I guess the good news is we are not at the all time high. The first quarter of the year rents rose 14.4% and that was our all time high. So we are starting to come down a little bit. The long-term market average has been 3.3%. So when you look at it, you're like, wow, we're really, we're really clipping along. Now, there was a period where there was a lot of construction. So there's new rents also entering the market, right? That's sort of affect rank comps. In certain areas, like north park, we've seen north park rents grow tremendously. Over the last like three years. North park has been, I think, one of those communities, I think we've looked at north park for years to be honest and seeing I wonder if you took north park alone by itself, the trajectory of rents in that neighborhood and kind of what the neighborhoods become. Or even the last ten years, it'll be really interesting to look at. I know friends that bought their a long time ago. Yeah. When north park was just one of those one or more affordable areas of San Diego and compared to what it.

"So I think we'll see a little erosion around the edges of the market in certain spots, but the core cities like where employment is. If this inventory continues to stay as contracted as it is, it's hard to it's hard to predict. It is hard to predict. So just as an example, with the client that we're working with, typically, you know, I can understand if that was a really super desirable condo or new construction or something that made that somehow unique to the rest of the market. But that is just a normal condo in a good neighborhood that's just on the market. And you would think that it is questionable. Well, my point is, you would think that, okay, that was a weird one off anomaly over the weekend. Jeez, that property is hot. You would look Monday and be like, okay, here's three more. There's nothing. There's nothing for her to look at. No, no, no. It's part of my run. I run by that. That apartment, those condos every day. Yeah. And I know they obviously obviously, obviously, it's less than a mile away from my home. It's obviously I know that area very well. And I would say that I didn't I kept track of those condos I kept track. Obviously I keep track of my neighborhood. And I thought about them for some of my friends for a while because I was like, these are actually reasonably priced. Right. And there are on the market. And at the time, honestly, none of my Friends were interested in them because to be honest, why would you buy a condo in that area when you buy a single-family home? Just off the street basically. And the neighborhood is different. It is your cross the street from the hospital, basically. 7 11. I love my neighborhood because it's so central, but you are. It's a core urban neighborhood. It's a very core urban neighborhood. It is ten minutes from downtown without traffic. It is 5 minutes away from this office without traffic. Right, I know just fine. But as a result, it's still it's still got, it's still not, it's not del mar. It's not even north park. It's not walkable to very much. Right. It's just a little neighborhood. Yeah. No one took it seriously, and now and now there's really. It's crazy. That's what I mean. And it's the same thing that I see in my neighborhood. It's the same thing that you're seeing down in mission valley right now. You're seeing anything that comes on the market is just like, it's just a flock of just craziness to get to it. And the offers that are being made or just so. But part of me is and this is an interesting topic for anyone. I know this is kind of not interest rate related, but look, rents are going to continue to rise as well. So if you are in the market and you are struggling to find a place or you're thinking maybe you ran longer, it is an interesting thing to consider because the reality is is that at least with owning a home, you're going to least kind of hedge against this and you know where you're at. You know what your mortgage payments are going to be. That's amazing. You'll have a fixed housing cost. And eventually, maybe you can refinance. Interest rates will go down. Yeah. I mean, who knows when they will go down? And so I don't think that buying this time is a bad idea. In fact, actually, I think if you're probably making a smart move, you're probably going.

"Good morning. Good morning good to be here. You held a public meeting about a week. And a half ago in kingwood to offer updates on a pair of flood mitigation projects and i thought maybe we could start there. Can you catch us up on. What's happening with efforts to dredge the santa river and and also plans to expand the the lake. Houston dam's spillway sure. That meeting was on thursday. July eight we had in kingwood and we went basically over four subjects The ongoing dredging operations that we have not only in the sanjay santo ever but in lake houston Where we are with the construction of additional gates onto the existing lake houston spillway dam and then we went through the north park expansion project where we're moving from four lanes to six lanes and also gave an update on some tributaries within the king area. That take all the water from montgomery county that we're receiving from the north of us and send it into lake houston and then eventually to the gulf of mexico so as far as a dredging is concerned. It's amazing that we spent over three hundred million dollars on dredging operations and that is removing the san through a lot of federal money and through some local matches that we receive from hurricane. Harvey my opinion. The most important project is as we look north. This has to be a systematic approach. Receive water from the same juice into river into lake houston and what hurt us on august. Twenty seven two thousand seventeen during harvey was our spillway dam. Didn't have the ability to proactively. Release water that was coming our way so at backed up and the only way spillway dam works is water goes on top of eventually falls and hits to the goal so with this dam project. We're going to build somewhere between eight and ten additional gates onto the existing lake houston spillway dam structure. That way we have the ability to move water. Rapidly for instance. Today we can only release one foot of water. Every twenty four hours with the new gates will be able to release minimum of four feet of water that every twenty four hour period so it gives us a little bit of an opportunity where we see rain coming and we don't anticipate about a rainfall to react In in move relatively quickly. What are you hearing from residents In response to the state of that project and the importance of it of course you hear a lot of negative and that is we need it today because we have three more hurricane seasons to get through including the one..

"We've covered little angles on this next story. It's happening all around San Diego and that is you've got You a vocally, Uh You have a vocal group of minority voices out there that are demanding that we get rid of the car and that they want bike lanes, and they want this. That and the other thing, and it's always tied to getting rid of the car. And that's all well and good in theory, but in practice that's not where society is, and it's not gonna be any time soon. What they think, but we are now having to live under their policies in North Park. The community up there is up in arms because of a bike lane project. Pat Sex Sexton. It's one of the ones that are trying to raise awareness on this issue. She joins us on the day my report, so Pat What is going on up in North Park. Well, the businesses that first of all, thank you for having made the businesses and the residents of North Park are furious. It's so far the businesses were just the red curbing. That's the The beginning stages of this protected so called protected bike lane. Just the red curving has caused a lot of the businesses to drop 30 to 40% just in the past two weeks. And the bicycle lanes aren't even in and the deliveries. The center lane is going to be removed as well, where the delivery trucks park and currently there parking in the red zones in the red curbs. And that's going to stop once the bicycle lanes go in. I don't think that the bicycle lanes are going to afford the protection that people think they are. All they are is the orange plastic post. So you know, so they're getting rid of marking. They're getting rid of parking, and my understanding is will also have less lanes for traffic. Is that correct? That's correct. And we did have 552 parking spaces. And according to the blueprint that I received from ever, Hauser, the mobility person assigned to North Park We're going to end up with 103. We did remember, so you started out with how many and you're going to end up with how much 552 Included end up with and then you're gonna end up with 100. 103, but Mm hmm. And no center Lane. Carl. No. No center late deliveries. And we did have 17 88 spots on 30th Street. Now we have five. That's what's planned is five. But the rest of them are going to be around the corner and up the street. Um what lane? What street will this be happening on? On 30th Street in North Park from Adams Avenue to Juniper. That's one of the busiest intersections and busiest routes up in North Park. Correct It's the only commercial district and yes, extremely busy. So, uh, was the community consulted in this plan? Well, if you ask the bike folks, they'll say yes, they consulted with people that live in a and, uh, Golden Hill and a living room and Berlin game, but as far as the North Park Planning Committee It was brought as an informational item to the to the, um Urban design on or no public facilities in March of 2019. It was brought to the North Park Planning Committee Full board on May the 14th 2019, and two days later, Kevin Faulkner approved it and said, Take out the parking places and center lane where feasible. So hard drive yet Volker caved in vulgar came in and and gave this vocal militant bike group everything they demanded. What about Todd? Gloria? He could easily just stop this and and and and really get community input. Uh, what's his position on it? Uh, a week ago. Last Saturday, he had a zoom meeting and said he was police supporting the protected bike lanes on 30th Street, and you're right. He could have stopped it because it's not feasible. What about your city Council member Stephen Whitburn. I've heard two stories from him. He says Oh, he likes it. And then he tells other groups. He doesn't like it. So where does he stand? What is he going to do? He's only told us that he has concerns and I suggested that his concerns needed to have some. He needed to do something not just be concerned. That's right. I'm concerned. Were you going to pose it? Well, I'm concerned. That's the double speak of the of the politician trying to have it both ways. Uh, who's too afraid of his own shadow, But ultimately, he's going to cave into the bike lobby. Uh And when you look at these projects, they always reduced parking. They hurt businesses. A lot of businesses end up going out of business or moving away. And you also have massive traffic jams. And for what are we going to get extra bikes? You know people going to start saying, Oh, wow. I'm going to get on a bike and right around. No, that's not what happens only a fraction of 1/10 of 1%. Never gets any benefit out of this. The room 99.9% get screwed. Yeah, and and the mayor are current mayor is saying, Oh, well, there's the parking structure that's being unused. Well, first of all, it's city owned a city owned parking structure. And and now he's pushing using the parking structure because apparently they got a report from someplace that there was no crime. But there's a lot of things that go on in that parking structure that don't people don't report, for instance, a woman That I know that came forward to me said she pushed the button to get in the elevator one night and there was a homeless person in there masturbating. How many times do you think she's going to go back and push that button? Well, I do You know that North Park also is the site of the alcohol in Boulevard what they call the BRT bus Rapid transit, where they took out lanes of traffic to dedicate a full lane to the smelly bus that's usually empty and that has caused all sorts of traffic jams there as well. Update on Rents in Downtown San Diego
"Good morning. Welcome in southern california real estate report. This is bob mcguire. Daniel wise coming to you from san diego california. So you know we've been talking about different. Sub markets. A lot during our podcast. One of the ones that comes up all the time is downtown and so this downtown market. It's been something that You know we've had our eyes on. There's there's been so much construction that ended up over the last probably five years downtown that you know we knew that there was gonna be really high demand for downtown class a. apartments but now it seems that since the pandemic and everything that's starting to shift and so now the suburbs everyone's bailing out of downtown and heading to the suburbs and so we're coming back to a period where there's gonna be some absorption problems in downtown san diego exactly and you know. We kind of expected this to happen. We even talked about it and previous podcast. It's it was hard to tell them the beginning. What these what does how does this. Whole covert thing was going to look like when people's leases started to add. Yeah and so. It's interesting so the stabilize vacancy rate. Downtown has risen by more than three hundred basis points this year. So this is a co star. Report co star it out. And you know. It's basically saying that you know downtown. San diego is still trying to capture that last demand that they had. And you know there's a couple of things going on one. The suburbs are more popular. Because you get larger units to. You're you're you're not as high density bright right and so that's really you know kind of what people are looking at. Also you know with the job loss and things like that. That are going on downtown. It's having a big effect on class-a type product. So you know the the class b and you know the the neighborhoods like north park and stuff like that are proving to be by far the most resilient neighborhoods that that are in this city right now some of the lower end neighborhoods like in the areas of elk hone and spring valley places like that. We've heard a lot about vacancy issues and or collection issues whereas a lot of these suburb properties. That maybe somebody was in a class a. Building had a very good white collar job could afford to live a class. A. building is now kind of relocating to a larger space and in a more suburban neighborhoods. So that's really interesting. It's gonna be interesting to see how this shakes out over the next year. So right now. They're saying at the height of the shutdown net. Absorption or that the or the number of apartments moved into versus moved out of in downtown fell by more than two hundred and sixty units for comparison. The rest of san diego region recorded positive net. Absorption more than two hundred twenty so that means downtown just started shedding tenants really fast. And it's just never recaptured that so the interesting thing is is that last year one of the buildings that was A really really successful building was a building that was located. If i can find this. I think it was right on the edge of the east village right at that time. The there lisa up was going really well. They at least up like it was a four hundred unit and they at least up thirty minutes a month in june now. That building is back to where it was pre lease app and they're probably going to go back to some of the pre lease up incentives that they had in the past. So it's it's interesting that we're probably going to see this. This new round of downtown space. That's going to be re incentivized back to you. Know what it was two years ago. So you're probably going to get two or three months of free rent. You're probably going to have a much lower rate than what the market was prior prior to this pandemic. And so that's gonna be really interesting to keep an eye on right now. It's saying that When you remove downs inventory from this late at the latest data set of absorption The demand was positive during the shutdown between march and may and the region recorded more than two hundred and twenty units of desertion.
