"Good afternoon Paul Griego here. Today doing another global. PODCAST. Recording session. So that just means them on the move. So you'll can probably hear street noise and birds. And all the great stuff that people actually I've heard tried to. In after podcast to make it sound more relaxing so Sort of skip the bullshit and I. Bring you guys with me on the walks and that's My business. That's where some of my. Most things happen is on the move so I don't. Have never made any money sitting in an office. Or. Sitting in a chair it's always. Out there. Talking to. People. Showing amazing houses. In solving problems. So again, this is real estate pod cash showed him. The series Toronto real estate unfiltered. That's what you'll find. You look through spotify. type Toronto real estate you'll see me. in the top choices there, and you'll see me in the top choices for apple podcasts there as well. So. This podcast specifically is addressing. something I've been doing for quite a while and I've made some pretty amazing improvements to this. Program because of the current. Situation let's call it the current the way the market is right now so If has never been a better time. To do what I'm about to tell you. And use my risk free. Home Replacement Program Twenty Twenty addition. The reason why twenty twenty edition is such a level up from anything that's ever been available before is simply because of one thing that out of your control and mine and that is. The low. Inventory. That's out there. And the huge supply of a huge debate for that inventory. Now I don't even have to. I can be very specific about this, which is what I'm to do right now and let you know. That between. And July in Toronto GTE. The number of. Has Gone from two thousand, which I was fairly low number of the average. is up seven or eight. So the average obviously right following the pandemic. Was In April and that was a two thousand something. Went up to four. When up to eight? In July. Just crossed eleven thousand souls. There's never been a July like this. So what this does for you. Is this puts you in a position? That you normally don't have for now. However, Long. The job. Interest continues with the low inventory. Puts you in the not just a selling market which obviously you you know you've. got used to that over the last few years. But what's even better? Is that with my program, you've got the ability to not just sell. Your House. But you've got the freedom. The. Lack of worry. About where you're gonNA move next because that's the biggest problem over the years people have said I know I can sell my house. Blah. Blah. Blah. What do I do? This is what you do. You Talk to me first. So.

"Hello Again Paul Griego here taking you on the last stop. Today's property podcast tours. And where else am I gonNA end? Today's tour right in the heart of downtown Toronto in one of the many condos that I've Help people buy sell rent over. The years and Condo living loft. Living for me has always been sort of like this this part of living where a long time ago and I'm talking about you know early. Two thousands lofts were still almost unheard of people still did not believe in living in an old factory or or even. Condo's were sort of skeptical So many more of you live here now. Now if you're going to be in a position where you're going to be living in a Condo or downtown Toronto. Being in a three bedroom condo is something that I would say is an absolute must decision and not because you can really do much with The rooms as far as like you can't really get the income from those rooms and stuff the same as a freehold property which again I'm suggesting That being your primary investment and if you have a Condo as well but if you're living downtown and this is the choice that you WanNa make then this pop. This particular property might be a good fit for you. It's a three bedroom two bath. There's two lockers and underground parking. It's just a little over eleven hundred square feet and is just under a little under nine hundred thousand dollars so because it has the three bedrooms and the two baths. I think. That's one of the things that should make. Should add it to your checklist again. The way things worked for me and you know things are a little different right now as to how. I normally do my tours. I hope that'll be back to normal soon. But for right now A lot of the stuff is being done. This way The one tours are being done sort of on a case by case basis in terms of how comfortable you are your Social distancing requirements. And all that stuff. And I'm completely respectful of that so this particular property again. is one of the properties that. I would show you on like my top five in the downtown area. So if we're going to be looking at properties you're going to have to do all the math all the pros and all the costs. Because I've been doing this now for over twenty years. I know the pros and I know the cons or some buildings at are just going to be You know just really good. Investments Overall the some others that might seem they are and they just aren't and there's other things behind the stories a lot of the descriptions that you read on The MLS are not very thorough. And you certainly don't have any history being discussed about the neighborhood. Everything on the listing is usually about the property And of course the appliances and that's fine but when you're making anything remotely close to this size of an investment I think you should demand a bit more from your experience. And that's what working with me. We'll do the MIT you'll you'll you'll definitely get more out of it when you're buying with me. My job is to make sure that your dollars were whatever they are how harder however hard you worked for them that they go as far as possible and be when you're selling you want someone who's able to promote your property at the highest possible level on a world stage a local MLS only with the standard Rehab reactive type marketing. That usually happens. Is You know again? It's it's it's not a smart choice. It's it's quite foolish because again you're not getting the most from your marketing dollars and that's best the bottom line is i. Don't care if you will the guy from high school. I don't care if it's a friend of your wife's at work this is business. This is something where if we have not met yet and we not sat down together. Then you haven't done your due diligence you truly haven't and if you're not on my podcast which again got people lining up right now to be on my featured podcast for the next few weeks Because of the fact that this is going to be You know this is a whole new world. Were sort of jumping into and you don't want to be left behind on that especially when it comes to for some of you your property value being your your complete net worth is your property so I get that I understand it but there's no excuse for you leaving stuff off the list song if you're interested in having a look at this condo with me and and obviously all the condos on featured properties list Head over to my website real estate podcast show dot com. Scroll DOWN TO THE BOTTOM. Check the properties out from there. Of course you. Can you know tour more from there but That will get you started on on the on the search and number one and number two If your property deserves to be on their deserves to sort of be on the top Featured list right now because that. That's who I'm deciding. You know who's going to be next Make sure that you sign up for that position. There's a again there's only so many spots I have each week so i WanNa make sure that I'm able to help all you and Again be there for. You can jump on a video call. I've been doing all sorts of this kind of stuff for the longest time And I've been doing this for twenty years so I know A couple of things about how to get through turbulent times and I've been there for people all those years and it'll be there To make sure that you get through this With the least amount of turbulence Possible because there's GONNA be some. There's absolutely going to be some on almost every level so let me help you through it. Let me make sure that I Protect you in every possible way and there's a hole and I'll add this to the to the conversation. There's a whole new way of looking. At how a property is being sold right now. It's not the way it was three months ago. It's a completely different situation. I'll only say this much here is that there's reverse engineering process that I use that. I'm I'm the only one I know that uses this process that allows me to work with the end in mind versus starting off Dealing with whatever turbulence is I've got Sort of a way that I work things and it starts off right at the first meeting when we sign you're listening And it ends off of course at the grand closing so the grand opening grand closing. There's a reason for those words. I WanNa make sure that you understand that all throughout that process all the items of turbulence that can possibly come up and there's a lot of them right now more more usually there. Isn't that many usually of the hundred things that can go wrong? You Know Sometimes. None of them goes wrong. And and in my twenty years during these times of turbulence I have not had any of my sales go wrong so not during two thousand three during the SARS epidemic or not during two thousand and eight every single one of my soul's always closed so I WanNa make sure that again I give you the benefit of that experience and again I. I think he deserves and I deserve the opportunity to you know. Make sure that your property is right up there on the world. Stage on my podcast. Thanks for tuning again. Have a great day..
