"In much better shape. No, for sure. It's just a Vanguard is a whole other thing that's going to come up into place soon enough. And this off season in general is just a big kind of unknown question mark for a lot of the CDL teams. You have rumors and talks around the league from players and organizations personalities. Concerning Paris legion team, what's going to happen with them? The potential kind of optic envy merger that has been ruminating for like the last month and a half. It feels like secret. It's a poorly kept secret, but what can you say about that situation so far? And what can you tell us about is there any developments? Is it pretty much just kind of like being, you know, the worst kept secret still or is it still just kind of being talked about contracts being worked at? What's happening there? I can tell you what you've seen on Reddit. That's kind of what I can say. And talks surfaced of envy kind of absorbing the optic brand for months now. You know, that was at the very, very beginning of the off season, the empire dropped creme 6 and vivid. Real quick and made them restricted free agents. And we're still waiting to see exactly where those two will go. But you know, you can just look at other details, right? The Chicago spot is looking to sell and it's going to rumors are that it's going to Washington. There's even Washington name rumors that you ought to correct me if I'm wrong, but I think of the ThunderCats or something. I thought I saw warriors is like three times a day. You got exactly. There's a screenshot of what looks like shotzi at the optic center over and fresco. So it just connecting the dots. It's not really hard. To see that. But we don't have confirmation right now. So you can't nothing I've learned from a lot of professionals in this business that there are no promises. Nothing is ever a certainty. But connecting the dots, all the stars seem to align. No, for sure. I mean, to put one other big time sports journalist. What is true today is not always true tomorrow. And so when it comes to potential mergers, you know, eSports organizations and where players are landing. You don't know until the official either source comes out and says it or the team itself announces it. So from a narrative standpoint, right? Where do you stand on seeing probably the two biggest one of the two biggest names in Call of Duty merging with another? Is that kind of like is that weird to see? Should I should I feel afraid? 'cause I feel afraid seeing two big names like the Red Sox and the Yankees just combined names and I'm just, I'm not okay with that Sean should I be okay with it?.

Jake Ellzey Wins Runoff Election for Texas' 6th District

"Died in office yesterday in a closely watched congressional runoff between two Republicans in North Texas state lawmaker Jake LZ beat Susan right. In the special election to replace her late husband, Ktrs builds able was in Ennis, where L Z supporters gathered for election night. 20 year. Navy man Jake LZ considered this campaign a call of duty when he answered even though many thought he might not win. I honestly didn't expect this to happen this way. Because it's so hard LZ defeated Susan Wright with a little more than 53% of the vote. The sixth Congressional district includes parts of Tarrant County as well as Ellis and Navarro counties. This district's been Republican for decades when former President Trump and Senator Ted Cruz endorsed right. Political observers took notice. Ron Langen header and LZ supporter didn't care nothing against Susan. But what qualifies her to be in Congress? I don't know. Right? Ran on years of Republican Party involvement. L Z on his military and legislative service in conceding, right said it's time to back the winner. I want all this to get behind him and help him. The sixth District belongs to all of us, L z said. Now it's time for him to get down to business, Man. I'm ready to Love on my family, get some rest and then go to work whenever it's time to start working as the next congressman from the sixties I'm bills able in Ennis.

"Today that's geiko dot com for many considering it a big political upset with jake elsie defeating susan right in the race for congress out of the sixth district here in north texas big reason that People consider it an upset is because former president trump endorsed susan right and joining us now to break down the race and tell us what it means if anything politically as we go forward. Smu political scientists cal gelson. Hey cal good morning. Good morning guys are want to start with. This is an audio cut for you. It's just about twelve seconds. This jake kelsey after he won and we want to get your reaction. I'm sure that there's going to be a lot of political scientists looking at the the various aspects of this campaign for a long time become based on the personalities involved in the campaigns were run so what what do you think about what he just said. And the big picture. Well i think the big picture is that Donald trump's endorsement is still going to be considered to be very valuable by republican candidates. But they will now understand that that's their race to win so they're gonna compete for that endorsement but unless donald trump is willing to do more than he did on the app. Susan right which is a couple of phone calls And an endorsement from new jersey. I is not gonna be enough. So i do think that that. This doesn't devalue the trump endorsement but it does tell everyone you've gotta run your race and you've got to win it on your own and jake kelsey did that By being very systematic You have to say shoes. choosing right. Started out the favorite in this race and she had some big early endorsements not just trump but then the campaign seemed to play defense rather than offense and it was els z. That went out and won it. So i think we had And and susan right Not a natural campaigner not very good candidate in l. z. We had a good candidate and he was able to overcome that That trump endorsement that went to write a lot of times when a member of congress passes away. We see the spouse run for His or her seat Was i guess. A sympathy vote wasn't enough for her. Well i think it was important early on. That's what made her the presumptive front front runner. I think i saw in the in the press that something like forty two spouses have have replaced their husbands when they died in office and some of them lindy boggs replacing hale boggs over in louisiana things like Like that You know the the their spouses have done a very good job in hell to seek for for quite a while. But but it's still the case that voters And maybe particular. Texas voters are going to take a close look and win. Those voters looked at this race. Many of them said you know i. I like donald trump. I sport donald trump but but l. Looks like the guy to me. And so i'm gonna i'm gonna go with him and i also think that that the role that club for growth which is a big national of Conservative organization they put a million dollars in this race behind susan right but they did it in a very nasty way that That described jake chelsea in a way that voters just didn't believe they described l. z As as a closet democrat to liberal you know not focused on on conservative issues and and voters that knew anything at all about l. z. Said now that's not what i see we're talking with. Smu political scientists cal jolson about The election in which jake l z defeated susan. Right for the sixth congressional district in texas cow. I'm curious about two things here. Maybe kind of weaving together. One is the thing that Hasn't been mentioned too much. And that is that. Jake chelsea actually Had twice the amount of money for his campaign that susan wright had and the other is Question about whether or not political endorsements are big a deal as they used to be political. Endorsements are still a big deal because most voters start most racist particularly local congressional races like this not knowing too much about the candidates unless one is a long time incumbent and those endorsements are first signal to regular voters at this is a person that experts and other politicians think well so endorsements are still important but they were never enough not very. Many voters are willing to to cast a ballot for someone simply based on on an endorsement opinion by another person. They need other stuff to confirm That that endorsement And i forgot your second question. Oh it's just the fact that L z had twice the amount of money to spend. Yeah right right that that's important too because money is an early vote And if the votes are going in money terms two alsi and and not Not his opponent. Then that's that's a signal and there were. There were several signals along the way that the right campaign was not performing at a very high level after the early surge of endorsement and that the assumption that she was the front runner she. She looked like she was trying not to lose this race. And jake kelsey went out to win it attorney general. Ken paxton got former president. Trump's endorsement yesterday we know that paxton has had a lot of legal woes of late. Is that endorsement gonna help or hurt him. Well just like you. Endorsement of susan right It's going to help but it's not going to be enough And i think it's even more the case in the in the ken paxton race as susan. Wright didn't have serious negatives she just didn't have serious positives to build on in her campaign. There's nothing particularly along with her with packs and there's lots particularly wrong with him. He has several as you legal woes. That will play out in the coming months and years so i do think that the trump endorsement is important. George bush certainly wanted it and try to win it Failed to do so and so this is a warning to paxton that. Having trump's endorsement is great. But you have to win your own race and whether he can do that or not remains to be seen. I think that's what we've taken away from this conversation. We thank you very much for it as always thank you all right. There's jason smu political scientists..

How Pat Boone Offered His Life to Christ

"My guest. Today is mr pat. Boone pat boone. My friend welcome to this program. Lets me it's radio so feel free to talk and listen pat. I gotta tell you. I got to tell my audience just to set them up for what we're gonna discuss. I had the privilege we were in dallas together at the are a couple of weeks ago. my daughter and i had the joy of spending some time with you At that dinner there was a special dinner and Then album and i might producer. Were in the room The next day. I think it was two days later when you got a very special award and that got me thinking about you and your career and i said i want to have you on this program to talk about your career. Talk about anything you want. But that evening was so special pat. I was sitting there watching. They had put together a beautiful video. Package introducing you and your career before they brought you up on the stage and to be reminded of all the things that god has used you to do over the years. It was overwhelming. I said i want my audience especially younger folks. Who don't know you to know about this stuff. And then when you gave your speech i thought this is getting more ridiculous because it was one of the most moving beautiful speeches pat. It was amazing what you said. So we're going to put that on my youtube channel my personal youtube channel so people can watch it but let's just start there pat. How do you. i mean that that was. That was an amazing evening. What was your response. Or what were you feeling that evening to get this lifetime. Legend award well. It's ila mixture of feelings. Erica of course Happy that i was given being given an award and singled out amongst a lot of other people who i feel sure more worthy but very emotional because as you heard me say and i won't say at all is my life was getting underway in my late teens. I was asking god. This was personal just between me and him to use my life and some way that that would please him that would serve his purpose. We're up in the attic. You were sixteen years old or something like that. Yeah yeah about sixteen. I had claimed this raw unfinished attic. Full of kinda junk. That's everybody's excuse at my penthouse. Because my brother he was younger than me. We'd been sharing this double bid and our modest home in nashville for years and of course we were. We loved each other. We were brothers but each of us would like to head the bed and the privacy to himself when you hit sixteen. You're a man you want your own room so you head up to the attic. I understand so. I asked mom and dad if i could have the attic. And it's well. It's just an attic and i said yeah but there's room and i can put caught up there and it'll be my place and nick can have the double bed here downstairs and in the bedroom. So that's what we did. And i will say that being up there alone lot of the time i could study up there had light. It was raw. It was nobody people would have felt. Sorry for me. I guess but i enjoyed it because it was mine and i was. I had the privacy. So i used some of that time as a young christian to talk to god and just say i. I don't know where this road. I'll look out the window up this curving road out the window of the advocate. It went up the hill and around and around the bend and it was like a an assembly assembly or a parable to me about my life. My life is going around a bend. I don't know where i'm going. But god please use me in some way that will serve you and will bless all the people. It was a simple prayer. And i didn't know what i was asking but but i met it and i repeated it and and then i'd come down and have breakfast and go to school and I just never forgot that. I had pledged to myself. That what i didn't know what i didn't tell you i didn't mention that night because i'm the oldest of four kids and i've been blessed than many ways beyond my brother and two sisters. I love him and they love me. And we're very close. But i was singled out and i asked my mama since i was the first born. Did you ever do when. I read about little samuel. And and and his mom who he couldn't even have a child and god miraculously gave her the child then she raised him to heaven and and gave him to god. I said. Did you ever do anything like that with me. And she teared up. She'd never told me she said yes. On when you were just an infant Do before the lord and said he's yours lord using for your purposes. She never told me that until i asked her. As a you know in my fifties. I never knew she had taken her. First born son and like hannah and samuel just raised me up and said take him lord. He's yours so with all of my failings and faults and mistakes all through the years and i made plenty of people who know me know about him. God is blessed in us and directed my life and i've had that sense that That he had a purpose for me. Well it's it's just overwhelming and again you know for for people especially younger people tuning in who don't know when i mentioned to my cousin in greece Who i guess he's just seventy this year that That i had become friendly with you. He couldn't believe it. He thought pat boone. What he's in greece. But i mean the whole world of certain generations knows you knows that you were a recording star hitting every every bell that could be wrong top number one hits everything movies everything and of course younger people. Today they would. They would have no idea about that. So i said i wanna go over your career because you talked about this about giving your life to god having no idea. Let's be honest what what lies ahead. And what lay ahead for you. You met the queen of england twice. You met everybody. We can possibly think of Elvis you're friendly with all these people. Every bob hope whoever it is it is a staggering career. That you've had. And i just wanna go backwards and let me just ask you said you know the queen of england so you met the queen of england twice it's hedge. It's an embarrassment. It was because i met her twice. The second time was when i was deeply deeply embarrassed. the first time i was in college at at columbia university had transferred from north texas state to columbia was having hit records and my career was taking off an astonishing way so in college. You're having hit records and your careers taken off. So what nineteen twenty twenty one. Twenty two to twenty one as as i launched the first ever of of musical variety show for a guy my age at twenty one on On abc television. And then and i'm still in college. I'm taking classes every weekday and saturdays to at columbia university and siring four kids hiring for kids. That's is that the most delicate way you could put it pat boone siren where kids these lovely women that are now some of them grandmothers. Okay so

"Recognized nonprofit, providing college career and life readiness programs to middle and high schoolers in underserved communities, with a little more than a month month and a half to go until the end of the school year. And with educators worried about the cove in 19 slide, I wanted to focus again this week on organizations doing what they can tow list students up here in North Texas and to bridge the gap when it comes to education, inequities and education is freedom is one such nonprofit? Marsha Thank you so much for being on the program today. You're welcome. I love the name. Education is freedom. It really says it all. Marcia, What do you want people to know about the work that education is freedom does well, really. What I want people to know Is that the work that we do absolutely impact. The like the students and family that the fact that we become face to face with students and we work with them and small groups, one on one And we help them complete all their college applications. Their financial aid forms do resumes and the workforce in life readiness training that these types of activities absolutely helped to change the trajectory and the lives of students. How has the cove in 19 pandemic affected the work that you do? And how did you pivot to make sure that you were still able to help the students that you serve? Well, that's very, very interesting. The good news and it is that we are small enough yet big enough flexible and agile enough that we were able to pivot pretty quickly. Actually, we got the news just as the school district's. They're getting ready to go on spring break, And so we worked the whole spring break, and by the time they came back the Monday afterward we had created Hybrid advising model

Live radio and we wanna keep it playing while i the winner Junior Of the mini camper the winner is erica ig- bayani. She is a registered nurse and mother of two boys. And i'm so happy that she won Our social media giveaway. So congratulations and thank you to everyone out there. That's participating in our giveaways. We're having a lot of fun with. Aren't we absolutely yeah. Her kids are going to really enjoy that. Big it's so cool. It is so cute but Thank you for listening everyone You're listening to one life radio of you're just now tuning in and i have tricia cunningham. Where those she is. The president and ceo of the north texas food bank a nonprofit focused on a radical hunger in diverse. Thirteen county service area here in north texas so tricia. Let me ask you this. Do you expect the number of families in need to increase next year in. Twenty twenty one. You know what we're seeing right now. A lot of families that are struggling. We're seeing businesses that are continuing to close and so not only are north or the few things going to be really trying to struggle to keep up with the demand but we see families their resources. There there's no approved additional stimulus packages right for families. No additional improved unemployment. There hasn't been an increase in snap benefits for those who qualify for that programs. Even though the food costs have dramatically gone up and so we do believe there's going to be more needs because just because of vaccine may start to roll out. It's going to take several months for that to sort of become effective so that people can start going back to work. So many businesses have closed at the economic impact of the pandemic. It's going to last for many months if not years longer. Yeah it was going to say for maybe even through twenty twenty two. I mean it has. It has destroyed a lot of people's finances it really has. So how many meals have you provided this year. Compared to last year we closed our fiscal year at the end of june and we were probably on target between eighty and eighty five million meals before the pandemic but that last quarter of april may june. We ended up providing almost ninety seven million meals total in the community just during the covid part alone from mid march through the end of september. We've provided almost seventy five million meals just in that time period so we are we are consistently almost doubling our distribution that we had in prior years because the demand is there are our community. I always used to say that hunger is hidden because oftentimes it's the people that would be checking you out of the grocery store or maybe someone that Was your favorite waiter at your restaurant. We typically serve the working poor but now things have changed that so many of those people that were in vulnerable position have lost their jobs and they don't have enough resources to be able to sustain for a very long period of time so the food bank is helping them to to provide access to food so that way they can stay in their house and pay rent another month or their mortgage or or even helped her child with this learning. It's heartbreaking it. Really is you know how do you believe we can end hunger in the us and worldwide but especially here in the united states. Hunger is a symptom of poverty and so to address that you have to look at the root cause issues of poverty. Some of that included includes being able to make a livable wage to be able to have access to nutritious food so that you can get beyond what the whole circumstance and so you have to rewind a little bit and think about our people not getting the education that they need or the job skills training that they need to be employed in jobs that are gonna provide them a livable wage. Do they not have access to adequate healthcare and then nutritious food to make sure that they can maintain a healthy lifestyle. Why are people hungry. And what is the reason why they are in the situation that they're in and so there are many organizations in our community that are addressing those root causes issues and i think food banks and those organizations working together is going gonna have a long-term impact on our community. There were always the people that need to have access to food. But there's no reason why anyone in our community has to be hungry. We certainly would love to reduce the number of people that you know. Wonder if they're going to have a meal on the table tonight. Yeah what about the homeless. Does the north texas food bank feed the homeless is absolutely. That is one of the the group that we serve but people are often surprised that it's only about five percent of the nine hundred thousand people that are food insecure. Today that we're serving we work with so many homeless shelters and programs that do feed the homeless and we help provide food to their programs to help feed them. but it's a very small percentage. Like i said the most of the working poor and then we have senior citizens that You know they've they've worked their life but they can't make ends meet on social security or they have to make trade off of. Do i buy my food or do i buy medicine. And then of course you have children children that are going to school and often get their meals from school and they struggled to have an f. Nutritious food to eat on the weekends or even during the summer months or even the longer breaks so we have to take care of those families. That just need a little extra help. Well i encourage everyone to and that's one of the things. I wanna talk about real quick here. We'll not real quick. We only have a couple of minutes. But i certainly want people to know what's the best way for the people out there listening in the community to help and donate in their area. Not just this holiday season but moving forward through through this financial crisis that our country is going through for the north texas food bank and food banks across the country wherever you're listening The the probably the best way right now. It's financial contributions. Here at the north texas food bank for every dollar that's provided three meals can be provided with that dollar and ninety five percent of all of our resources go directly the feeding programs so we keep our overhead low so we can serve more that way. The second thing is volunteer. We are shifting in an adding more volunteer opportunities. People feel more comfortable and the masks. Socially distanced environment to be able to help out so volunteer with your local food bank There's external mobile distributions. That are outside as well as their opportunities inside. The third way is if you do want to give food try to give it invokes. Choose one item like a peanut butter or canned tuna or something so it makes it easier whenever it's donated to the food bank that you don't have to sort it. It's all one date code. We can immediately get that in there because it takes extra labor if we have to go through the sorting process. But that's a great way to do it. And i know our banking others. They actually have virtual drives online. So if companies want to Do a virtual food drive. Since many of them are not in the office or organizations. They can do it. Virtually as well and then that can be used to purchase food. yes and then touching information and tricia. We're gonna. I'm gonna have to go we're going to have to cook is gonna have to have you come back otherwise. I'm going to miss the miss. The goal We have a couple of seconds to get off the air. thank you so much tricia cunningham. I encourage everyone to donate to the north texas food bank. That's nt fb dot org. Everyone help out please. Oh my gosh. It breaks my heart to think of so many people that are hungry. Anyway you get one body get one mind and you get one live. Get out there today and make the most of it..

"All North Texas stations affected by this alert our question to relay the preceding message. Down by all the stuff that was put here on this earth And how When did you start balance of nature? That was probably about that same time just after that, And because of the advertisements. What happy I kept hearing it. I kept thinking, man. You know what that sounds like a really good product. You know the data that was shared on the advertisement on the commercial. Got my attention. I thought, you know I can't be doing this anymore. You know, I know, And you've had no no other symptoms since then. No. And so as Faras, Blood Sugar. What's your blood sugar doing? I'm glad you asked. I just I just have a conversation with my endocrinologist who's working with me on that. And I also where freestyle library. That's the sensor continuous glucose monitor. So I sent him a message and he came back and said he's put the order in from the A one C. He said he looked at my freestyle liberate data. In these last two weeks have been exceptionally good his his words. If that is maintained, then no question that your pre diabetes will be in total remission. Awesome. That's great to hear that this is why I do this. So I'm telling you, I'm not on blood pressure medication anymore. My blood pressure was this morning. It was 11 14/74. This morning when I do it Excellent. And so when When did you start losing the weight? On. That was probably about that started about three years ago. And it was a gradual decrease. It took me about. Ah, year to year and a half actually lose £40 I When I started I was a 2 19. I stepped on the scale this morning at 1 79. That's excellent. Excellent and you look good weight wise. I mean, and you're definitely not obese before that wasn't the issue. There's some some factors going on with other chemistry going on why your body would do that. Even But so so that being said, how much bounce in a tree you take right now, how many fruits and vegetables? Oh, did you know I take one with traditionally with no breakfast, lunch and dinner? I have ah, fruit and veggie with each meal on DH. I do just that. I haven't had during that entire time. Not one sniffle. Ah, no occasional cough because I deal with allergies and one heavy like that, But I I haven't had a cold. I haven't had anything since I've been on balance of nature is the great Where's the other beauty of this? And that's why I asked when you started. This bounce of nature is also is no guarantee. I can't sit here and guaranteed to somebody that I'm going to give them life or I'm going to give them years or guarantee and they won't have something. But let me ask you this. Do you wear your seat belt? Of course, why? Well, because it protects me from other people, and it protects me in case I'm not paying attention, but it prevents prevents injury. Okay? And I I was hoping you were the people that a lot of times I'll get well, because I'll get a ticket if I don't. But Well, there's that too. I thought that zip down the ladder that's like the fifth rung or something. But that doesn't guarantee you won't get an accident. No, of course not Busy guarantee you won't get harmed in an accident? No, but it reduces the possibility of hard eggs. It reduces your risk. That's right. And that's exactly that's exactly what balance of nature does, and the more we can reduce our risk than the more chances of some of these problems. So now let's go back, and that's why I'm going to explain to you why. How balance of nature's working. I want youto have this in your mind. So you can actually frequently if we understand what is going on in our body, and we visualize that it actually works better. So what balance of nature doing is is a couple of important things as far as your strokes go. And and and That problem that you had, and I'm going to say had But but here's and it's been doing this for last two years. Number one. It decreases the viscosity of the blood so viscosity for people who listen to this is the differences of water. And Jello water. You know, this constant is the thickness. When people take quote unquote blood thinners. It doesn't thin their blood at all. It just makes it so it won't clot. So it actually influences the clotting factors, which is in an unnatural way of doing it, But you don't have anything else. That's what in medicine we figured out would work, okay? But the better way is truly decreasing The viscosity making the blood actually thinner. Does that make sense? Absolutely okay, so and because people would just bleed and bleed or else they bruise when they're on these things, because the clotting factor stop working, they started calling it thin Blood. Not as not to do it that it just doesn't clocked. Well. Those other kinds of of strokes that we're talking about the aneurysms or their their breaks in the vessels. That's when blood gets into the brains. There's a blood brain barrier for a purpose because Blood destroys brain tissue. So if it ever touches it starts just eating the tissue away. So you don't want that, obviously Well, we have little vessel breaks in our body every single day. Everybody does, but But the clotting factor is right there in milliseconds to patch that off. So so that it can't get out there. Well, so when we start taking those types of blood thinners, I'll call him that. But there, you know, I mean, um they stopped the clotting factor. It actually puts us at risk in other places and other things. So that that's really important, understand, And that's why I don't like them as much as possible and to get them off a soon as possible. You know, people bump into things and they start to bruise really easily. That's the same reasons no clotting factors. So what balance of nature does is literally? Thins the blood. So thinner liquid can get through faster without turbulence, and you could get two things it needs, which causes last embolisms, which an embolism is Eyes, something that clogs and area which is the kind of stroke you had its a clogging factor. So if the blood is thin enough, even if there's a little piece of plaque, it won't block it. Makes sense, absolutely. The thicker the viscosity of the blood, the smaller piece of something it would take to block a vessel. So if we keep things fluid, it keeps things moving anyways. That's one and that it does. The other thing is, it's really awesome because Because of the chemistry that's there, and it starts putting into your blood. It's the safe way to start. Removing plaque in your blood is is literally Clear down to the to the smallest level possible. So if you're taking it away by By the element, okay, by the smallest element possible, then you're not breaking any pieces of anything off. It's it's the difference of of of chipping off some paint somewhere more sanding off some paint and having some dust Got you make sense. Absolutely. So we don't want to get under it and chip it away. We just wanted to be brushed off in dust form constantly. That's what balance of nature's doing. Is literally just keeping it off and what causes plaque is inflammation. Always. That's what causes plaque so a little a little sore starts in the vessel. And then it goes to try and heal it and things start sticking there and it actually gets under the vessel. And then when it gets under the vessel, then it starts building the vessel and starts causing it to narrow out. And then you get things building up on the outside to boot. People don't realize that so it's that under the vessel. That's also very, very important. That's caused by inflammation. Balance of nature reduces inflammation. I got to tell you it was the next thing I had on my questions to ask you is You know, how does it How well does it reduce inflammation? Because inflammation is one of the things I learned that through all my research and study. I'm not a doctor. I just had to take care of me and I knew it wasn't going to be a bottle of it, said R R X on it. I knew it had to be something else and it's just like okay, There's got to be a better way to attack this. Gordon, really get at true health and do it ahead. Be proactive instead of reactive, Absolutely medicine today is all about traditional medicine is all about being reactive. Let's have no, let's treat a problem. This is great. I had a whole hour with my health coaches within the last week, and it was all about act don't react. That's it. Act don't react, you know, Don't be a knee jerk reaction. You've got to have action You've got to in order to do that. You have to know what is going on and be ableto have Have plans and ways to do that. So it's It's very true. Medicine is a reaction because we're we're always one step behind and we want to get 10 steps ahead. Absolutely a za matter of fact I had because I've done some research on this. What happy I I had a C reactive protein test done. Just to see how my.

We know is not going to be here at the end of next year who's onto his next offense of coordinated after getting rid of team Martin after hiring cliff Kingsbury, and I realized that that's a little bit out of their control because the NFL came calling. He decide to go that kind of stuff can happen once in a while. But now sitting you're scrambling, and you end up with a guy from north to this is USC. This is blue blood as it gets in college football. And you're getting scraps from a non power five where was UC's offense ranked in the nation last season nowhere near the top ninety one. Yeah. Where was North Texas ninety two twenty eight. Okay. So so as poo poo poo. Papu poo poo. We want to say this. The reality is is that our offense was awful. North Texas play. I don't care who they play the office, Texas. Texas east Texas awful and you bring in a guy who's QB through about thirty hundred yards twenty-seven downs. You bring in a guy who's offense as coordinated the past two seasons has been pretty pretty middle of the road. But considering middle of the road is at least on a road. It's an improvement. "Twelve strong on Willie landbranch dot com. How you doing this morning, sir? I'm doing good. Good morning. Yeah. Yeah. Happy new year to you. You know, you've been on radio with me several times. And one of the things that we tried to do here. It real estate talk is. Really give our position about real estate here locally. And this hour, we're going to talk to you about you know, we're really going to give the recap of what happened in the past two thousand eighteen what we can expect any two thousand nineteen. We'll talk about how the now is going on. We'll give a little insight regionally, and we'll talk to you by the end of this program. And some of the things you need to know to take advantage of real estate. And I say that because two thousand nineteen you, and I can both agree that we are still going to have appreciation. Yeah. Without a doubt. Yeah. John starches Williams. So. Some up to me being a guy this full time in real estate. How two thousand eighteen looked versus what you think two thousand nine thousand nine hundred today, we take two segments on this. Yeah. You know? I think that it's also important to kind of recap where we've been and where we've come from. You know, as we as we knows the recession in the country star about two thousand and eight and at the time our markets were appreciating about three to four percent or year over year, and while a lot of people complain against again about that because they saw like Las Vegas, and they saw Phoenix going ten twelve percent. Ours was a steady March was more of a normal type of a situation. I think that in in two thousand eighteen we're starting to see a shift that's going to roll into two thousand nineteen and basically for two thousand eighteen you know, we we appreciate about five percent. Okay. That was actually we did. That's the the final number when you talking about. Overall overall in North Texas attached don't know their pockets. Yeah. You know, you get over in some of these really hot areas of Dallas in pockets where it was going through the roof. Well, if you go back again, go back to two thousand eight the overall appreciation has been sixty five point eight percent. Uh-huh. Amazing. Yeah. That's crazy. In the last five years. It's been forty five percent alone. Okay. Now that is great for us. But it's not sustainable in forever. You've gotta you've gotta come back to earth at some point in time. So again in two thousand in two thousand seventeen if you want to go back that far we appreciate a seven percent. And that was the first year in many years that we did not have double digit appreciation this year. I'm sorry. Two thousand eighteen five percent for two thousand nineteen is supposed to be four point three percent. So we're getting back to what we consider to be more normal and more normal market condition. This is what I've always. Gave my point of view about real estate. Versus renting or something else. I hit people all the time. Tell me I'm not going to buy a house until I find my forever house that doesn't happen to average. Stay in a home is seven years, and to me real estate is such a necessary part of somebody's life because you get to live the investment NS going up, man. Four point three percent in two thousand and nineteen you're making money while you're living your investment, we're still headed in the right direction. Yes. We are. No. We're not gonna crash here in a crumbling. There's no this is not like, you know, gloom and doom on horizon, you know, people who have been used to this double digit appreciation and is overheated market. But again now they have to face what we consider to be new reality, which is normal market conditions. It's still a good thing for us. Which is in a stable environment. Yes. Yes. I wanna take a reminder pause here. And I always say to people.

"There's no other. High profile offensive coordinator that you can hire. Not that. I can think about the topic excite people the way the cliff Kingsbury did and it kinda gave clay Helton political cover, you know, USC fans could say well Claes back, but at least we're going to have a high powered ramped up offense. The one now. Okay. Now could probably you could probably sell this. Okay. You can price sell this. You can sell. We are changing the entire offense. And yes, we did not we were not able to retain cliff Kingsbury. But he was so good that he got an NFL job. Let's go with the the guy that Ryan Abraham said Graham Harrell who's the head coach North, Texas. I think you said North Texas. Yeah. The North Texas mean green he actually played for a cliff Kingsbury? He is he runs the air raid offense, which is what we were hoping for all together. He does not have the name that that cliff Kingsbury has. But if he's going to run that system, I think you can probably sell it. Let me throw a couple of other names out at you. These are guys that have baggage. But have been able you love the baggage. Well, because I'm saying you you want somebody who has had proven success as a coach, right? What about Bobby between? Oh who led Lamar Jackson to the Heisman Trophy in at? You know Anderson you think he's going to take an offensive coordinator Jalali got fired. So he's out there. I think he needs image river, what's his scandal? He was having an affair with a co Ed on a motorcycle, the motorcycle wiped out, and it was this was someone else in the athletic department. It's kind of a me too thing. All right. Here's a harder one. This program was some of the stuff that happened at this program was awful, but you wouldn't be hiring him to be your head coach. So if he was just running the offense, it becomes interesting. RG threes coach at Baylor yet. Josh, Gordon, ten absolutely not Brian's. You wouldn't even look at them. Not at all. He was covering multiple multiple sexual assault charges. Amongst is five player. He wouldn't be in charge of that part of the store. He wouldn't he wouldn't be able to cover up anything. No, he's permanently. Tarnished. There's no that's not see there is a line for for me. There is a line as a fan. Okay. The line is I think there has to be a level of decency in the coaches that you hire was there decency with Kevin in Sark. There was nothing particular about kiffin that was what what was kiffin mortal flaw, like I don't I don't recall. Well, what was his he didn't get in trouble for anything? He just lost. Well, you actually went ten and two before he lost lost. But it's not he didn't commit some some out of Sar dot till he got here. Did he screw up? You. I think they were kinda cut from the same cloth. They were you know. But again what what could you accuse kiffin of accent is six and five season though. Well, the reason they fired lane is because he the boosters didn't like him he wouldn't play ball with them. And he was he had a couple of Sark like incidents that that USC didn't want to deal with. And so they got rid of lane. And they bring in some saying lane had Sark light in some couple of there's the, and it's I mean, it's out there. If you want to find it I mean, just in terms of partying and doing stuff like I mean, not anything like showing up. The booster thing and giving a speech drunk. No. But lanes was more to do with a bowl game that boosters game where. Right. And nobody knows exactly what no USC. He got. He got fired. Right. But I'm saying the hot not when they hired it when they hired him. There was nothing but other schools have hired both those guys, you know, like now lane is the coach at Florida Atlantic or the land got hired I in Alabama. And then by the falcons, so there are people that are willing to look the other way on this stuff. You're just not one of them. I'm not the, but I'm saying other people will, you know, it's you know, what this argument apparent. Yeah. Let's look. Okay. As a parent Rick Pitino with all this baggage. The extortion thing there's the woman the other woman, then the the the hookers in the dorms with the players..
