Um, my husband and I are in our late thirties and in Baby steps. Seven. We have the household income of about 300 K. We'd like to buy a primary house with cash but wanted to ask whether you had a formula to calculate. How much we could spend as a percentage of our network, which is about two million good for you. So you guys have been intentional. You know how much have you will save for a down payment on the home? Oh, well, we I mean, um, you would use some of your $2 million net worth. Right s so I would say about a million of it is in investments. So I guess technically, not in retirement, Okay? And you do not own a home today. We do? Um, it was it was a pre pre Ramsey house. It's currently being rented out, and it's long distance landlord Ng and we're trying to get rid of it. That's a whole nother. Okay. Cool. Yeah, well, what we have found when we When we have talked to, uh, we did a book with Chris that he did called everyday millionaires where we studied 10,000 millionaires. Ah, lot of them were in your range. And, uh and so what we control from that is what they did on by and large. They were somewhere between on a $2 million net worth, they would be somewhere between 25 to 50% of the Net worth would be in their house. We did not find them with. We did not find people with $2 million net worth living in a million a half house so that me three quarters of a 75% of your net worth in your house that would be unhealthy. Um, And the other thing we found was the larger your net worth the smaller the percentage Of your Net worth is in the house. So numbers If you got $100 million net worth, you would not have 30% in your house. You know that wouldn't make that big, weird B A B a very small percentage then so In your case, you make a lot of money and your young on Duren Freaking San Francisco expensive, So I'm gonna be at at 50%. Or less of your net worth in your house. And that's that aligns with your million dollars that you've got an investment so I could go up to a million dollars pretty comfortably because two years from now, it won't be 50% of your net worth anymore. Three years from now, five years from now, 10 years from now, the rest of your net worth, we'll grow night our house value will grow, but it won't go as fast as the rest of your nest egg. Because you've got this huge income and your big savers. You've done a wonderful job saving and investing. Yeah, and you're gonna have to stomach the idea of that dollar amount coming out of your networks. Right, and they're not coming out your investment in the network. I mean, so exactly coming out of the investments to write the check, So that's the thing that I'd caution you on is Don't rationalize. We'll get a mortgage and we'll just pay it off fast. No, no, no. Go with this with cash. And you like you said this long distance landlord plan. That's that's a recipe for headache. Get rid of that I would get that bad boy the market and get it sold. On. Maybe you look at adding that along with you know that what you're doing with your home? So if you want 750 to a million how does that feel to you? It's a little scary honestly, because we want to have kids at some point in, you know, some some point soon, actually, in the near future on go, I guess in my mind, I'm you know, my husband's over here talking as the offender he's talking about wanting to buy a vacation home was actually wanting to do all this stuff. And I just think, how much should we be saving for? You know, Children, I guess future you know, that's you Got some women If you if you quit and came home to be with kids in the future, how much of the 300 k income is you? About how okay All right. And so in the future, you might be facing that. So that might that might cause you don't want to dial back from that then. But you know, again, San Francisco. I don't know where you are. In that market. We charge for era there the mean enough People have left California. There's probably a lot of houses on the market. But I mean, the values are going to drop eventually, with all the all the people escaping, and so, um I mean, there's a huge migration. Oh, it's out of there. So the numbers are astronomical data. I'm gonna put you on the spot and spending anyway, She's saying she doesn't want to spend as much as I gave her permission. No it so where it's okay if you want it all back, But I mean, I'm just I don't know what you're buying for a half million dollars in San Francisco markets. That's true you might need you might be. I mean, that's probably a median house price. They're easily depending on which suburb you're in. No, the husband's gonna have to dial back and he's creating a wish list. Not necessarily have to do list and so having a vacation home and doing all these things that bless his heart. He doesn't know what kids do When they come on the scene. They cost money. And so have that conversation with immune and make that list on that idea and just do me the favor of this. Whatever you do, do it with cash as you guys were saving up because, like they've said, you're amazing Savers. I don't think I think you guys can reach that and still live your dreams. So somewhere between a half million in a million and paid cash for the house is the answer to your question still in room and that Reynolds on the market, she's already done with it. And whatever equity you've got. There is going to come back to you Two obviously sound that's gonna be helpful. But you're doing a really, really good job, kiddo. You're really doing well. That you need to be very careful if you're going to invest in a private Christian school that they are actually implementing that belief system. There are some that have a Christian heritage that are no more matching with my value system than flat of the moon. They just they once had something that was Christian, and and sometimes they're still holding themselves out as Christian schools, but the values that they're tenured professors are bringing into the classroom nothing to do with the values of mile sold. And so if I'm going to do that, I might if I'm gonna be on enemy territory might as well know that I'm on enemy territory instead of a wolf in sheep's clothing, kind of thing. So if you're going to invest make sure you're getting what you're attempting to get here. I'm not saying it can't be done. It can be done. There are great Christian schools that do a great job of a quality education with the quality value system. But you just gotta make sure you can't just assume because such and such was a Baptist school or such and such was Presbyterian. But that might have been fifty years ago, and and you know, they've got that in their heritage. But there are no more than fly to the moon anymore. And so you know, that then you've just paid for an expensive school with a questionable quality, you know. So they're now the set. Part of the equation is this and this is not the challenge you. It's just to help you with you critical thinking, and you decide which one you wanna do in the process, my three kids, and Sharon, I all went to the -versity of Tennessee, a public state school, which there is some bizarre stupid, but stuff that happens on that campus. Okay. I mean crazy and some of those professors are proof tenure should not be there. You know? I mean, there's some nut burgers run around over there. L my university's campus. Okay. And I love you first Tennessee, but there's some stuff happening over there that just make your hair curl. You know? So my kids went there though. But here's the thing we figured out that our kids spiritual. Walk was not based on what happened at school. It was based on what happened at home. Okay. And so our kids plugged into young life while they were in a public university setting, and they already had their values and backbone and apologetic established because of how they were raised inside the Ramsey house. So they were quick to go into that environment and not quote, unquote, lose their salvation in the process. I'm not saying no Ramsey kit. Ever did anything stupid? I can promise you embassy kids. Ramsey's are pretty much known for having done some stupid one timer another. But, but, but, but you know, I, you know, you can do that in a Christian school to you know, that right, right? Yeah. Right off campuses a bar. Every one of those. And so you can go get you can get just as drunk at a Christian schools, you can in the states. So all that to say, I I don't there's no bubble that protects them like your home. Does the preparation you? Give them at your kitchen table is their insurance policy is their fire insurance policy. It's not you know, the name over the door of the school. But that's not to say, you should never do Chris. I think it's perfectly fine as long as you pay cash for it. And you're willing to say we're gonna pay off the mortgage a little slower because of that I would investigate and make sure that the values are actually taught in the classroom. I put my kids in private Christian school for two years when they were in elementary school. And I found out some of the teaching they were doing over there. And I'm like, well, this is useless complete waste of money because they're just, you know, just. Crazy is as mainstream. I mean, you know, so I figured out. It's gonna be me that does this. "You know you may do this for a lot of years before she really quote unquote feels equal quote unquote in of her vote on budget issues you know if you ask sharon today she might tell you that she still doesn't feel completely equal i viewer is that but but i'm the money guy and so i'm you know got a lot of strong opinions about this stuff i got ideas we're at where we're going to go and you know i'm pretty forceful in my in my sale selling of an idea and so sometimes she's like well no matter what does matter you know you got to get over yourself there little martyr and sit down here and do this you know and we gotta work together on this stuff and so the truth is that an actual practical fact tactically her input is right there but not necessarily to she always feel that way even then and you know you're not responsible for that you can't fix that that's her decision as to whether she feels that are not if you're tactically doing it but be very careful with the words you use and how how strong you push back on something especially go ahead and lose a few battles of if she gives some input that you don't necessarily agree with go ahead and go with it anyway unless it's damaging if it's a small thing shut up and do it and and and that draws her in because you are counting her vote at that point you are valuing her vote at that point and she naturally is going to feel more valued but we do not do tactically under any circumstances major financial decisions major giving major purchases without talking to each other i mean we just do not do it and that is a tactical practical fat now if you ask her how she feels about that i i'm not responsible for that i can't make you feel something but the truth is is that at the ramsey house we do not do those things and so i'm at least getting the advantage of her input whether or not she liked is all jacked up about it or not that.

"Get started and then after a few years and you get out of debt and you got little margin in your budget in the little wiggle room here everything's not so tight and you'll get past the baby steps to pass the gaza intensity people start to break it down i'll give you an example we used to have a separate food and restaurant envelope because we would spend the grocery store money at the restaurant if we put them in one envelope so we kept them separate and that way we didn't accidentally spend the grocery store money to go out to eat and then have nothing to go the grocery with and that's when we first started now we've got a little bit more room on that today in the ramsey house and today sharon as a grocery store envelope in most of our eating outcomes other debitcard now and that is used by almost all of it and that she wouldn't have are separate restaurant enveloping more but we don't use her grocery money for eating out and it's it's allocated to the restaurant category in the every dollar budget then and so you can just go that way and you just gotta talk that through but um you know in in other words as a lot of these things that when you start out you do them with real thin slices and lots of details and real nerdy because you're trying to you're trying to lay a new groove in your brain you know when you learn something there's a new groove that happens in your brain right and you have to learn something you have to reset these habit patterns you have to break the old bad habits and so sometimes uganda go overboard for a few months or even a year or two to reset your habits permanently show that you never ever ever ever go back and so if you just kind of just tinker with something it's real easy to go back so you get real nerdy about the budget real nerdy about the envelopes lots of envelopes lots of different categories and then you know 10 20 years later he may have two envelopes or three envelopes in than in the rest is done with debit cards and that kind of thing which is kind of where we are today.

"Yeah okay and so the main benefit is the primary benefit is just lower premiums but you're taking some more risk with a higher deductible now the second benefit is then you're allowed to save you don't have to but you're allowed to save into a health savings account and h s a usually up to the deductible in most cases per year and that money that goes in there is tax deductible and if it is used for medical bills you never pay taxes on its tax free money to cover your deductible with and or any other medical you have so that that's another benefit the third benefit is a lot of the hsa is not all of them and you need to check on this the hsa accounts are one hundred percent paid after the deductible is yours i'm not sure right now eight t h five not too sure i have to look into whether it is how come quickly after having dropped out most up most of them are but not all of them some of them have a copay after but here's the thing if you're really healthy and it ha covers a 100 percent up to the deductible and a lower premium you never make the deductible and he just save money on your health insurance is what amounts to if you're really sec got a chronic illness in your family and not really sick but you just got this ongoing bills you always are hitting the stinking deductible you know then everything starts to make a lot of sense because and if you get really really sick it makes sense because pays one hundred percent after that instead of 8020 after the deductible right or whatever that now not all of them are that way but if it has that feature than that something to consider so for instance in the ramsey house household we've been very healthy bunch knock on wood just a blessing ripe not everybody has that blessing every but but but you know we just simply don't go through the deductible ever.
