And it's the investors it's the institutional traders and everything else that are really market this market. Explain the difference in, you know, and you talk about how you could go all day without the stock side. Give us a little bit of a difference. And essentially the reason being is because they're open before the pit session in New York is. So let's say that you were holding a position in the S&P 500 and it's for all intents and purposes at 4500. You wake up the next morning, it's at 45 50. Well, how's that possible? It's because the futures market ran it up. That's how it works, okay? So what you don't know about the futures market is enormous. What you do know is it's a lot safer than just about anything else there is. Now, how does it possibly run up? Well, because the same banks, hedge funds, large financial entities. They're the ones running this market up in the overnight. They're the ones that run it down in the pit session. They're the ones that crash the market. And then you call your broker and your broker says, buy the dip. Which one? How do I know this is the last dip, you don't know that, because they don't know. They have no idea. So what makes us different? I'm not trying to beat the big money. I sort of draw the correlation

Joe Manchin was pressed very hard yesterday on whether or not he would support the what they're calling the codification of roe V wade into federal law. It's this accessibility to abortion act or whatever it's called. And he had to call a press conference and come out and say, guys, this is not the codification of roe V wade. This is an expansion of abortion, roe V wade said you had a federal right to abortion. What this law wants to do is wipe out 500 state and local laws nationwide to basically force abortion availability via taxpayer dollars into every corner of the world that it's not currently at. And to your point, it's a zero sum game. If you give them a half an inch, they will take 6000 miles. And that's why we can't, we can't just sit back and say, it's okay for them to simply state their disagreement. No, every time that Jen Psaki has said stuff crazy in recent weeks from the press room, we've got to denounce it. We've got to call attention to it. We've got to say that is not true. We've got to force facts back into the conversation because these people do not have nerve endings that receive the normal receptor messages as to, oh, I shouldn't say that. It's blatantly not true. Well, they are, we're in a new world. And that's why people like Tim Keller and others who they're good people. But what they said 20 years ago, 15 years ago, the reason it no longer applies is because the world has changed and they refuse to see how dramatically things have changed so that they're anodyne platitudes, they no longer hold.

"You know, one of the biggest challenges right now is trying to figure out how to safeguard your money. In other words, what do you do given inflation is so rampant? The world is clearly a much crazier, dangerous place, and one of the things that people keep coming back to and that you hear over and over and over again from some of the brightest minds in investing is real estate. Which is great, so long as you have the time to write like manage your real estate. Well, what if you could actually do this through an investing vehicle? Through a private equity investing vehicle. How does that work? What might the returns look like? We're going to get into all of that today with my friend Charlie dombeck, who's joining us again from key city capital, but before we do, I got to just say, you know, Charlie, welcome. I'm looking at some of this data that's come in, and there's been some serious rent increases, which makes total sense to me, right? Total sense, given the inflation that we've seen in our economy, and also total sense, given the sort of exodus out of some of these very high tax states, but walk us through what's going on because that actually as I look at this a lot of these are markets that you guys are invested in. Yeah, it's been inflation, inflation inflation, and inflation has not escaped the multi-family residential rental market. And the statistics for 2021 came out last week. And they're actually quite surprising the rate of inflation in rental real estate is higher than the actual CPI, which is pushing 8% right now. And what's interesting is, overall, rental rate increases approach 13 and a half percent annually last year across the nation. But like any measure there are market set performed rather poorly and there are some markets and some areas that performed exceptionally. Well, and guess which ones performed very poorly. Everything in a blue state, right? High tax states, states that defunded the police. Your upper northeast, Boston, Washington, D.C., New York City, Chicago, many markets in California, where upwards of 70% of every dollar you make goes to some sort of social program, including taxation. So we see population shifts out of there. Where did the markets perform best? Well, everything south of the mason Dixon line those sun belt states performed exceptionally well. And in the markets that we serve, which are primarily Texas, Tennessee, and Florida, we saw massive rent increases. In the corridor between Naples and Tampa, it was 35% overall last year. In Memphis, Tennessee, where we have 1264 units, it was 29% in Dallas, Texas, 23%. So if you think about rate of return on an investment, certainly you're not going to get an 18 to 20% rate of return this year like we did the last three or four years. And the S&P 500, but you can find that in multi-family residential real estate.

"As we go to air here, we've got a market that's been seen tremendous downside down roughly a thousand points there on the Dow, now down around 500 or so, we'll see how this winds up shaking out. But I think the reality is this Americans investors everywhere are waking up to the reality that you can't have this sort of fictional growth in the stock market that's not based on relevant growth within the rest of the economy. And as we increasingly look at a stagflation like environment, and that's what we're looking at right now. There are questions as to whether or not earnings will continue coming in with positive with positive growth. And we'll see how this plays out. There's been some big misses, right? You've got Goldman Sachs, which missed last week, you've got Netflix, which again took it on the chin today down about 5% in trading because it's not growing as quickly as people had anticipated all of this affect sentiment Microsoft Apple both which have earnings this week down about 2% Tesla down about 5%. Clearly, there's some jitters out there, and there's some jitters because you can't have such an inflationary environment without any growth. And that's the real fear right now. You got last week's jobless claims, which showed an uptick. You've got so many supply chain problems that are continuation of this whole COVID nightmare. And that's not going to change. Anytime soon, it's not like it's not like you can flip a switch and say, okay, the supply chains are back on. You still have ships on the West Coast that are struggling to offload. You've got a need for truckers to then take all of those products and get them out to Americans. I don't know about you, but every time I go to the grocery store, it's like you can't get what you need. Cream cheese for the bagels. Forget about it. I haven't seen you in about a month.

"I've been listening to the show. Since about march of this year when i got back into league of legends after a long hiatus stopping around season five and six and came back from march. Twenty twenty the worldwide. Shut down and stopped when i went back to work in july. Twenty twenty two. Then just get hooked all over again. Your podcasts have accompanied me on my walks to work normally when leading the house. You can escape the fledglings for awhile. But you've provided away to push out of that reality and keep the thoughts of league starring my mind on a serious note. All three of you are great. Where every player main jungle be like listening to a mental health support group meeting with the counselor always just reminds them to turn off the chat. Asking you how you overcame it and your advice is just play ranked. It's genuine good response. I've recently been playing games on my days off night. Not quite ready to play it after work. On time i actually had a package that shipped from From the uk after this package and it arrived and this still is still is lost in transit. I'm just. I'm just disgusted with the postal service right now. So all right. Christopher turned i. So i get a tip and i got a really cool. Pick one that. I've been using almost every day since i've gotten it and in fact bought three of them because i liked him so much Let me go on my pick. I so i'll you know i know there's folks out there that listener show that do woodworking and other tasks and then there's some folks out there that just sometimes you need to do a you know a little project here and there but you will having the proper space set up on folding tables. But i kind of took it to the next level Was what's called the bora centipede. And this thing is basically like a portable workbench. Now the cool thing about it. It's you know they different sizes. They got a two by four Two foot by four foot. That is they got a four. By four edna. Got a four by Eight and so depending on what your needs are you can order one of these things however you want and the cool thing about is what happens is a kind of accordion fold up and expands and when you expanded you can just throw like a piece of plywood on top of it and you literally have an awesome works to do things on whether you're doing like a small project where maybe just glued together i've done full on build of cabinets in and And tables and chairs and a everything Right on top of this thing. I think the smallest one the two by four can hold up to like two thousand pounds and you know the the poster metal the The the little bands. I would say that hold Post together their metal. They just folded up in your when you fold that thing all the way up it probably takes up. You know it stands. It's still stands probably about the thirty six inches tall. Thank but it folds up until maybe like a two three inch by five inch space so you can put that thing away and never you know. Never look at it but when you unfold it. Yeah that thing gets busy and does mad work for you so you could you know. It's only like seventy eight dollars for the smallest one and what you may find beneficial instead of buying like the eight foot one By two small ones. And that way you know you can double up your space if you needed or you can just use a single one Which is what i find myself doing. I bought the eight foot. One and two Two by four once and it's been working out absolutely perfect for me Since purchase things so yeah and they have a top that you can buy for like another sixty dollars. It's like seventy bucks with a small one but you can spend another six dollars and get a top that can attach or you can just make your own completely Fine so Yeah so if you yell folks that you know summertimes coming up maybe gonna do some gardening and you want a nice little table surface to yield to transplant you flowers and all that stuff. Um if you've got cash sitting in an account if you can tolerate some risk let it. Sit in in crypto because it tends to creep up over time But it is very very very volatile. So he's got to be careful with that stuff. I guess i need to buy one or two going somewhere. Put a hundred dollars Into coin base in Bitcoin with it right when i was able to sign up a coin base accounts. This is going back. I think the two thousand and toil so for that hundred dollars. I got like seven bitcoin. Seven point something. I can't remember exactly what it was but it was a thirteen or something like that. Thirteen some changes share back then. And it's roughly fifty thousand right now but no one no one could. No one could have your scene what was going to happen with. I mean they were sending people that coin like. Oh he should have a couple of these. Now they're probably like. Oh my god. How did i give away. Why you know that. Just giggles care. Ten twelve years ago. You gave a couple buddies. You know five or six. Bitcoin and they held onto them. Yeah that's a lot of money to give to your buddies especially if you were selling out like i sold out it when it was at was seventeen thousand aucoin. I got rid of mine and it plummeted down to three thousand. Which i i was happy. I was like fine. And i don't regret selling him at all like i would have loved to sell the sixty five okay with it. I made i had i. It costs me. Nothing to get the ones i had and i made money on the ones i had seventeen thousand dollars a coin so it is what it is and move on with life but yeah it's It's volatile so. I mean i always say going with going with your lunch money. Go with your starbucks money. Don't go in with your Do retirement savings. And i i. My buddy and chris. blazey had cracks. We're taking that blade off. He's going to go yet some new blades so that it could replace. It drew our thirty minutes down and an hour back in traffic to get the new blades. My buddy had said to him. He's never with that. Planer seen would getting caught under the blades. So fast forward to chris getting home but the new blades on. He took all the blades off. So i was just. There was only one that broke. I was going to replace the one in for anybody. Wondering what is the planer. It just think of it as a machine that kind of smooths out the top surface of would that's super simplification but But allows you to buy some rough wood and make it look really nice and so you save money by doing it yourself. So i get home. I was like okay only one the when you buy new blades. It comes with three. But i was like. I'm only i. I was only going to change the one that broke. And i was like you know what brand new blaze. Let's all work together. I'm going to replace all three and i did. I took the time to cared to machine inside. The machine is ninety four. I carried it back inside changed. All the blades takes about.

Knows what to do what gentleman there's no that away to start to show other than those such kind words from one of our favorite human beings on planet earth. I'm glad that she did that for us. Because if not we would have had to actually do video. I would have to set my crotch on fire in with the packer. I i laughed web part what she said the love of gaming as like let's be clear only to the people alicia show love gaming and one is tortured to listen to them. Talk about it. But it is the all capital for anybody who does understand like alison. She's a very her and her husband seaver. Just they're very giving very kind people like i've i honestly don't know how many times i've sat in her house bread with them. And it's you have to feel very comfortable with the person. I feel to invite them into your home because that is your place. And she's lobbied come. Stay in our home. Eat dinner with her. Like what waiting for flight. I could stay as late as i want. And they never like gotta get out. I know that you your flight later. But you gotta leave. It was always been very welcoming. And i'll tell you there's when you travel a lot on the road you can get a home cooked meal some about it and Steve knows how to throw down. So i love. It would leave the house. I've actually met with them at conferences over the years and never let me pay for a meal. Not one time i want. They simply will not allow it. It was fortunate because you left your wallet. Each time knowing they will make their pain. And the one time i was in california i was just too far away to meet up with them. San diego san diego that that is a little a little bit too much drive. 'cause you if you're if you're in like Orange county like an area. It's it's a. It's an hour drive. But it's it's worth almost san diego alison sets up the one time. Because i was like. I was just so slammed busy with work and i made a comment and i said I i was being honest. I was like the day before i was like. I'm not sure if we're gonna make it. I have a lot of work. I have to get done. She goes no. You have a lot of work you want to get done. Just understand what you're saying she goes. You don't have to get done. You want to get it done and it really does help you reset your perspective. It's kind of like where people say. Don't say i have to go work out. I get to go work out. Is the phrase phrases like you have to go work out. Sounds like it's a chore coming up to my house. It's not a chore coming up because you wanna come up and if you go to your work. You're doing it because you want to do it and from that i that day i was like all right. I'll be there tomorrow as like. She's right my work and get down at any time and it was no big deal that i got today late. It just it. It's a little things like that that you know someone else helps reset that perspective on life and helps you get it on and I was trying to pay that one. Comment ford just like i guess.
