"Just sort of talk about some of the big changes that that have happened because of the covid nineteen lockdown pandemic. And all that. Yeah so yeah all the obvious stuff. Makeup artists cleaning the brushes. And all that. But what are some things that have permanently. D think affected how you're going to be doing business in twenty twenty one and beyond so yeah. I think it was a weird year for everybody and actually closer december. i felt. I don't know like a little claustrophobic about Going into twenty twenty one. I basically had all this time. I used to travel a lot. I used to shoot a lot and try to use my free time for travel. When i couldn't travel anymore As we got into twenty twenty one looking at booking people six seven months out in advance. I kinda almost didn't wanna. I didn't wanna book people and i felt like i needed to guard my time And i only wanted to book people like a month or two in advance and what it ended up a leading to. I called a couple of other photographers on this. And we figured out You know what what. I needed to feel comfortable and good about filling my calendar now. Obviously that's like what a terrible prompt have people wanna book you but At different times in your life like one of my biggest fears is being burnt out from photography. And so what we decided to do was a switch up my booking process to doing a wait list so instead of being available to talk on the phone whenever anybody emailed me we switched to a weightless system. And i say we. It's it's it's just me. I'm i'm known in ryan. I do all the people that i spoke with. So i just take phone calls Once a month sometimes twice a month. And i pack them all into one day and and i only allow myself to book three months out in advance so somebody says at the time you know if it's whatever day it is three months from now you can book with me. Four months you have to stand the wait list until i sent an email out and then you can sign up for phone call in order to book again and this is freed up so much of my time and then the last thing i've done is i've organized my shoots all to be back to back so don't do like when you free what you tell me what we say like are available. I'll put them all together. So it's the same every time for me and then after i'm done with those clients users order albums at the end of the week and then i've got the rest of the time to do stuff like this to hopefully travel when that's available to new course material but as far as you know i just i felt i don't know i i was in a weird place kinda november december and. I realized i needed to make a chance to really really feel good as a result. I more shoots now

And we're sitting down at some hotel and he's like showing me he's like. I just spent like fifteen hundred bucks. I bought his zion williamson cosmic hollow. Like one out of fifty. I might do. What are you doing like. Why are you spending just flushed. Fifteen hundred bucks toilet. And he's acknowledged. John moran i bought. This is vince. Carlos show all these like cosmic hollows whatever. I was like what's going on. He's like just by pack. Experience it to me about a week to buy a pack and when i did all this is really cool like the opening of it and Anyway flash forward about a month later. His portfolio is worth about over two million dollars on a graph thousand dollar investment.

Eternity and i've kinda held off talking too much about it as it's been stuck in early access for what seems like years on pc and but we finally have a release date for it It will launch for pc via steam on june the eighth with a massive update that adds an additional twenty hours of play. And we'll bring it's story to an end and If that sounds odd that's because they've been kind of releasing it in segments on early access to people who've adopted it early and The this full version of it will bring that to a conclusion. This is from publishers. Dear villagers and developer mid gar studio which is just an awesome name right. You can't go wrong with that but what's really could be an interest to Gamers outside the c. Realm is. There's always been talk that this would come to consoles once it was complete on. Pc and that is in going to happen sometime in quarter four of this year so october november december sometime in that timeframe they haven't quite nailed down yet so yeah alpha. Pc complete version of the game on june eighth. We'll get it later on in the year There will be for a ps five. Ps four xbox series xbox one As well as xbox game pass this new announcement is for. "Knew that star was launching february twenty third which recording this yesterday. I am in canada. So i have access to it along with australia. New zealand parts of europe in singapore. So a few countries have this new section on their disney plus app. And it's a big deal. It's a big deal for me. Because we get all the wes anderson movies. It's a big deal for some other people because they get like twenty four and richard devine from window. Central is tweeting about how much she loves. Twenty four and jack bowers back baby and all that so. I just wanted to talk about where we are in terms of streaming. I know disney or marvel disney made a big bunch of big announcement this morning On when the next set of mcu in star wars shows will be released on disney plus. And then there's all the other services right. There's hbo max there's peacock there's discovery plus there's Paramount plus. I guess if you want to call that new and all this leads to confusion for people who just want to find the show to watch. So let's start with disney. They now have ninety five million subscribers. They are doing really really well. In terms of expansion into new countries. This new star lodge is a big deal so give us the t. l. Dr if you will of why star launched now and why. It's a big deal for people outside the us lawyers. It's always the lawyers. Yeah i say why did it launch now because this is when they could finally agree on. Okay here's where the contracts in so we can pick things up. Yeah the the. The really oversimplified version is this in the united states. We have hulu and hulu has basically everything. That's not under the five pillars of disney plus in those disney star. Wars marvel pixar in national geographic. Anything outside of that. you what. You're forgetting well. I was gonna say you're forgetting the pillar of twentieth century fox and twentieth century fox which is on hulu so so virtually anything outside of those five pillars in the. Us will find on hulu yes. They're exceptions the problem is hulu is not anywhere in the rest of the world. It's a decidedly american phenomenon and so disney needed a way to get all this content to everybody else in pay by the way they get to charge a little more for it too and that became star the way they first announced it they do it. What other earnings calls last year It was a little like just weird. I didn't even fully understand it at the time and it took a little while to sink in and then the developer not developer days there investor days into simmer november december whenever that was explained. It a little better really. It's just that simple if it's if it's content you can probably find on hulu here in the us it's going to be on star everywhere else. So given that disney twentieth century fox. They bought a. They bought that from fox which was previously a shareholder in hulu disney is now the majority shareholder of hulu. Why can't they just bring hulu to the rest of the world. What is that. I mean i don't know the brand well who owns. Who is the issue there although disney now entirely owns who if i correct right they finish tying their last pieces of hulu like two years ago for for all intents and purposes and there might be somebody with a little sliver but it it's a disney joint partially owned by comcast but they're buying it slowly over the next few years right. Yeah that was an agreement that was made a couple of years ago but But that's why comcast is okay. All of our stuff is leaving hulu at this date because we will no longer have a share in it and it's all going to peacock But yeah the reason that who didn't exist in all these other countries was media streaming lauzon like entertainment and streaming laws vary by country by country. It takes a lot of money to get the rights to a decent amount of shows in places other than the us so it was a matter of hulu. Didn't really have the time or the or the money to spend on investing in trying to build up a catalog and other countries the only other country that hulu is in outside of the united states is japan. And i'm not sure how much longer is going to be there since they're probably going to roll it into star but it's disney had the clout to roll around the disney also already had rights to a lot of these things or the released they in contracts and have the rights back right so it's just easier to bring a new sub domain umbrella underneath disney plus put all the twentieth century fox content in there called star and make it a separate kind of expansion for everybody who already has disney plus. All star is disney. Plus for grownups. It's harder to always you know proper phones not anymore. But that's a. That's a good analogy. Yeah all right. So we we have star. It's got all the twentieth century fox stuff. I think it's got more than that. That's also where a lot of like. Abc television stuff ended up. It's also where a bunch of other like indie stuff that disney and fox had bought up over the years. Anything fox searchlight his ended up in there. That's why it's it's a huge a collection of content. I'm amazed that they were able to get the international rights for those together quickly. Enough for star for the international launches. So the question. I have is is disney. Plus going to host new content in star is that is this where they're going to compete with netflix and hbo for adult viewership or are they still kind of not really aiming at that audience. No actually. I think you've got that right in. It's going to get a little weird because contents can vary by country but you can see that a little bit in the in the Release lists you get you get stuff that is decidedly more adult in there and and part of that is just from the content. That's coming out of those houses in the first place. If you look at specifically fx stuff here it's called fx. Hulu it is it is. I don't know that. I'd go so far as to say it's r rated but it's pretty damn close. Fx is yeah fx is definitely not child-friendly content like ninety percent of it like isn't fx. Were archer lives yeah. Fx is is archer archer archers ethics original sort of But yeah we look at the. The new exclusive stuff like fx on hulu like depths. Was one. I loved last year. I thought it was excellent right up until the end and it went. A little off the rails. Mrs america was on there as well. I mean there's stuff that the you wouldn't even otherwise necessarily see on cable but that they're streaming in that fashion. lets them. do you know just a little more than they. otherwise would have And it's not something that you would see on disney plus so this gives them another conduit for that stuff as well. Yeah and the brand new original content is also going. It's going to vary by the audience category. 'cause like anything that's marvel or star wars is not going to be listed under the star brand period. If it belongs to one of those temples it's still going to be disney plus branded and everything starts going to have the both labels at the bottom whenever they're advertising it but it's a matter of if we're going to do original series if it's pg or if it's pg thirteen below it'll probably be disney plus branded and if it's not pg thirteen disney and pg thirteen and up will probably be star

"Everyone to episode twenty two. This is a special thanksgiving episode. Here of the sandra properties. Podcast gonna do things a little bit different. Today we're going to run solo a wanted to give a little bit of a recap of where the market's holding and talk about where i think the market is headed in the next year or two or three quite honestly. Because i think there's a lot of things at play here that not everybody is talking about so we thought it'd be a good idea if we could give a snapshot of where we're holding and then talk a little bit more about Some of those factors that. Perhaps you're not getting this analysis anywhere else for the folks out there on the island in the new york city. Pay close attention to what we're about to say here because we think it is going to be value so here we go the the market as we had suspected back in maybe two months ago three months ago we had sandy krugman ron and we had talked about was this recovery gonna look like From a real estate perspective on staten island. The mls system during corona continued to keep the clock. Ticking and what i mean by that is when we went on lockdown. They didn't pause the clock so days on market continued to tick off days. That's something pending continues to tick and it really through the stats way out of whack. So we had talked about back then that we figured once we got to november december of this year. We have a better sense of what really was happening. Because there was a a backload of deals that were moving toward a closing and then literally got frozen in time. One day and that backload sat for several months as we move through the lockdown. So when the lockdown open back up We had deals that we were able to move into contract through digital means which was a pretty neat thing for us to do and those deals were closing with the backloaded deals so it didn't give an accurate reflection of where things are and certainly didn't give an accurate reflection of where we thought things were headed. So let's start with a couple of metrics that we always keep an eye on and we'll we'll walk them through. I'm going to do a comparison of two thousand nineteen For october and two thousand twenty four october. So this takes us right up until a couple of weeks ago. So the average list price in two thousand and nine thousand nine hundred for a home on staten island was seven hundred. Four thousand six hundred and three dollars for october of two thousand twenty. We were up to seven thirty to four fifty two. The median list price october. Two thousand nineteen was six hundred. Twenty four thousand. The median price for twenty twenty an october with six hundred. Thirty eight thousand. That's a two point two increase the average sale price. And this is where it really starts to matter right. Five ninety eight forty one back in october of two thousand nineteen six zero five five seven three october. Two thousand twenty rupp about one of the quarter percent and then. The median sale price was five fifty five hundred in october of two thousand nineteen five seventy five in october of twenty twenty. So we're seeing what we had suspected which was staten island was going to emerge as a very viable option for folks that we're looking for a little bit more elbow room as they were relocating out of some of the other boroughs and those numbers are holding tight. And i think that there's Still a lot of room for appreciation on the residential side. I believe that we are going to continue to see. Staten island. emerge as a safer or a just a different kind of alternative again for folks that are looking to stay in new york But are looking for just a little bit more space our housing stock. Your staten island is very different than the other boroughs and many many many ways and for a very long time staten island has been known. As you know the forgotten borough and there's a lot of other things that Or tags that have been hung on the borough unfairly Quite honestly that are starting to shut off in. We think that there's some really really unique opportunities here as we move forward into the next couple of years so on the commercial side for the most part on the brokerage side kind of frozen time. Which again when you you stack it up against the other boroughs You know we'll sign on for that any day. We're seeing significant decreases in The commercial stock multifamily retail offices in the other boroughs and in staten island. We haven't seen that now. The velocity is not where we wanted to be right. Product is not moving nearly as fast as we'd like it to move. But i believe that that's much more a function of the banking industry as it is less a function of the actual markets. If we don't have access to the capital and banks are not geared up to lend for that type of product right. Now you're going to see that present itself in the commercial stats so as we hopefully move to a more flexible place with the commercial lending you'll see some of those stats change another opportunity here and another reason why we'll see some positive stats on the commercial side as we move into the first and second quarter of next year. Now let me qualify. That when i say positive stats mean positive. Stats in comparison to the other boroughs. Right certainly Nobody is is setting

"So we, we have an interesting topic for today I thought would be fun to to bounce back and forth. That's why we wanted to do A. Dual podcast today because I think there'll be some different opinions and it's kind of the right time of year to be talking about this, and also because we're GONNA be talking about seasonal products if you're. Thinking about doing seasonal price your way too late but there's certainly a lot of seasonal type products that are going to be selling very well in the coming weeks things like Halloween, costumes and Christmas lights or Minora's or New Year's goggles or whatever it might be. Thought. This would be a good time to just chat about that. Yeah absolutely and We've been rolling out a new feature every week through email, which is basically unveiling Amazon's biggest trending keywords. We look at keyword sort of moved up and down the most in the last week. So every week we email out the top keywords. So it kind of lends well to that new series that we have going through re-conquer to, and through this search keyword analysis, he really sees some trending keywords which often correlate seasonality. So looking at this week's not. A lot of seasonal products definitely one here, Sakai decorations I have no idea what right have no idea what succo? Suka. Decorations were I guess at some Jewish holidays far as I know never heard of it. Yeah. But anyways, it's one of the top keywords on Amazon right now. So if you had SUKA decorations, you're probably killing it radio interesting. Yeah. The one last week that really blew me away was the spike him stuff I'm like, why is that such a big thing? All the site did you figure that out? No have no idea I would think. That'd be something that would be more popular when people are traveling or people being paranoid about spy Cam, and actually different of ours is in front of the podcast. Allen sells these types of things and also the types of things the discover spy equipment, but y all of a sudden. Last week I have no idea. Yeah. Wonder if it had anything to do with kids going back to school and people are spying on teachers in some regard or like although I don't know how you stick in like a camera to school. But I would think that there has to be some correlation there to school and kids being away from home. That's just my feeling but I could be completely wrong I. I would love to know why spy cams are so hot right now. You know it's interesting. But as you ask Alan will actually I didn't even think to do that when I when I saw that. But I mean seasonal products come with with some challenges and there's different types of seasonal products and weep sell some seasonal products with ice wraps I mean they're definitely more popular in the summer as people are more active and so our sales in July or way higher than they are in December, and so it's definitely a seasonal product and it's very predictable and there's other types of seasonal products, things like Christmas lights that are. A lot more accelerator binary I mean try selling Christmas lights in July you might have some struggles and so basically for six weeks around the Christmas holiday Christmas lights like crazy and then you're opportunities over. So when we talk about seasonal price a commune, a couple of different things. Yeah. Well, I think every product has some seasonality to no matter what even the least seasonal. Sad and I don't mean sad as in all you feeling a bit blue I'm talking about sad that seasonal affective disorder. In the throes of seasonal change and given how odd the year has been overall for all of us wherever it is that you're listening to this episode wherever you are in the world I thought it would be worth liking this up because it's just a useful thing to watch out for and perhaps more importantly just check in with yourself to see how you doing and if. You're feeling what I like to call funky right now because a few tweaks could actually help you navigate away from that down blue low feeling. Now, before we go any further, it's obviously very important that I say very clearly that I am not a medical professional and any concerns about your health, your mood, your mental health are best discussed with your doctor GP MD or family physician. and. I'm sure we can relate to feeling different and by different I. Mean we may notice a drop in energy feeling a bit lackluster, less enthusiastic all of those things during the cold months and especially. So when eve morning might start looking at summary and then quickly and you get to mid morning and it's definitely winter CEO kind of in this hopeful period of its today going to be Nice Oh actually, no today is going to be really wet and cold. So during the colder months when the days are shorter and the evenings all longer, it can just be a little bit harder to get motivated to feel. To feel that get up and go that just seems to come naturally in the summer, and if you feel a drastic change in your in your mood, your disposition or enthusiasm in the autumn, then you may very well be suffering from a form of seasonal affective disorder and obviously there will be a spectrum it'll be mild, and then they'll be more severe instances. I have to remind myself how great it is to go for a long walk on the Crisp win today or even I mean even this weekend I went up for a really long walk and it was budgeting with rain but I had to test out my new rain jacket. So I made into I, made it into something exciting and I tried on the walk to notice how fresh everything smells like when it rains and you go for a long walk in the woods, it just smells incredible and I have to remind myself at that. There is nothing wrong with the DVD I hasten to add we. All benefit them from them. They can be absolutely wonderful but it's just making sure for me personally and I don't know about you that I'm not having too many in a row. With periods of not feeling depressed throughout. Spring. Summer. The lack of light and exposure to vitamin D and the shorter days mean that the actually pretty prevalent in the northern hemisphere and the instances tend to increase further north you go which makes sense when you think about it let's daylight the signs look out for are things like hypothermia. So that's that feeling of extreme lethargy sleepiness just that feeling that you just want to. Curl up which sometimes valid because you're busy and you really do need to rest but other times if it if it's tipping over the edge and it's just getting all the time, remember what I said about me wanting to be a bad. The other thing to look out for is the urge to an you are overeating or you're craving carbohydrates about some part of it. Also part of it is a notable lack of motivation and energy. You might be irritable and your mood might be noticeably depressed or down. You might also just not enjoy the things that you normally like. He might be withdrawing socially and he might be struggling to do the things that you normally do or even think clearly,

I think the one of the biggest ones that we heard this week was what actually constitutes exposure I CDC initially was saying. From the studies that they had that you needed to be in proximity to someone. Maybe 15 minutes that had the you had the virus. Now this week, they've come out, saying that It may be shorter periods of time, but over a longer duration, so we we continue to learn how this has spread on DH. CDC continues to beat their, uh, their guidance based on the science but that we're seeing you know, with the with the spread of the fire, and if you can take us inside that process of updating the guidance, what's going on behind the scenes? So this was a novel virus right with the world had never seen the covert 19 ever before. And so PTC is gathering their information from the States. Local jurisdictions data is gathered in very upsetting. Gets rolled up the CDC and then they do the analysis and the more information that we're learning with. The spread of this virus is how they developed their guidance based on what they're learning and thing. And youll Mass is a great example. In the beginning, I'm sure people were confused because they were hearing you know, don't don't go buy a mask because we want to save those for health care workers and now overtime. I think it's good news that we're not seeing like super spreader events with elementary schools and schools opening so that that's a good thing. I might have talked to the schools that are really taking those that have opened our eyes. You know, trying to apply the science and make sure that things were sanitized. Kids are washing their hands. The distance thing wearing masks. Those types of things are going to make make the difference but very encouraging. I'm sure many Americans are tryingto figure out how they're going to navigate all of this, and that information is certainly key. This. I really encourage everyone to think hard about changing your traditional holiday plans for this year. The large indoor gatherings of the places that we see the most spread. There's no question about it in a bin. You know, we've seen it in the bars when folks gather indoors we've painted in large, large indoor gatherings. Outdoor seems to be safer. Part of that's probably because you keep were social distance. Should always be wearing a mask when you're when you're with groups of people and you know the safest is virtual celebrations or small gatherings, having just a small number of people into a home. Try to avoid the big crowds. But that's the danger area and just following upon bars and restaurants, they've been hit particularly hard during this pandemic. But based on all of the evidence we have so far is it just that those air high risk environments and there's not much we can do at the moment to change that. You know, I think the finds even going back to the schools. I think the epidemiology shows us. The spread of the virus has been more common in restaurants and bars, then like in schools, is what we've learned. And there's been no question about it that those clothes gatherings of where you're with again the duration of time. So if you're exposed to someone that is asymptomatic carrying the virus That gets into the air and proximity to where you are. "Continues its slow crawl back, the Labor Department says. For the month of August, the employment rate fell to 8.4% from 10.2% and employers added 1.4 million jobs last month. Let's break it down and go deeper on this report. Joining us live now CBS news business analyst Dill Schlessinger. Jill it It sounds like good news. The market's, though, are skidding taken a dive here. Can you put this into some context for us? Let's not talk about the markets. Who knows why. Day to day things were moving around, But I think that the employment report was pretty much on target. The consensus estimate was for 1.4 million total jobs, although We have to just sort of put an asterisk here. 238,000 temporary census workers were hired. So you kind of have to back that out. Even with the monthly gains over the last four months, we still have 11.5 million fewer jobs that we had at the beginning of this pandemic, So it's still a pretty deep hole. I would say that we've filled up a bunch of it, but There's a ways to go and the unemployment rate improving. It improved. Not just that headline number, but you know, we look at the broader rate, the one that includes those part timers who wanted to have full time work, and that's down from over 20%. Now it's at 14% 14.2. Look these air still huge numbers but really vastly improved from where we were at the end of March beginning of April. So you know you talk about the number of jobs that were added last month. Is that number actually more or less than were added in the month before in July, because it sort of gives us the trajectory When we look at it for months, weren't you're speaking my language lady and we used to say this on the trading floor. The trend is your friend and what the trend is showing us Is that job? Additions are tapering off some and I think that that's sort of the concern, especially as we come into the next couple of months, because obviously we've seen some hiring occur in travel and hospitality. Summer months warmer months where people conserve meals in restaurants outside what happens in October, November, December that is unknown. And I think that the big gains that we saw, you know early in this process. They are slowing down some and that is of a concern, because clearly what the really concern is that individuals could be may be facing a second, lay off or furlough at a time where there's not a lot of support from the federal government member. We're waiting on Congress to come through with Yet another stimulus plan. Nothing so far.

"Danny Yesterday was a tough day for a college football fan like myself getting a chance. The last couple of years. The host thes Chicago's college tailgate show on Saturdays with Jonathan Hood in Adam Abdullah. I love college football. I love our local teams, and I love professional sports. But there's something special about the pageantry. The passion small college towns that burst into hundreds of thousands of people on Saturday afternoons thie games, the football games itself very exciting, and usually you get to see something on a Saturday in the fall day. I don't usually get to see in an NFL game. Maybe it's a high scoring affair. Maybe it's a great comeback. Maybe it's hitting a nine team teaser that you set up throughout the day that that makes you a bunch of money. It's It's what I do in the fall is I love Saturdays. I'd live for Saturdays. Yes, Very. The news of the Big 10 postponing all fall sports until further notice, and as the quoted here says in hopefully in the spring was disappointing. And then the Pac 12 follow suits and they postpone all sports until the start of 2021. So the key there is. The Pac 12 is postponing football in the fall in fall sports but also college basketball usually starts at the end of October, which the Pac 12 is telling us. They won't start college basketball on time. They will postpone that 2021 It was sad. It was disappointing. We have reports from the Big 12 that there are plans that they continue to head forward and they are planning on playing football. The has been out, saying that their medical reports have suggested that they could continue to play football. Notre Dame is plan planning on playing football in the fall in the sea as well. So Any your thoughts hearing that the Big 10 the Pac 12 that both pulled out of fall sports for collegiate athletes, and in the fall first, I think it's incredibly sad for guys like you and I people listening to us that just love college football, you know, college football season doesn't go off this year. The only sport we're going to have in the months of November, December is the NFL. So we have to really cross our fingers at the NFL. Get this right Or else we're gonna have no sports. Because the MBA is going to be done. The NHL is going to be done. Baseball is going to be done. It's sad for Spectators that liketo watch it. It's incredibly sad for the young athletes. I mean, you know they they've worked their whole lives to get to a point where they're playing sports at a collegiate level. And now to have this ripped away from them is devastating. And I understand How they feel. I understand that they want to play. Listen. When I was 18 to 22 years old. I made a lot of dumb choices, and I probably would have wanted to play too, with a pandemic going on. But I do think that the Big 10 made the right call. I think that The liability issues. You have all these players on all these teams putting themselves in harm's way to play a sport that's making schools. Million's upon billions of dollars. They're getting nothing but a free education, and that's still something but you're putting them at risk. They're not employees like in the NFL. They're they're doing this. To provide themselves in education, But they're also putting their lives on the line to raise a lot of money for their universities. I think it was the right call. I don't know, necessarily if the Big 10 needed to rush to it. You know what happens if the Big 12 pulls this off? They say they're gonna have a nine and one so nine conference games, one nonconference games. What if the Big 12 pulls this off? And they have a successful football season is the big 10 Then sitting there looking like, boy? We we acted too soon.

Bernie actually will continue to embrace and I think that's beautiful so I I think that I agree with you wholeheartedly the more that it is Bernie the better and frankly the more that it is Bernie especially to super Tuesday the more that the democratic party's gonna freak out because the National League cannot stand him and then the younger voters ironically this is not what does no sort of the rabid supporters and and and and activists are gonna go nuts if they think this things get stolen so I think in either way it Bernice the number two were the number one instead of a construct it is so beautiful are far as having into a convention and an open primary I'm getting a lot of heat but not a lot of heat but some Democrats only moral you're not at work but you're a Democrat the imposing posture it looked open primaries I hate them but Democrats have used them to screw around with the Republican primary for years because whatever the legislature of the state would you live if they choose to have an open primary they are saying they want you to participate it's absolutely moral it is absolutely fine for people to go in and express their desire for what they would like to see the ballot B. in November and if they want to change every state to close primary I'm all in favor of that I think you know I'm I'm a Republican from day one this is the second time I voted for Democrat my wife the first time was for John Graham in a in an open primary when when I knew we would lose in the general but you know a friend of mine in academic I like the guy but I don't I just believe open primaries are there if the legislature the state invites you to participate you want to participate that's my view of the thing and I I think it comes down to how they state that right "Do you think the market's going to do next year it in our area what you gonna do yes this is for a steak dinner as well I was it's so funny I was I was just thinking that I might hello there related to jump right in I'm awake here this morning we're really excited about it personally my biz partly sin I we've got a lot of clients that are really anxious and ready for the first year to come so I can get back on it once again with the interest rates so low there's definitely some inventory out there but they know that they don't we we are feeling like they're just gonna be a big blow up and it's just gonna be you know everybody can take their time and wait around like you're definitely proactive I couldn't agree more I mean I had normally the November December is quiet and I probably had three or four deals put together three or four new people contact me and I think it's going to be a a really good year hopefully the inventory holds that's my concern is the immature were seen go down and I'm concerned that if it keeps going down we're going to see more of those multiple offers which just sometimes I I remember one I shared a few months ago when I was on they have twenty seven offers no this was you know two years ago I hope we don't get to that point I don't think we will but it feels like we're going that direction with less inventory and more buyers here in in the the good thing about the the multiple offers is it's not generally hasn't been that twenty some like we were saying right but still there multiple offers and what also we're seeing is people are waiting because they think that you know it's not two thousand sixteen seventeen we can kind of pump the brakes a little bit and then homes on the market for let's say thirty days are telling the agent Hey listen if you get an offer all of a sudden agent calls we got an offer you submit now there's three or four offers seems like they congregate all at once they wait until somebody hear somebody else is interested in our car we're coming into so we're seeing a lot of multiple offers actually that they don't necessarily happen within the first week which is that's a very good point which is strange so like you said if you you know if you're ready to buy real estate by real state if it fits your budget fits in there you want if you.

"This is handle on the law. Marginal legal advice. Norman Hello Norman. Hello. Last august. My wife gets her third DUI. We hide a same attorney that we've used for the prior to November December January notice the court, and I send them all to the attorney via Email and text. My wife goes in, in, in several areas to check in probation for, for the prior violation, and the handcuff her in a rest there and take it into jail. And it turns out that the notices that I was sending to the attorney were for a probation violation and for a hearing. So it turns out afterwards, that I get a notice in the bell buys if they were to, to whatever they're called that they took her. And so I had to pay a thousand dollars for for two that word to arrest two violations for to warrants. Okay. Got it. All right. That, that you. Ignored and you could have gone into court and turn yourself in or dealt with the clerk at any point. Right. Right. The second war ever was for a hearing that you turn did not go to. Okay. So you knitting, so your wife didn't receive any notice whatsoever of those two warrants, and the hearing that you supposed to we, we received the I notice violation, which I texted to the attorney attorney looked at and said that looks like a traffic said, no she's ever habit. Traffic. All right. So thousand dollars how long? How long was she? She was just in jail today. Okay. So she's been a full day in jail. All right. Well, you certainly have your thousand dollars to go after the attorney that's not a problem. Now let's say you're gonna go after for damages. What's day in jail worth? Well, quite frankly, Bill, I don't really care about it. All I care about is the Bill came. Do I paid everything up until dollars? Oh, yeah. Now we still billing, no no, no. You turn around and go you're done. I'm not paying you thousand dollars because look at what I depends. In fact, you send him a Bill for the thousand dollars cost you and at the same time you turn them into the state bar for abandoning your wife. So complaint, I would file a I would do two things. Small claims court for the dollars that it costs you. Now you had to pay out of pocket because because Lawrence. Right. Because the two warrants which you could have taken care of. So that starters and the other thing is the state bar complaint. I would complain in a heartbeat for ignoring that to an attorney. That's not representation. And then the issue of a day in court, you can't go to small claims because there's no I don't think a judge is going to give you any money for quote a day in court. That's purely jail. Yeah, I'm sorry about that. A day in jail is pretty speculative. But you know what I would do? I'd soon for the whole amount. See if judge is willing to buy any part of that you super ten thousand dollars here, your damage is one thousand dollars for the amount of money that you had to pay. The to the court, the fine, you had to pay the bail money you had the. And nine thousand dollars for spending a day in jail. We'll see if the judge gives it to you. Maybe the judge gives you two grand maybe the judge gives you fine. I don't know what they're going to give you now the attorney will turn around and appeal it, and it'll go all over again. It becomes a trial noveau becomes a, a second trial. He'd other words he has a second shot. You don't. He's not going to be able to prepare anything, different usually in civil cases when you lose the case you see where the weaknesses of the other side, is what did I miss? So didn't have that this, this evidence or the court really paid attention to that. So you can prepare it. I don't know how he's going to prepare for not showing up, especially when you there's the Email, there's all the evidence and your wife spending a day in jail. How does he prepare for that in arguing? That's not a big deal. Actually go ahead. I'm sorry. Actually, he said when I told him my wife was in jail, he actually sent his associates up here, and told me that he was going to take responsibility for the five hundred thousand dollars, which he hasn't done just soon, for the it's a crock. It's a crock, you show, the abandonment state bar complaint, sue for the super ten thousand nine thousand of which is a day in jail. And this is your wife's by the way, your wife has to sue. The judge says the judge may give you five grand for it. That's what I would do if I were the judge. But then, again, the judge could argue that too speculative there's no way to ascertain. The real value day in day jail painting doesn't fly small claims court is all about yummy, a thousand dollars could you said you'd pay it, and you didn't pay it small claims court is about you paying the thousand dollars or not paying the thousand dollars? It's not about what is a day in jail worth. But I tell you your wife that she come home, a lesbian. Knows that that's damage that in, in the corner. Okay. Got it. And it didn't go to the bathroom K guy. All right. Hey, Larry welcome to handle on the law. Hi, bill. Got a Medicare dilemma. I'm sixty six back while back when I turn sixty five I had a really good job with a really excellent health care plan. So I didn't think I was gonna get laid off from and I didn't bother to apply for Medicare back then. So now I've been unemployed. Able to find a new job with a plan and. Get back on them. You know get on the Medicare. So I sent in my application, may I and I've been on implied for nine months, and some sort of eight month thing Email saying that. That I had to. Oh, there's going to be a penalty. If there is maybe even twenty percents, there's a there is a penalty, and that they won't they probably won't be able to even start my Medicare till next year, next to not this coming to, but twenty twenty is there anything I can do about anybody. Well, here's the problem. That's, that's the law and they can do that. I certainly know about the penalty. I mean, that's in the statue, that's written in the statute. So I mean, what are you gonna do about that? You're gonna go to court and say that congress has passed a statute and you wanna fight it. And you're gonna fight the federal government right on that. Yeah. Well, I, I hope you have a ton of money. And I mean hundreds of thousands of dollars to make this fight. Yeah. So saying for year and a half. I haven't cost the government. I understand that. But I'm just telling you that central law the way to do. It is to go through your congressperson and believe me, you're not alone. This has been this one on for a long time when they passed that twenty percent penalty. And I think the penalty has to do if you are not if you've been ensured the whole time and you go on Medicare you don't pay the penalty but you lost your medical insurance. Correct. Yes. Okay. Why didn't you apply immediately for Medicare as soon as you lost your job? I was going to get another one within a month or two. I've never this is the longest entire. I understand teenager. Yeah. You're going. Yeah, it's just you did it all wrong. So. So as far as the next year is concerned, I don't know how that works, but certainly the penalty and I don't know what lawyer you're going to get to fight it because you're not alone. You can do some research you can Google exactly that twenty percent penalty lawyers illegality Medicare law. I mean, there's a bunch of different ways you can do it, and try to find an attorney but for the life of me, I mean, I don't know where to go on that, and it's real unfortunate. But, you know, can I get a lawyer that will represent me and take this up to the spring, court and spend the million or two million dollars in costs just so I get my Medicare because they're not gonna be any money paid at the end of it. What will happen is the court will simply order. Okay. Larry has to get his Medicare, and it's retroactive and the and boom down goes the gavel now what does the lawyer do, but gee, I spent five years on.

I know you wanna win another national championship or two, and you expect that, but I mean, look, you know, statistically, there really has been no better coaching college basketball during that stretch than calbury. "So what do you guys do to make it like, how do you think about as you're planning your we tend to think about it at the beginning of the year? So I mean, that's kind of what you have to get your days off to. Yes. So when exactly so I look at the school. It really starts in and actually starts really far in advance. Because around August is when we make our calls scheduled for the next year. So it forces me to actually get out every school calendar and kind of think about what. What holidays I'd like to request off because us, you know, typically, I can't get Christmas thanksgiving in years off this year. I was lucky enough to do. So I think I worked like Memorial Day for the time. But that's not never date of your current. And the reason I even got that this year is because I requested it. So I have to think about it that fine events, and that kind of forces me to think about okay, well, we have these days often, August would we we might like to do with them. Now last year, I knew this year, actually, don't like I know the dates of our summer vacation they're going to be in early August, and again must because I had to request those days off so far in advance in Josh's can sing his up with me. But I haven't decided where we're going yet. I just know that it's going to be our big trip and usually starts planning spring break kind around that November December Mark having asked for the days off at a time. Yeah. Yeah. That's good. And even if you're not going somewhere, I think it's helpful to think about what you're gonna do with those days. I mean, so over the winter break. We've sort of split it part of the time. We're here in Pennsylvania and part of the time in Indiana visiting relatives. But definitely been thinking about, you know, the the days we had off before Christmas will what do we do with this time when we're all around the house all of us. You know, we've been generating a lot of dishes. I can certainly tell when everyone is here for three meals a day running that dishwasher constantly, but you know, think about what are sort of the area. Tractions what are the kid's been asking to do that? Normally, it's kind of hard fit in all of a sudden, you're going to have these power. What can we force them to do to? There's a certain element of you need to get out of the house at some point just to avoid going crazy. And so Sunday, we made everyone go to the YMCA later in the day. There was a lot of resistance about it just people who wanna go to wanna go. But I know it's something we can do in the cold that they do all enjoy. And in fact, when we were all in the pool, you know, splashing around and playing in the three big kids are going down the water slide in this is fun. Like, okay. Let's remember that for the next time on me saying we're going to the Y to get out of the house. You're not thinking about all of the kids hair freezing afterwards. Yeah. But it was it was like. Forty degrees. So wasn't gonna phrase, but in just tough here. I am impressed. I'm like, clearly our family actually, the kids have not complained that much about the cold. Josh are we're remembering why we why you left, and it's going to be like this till April just say, you know..
