"Thousands of people on the streets to celebrate showed just how much it meant for a club that was so used to winning titles. The fact they'd been for more than a decade without one, I think, was a genuine ache. The end of that weight led to this sort of explosion of absolute delirium amongst what is probably still the second best ball to club, but not only in China, but in Italy, does Juventus atop. I don't know where Juventus ranked in China. But not second. I think there's a really interesting kind of dynamic to recent history, but is under birthday only they did become this Uber modern club, this pioneering club. They became famous for Milan lab, which was their medical facility, where they seemed to be able to get extra three, four, 5 years out of players when others couldn't. They were this incredibly advanced team in a lot of ways. And over I guess the course of the first decade of this century, they lost their way completely. They seem to be run by a gerontocracy off the pitch. They had an aging team on it. They still won the champions lead in 2007 on one of your favorite evenings as a football fan rod. Definitely. They were still a force. They made the final in 2005 as well. So they were still kind of an important team in the early to mid 2000s, but they were becoming an old side. A lot of their players were in their 30s, the balance was wrong. They weren't looking into the future. And it took them a long time to recover from that. And it only really happened because they got themselves into a position where the club, the club might have disappeared completely. Jan hunley was not a suitable owner for A.C. Milan. He remains a bit of a mystery quite how he got the finances together to do it, quite where he came from. That I think is a story that has yet to be told in full. And then Elliot stepped in, and in a sense, that was disastrous, as that was effectively the club being handed over to its creditors. But Elliott have instituted a really intelligent approach. And whether they wanted to be in charge of A.C. Milan or not, I don't know, but they found themselves with this asset in possession, and they did what an activist investor does, and that is try and make it more valuable. I think the honest truth with Elia is they are invested in so many important assets in Italy once they did inherit A.C. Milan. They knew, just for their own reputation, the very least they had to make sure they did intelligent things with the club and they didn't treat it just like an empty vessel, but clearly Rory, I was not the only American admiring A.C. Milan from across the Atlantic because in June, a deal was struck, completed just last week, seeing American equity group red bird Capital Partners. They acquired A.C. Rafael will be the next one off that production list after that it will be for child tamori, a talented English defender. They have done some really smart things in the transfer market. They've unearthed some gems. I think what you'll see is under red bird, they will continue to do that. There may be some sort of more formal link with Toulouse established, that strikes me as being a partnership that could be quite intelligent. I think it is in the interest of Italian football for red bird to make a success of A.C. Milan, because Italian football as a rule is not the most dynamic and modern lead in the way it works. I think there's a lot of low hanging fruit, especially in terms of recruitment in terms of culture and in terms of data that Italian teams could use. But so often and you can read an example of this in expected goals. So often football needs a winner. For the sports to think, okay, that's okay. Football only judges things on trophies. In terms of ownership in general, it's a pattern, as you say, we know all of these names of these strange equity firms in the states. They will keep coming. And the more of them that are here, the more will be tempted to join in. The difference may well be how well they use their equity, their investment. I will say I have spoken to many equity groups in the past 12 months more than I ever dreamed I

Joan Shelley has made a new album in a time of huge life changes. It was, of course, a pandemic. The recordings were made while she was 7 months pregnant and Joan and her longtime soulmate and bandmate Nathan Salzburg got married in a county courthouse in Kentucky. Here's Joan Shelley to introduce us to the song, the spur. So the spurs a song inspired by the people in my life who kept me engaged and kept me from being apathetic and paralyzed during times when I felt threatened or despairing. And like pete that means i do my prayers and stuff like that and i'm not getting anything negative i i only put out positive energy so you get what you put out. And that's what i when. "Gonna i'm i. I'm not going to become a serial real estate developer. And i'd like to own this for a long time And i'd like to continue to see develop over the next twenty years But it's not a model that i'm personally going to replicate And you know. I'm almost an empty nester. Got two more years of that so probably something more low key or we're going hold you to that we're gonna see in ten years. They keep calling me back. Yeah i i actually see redbird as A model as i mentioned earlier for other malls Across the us. And so you know. I'm beginning to explore other communities that her experience similar challenges that we discovered here. Redbird how we can come in add value. There's other areas of southern dallas. I like to develop in as well. So i'm excited to see what the future holds. We'll look it's critically important and it for anybody who's who's listening go go down to redbird mall go. Cd's entrepreneurial shops the it's it's a really great day trip It's a it's a fun place to be. It's a neat place to check out into to understand that your city isn't exactly what you might Think it is if you never get down to a place. "You guys have something to say about that. A hundred percent me now. i'll say two things. One is just general to comment. I made earlier about you. Know what if redbird has to do with with fair park. It's like in everyone's mind all of southern dallas monolithic. And it's exactly the same thing. There's no acknowledgement of how huge it is diverse population socioeconomically racially diverse pleasant growth and oak cliff. Have nothing to do with each other. They are so so different but but one thing happens in southern dallas and the entire areas painted with it. And so you're right. Valley view sat. You know with nothing going on. Nobody is saying oh. North dallas is viable. Right it's like that old headline murder in oak cliff. Where was actually. You don't know where the murder was. It was in oakland. There's an oak cliff half a southern the the the other thing. I'll say the phrase that you use just to be very. Frank is a phrase that that i hear from From from friends in the african american community all the time you gotta be twice as good to get half the credit and that is definitely true of this development there there. We have literally been murders north park in the parking lot. Nobody cares everybody flocks back there if there's a hubcaps stolen in the parking lot there's a channel.

I can tell you that that was critical There are some people with opinions. There is a lot of people would opinions. there's there's a level of distrust especially y developer coming into oh clip and no buying our prize asset and going to redevelop it but peter with the right road and havemann having several community meetings in making sure everyone had a voice at the table When a long way we can political support. How much have you help. Open doors for peter and even going back. How did you guys even come together. You know we. We worked well in tandem Peter has a very analytical approach to this project which i think has really helped us out a lot you know i think i have a lot of passion just because i care deeply about this community You know as far as timing when peter. When i heard that he purchased a mom like. Who's this guy this Ball redbird because at the time i was working with frank meal and he and i was actually very interested in in redbird mall and i think I think i reached out to you first. Peter for four actually put us together. Oh okay wow yeah so we. We had our first meeting and just really hit it off. And i think i mentioned this earlier but i really appreciate the fact that he wasn't in real estate because it took someone with a fresh perspective to come into this to really have The right sort of commitment level and fortunately franken finishing up the glen oaks crossing the walmart project in southern dallas. So i had the bandwidth to take on another project so the time it was great. I want two cents. Just based on the the idea of how hope supposedly hard it is to get things done in southern dallas persons the rest of the city You know in valley view takes years and years and six more or less like a bombed out disaster site. Nobody talks about it being hard to do business in the north So i do feel like there's this constant You always have to do twice as well and half. The credit is my sense of what goes on south. And i see this whenever i see a project in southern dallas. That gets some buzz or some excitement around it. The project not only has to be successful in itself. Just south of their soup i guess. How do you look at the project. What success means for for redbird interns. I know you you're in. The space of your company is in the space. You're the ceo of russell glenn What does success look like for redbird To you and how much pressure should there be for it to be a multiplier area I think that's a great question I'm not sure peter. And i will totally understand. Successor may not see it. I mean i think what we've done was definitely created an opportunity to provide quality amenities for this community. I also believe what we're seeing across the country with repositioning malls. I think our strategy was spied on and the most refreshing thing is having peter at the table. Who's not in real estate. Because he brought a very fresh perspective to our strategy that traditional developers will go in. Just try to see. How can we get as much in hawaii quickly as possible and get out of this. Where peter Was committed devoted to this project long term and so that enabled us to make some very intentional decisions. That i think is going to make the mall successful long term and so My hope is that some of the things that we have put in place with bringing major health systems in You know the idea of bringing more family oriented entertainment public green spaces restaurants. Those things will be able to thrive For years in years to come but also to be a catalyst right for everything else. That's happening around us. And i think that's a real win. And that's why i hope you know twenty years thirty years from now we will start. Seeing high rises in the southern half dallas not think best to win to that strategy but in a nutshell what is the strategy.
