Okay, Phil, let's hear the story of the week. This What's what's something fun and exciting that's happened. Oh, my gosh, I have a great story. I'm going to call it the purchase of the month. A rental versus what's called a non occupant. OK, we talked about We talked about find properties of the rental. But here I have A A, A woman and her spouse want to buy a host. Your mom and dad that our elderly And they're 85 years old. Now most lenders would tell you you're buying that house as an investment property and you're gonna put 20 or 25% down. Well, there is this little one line rule guidelines in the Freddie Mac book that says a parent or a son or daughter, Khun by a parent, a home with a little 5% down. Be a non occupant owner. As long as you can prove that Mom and Dad would not qualify the mortgage and guess what I am closing alone this week 2.6 to 5%. If it would have been an investment property. It would have been closer to 4% my clock on Lee put 5% down, and yet Mom and dad who are on their eighties are moving into the home. Son and daughter are not moving in with them. And here's a much better way to help that family member out and get them a great mortgage and I saved them a boatload of money. That is a fantastic story. You wanted to give back to your affairs that way. There's no way I'm just sitting here thinking is that is that a nationwide program that you could do that or a local That is a nationwide program. But so money loan officers and so money mortgage lenders don't even know that the guideline exist. Okay, So this is another thing that I just want to say. Why couldn't what would disqualify that particular program? What would disqualify that program. Um the key is is you've got to be able to prove that Mom and dad do not have the ability to qualify for the mortgage on that property. You could also do the same type of program for a disabled adult. Okay? Okay, So how do you prove that Mom and Dad can't Given example, provided I've provided two years of tax returns. Okay, and I provided the income based on their Social security. That's all they received. Okay, so that's not terribly difficult to prove. It sounds like It's not very difficult at all. You don't even have to pull credit on Mom and dad. Oh, okay. Well, that's even a bigger bonus there. Yeah, because you know You don't want tea, too many hope hoops when I'm talking to my my mom's not even in her eighties, and it's just like I would want want want wouldn't want things to be that complicated. If I didn't have to make a complicated 100% right beside this one. I put an X by it. Yeah, and just take care. Let's do it. Okay, film. I have talked to you about that program for my own self. But anyway, let's continue talking about when you win not to use a jumbo loan. Give some examples of that. All right. Whenever you can. You can Bridget, for instance, using a bridge loan, taking money from one property, moving it to the other. I need to get down below 5 10. That's 120,000. I take another loan against another property. Or that 1 20. That way. I'm not going above that. 5 10 400 limit. Okay, So let's talk about that. Reggie, you're bridging one property. Run property to another. Can you bridge from your primary residence if you don't own any other properties. Absolutely all day long. Okay, So when you bridge what are the fees? What are the fees look like for doing that? Is it just the standard? I'm taking a home equity loan out on my primary residence. Okay, It depends. Okay. It depends on the type of loan that I'm doing. If it's a bridge loan, you're probably looking at 1000 1500. If I'm doing a home equity loan, I'm looking at 300 to 500. But if I'm going to pay off the home equity loan quickly Lenders don't want to do a home equity loan. If you're going to pay it off quickly. That's why we use what's called a bridge. Look okay. And the bridge loan specifically, you're telling the letter lender. We're going to take this money a temporary We're going to pay it off quickly. So unfortunately, there's more closing costs on a bridge loan. Then there is the whole Mac buddy love. Okay, but lenders like it better. So let's just say that for the folks that are listening out there that have a home It has equity and you're not yet ready to shop. Now would be the right time to get your home equity lined up with your lender right or to call you and talk about.

"You know, Phil, I think it's fun when somebody's like comes up to me and goes. Let's buy this house in a week. I'm like, Yeah, let's do this thing when they tell you and they tell you while I haven't talked with the mortgage banker yet, and I don't have my financial together than making a night call you because you brag about being able to close in three weeks, Mr. Puzzle solver over there. Yeah, Put your money where your mouth but I do think it's a value to have both of those stories and know that When you have, you know, professionals that are on your side. You can get it done, but it's also one of those. If you're in a position, like a lot of people were and maybe your you have what you consider like a wonky pay schedule, or you are an independent contractor and or you just didn't have a lot of these skills. That were passed down you from your from your parents or anybody there knowing that you could go. I'm going to talk to me. I'm gonna talk to Phil. They're going to tell me how to get this plan and figure out what I need to know. So let's talk about it, though. You know, Parents are really notorious for wanting Tio. Make their Children's lives better, right? So let's think about that. Why don't parents talk more about money? Because a Maybe they're not good at money. Maybe they're not confident about money. And so therefore they're afraid that they're not going to tell you, right. They're afraid that may be what they tell you is going to be wrong. We're seeing those people migrate to the inner city. All right, But then I think we're seeing those that are maybe more established and maybe they're scared of Cove. It. Yeah. They want a big garden like there's lots of things that they didn't have time to do before that. Maybe they do now. Correct. Okay, correct. So I mean, a lot of exciting things going out there. The market is moving extremely fast. And I think in today's show what I What I really want to do is get into the weeds with the folks as the dew knots, right do knots and I know we've talked about it before, but I'm going to really drill down in some specific areas. I would really love any type of mortgage a real estate question. Even if it has nothing to do with this subject in mind, folks. I've been in the business 20 years, right? Well, I took advantage of the 0% interest when I bought my truck now in the mortgage world. Is there such a thing of 0% interest? No. Is there such a thing as 100% fighting for a few programs? V. A You FDA. Those will be two programs that I could help people buy homes all the way up to 510,000 or or laugh. With it is 100% financing, but it's far 0% interest. I'm sorry. She goes from a 10 99 job to a wave earning hourly job salary. And as long as it's something comparable to what she did before, she basically could probably buy with three paychecks stuff. Could be even a little. It's too if she's going from 10 99 as a driver, and she's going to be self employed as a artist. Then I would tell you there's a two year waiting period two years, tax returns would be required prior to her being fully approved to purchase a house. So what if she goes into a fit if just if he was a driver, But then she becomes a Health care worker or something, and it's still w to does that make a difference. I would say if he can show that she's had experience in that specific field at any point in time, then I would probably tell you that it would work, okay? But here's the thing to Jennifer. You were in a perfect position. Kind of like machine and was right. You are just now you're transitioning in your life, and there's a lot of transition in the world. And so now is a good time for you to like Explorer, then get centered with who you are and what's important to you. And so when you mentioned things like artists, co ops and things like that Now would be a time for us to start talking about that. And, you know, getting familiar with those community so that when you are ready, you already familiar with that You don't have to do the research. You're like, Yeah, I know that building right And that fits exactly my personality, My style and Jennifer, I'll be honest with you. It was good to start having those conversations because, as Phil just said, it took me two years. You know to go. Okay. You know, I wanted to be better ready faster, but it just took me time to do some things and especially as someone who's 10 99 self employed person like you are. It took a minute to get all those pieces the lineup because it's a lot of pieces, and you have to be able to explain who you are. And that part is exhausting. I'll be honest with you, but you give really the thing that is good about it, Jennifer Is that it gets you really good and accomplished at going. I need to be proud of everything that I do. And how I have built this for myself because you spend a lot of time writing letters going. No, I am great fits so that I could give them to fill in his underwriter. Tio, I am accomplished this and I am quality of this. So it'll be really good and freeing for you mentally as well to do this, although it might take you a little longer than you know. So keep in mind. You're you're talking to two self employed women write exams, you know, really dated his self employed as well. So have been self employed for years, like for plus years, And so I do have some history but because of pandemic, right, the kind of stopped short. So I don't know if that matters to that two year because Because of a pandemic. How they're factoring that in what do you think? Soundly working? You know, I think you should sit down with a consultation with Phil. That's what I really think on DH Hell, where you were a kid. There's a lot of planning, I think has a lot of planning. You've gotta make right weaken, Doc. If weaken, document it, and it makes sense. I can normally get an underwriter to sign off on a self employment borrowers low, right, But it's gotta make sense. The numbers have to be valid. And you know, one of the things have being self employed that you've got to be careful of. If you've got all these abilities to write off your income under the tax laws, but understand every dollar you right off is one less dollar you have for qualifying. So in other words, if you say I had $100,000 in revenue, but I rode off 90,000 understand you're going to be qualified, based on $10,000 a year income. Which means you're not going to qualify to purchase a home. What if you have money to put down like if you have a chunk so you could put that does that mean we can talk about this? Obviously, but Does that matter if you have, if you have money to put down if you have money to put down its going to lower your debt to income racial, but unfortunately, you could put down 70% down. If your debt to income ratios are over 50%. Uh, it's gonna be really really talked to find a mortgage company home for you. That would approve your loan based on the fact that Minnesota has some of the strongest And toughest lending laws in the United States, right, Jennifer, we're going to get you help, though. Believe it or not, you can actually put your car loans, your credit cards and four barren It has no impact on your credit. It does not have any impact on you your ability to purchase a home or refinance the home in the future. A lot. A lot of people don't know is once you put your mortgage in for barons. There's automatically a 12 month waiting period. So once the trade line when they report to the credit Bureau, it's not going to impact the score. What it's going to do with impact the specific trade line Toa where consumers gonna be required once they're out of forbearance to make 12 consecutive monthly payments. Before they could either get a new mortgage or refinance their home. So fill that helps people prioritize. So fill that will help people prioritize.
