We're inner as well but it's the air and it's big and people are forgetting about it. We have to deal with this now and that's going to take generations. We don't have time. There's no dress rehearsal for this one right. This is the future. So i want to bring something else when i hear a lot about from. Young people is what's the opportunity. Why bother who chairs. They really scared about all these things. That are pretty scary right. But i believe that it is one of the most optimal times for people to innovate to create new opportunities. Not only in the sustainability or climate change area but in the aging area. The amount of potential job opportunity is enormous. And it's a very exciting field. It's it's only it's like when we went to the moon we to space in everything. We learned out there or innovated new brought back to the whole population. It's the same thing with dealing with the aging population. And i say aging. I mean forty five. We're and we're all aging. I mean let's get over it. You know this is. That's what life is it's agent so if we can only own it and i want young people to realize there is so much opportunity so much both in climate change in the aging world. The innovation in technology in aging. That's going on now. Is is just beyond words and there's so much more room and i want to read some stats. Okay now. i'm not saying. Everybody wants to wipe out diaper payments in a long term care facility and i don't think they're going to be a lot of those nursing homes left afterwards anyway because we found out how badly run they are. I mean people in the field new but now everybody knows so. But here's some per some trends personal care and home. Healthcare jobs will be fifty percent of us workers by twenty twenty two. Now that was pre kovin fifty percent job. Growth will be up thirty eight percent in this whole aging and healthcare arena. We need five million jobs this year. We don't have them when when a filling them we need seven care workers for every one baby-boomer and.

It sounds kind of soft like it could lure more to town. I mean, if it's it's now become okay to camp in certain places, and eventually they're going to get you into some sort of transitional housing. It seems like if I was homeless in Dallas or Waco, I would get here as fast as I could. Here's what they say. I personally don't see hotel and motel purchases as the only way to address this is what Mackenzie Kelly said going forward. We need to have additional Options for people experiencing homelessness that are interested in a hotel and maybe, and made like camping where they are. The finding land to me would be ideal for them to have a place to go, where they can be in the interim until housing is available. Now asked. How do how the proposed actually could, you know mash with public possible public safety vote to reinstate the city's prohibition on camping and occupying public places, she said. The two efforts You know, art at you know cross purposes right now, she says. This really aligns with the current ordinance, and I think anyone who was supportive of the petition would be supportive of our resolution. I don't feel anybody in Austin was to see our neighborhoods. Our neighbors who experience homelessness to continue to live in the conditions there currently living in well, you know, I don't want to knock any action that they're doing. That's moving this forward clearly. I mean, it's very obvious here that they're feeling pressure. They're feeling pressure from the governor there feeling pressure from this petition there probably feeling pressure from, you know, folks like us that there have been screaming about this, and it's taken all this for them to maybe start to make some positive difference. Heading that direction back this idea, Well supportive of the site. Listen, I'm anything That's heading in the right direction I'm going to be. I'm gonna be supportive of anything that's gonna get him out of this in the right direction. I don't know that. That's the thing. That's the thing. What we'll see what happens any time I hear anything about a plan for the homeless. I'm skeptical because we hear something and then we never see action. We never see results. There's my concern if they do pick some designated areas where it's okay for homeless people to live in the woods, or, you know, in a certain camping area. How big is that gonna be? Is there were limits on how big that camp will be right? 200 people. What if it hits 500 people? What if it if it's what if what if this area hits 5000 people living in one location? Think about that for a minute? Just think about that for a minute. What that would look like to let's say 300 people camping in one area where the city says it's okay for you to be Think about the mentality of the homeless community and how dangerous that Thunderdome could be. Yeah. When you get that many together, the results of that could get head off in all kinds of directions. Obviously, that guy have security. They gotta have police. They have to have some kind of infrastructure quarters. That's gonna be taxpayer dollars. I stroll along with that last. I strongly believe that one of those parking garages at the airport should be one of the locations. The city owns the property. You got these entire parking facilities, the parking lots that have even covered parking that are going on you because people aren't flying as much at the moment. Yes. But what about the issue that we know this? They love. A lot of them loved to drink. They're alcoholics drug addicts. What if what is that? The the one of the rules gonna be in these Thies designated camps. Are they going to say you could be here? But you cannot drink. You cannot drug because the fact is, if that is the case, Ah, lot of them are not going to go because the number one priority in their life is staying drunk. That's the cold hard. That's why a lot of my don't want these hotel rooms were given a lot of them because, well, what's gonna happen is like a few other cities in California and Washington state. They actually help them. You know, One of the things we talk about when you're talking about the I don't know if their theory of real estate is quite the right phrase to use. You can see neighborhoods change and kind of judge what's happening to him based upon where houses they're either remodeled. Tauron down and why don't you talk about that? Just for me, because it's happening is much places. It is probably that we're talking about Circle C earlier. It's not gonna happen there, right? No, unless it keeps going like this for another year, But but another older neighbors right down squarely where it is interesting, right? So there's some older neighborhoods where particular like you even being a short drive, and you can go through neighborhoods that were planted out and built out largely in the Forties and then you know, the next neighborhood over could be in the sixties or the fifties. But you'll have a lot of lot of physical characteristics will be similar based on the decade that the House was built in one important one, and this question that you're bringing up on tear down versus rehab is whether it's on a pier and Bean Foundation. Or the Flab Foundation. Um, there's there's big differences in those percentages of houses based on those decades that just threw out there so pure beam little small houses. They're fairly inexpensive to tear down. They just don't cost this much money to crumple up and put into people put it in there or put wheels underneath it and move it somewhere. Move it out Toe the county and pop it out on some land s O. Those one they're not economically is expensive to tear down as the slab houses where you got all that concrete you have to deal with and break up. Um And then two on the flat houses, You know, quote that is the bones. When people say, Hey, the house has good bones. That's what that's one of the things they're talking about. The foundation the roof, the framing. Those generally do have good bones, compared to a lot of the cheaper houses that were built in the thirties and forties. On pier means so we do. That's probably the number one predictor about whether you're right Now you're seeing massive and widespread tear downs in a neighborhood almost can like that map is going to correlate pretty close to where the difference between we've seen some anomalies in the air like I mean, we're talking about North West Hills before this and some other neighborhoods where Houses were built in the safe sixties and seventies, and now they're being steamrolled. They are. He had the Remember, there's an ordinance we call it McMansion ordinance. Even even the city of Boston folks caught McMansion even though that's not its official name. But the official name is so long and desperately the residential Design Compatibility Standards Ordinance. Um, it ties the square footage you could build of the house to the square footage of the lot so before McMansion if you were in the thing, you know you're over and Terry Town if you were on a Fifth of an acre lot, but it had backed up to a Little Creek. And it had a lot of privacy and on a quieter street that would sell more for the third acre lot that was on the corner of exposition and maybe one of the side streets right around real busy street. But it was the third of an acre that change after after McMansion, now that third of an acre Um Lot. It can support a 6000 square foot house, and the smaller one can't write. The smaller one is gonna get capped out at at. And that's because of the far ratio far ratio that's inside the McMansion ordinance and so moving forward. Just clarify on that fall. That far ratio too, right? It's not just that it can only be up to 40% of the footprint, but that even counts the second floor within the McMansion real So it eliminates people from going straight up, right, right? Yeah. The fifth of an acre lot would cap him at 4000 Square feet a little bit less 3600 Square foot house and so the economics maybe that 6000 Square foot. Maybe they're not building a single house there. Maybe they're building a Navy unit or a duplex. Under that ruling. They sell to townhouses on that lot. But flashing forwards in Northwest Hill, so it is mostly slab foundations. But the lots are bigger, right. So just in general kind of cast wide nets and say, Oh, you know, let's compare this subdivision to that subdivision. It's a little bit bigger than average lot size, and so it supports that land value has increased. That's what when we talk about these crazy numbers and stats and things that were selling for over list prices, the land right it's it's the land that's going up in value. It's not that structure. But when the land exceeds with the utility value is if its a little three bedroom house and Northwest Hills and that you value of it, utility wise, the land can exceed what that is worth. Because somebody can build the big house. They could build the 4500 Square foot house there. So this is that that is happening in North West Hills. There are other subdivisions in East Austin and in South Austin, where that started happening as well. It's gonna be interesting to see here over the next couple of months. Listen, we're in January January. Historically, because of the ebbs and flows of the market, and how it works is simply one of the slower. It is the slowest month of the year when it comes to closings for sure, because, like times closing 30 days, that means you wrote a contract in December. A lot of times and around Christmas people aren't thinking about buying a house in any contracts, written this month, will close in February. So you know, we'll probably see it an increase, but we're seeing a lot of activity.

So you may every once in a while, do what mother always used to do with the gardening is she loved?
