"This week's project. Car of the week is actually a van and I'm starting to think I should just call this segment. Mo- par project of the week just because. You know I picked more than just cars for the segment. So be ready for that change. I'm trying to be a little bit more diverse with the Mo parts that I choose for this segment because I do like mo parts from all areas and all types of Mo- parts and I think that good moped projects aren't just cars sometimes their trucks, and since I'm on a van kick this week was a van and Let, me say that I actually set out to find van for this week's project. There was just one issue there aren't very many out there. So let's read the ad and then we'll talk some more about vans and why they can make cool projects. The van featured on this edition of Mo- Project of the week was posted on the Mo- part hundred facebook page on Sunday September sixth at nine. AM HERE IS THE AD. So it's longer than my dad's was since my dad's was a like this van the one in this ad is to tone it has a light blue base with a thick. Dark blue striped mid body in a dark blue roof. It has a windshield visor which is very buggy vanish and it has my favorite bubble windows of all time. The PENTASTAR portholes they are super rare and I'd love to hunt down a set for my future van project. But if stacy's van ends up being mind, then I'll just settle for the round portholes unless I can find. Those awesome. Pentastar. Wants this van. Also has a grant wood grain steering wheel, which adds to that nostalgic feeling along with that pop up Sunroof, and it looks like at one point back was done up like seventies custom but right now it's pretty bare, which is great. Because most of the time when you find these vans, the cargo area usually needs to be redone. These old buggy vans had all shag carpet and cabinets put in Old Saints and. Things like that. So chances are if you find one of these, it'll probably need new carpet and things like that. This one actually has a plywood floor and looking around it actually looks like the van was originally read. The good news is that it will be easy to strip the cargo area and get creative to create your own space. I. Like the idea of a modern version of a classic book Van Something. Creative enough that you can go to shows and show it off. But you can also go camping, and if you're the nomad life, you can hit the road and live that van life but it would also be cool to get this thing capable of hauling a race car that way you have a place to store your tools, parts, extra tires, and have a place to stay at the track instead of. A ten I really liked that idea for me I like all those possibilities but the possibility of having a mobile podcast studio when I go to events would be really cool and if I bring merch with me, it would make a great display for the Merch to this thing has a three eighteen. It's running and driving and hey, it stops too. So that's always nice I like projects that you can. Drive home and this thing is you know that type of a project, it even has some pin striping on the hood, which is cool because it's kind of like a throwback. It does need some new wheels and tires and some fifteen by ten on fats in the back and some fifteen by eight in the front would give this thing that groovy raked stance that was so popular with these vans back. In the day I, think that this van is also in desperate need of a front lip spoiler and the fender flares, which you can surprisingly still find if you look hard enough online but all in all, I'd say if you were interested in getting a Boogie van for a project for less than four grant, I think this one is a great candidate I actually did reach out to the seller just to. Feel the water and see what the temperature was like and it sounds like he's pretty firm with not much wiggle room. But he said that thirty five, hundred to the right person would take it home. WanNa know what I offered him. But that's a whole nother story since these vans are hard to find think he's in the ballpark the side doors do have a little damage and there's definitely some work probably needs to be done but overall, it appears to be pretty solid. So you can both conventional and FHA buy a home with no credit score. Should I say that again because that's an amazing fact so and I know this because I'm closing a gal on Tuesday conventional loan. She's buying the condo that she's renting from. They have no credit score. They have credit, but not anything that's reporting to the credit bureau. So I was able to build credit from some of the trade lines that she has created via cable Bill or association fee or car insurance or cell phone Bill, and we put that together to show an underwriter, look, they know how to make payments. Let's give them alone. Okay. So how long of a process was that from the time that they contacted you because that's not just your slam dunk alone. You gotta go through and kind of stitch that absolutely right. And I worked for a company. Luckily that has programs that that cater to that type of client. And so they're not everybody is in town guys. So if you call someone and they tell, you know, call me, okay, don't call that person anymore. All right. So so so there's so much that we can do for you. But nothing until you raise your hand and tell us so this particular client has equity in the property she's getting a gift of equity. It's a property that's owned by her parents. So she's got twenty percent equity that she can put in. So we have no mortgage insurance. That's what you need you need all the knowledge that you can gain about it to make you feel comfortable about it. So you don't have to be scared about what's going to happen tomorrow. You know, what's going to happen tomorrow? Well, let's talk about. The consumer out there that is looking for property they've gone through this with you. The answer is they don't exist. Right. Okay. So we do need to talk with our consumers about what can you? You know, we always end up getting with the I want to be in a good neighbourhood. I want to be in a good school district. I want a tree lined street where butterflies go down at and dollars, man. And so we do the best that we can to make sure that you're getting the most things, but we need to talk about wants versus desires or wants versus needs. Yes needs. And so at that point, then we come to a conclusion that we have to make some compromises oftentimes. Okay. What is that? Look like can you deal with getting a fixer upper house? Maybe you need to talk with Shelly about a two. Oh, three K loan. She does a two or three K loan is basically a fixer upper loan, right? Yes. It's a rehab loan. So. Yes. Yeah. Sorry, the rehab loan. And so when you get a two or three K loan you're able to roll some of those fixes right back into the loan. And may I say that you really do need to work with an expert in that program. That's not somebody. That says, you know, Scott it on their website and says, yeah, I can do to three ks. But when you talk to them, they haven't done one. Maybe they've done one, right? Because you have to help us qualify for two things simultaneously, right? Okay. Yes. Yes. There's lots to that loan. Lots of moving parts. I always say, I'm the engineer. I'll chop trees down in the backyard split would cut it up. I can do that. But don't ask me to build the deck, or, you know, build a fence or anything like that. I am not a d I y a new guy either I can mow the lawn. I can rake I contains change. Sure don't want me to do any electrical work for. I don't want to change the brakes on the car. Don't want me to do anything on the car plumbing. No, you know, I'm good lifting heavy stuff out in the backyard. I know my limit a pack meal. I get it. I get it. When it comes to that. I am you know, I like getting outside in the fresh air. But yeah, don't give me too technical on building decks and fences and getting all that stuff. And no, they're not going to be pretty what about investments, and if you're listening right now, you're thinking. Yeah. I do all that that they mentioned. Yeah. I think I can handle investments to is managing a portfolio really a DIY. Do it yourself project. Well, we asked this to bestselling retirement author Patrick Kelly, and he says, you know, what probably not it's probably not a DIY kind of thing. And here's exactly what he said. Get someone to help you that cares about your money an awful lot. But isn't quite so emotionally rapped up in it. So they can make wise and correct and objective choice. Look, he's a smart guy. The reason is the best selling author in the retirement world, Patrick Kelly who you just heard from. So do you see people who try to make too much in terms of managing their money to take on too much? Maybe even what can you do with a portfolio that maybe an average person than average Joe can't first of all at fi- come off and say, hey, you don't wanna be a do. It yourself guy. Is sounds very self serving because we're in this business want people to know that hey, weather you work with us. I would tell people fine. Find somebody that you know, you like, and you trust to be competent that you trust to work with your retirement because there's a lot of things that we can do that the average person can and a big part of that is we just have more access to products and strategies were independent. We have relationships with thirty forty different companies. We have relationships with money managers from State Street and van guard and black rock and river, shares and Aster and federated, and we have it on an institutional level, which means we can go direct to them. So there's a lot of things in terms of access that we have that not everybody does. And I know people would say, yeah. But we get all the information that's out there on the internet. I get that. You can look up on the internet. How do brain surgery that doesn't mean you want somebody to do that? So I would just tell people it's really really important Patrick Kelly makes a great point when he. Talks about we are ruled by fear, and greed, and I would agree with him. I've seen more retirements delayed or cancelled because of that find somebody who's gonna care about your money, but not be emotionally tied to a tug to the point where they're gonna make irrational decisions, you wanna work with somebody who's gonna put a plan together for you. It's a specific plan for you. And that you're gonna feel very very comfortable with that plan succeeding, that's the key. But just have somebody who's not going to get route of when the markets go up or down and make a change that's going to blow up your whole plan.
