgrade the average homeowner that I've represented probably spends thirty to forty thousand dollars at the design center you know upgrading from what the builder was offering on that home so but at any rate I mean it it it matters you know this home has these amenities this home doesn't you never want to be the most expensive home in your subdivision because the lower priced homes are going to drag you lower and back to the appraisal I mean that's what the appraiser's job yes is it common for someone to pay this much money for a home with these amenities in this area that's basically the appraiser job right uhhuh so it's not how much is the value of my home their task by the bank to say is it common for someone to pay this much for home that's very similarly appoint appointed as this one and that's the biggest Raisel education that will happen so we're gonna talk more after the news I'm Bob Zack where of the win three team in the X. P. realty I'll be back on to sun home solutions and K. NST with Jerry side news I'm terribly cute covert nineteen has wrecked the economy unemployment's at fourteen point seven percent with thirty three million Americans filing for benefits last month the White House director of trade manufacturing says it's going to take a while until things turn around see I think this is going to be a multi year period as we go through and I think that's why it's important to have somebody in the White House who actually understands economics and the economy this will be us an ongoing struggle of complexity that we're going to have to have somebody in the White House who focuses on the economy Peter Navarro on fox's Sunday morning futures to illustrate the.

"Right these always get a kick out of the time we spend together so talking ranch houses who knew there were seventeen different types of ranch houses in Arizona I throughout rerouted mansion and you said no nah nah nah what is it well it exactly it's an arts and crafts house okay our bungalow it is indeed a replica of a very large log cabin cool house it is a cool house and what's so amazing about it is well it looks like a log cabin actually it's two houses jam together and connected with a great big billiard room but it isn't made of logs at all it's made out of a log slabs so it's just quarter logs nailed to stud wall yeah and now it's got a stone foundation and they'll buy and you guys own a lumber mill yeah yeah yeah Michael in Timothy Riordan they wanted to do well and they did too and so when you go inside you'll see arts and crafts like mission furniture custom built out of oak it's it's just a gorgeous place yet eve you've got to go see it if you have a great tour it really is and the innovations that they implemented into the logistics of the house are fascinating not unlike up are you pronounce the Rawson house yeah like the Ross and the house which is a Victorian yeah but I mean lots of innovations on that how you live in Arizona before they invented air conditioning okay so rude is it a ranch give me an example everyone would know that is a range well if you're as old as I am you you certainly see the prominence of Barry Goldwater's house on top of the hill in paradise family members a kid driving by that and seeing how it just kind of draped over the the top of the hill and then it was crested by his giant ham radio antenna you knew that was Barry Goldwater's house but it was a rambling ranch house itself and he loved the westie loaders ana his parents and grandparents helped found the state so yeah that's that's a giant one that to you can still see up on the hills of but another variety that's one of those of those strange subsets of ranch yeah you'll find seventeen so maybe even long maybe the eighteen there's probably more than that is in Tucson and it's what we call the territorial ranch house it has a flat roof instead of a low pitched gable or hipped roof that was as big a mistake is move in the garage to the front of the house yeah what can we say but it was the famous world famous architect from to some that kind of drove that now that's the world famous guy his name was Josias just such ostler and he was actually born in Switzerland yeah yeah that's the only thing I remember that it's good for you good for you so yeah he's who was born in Switzerland studied in Europe and came to America and settled at last in Tucson and he used his design principles of Europe and combine them with the vernacular an indigenous materials of Arizona to create some beautiful yeah beautiful custom homes in the foothills of Tucson with Murphy who was the builder they were kind of partner design and build in that big custom home neighborhood and these territorial homes were of course flat tops the kind of look like a blow architecture but he used red fired adobe's to do his homes out of and then if they would smear the surface of it with mortar July show more walk yeah just in order wash plaster you didn't plaster at all you just you just kind of made it look like a Pinto right a painted horse with this and you never had to paint you never had to re plaster there were no cracks it was super low maintenance approach to construction so he he had rooms and and angles that fit the land just like the old ranch houses that we were talking about that inspired cliff may but he did them a new with the Tucson twist well there isn't a community you could go into of Arizona not to sign not Phoenix not Wickenburg Prescott flexor we are not seeing people try and give the ranch a new look right and I know you have some pretty strong feelings well I mean it's it's just just a feeling of leading a building be itself now so many of the ranch house at ranch style houses in the subdivisions are admittedly kind of bland and people like to freshen them up and modernize the man that's for that's fine but if you're on a kind of a tight budget and you've got a ranch style house I would recommend that you enhance it using the materials and the detail laying and the features of porches and awnings and so forth that actually are part of the ranch style architecture so if you're going to take a plane ranch house enhance it a little bit using its own vernacular its own language if you're doing something you know if you're if you've got a lot of money and you're really wanting to do something that just completely changes modernized that's something different and yeah go ahead and do that but I would I have a lot of them being transformed into what I would call mid century modern boxes yeah yeah there there's another grand Lee different play that's a different flavor of the era which were the contemporary style houses which came to us from California from a developer named Eichler and to hear other famously now known as haver houses after check right Ralph favor and so those are modern versions of contemporary houses so if if you had a metaphor between the ranch style house in the contemporary house of the sixties you would be comparing it what it's like Toy Story ranch house is woody handy contemporary house is buzz Lightyear okay yes get yeah you get that so I guess I would just Warner the homeowners that I think in the next larger scale think of what your changes to your house is going to mean to the integrity of the look of your street scape that is there's a lot of people not given that in a concert that's for sure I started with the NYC mansion stuff right that's exactly right and you talk about make mansions and ranch style houses we lament the loss of the integrity of the street scapes and beautiful Arcadia here in Phoenix those have been transformed totally yeah well I mean when you when you consider the original appeal of it was a large flux mature landscaping you scrape all that and go step back to set back with the footprint of the building and take it up to stories and but yeah yeah well that's a shame but that Sir that's how it goes sometimes it's lamentable but we move on all right so let's repeat a little bit we've talked a lot about the different styles range but if you're up at what are they there's the traditional early ranch the California rate to Spanish colonial rage the French provincial rates the American colonial ranch you even mentioned in Tucson the territorial range I mean what's the one common denominator the makes a mall ranch long and low okay and traditional old west materials and the twist to our twentieth century houses is that instead of relating to the street for your family you move to the back of the house and you invite your friends over for your own part house party if you put up a six will block wall or a few welcome to finesse we we are truly unique in that characteristic characteristic that is true it makes me so surprised to go to northern Minnesota and see that the neighborhoods where their houses are just sitting up in these big lawns that everyone shares you cannot define the property lines in some of these great Ross twenty backyards yeah exactly and it's everybody's bicycle and trampled upright swimming pool and lounge chairs and barbecues and they're all it's all just there that's right and when the big wind comes everything chefs what everybody still has stuff yeah well done I can't thank you enough for being with us here this broadcast from Wickenburg talking ranch homes yeah can we talk just briefly about Rachel in this general vicinity that you've actually been recently retained to do something with yes yes we were it's a it's out in the middle of nowhere well yeah working for the bureau of land management okay the one out in the middle of in the middle of the desert if you drive from Phoenix to Wickenburg for an hour and a half and then you get off the road and drive an hour and a half towards Alamo lake it's a place called Palmer Rita ranch there are two melting adobe houses out there that in themselves show all three plateaus of the development of the ranch style house a nineteen sixteen Toby of two rooms a nineteen thirty six simple ranch house of adobe and then a nineteen forty six edition to the adobe the original who which envelopes it and it's like the California style so if you go out and look the semi ruined homes it's open wide open you can go see them you can see the three plateaus of ranch style architecture Palmer reader ranch and done you you've done so much it's not your only niche but you don't so much a store call renovation I want to see samples of your work what where's the gallery where well the website we have been there I I think Kay in our our realm of historic preservation when you don't to it when your work can't be seen you've done a good job yeah right so we've done everything from out houses to state houses so if you go to swirl ranch in Glendale yes you can see the restored ranch houses and farmyard that we worked on there so we even had to replicate the out house if you want to go to the other end of the spectrum we are right now working on re master planning the interiors of our state house at the state capitol that's fantastic architect a good friend done right I always enjoy our time together well thanks a lot Rosie is good to be here in Wickenburg especially to help under earth some architectural nuggets in honor of Henry weakened in real quick and very happy two hundred all right thank you Donna Christian the case one chopstick.

shot by white police officers when black people shoot white people you don't see that on TV I know this because the Virginia beach shooting no longer is a story it was a story for an hour and a half men they said he was black he worked there he had put in his notice it wasn't a are fifteen and they went quick silence they put an end to quit quietly put an end to that story twelve people died there's a woman who died who had talked with her husband the night before about bringing a gun to work because she was worried about this particular guy story is gone gun we can't deny the stories that to get shown and from those stories you better believe and this is where the great disconnected and I never understood and hopefully I can help maybe end you would be out of your mind to think that a black mother isn't having a different conversation with the blacks on the white mothers having with our white sun in the main I will tell you that my father from the from the age of twelve my father was telling me teaching me how to deal with the police how not to answer questions how to come home alive now why well that's a story will get into right now but it happened in my house every time there's a police shooting involving a black man a black mother looks at a black sun and says hold dear lord compare let's make sure you know what to do when you go out tonight make sure you come home here make sure you do this make sure you do that here's how you answer this near my mother's in general don't have that conversation they don't I don't think I didn't notice that I think is well just to notice the reality of the world around us worth while to notice that the conversations are very well different the data does not support the idea that there's this mass problem there have been some bad shootings and then there been shootings that aren't bad but media makes them out to be Ferguson Michael brown I was in a bad shape that guy attacked the top the one again to attack a cop of course he got shot don't attack cops this has been your you know your PSA it's amazing we have to teach people that check cops glad we had this conversation there are some Philander Casteel as I see it there are there are some stories Sarah bland that require full attention there are some stories to me a rice when I watch the to mere rice video that twelve year old kid all I saw was cops come up on this kid and then shoot that's it beginning to end that is what I saw I saw nothing else they didn't say hello they didn't wait they didn't say put up your hands I don't see any of that kid playing with a with a pellet gun don't get me wrong he had the puppy had the thing but from the moment police show up two one shots are fired is a second didn't take any time at all I consider that a bad shooting I consider that a problem and no one should be able to just walk away from that an easy conversation to have an honest conversation to half it's dishonest as I see it to say because my great
